Perfect location between city centre,Old town and big natural country side, surrounded by city parks predetermines this area for family living. Surrounded houses are mixture of houses from 1950, 1989 and new modern houses. By walking in the area you can meet people different ages, from older people, mums with pushchairs to young children coming from schools. Main dominant of Malvazinky area is St. Filip and Jakub church, which is located in the middle of Malvazinky cemetary. Despite areas potential, surrounded landscape is very neglected, that is why project includes also small square before the plot.

CONCEPT ÂŤ Âť SITE PLAN
Special effort was put into keeping the shape of the building clean and straightforward, because the area arround the plot is already mixture of different architectural styles. I have kept the axis coming from the church continuing through the object, so people coming from top of the street, guided straight to the coffe in the middle between main blocks of the building can enjoy beautiful view on Prague. The south facade is opened to view on nearby hill. However the area around the plot is dislocated from any small coffes, groceries and the other small shops, i decided to design coffe and two small shops in the first floor of the building. There is also underground parking floor for the residents.

The purpose of the proposal was to create public, semi private and privat areas around the building and so make the building opened and used by everybody and still keep the private areas for residents, where can they feel comfortable, enjoy morning coffe or play with children.

The apartment design for this development allows for considerable flexibility in layout arrangements as demonstrated in the adjacent diagram. Only the kitchen and bathroom placement is fixed in order to maintain consistency in service layouts and cost planning. None of the internal walls are load bearing and can be moved or removed to meet client requirements. Families, single persons, pairs of friends, people with specific access requirements and many other living arrangements can be catered for with the flexibility of this development.

SUSTAINABLE DESIGN OF THE DEVELOPMENTÂť
SOLAR PENETRATION The orientation of this design allows for excellent solar exposure and light penetration. In both the winter and summer months residents will enjoy ample natural light and passive heating of their apartments. Hot summer afternoon sun is controled with a shade system installed in the balcony frame where residents can also enjoy Spring, Summer and Autumn sunsets. SUMMER WESTERN EVENING SUN

VENTILATION The apartement layout in this development allows for efficient and effective ventilation. By positioning two service shafts at either side of each unit we are able to circulate fresh clean air through the bedrooms and living areas to Ventilation extraction points in the extraction bathroom and kitchen. located in This creates an kitchen excellent internal environment in each Air exchanger and apartment with no heating is hidden within humidity or moisture the elevator shaft issues.
SOLAR ENERGY SYSTEM Solar energy systems have been factored in to the orientation of this development and the roof design. The South East and North West facing gabled roof on each apartement means that solar hot water and PV cells could both be included in the development. We have estimated a total of 3900 kW/h are available annually from this system.
GREEN ROOF OVER PARKING
RAINWATER HARVESTING SYSTEM The development has capacity to harvest rainwater for the operation the buildings grey water systems like toilets and washing machines. With a large basement area there is capacity for water storage tanks and filtration systems. An electrical pumping system power by Solar PV panels will move the rainwater throughout the building.
