he bedroom feature in this edition of the magazine has truly inspired me. So much so, that I’ve devoted every spare minute to research for our own home project. While the plan for my dream master suite involves knocking down walls, for now we have opted to focus on the aesthetic-side of the project. The first step was creating a moodboard. It really is the best way to collate all of your thoughts and ideas in the one place. Inspiration overload! From here, I’ve started gathering quotes and researching products. Design Finding the right design team – architect, project manager, contractors – takes time. Meet with a variety of professionals, ask plenty of questions and go with the people who you have the best rapport with. Once you have employed your professional team, a site visit will take place before the project design begins. You will be presented with sketches, this is your chance to make changes to the plan.

Consider your home’s existing structures such as plumbing, piping and existing walls. Keeping rebuilds to a minimum will keep costs down.
Going down the path of a home renovation is a major commitment. It is pricey, time consuming and, at times, can be stressful. But, you will love the finished product. Renovations are rewarding, can be a fun experience and also add value to your property when executed correctly.

Planning Decided to renovate your property? The first step is to record all of your ideas. Creating a mood board will help compile your thoughts in one place. From here, begin your research. Visit local showrooms and businesses to get an idea of prices. The next step is to talk to your bank to establish your budget. Remember to add a 20 per cent buffer to each element of the project to cover any unforeseen circumstances.
Approvals and agreements Sunshine Coast Council states that a building approval may be required for swimming pools, decks, sheds, garages, patios, carports, shade sails, gazebos, enclosing under a house, extensions and renovations. The council’s website advises the following: The first step is to contact a building certifier. Building certifiers are responsible for assessing whether proposed building work complies with all relevant provisions of the Building Act 1975 and associated standards. Private building certifiers are listed online and in the telephone book. A building certifier will advise whether a building approval is required and, if so, will make the application on your behalf. Building certifiers must complete regular inspections to ensure the building work complies with the approval. When you receive the building approval, it will state the inspections required and at what stages of construction they must be completed. Some aspects of domestic building work such as the maximum height, setback or character of a building may be controlled under a council planning scheme and a planning permit may be required from council. Construction Prior to the commencement of construction, you will need to put a plan in place for living arrangements. For major rebuilds you may have to find your family alternative accommodation. For smaller projects, you will be able to plan ahead to determine your living schedule. Construction time itself will depend entirely on the scale of the project. Ensure that you continue to communicate with your project manager or builder throughout the construction process to ensure you are across the progress and any changes or issues that may arise.

quipped with an understanding of the building limitations imposed by council, it is time to start thinking about designing a rough floor plan for your reno. Once you have your ideas on paper
and a basic concept of how you would like your property to work you are then best placed to engage a draftsperson or architect. Poorly planned renovations can be expensive so it pays to get your floor
plan right saving you time, money and stress. Firstly, you need to know how long you plan to reside in the property and what life stages is likely to take you through. If you are going to the trouble of renovating, for cost effectiveness ensure your plans allow flexibility for changing needs down the track. For instance, my aunty’s house is about to be completely gutted and renovated with no stairs, lips on doorways etc to allow them to live there well into old age. It is best to start with a vision of your ideal home then work back to identify how to achieve it. In this process you can prioritise features to include now but allow provisions for ones you might need in the future. For instance, friends just renovated and allowed space in the entrance for

a future stair way to be built to allow an extra room on top. Even though they could not afford this feature now, they have future proofed their home in a way that will save them money in redesign later on. We might not be able to include all the features we might like in a home at the start, but we can plan for them to ensure the new layout will be functional for years to come. To start, look at your existing property and list what you like about the property and what you don’t. This list can include everything from ‘you don’t like how far you need to carry the groceries from the car’ to ‘you like the front window view into the garden’. From this list you will start to get an idea of what you would like to enhance, for example the accessibility from garage to kitchen. You can then work through your daily routine and assess how you like the house to work for you. What are
your family’s priorities? If you have heaps of washing from a big family then maybe the laundry can’t be tucked away in some corner. Rather, you need extra space with easy access to the clothes line. Or, if you have lots of guests maybe they need their own bathroom and space.
“If planning to stay in the home also list what the property needs in five and 10 years.” As you work through how your life works you will appreciate how best the house could be designed to make life easier for you. If you are going to the hassle of renovating then ensure your new plan
not only improves the building but improves how you live. If planning to stay in the home, also list what the property needs to offer in five and 10 years. For instance, does it have scope for a separate living area for older children, or a home office accessible by clients, or room in the garage for that caravan you’ve always wanted? Once clear about your immediate and future priorities, it is then time to get into the nitty gritty with lots of research of ideas and design tweaks you might like to include in your draft plan. This is where you start to collect ideas and images of floor plans and designs that you like. Be sure to file them into room categories. Absorbing these ideas will help you as you put pen to paper to start drawing your dream layout bearing in mind realistic limitations. Photocopy a base plan of your house if you have one. Alternatively,
measure up one and draw a rough plan (about one metre to one-and-ahalf centimetres is a good ratio). Print a few A3 copies of your house plan and start scribbling your ideas down. Once you have a rough dream layout drawn within your property boundaries save this to show the draftsperson or architect so they can visualise the direction you’d like to take with your renovation. Basically, from this rough plan you should aim to design a space that offers optimum efficiency, limits any dead space and also has the aesthetics you are after.

epending on the product and material you are choosing to paint will depend on how you prepare for the job ahead. The experts are Haymes Paint suggest the following steps for preparing bare wood for painting.
DIY: How to paint bare wood
STEP ONE The first step is to check the wood for mildew. If you find spotty black, grey or brown mould, prepare a 3:1 mixture of water and household bleach. Sponge the mixture around and on the mildew. Leave it for 20 minutes and reapply the liquid after it dries. Rinse thoroughly with water and then wash the area with a mild detergent. Rinse again with water. TIP: Don’t sand the surface before removing mildew, as this will encourage the spread of mould spores.
STEP TWO Fill any holes or cracks with a suitable wood filler, allow to dry. STEP THREE Haymes Paint recommend sanding the wood with a medium grit garnet paper. Always sand with the grain, never against it. Follow this up by sanding with a fine grade sandpaper. Wipe away the dust.

STEP FOUR Apply a heavy coat of stain-blocking acrylic primer and allow to dry overnight. A second coat can be applied if there appears to be any staining. TIP: Oil-based or alcohol-based stain-blocking primers are best for high-staining, tannin-rich woods like merbau, kwila or cedar.

Former Domestic Blitz co-host Matt Leacy says property owners hoping to install a new pool in time for summer should act now. Mr Leacy, who is the former president of the LNA Master Landscapers Association and creative director of Landart Landscapes in Sydney, says adding a pool to a property can take up to six months. “Developing a concept – if done properly – usually takes between two to three months to complete, and then you’ve got to factor in getting the design approved to build, which can take up to three months. Once approved, the pool needs to be installed,’’ he says. “After all is said and done, you can potentially be looking at a six-month process at best – so it’s smart to get a wriggle on now if you’re aiming to make a summer splash.”

STEP 1: Plan before purchasing Mr Leacy says the first step is to get a professional in to assess the logistics and suitability of installing a pool in your specific property space. “You don’t want to do things in reverse – buying a pool on a whim without first looking at things like how it will connect and integrate with existing spaces and the overall outdoor aesthetic is rarely a good idea,” he says. “Every year, we hear from people who have rushed their purchase for summer and have ended up having to spend extra time and money post pool-installation refitting sewer lines, gardens, design elements and the like. “The pool should ideally complement the existing landscape and infrastructure – if you approach it the other way around, you’re likely going to have to fork out extra cash in the long-run making tweaks to either the pool or the backyard.”

STEP 4: Rules and regulations It’s important to be across any state and regional pool regulations. “A big part of whether or not a pool is deemed compliant comes down to the fencing around it,” Mr Leacy says. “In all states, a pool needs to be fenced to certain heights to be approved. You’ve also got minimum requirements relating to the size and height of gaps, horizontal pales and security latches. “Safety and compliance should always be the primary concerns when it comes to a pool fence – but again, ample lead time will allow for other important factors like the design and aesthetic impact of the fence to be properly considered.”
STEP 2: Find the right team Given the investment associated with a pool, you need to feel confident with the team you choose for the project. Mr Leacy says that while budget will always be a relevant factor, he generally recommends working with companies that offer both landscape design and pool installation services. STEP 3: Budget “It’s always good to come to the table with at least a rough budget in mind. That way, from the outset, your design team can conceptualise a plan that’s achievable,” Mr Leacy says. “You can only pay for what you can afford, but you don’t want to barter down too much on price because the quality of the pool will ultimately suffer. Budget considerations should always be balanced against the need for a quality final product.”

Rules for good compost • Collect the correct proportions of nitrogenous (green) and carbonaceous (brown) plant trimmings. • Remember compost needs air. Never lay the material in a trench and do not use containers which are closed on all sides. • Ensure the compost has a connection with the earth and doesn’t sit on concrete or timber. This way earthworms and small organisms can penetrate it. • Earthworms are beneficial to your compost heap. Onion skins, chive residues, ground coffee and tea leaves are favourite foods for earthworms. • Create order in your compost heap. For the bottom layer, pile up coarse shredded material – about 20 centimetres high. On top of this add mixed, finer materials such as leaves or shredded material. • Always cover kitchen waste with soil, as it attracts vermin. • Avoid totally dry conditions as micro-organisms in compost heaps need moisture. • Do not water the compost excessively. Often the best eclectic styles are created by artists and highly creative people who have no rules or guidelines to follow.
