he flipping game. It’s not really a game at all when you consider how much is at stake. Yet, if you are smart and play it correctly, it can pay dividends. Buying a house to renovate and on sell quickly is not a new concept. It is a project that requires a lot of research and hard work. Our advice? Educate and arm yourself with the knowledge before signing on the dotted line of a contract. Check out this month’s cover story on pages four and five for more tips and hints about flipping houses. Also in this edition, we take a look at the newest products and advice for swimming pool owners. Roy Morgan Research shows that around 12 per cent of the Australian population owns a pool. In regional Queensland, 17 per cent of the population has a home pool. Don’t overspend If you are planning to sell the house as soon as the renovation is done, avoid overspending. While it’s good to have quality products there is no point in purchasing extravagant products and fixtures if you are planning to sell the house for profit. Instead, use mid-range products – quality items that won’t break the bank. Make smart decisions and spend time researching products and comparing quotes.
DIY The more work you do yourself the more money you save, which will keep your overheads down. Leave the big stuff like electrical, plumbing and tiling to the professionals. There are some things you can do yourself including painting, landscaping, changing light and tap fittings and replacing doors and cupboards.
FLIPPING HOUSES After a lull in the trend, the movement of flipping houses – buying and selling quickly for profit – is back on the up. There is no denying it is a risky business, especially if you don’t know what you are doing. Even then, there is no guarantee you will make a substantial profit. Before you head down the buy, renovate and sell road, do your homework. Know the property market and identify the key areas that will improve in economic and liveability terms. Here are some tips for people who plan to renovate for a profit…
Know the market Finding the right house to flip can be like finding a needle in a haystack. Don’t rush into buying a property. Be sure to research and familiarise yourself with the real estate market before diving in headfirst. When buying a property to renovate, don’t blow your budget – aim to buy below market value. Work with real estate agents to find vendors who are motivated to sell. You are more likely to purchase for a good price if a vendor has to sell quickly.
TIP Research real estate agencies and find the right one for you. The team behind the marketing and selling of your property is as important as the renovation itself.

Mosaic magic

POOL PLANTS Choosing plants for your pool area takes careful consideration. The experts from Manawee Garden Centre provide these tips for planting… No matter what the plant type, always be aware of how it will develop long term. It is important to be aware of long term root development - some plants have roots which just shouldn’t be planted close to pools and ponds as they can damage this infrastructure. If choosing a flowering plant, make sure you are aware that these flowers will often end up in the pool, and can increase the amount of maintenance required. Here are some plant suggestions…
Alternanthera (Little Ruby) This compact, mounding plant is a hybrid of the original and offers and compact forms which requires little work. With a deep burgundy coloured foliage, year round, this is a great way to introduce colour - with none of the mess.
Lomandra (Verday) This is a hybrid native grass. It has soft edges and has an extremely low water requirement. It is also salt tolerant, so can be used around chlorine and salt-based pools. It even looks fantastic in a pot.
Philodendron (Xanadu) This is a commonly used landscaping plant but it is well suited to pool landscaping. It has a compact, evergreen form and requires little to no maintenance. It will grow in sun or shady positions and is a great way to fill up corners or gardens under larger trees.

Salt vs chlorine Ask pool owners their preferred choice of water – salt or chlorinated, and chances are you will get a decisive answer. The salt versus chlorine debate is not new. But how do you decide what option works best for you? Chlorine tablets are used to filter and clean a chlorine pool, while saltwater pools use electrolysis to break down the salt to create chlorine. how to: LAY MOSAIC TILES
T
iles are a staple in any modern home. They add an appealing visual element to bathrooms, kitchens and laundries and shouldn’t be reserved for floor use only. Mosaic tiles are a great product that can be used in a variety of interior design projects. From floors to benchtops, sinks, wall murals and borders, the options are endless…
STEP TWO Make sure to check the level of the ledge and wall. This will ensure you lay the tiles straight. STEP THREE Mosaic tiles require cutting – a job that can be a little tricky for first-time tilers. Bunnings suggest laying a sheet of tiles on the ledge, or area of wall, and mark how wide they will need to be. From there you can cut all sheets to the right size and width.
STEP ONE Like with any tiling job, the first step, is to measure the length of the wall or ledge where the tiles will be. From there you can work out how many tiles you will need for the project. The DIY-experts at Bunnings suggest laying down a sheet of tiles and move it along the ledge to work out how many sheets your will need.

Before laying each sheet, double check they line up correctly to achieve a symmetrical finish. STEP SIX Once the tiles are completely dry, complete the project by applying grout.
DID YOU KNOW Mosaic tiles are available in glass, ceramic and marble forms. Glass is generally considered a luxury item, and therefore, is expensive.
TIP Cutting the tiles is an important part of the process. Using the wrong tool will cause unwanted problems. Glass and ceramic varieties need to be treated differently. Talk to your local supplier about the right type of tool for your chosen material.

FOR CENTRE Two Sunshine Coast companies have joined forces to make over one of the region’s most popular shopping centres. Stockland Caloundra is undergoing a facelift and Custom Flek Floor Coatings and C.I.A Concrete have signed on to the project. The upgrade works kicked off in August with the aim of improving customer safety and the look and feel of the centre. Improvements will include new automatic doors at the entrances, upgrades to the crossings, additional speed humps and the installation of bollards and hand rails. Caloundra-based business Custom Flek is overseeing the installation of new topcrete walkways and pedestrian crossings. Owner Will Steer says the renovation project will bring new life to the centre. He is working in conjuction with Trevor Perren of C.I.A Concrete, which is one of the largest, independent manufacturers of decorative concrete products in Australia. “Topcrete is the best thing to use when renovating,’’ Will advises. “Rather than rip the concrete up and expose it, this will cover it up. If you’ve got 15-year-old stencil patterns in your driveways, you can cover it. “C.I.A Concrete manufactures all the sealers and products and we use all of those on everything from homes and large commercial projects.’’ Trevor, who has owned C.I.A Concrete for about eight years, says his products are architecturally specified and Australian designed.
