Building Entrances Context Sheppard and Kennedy is a suburban area in Toronto, about 16 km from downtown. While it has plenty of typical single family detached houses, there are also numerous residential towers and townhouses, as well as some office buildings. The area is in demand and new residential development has taken place recently.
The Agincourt Mall Area and transit Two significant planned transportation projects will have significant impact on the accessibility of the area: a new LRT line and the upgrade of a suburban rail service to a two-way, all day service to downtown.
The Agincourt Shopping Mall itself is a significant amenity for the community, however it is underperforming. It also occupies a huge land parcel that is mostly occupied by parking, and thus presents a substantial opportunity for redevelopment.

Main Principles • Convert the mall to street oriented reatil while replacing and adding to the reatil space. • Improve the connections into the site and in the site. • Allow for gradual and flexible transformation. • Intensify while creating high quality public spaces. The proposal introcduces development that is based on a traditional street layout. It satisfies the most important demand in the area, the demand for residential development, and adds office space along Kennedy Road to take advantage of the abundant transit opportunities. To maximize flexibility, the ground floors in the buildings along Sheppard next to it can be either retail or residential, according to actual demand.
