Project Features Overview The first of SJ71’s investment in Ajax,G Plaza was conceived as a event and entertainment centre to serve the surrounding community, which lacks social facilities, particularly ones that are responsive to the area’s cultural diversity. Situated on two lots, G Plaza is a 27,635 sq.ft. multi-use commercial building. It includes a banquet hall on the 2nd floor to host weddings, social events and business conferences, and three multi-cultural restaurants on the main floor. Two bar lounges and a luxirious bridal suite will complement the banquet facilities. SJ71’s corporate office will also be located on site. The building design combines traditional motifs for the banquet hall interior, including chandeliers, scones, deluxe drapery, wainscotting, etc., with stae-ofthe-art contemporary architecture, including floor to ceiling glass with built-in sun shielding. Exterior lighting of the building outline will ensure nighttime visibility and impact. Consistent with SJ71’s social commitment to neighborhood-building, the banquet hall will have a family and community orientation , for example, hosting local children’s teams once a month. The facility will be supported by 200 parking spaces.

PROJECT & ECONOMICAL IMPACT G PLAZA development to have $20m economic impact G PLAZA is a new two storey 27,635 sq. ft. commercial plaza building in Ajax that will host a top floor banquet facility and three main floor restaurants. The development investment is $8.5 million. The 13,500 sq. ft. DIYA Banquet Hall will create the equivalent of 25 full time employment positions (FTEs). Operating on an annual budget of $3 million, the Banquet Hall will host a minimum of 150 events per year including business conferences, seminars, meetings, weddings, birthdays, anniversaries and other events. The three main floor restaurants, occupying 5000, 3000 and 3000 sq. ft, will operate on an annual budget of $4 million and together create 60 FTEs. In order to calculate economic impact, the initial development investment (land acquisition and building costs) has been grouped together with annual operating costs of the banquet hall and restaurants. Economic impact on Gross Domestic Product (GDP) is estimated to be $8,990,287. Direct employment plus jobs created in the supply chain will add $6,374,845 in labour income to the economy. A further $4,197,074 will be generated in federal, provincial and municipal taxes. All factors combined will directly and indirectly generate $19,462,206 in economic activity for the Durham Region and Ontario overall.

PROJECT & ECONOMICAL IMPACT Before Construction • Revenue generation for the Town of Ajax, in terms of Site plan approval fees, Building permit fees and Development charges. • Economic benefit to the community in terms of consultation fees for Architects, Engineers, Designers, Site Surveyors, Planners and many more. DURING CONSTRUCTION • $3.5 - 4 million to be spent in the community as construction cost. • 60 -70 full-time construction workers to be employed from within the local labor force.

Site History • Waterworks Pump House was built in 1904, in Whitby, Ontario • After the construction of two additional pump houses, use of the original structure was ceased. • Today, the site stands alongside Lake Ontario’s shore and is a valuable historical anchor amongst the modern development of the harbourfront.
