Realtracs requires ALL listings to be added to the MLS at least as an Incomplete listing within 48 hours of signing. The signed agreement date is a required field at input in RealTracs.

Fines from RealTracs range from $250 to $1,000 for non-compliance.

Since we are a single brokerage office team, any listing we have in the pre-list stage (incomplete in RT) can be marketed internally and shown to our agents and clients. NO Public Marketing.

If you save a listing as Coming Soon/Hold in Realtracs NO SHOWINGS ARE ALLOWED during this time by anyone, not even our team and clients. The listing MUST be made ACTIVE PRIOR to any showing or agents will be fined. You can market a Coming Soon/Hold publicly everywhere.

If you do any public marketing of a listing that is incomplete it MUST BE CHANGED TO ACTIVE in RealTracs within 1 business day.

Agents with a signed listing agreement can verbally talk about a listing to anyone at any time.
