The neighborhood The neighborhood suffers from a severe shortage of open public spaces. The standard for open public spaces is 32 sf/person, while in this neighborhood there are only 8 sf/person.

DESIGN
There is such a high demand for private educational institutions in the neighborhood, that the institutions often replace residences, which contributes to the shortage in housing. For this reason, a major part of the building is designated for such institutions. Most of the space would be rented to various private institutions, while some common facilities will be shared.
