Engaging an architect
I
f you’re an avid reader of property and home-style magazines you’ll have come across the term ‘architect-designed home’ many times. And there is good reason why property experts spruik the virtues of buildings designed by these professionals. Architects spend years in university and then in on-the-job training to become expert at all aspects of the building design and construction process. So what does an architect actually do? Here’s a brief rundown of the process, according to the Australian Institute of Architects:
• The architect will sit down with the client to formulate a clear brief on the client’s needs, wants and budget. Once this is established, the architect will work on the initial design concept. • The architect will also take care of gathering together the necessary drawings and paperwork to get council approval for the project. • Then it’s time for architect and client to sit down again and develop the design further, ensuring that the design meets the client’s dreams and is as cost effective as possible. • Final drawings and specif cations are prepared, and the architect can oversee other specialist

plans such as structural engineering and plumbing. • The architect will help the client through the process of selecting contractors, will assist in the preparation of contract documents and negotiate to get the best terms and price. • During the construction process the architect will liaise with the builder to ensure the work quality meets the design brief and the contract documents. The architect will keep the client informed of the progress, will keep an eye out for defects and ensure these are rectif ed, certify progress payments and generally ensure the smooth running of the project.
Do I need an architect? Renovating a home can be a complicated process. Investing in an architect might seem like an unnecessary expense, but a renovation is a large project and for the uninitiated, managing time lines and contractors, selecting materials and dealing with paperwork can be very daunting. Architects navigate the approval process, set budgets and ensure the project sticks to that budget, they help select and manage builders, and, most importantly, architects can spot problems before they arise and take steps to solve them quickly and eff ciently. Not all renovation projects will require an architect, but if you are planning your renovation and starting to feel a little daunted, it’s worth at least investigating what an architect can do for you. You might f nd the investment is well worth it.
What will it cost? How much you pay for your architect is up for negotiation as there is no standard calculation. The architect might quote as a percentage of the building cost or a lump sum. Renovations can be trickier to cost than new builds as they can throw up more surprises, so the architect might quote by the day or even the hour. Be sure to ask lots of questions and be absolutely conf dent that you are happy with, and understand the reasoning behind, the cost before signing up.
How do I f nd one that’s right for me? A good architect-client relationship is crucial to ensuring a smooth project, so it’s important to f nd an architect that you get on well with and shares your vision for your renovation. According to the Australian Institute of Architects, architects must be registered with the Board of Architects of Queensland. The institute recommends engaging an architect who is also a member of the institute. Before meeting with architects be prepared to answer questions about your budget and time frame and the details of the project.

Let there be light The smaller the bathroom, the more important it is to ensure there is plenty of light in the room. Install task lighting over the mirror and plenty of other lights to illuminate every corner. Natural light is important too – the skylight in this bathroom helps to open up a very squeezy space.

You can squeeze a toilet, shower, basin and storage into a tiny space with proper planning. Engage an architect or bathroom designer to help if you’re having a hard time getting it all to f t. Floating benches and basins are great space savers, and are right on trend. To save space, go for corner vanities and showers if you can, and choose a compact basin that won’t stick out too far into the room. A walk-in shower doesn’t need a large space and don’t forget to plan for proper ventilation – steam makes small rooms seem even smaller.
Mirror, mirror For small bathrooms and ensuites, getting the right mirror is key to creating space. It’s an old interior design trick but it really works, so while your vanity, shower and toilet might be compact, a large, functional mirror will open up a small room.

Removing glass from a timber frame Whether you are installing new glass into an old timber frame, or f xing a broken window, before tackling this DIY project you have to remove the old or broken glass safely. It’s not at all hard to do. You will need gloves, masking tape, some goggles, a hammer and chisel. 1. Protect any surfaces, interior and exterior, with dust sheets to catch the falling broken glass. 2. Apply masking tape over the window surface to ensure the shards stay reasonably contained. 3. Tap the glass with the hammer to loosen the glass. Carefully remove the pieces and dispose of all glass carefully. 4. Once all the glass is removed, use a chisel to clear away the old putty. 5. Sand and dust the timber surface and use a wood primer on the bare timber before f tting the new pane of glass.

If you want to create an energyefficient home as part of your reno, there are a few things you can do: • Remember, it’s all about eaves – one of the best ways to keep your home cooler is by keeping the sun off windows. Tip When planning your renovation don’t forget to keep it in proportion. A four-bedroom home with two bathrooms and a powder room is a great idea. A f ve-bedroom home with one bathroom is a bad idea. Installing a massive $60,000 kitchen in your humble beach house, or planning for a single-car garage in your sprawling two-storey home is also proportionally just off. Clean finish Most home renovators want to do the right thing for the environment when it comes to washing out brushes and rollers – just running the roller and brush under the garden tap simply doesn’t seem right. Here’s how to appropriately clean up: WATER-BASED PAINTS • Water-based paints are easily removed from brushes and rollers if you clean up straight away. Pop them in a bucket of warm water, gently working them around the bucket. This removes most of the paint. Set the bucket aside and repeat in a second bucket of water. • Shake out the brush and spin the roller to remove the water. Then, place the roller and brushes in a plastic bag so they don’t dry out and become crusty. • Place lids on the buckets of water and leave them overnight. In the morning

the paint solids will have settled. You can pour the water onto a grassed area away from rivers or creeks. • Let the paint solids dry out before peeling it off the bottom of the bucket, wrapping it in plastic and popping it in the bin. OIL-BASED PAINTS • When cleaning up oil-based paints, pour a few centimetres of mineral turpentine into a bucket and work the roller and paint brushes in that to remove excess paint. You will need to repeat the process a few times. Place the turps in a sealed container and take it to one of the council’s waste centres. • Wash the brushes and rollers in warm soapy water. Shake out the brushes, spin the rollers and place in plastic bags to store for next time.

Reduce waste by tipping out a small amount of paint into a separate paint pot and use this for painting. This will mean the paint in the original pot will remain fresh and clean. Any leftover paint can be stored and lasts for year. Cover the top of the container with plastic wrap, secure the lid and store it upside down. Remember, store it in a cool dark place away from children.
Tip If you have a small amount of paint left over in your paint tin, scrape it onto an old rag or newspaper, let it dry, place it in a plastic bag and pop it in the bin. If you have a larger amount left over, the Sunshine Coast Council’s waste facilities at Caloundra, Buderim and Nambour accept ‘domestic quantities’ (no more than 20 litres) of paint waste. Build a timber fence Building a timber fence is a DIY project most keen home renovators can tackle. You’ll need to buy the palings or boards, posts and rails – the team at your local hardware shop will help you f nd the right size for your job. 1. Stake out and measure your site. You will need to plan out the post spaces – about two metres is the way to go. 2. Dig the holes for the posts – about 600 millimetres deep should be enough with space around the posts for the concrete – and pop some gravel in the base for drainage. 3. Now it’s time to set your posts, starting with the end posts. Insert the posts in the hole and then add the concrete mix. It helps if you have a friend handy to hold the posts steady while you tamp the concrete and round it off. 4. As you go, use a plumb line to ensure the posts line up with each other. 5. Once the posts are cured, check the height of each and trim the tops off any that need it. 6. Now it’s time to attach the rails. There are a few techniques you can use such as a mortice and tenon or a housing joint. You can also just set the rail at the right height against the post and drive nails at an angle into the post, but this is not recommended as it won’t give a strong joint.
