Location Our new homes are located on the rural, north east outskirts of Leeds. Finesse offers a range of two, four and five bedroom homes, great for first time buyers and families. Bramley Gardens, on the edge of Whinmoor and the north east edge of Leeds, with the villages of Thorner and Shadwell beyond. Finesse is close to the A64, with the A1M just five miles away

Getting around
A short bus ride away are a myriad of things to enjoy in Leeds city centre. Michelin star restaurants, international galleries, possibly the best shopping in the north of England and three theatres. In the opposite direction, there is magniďŹ cent York (17 miles) or further aďŹ eld, the Yorkshire Dales and Moors. Closer to home, and a short drive/long walk is Roundhay Park, with woods, walks and lakes to visit, along with Tropical World for the young at heart. Finesse is also close by to a number of interesting villages (Thorner, Bramham etc.) and offers a little piece of countryside right on your doorstep.
Finesse is only half a mile from the A64, giving quick access to the A1M (4 miles) and therefore routes to York, north to Harrogate and Teesside, or south to Doncaster. The M1 link is also only ďŹ ve miles away, with fast access around the north east side of Leeds and down to the M62. You can drive into the centre of Leeds easily, or catch buses that pass directly outside the Finesse development. The regular buses give access to nearby villages, and beyond to Wetherby and Harrogate.
Schools and learning
Leisure
Field Head Carr Primary, Whinmoor St Pauls CofE Primary and White Laith Primary are all close by, and have good local reputations. Temple Moor and Allerton Grange High schools are both possible feeder schools, as are Wetherby High School and Boston Spa Academy. The last two schools are easily reached via bus.
Nearby Leeds centre offers two world-class theatre experiences, along with a number of cinemas. Dining out in Leeds is also a challenge; a challenge to make your mind up from the numerous offerings. Try the Michelin-rated The Man Behind The Curtain, or a refined meal at 44 The Calls. If you want something more modern, exotic or foreign, you will definitely find it in Leeds centre.
There are also 6th form options at Leeds East Academy, Boston Academy and Leeds City college.
Health and fitness Nearby health centres are Scholes Surgery, Whinmill Health Centre, Park Edge or Grange Medical centre. Whinmoor dental care is a short walk from Finesse at Bramley Gardens. A+E is at the world-famous St James’ hospital (“Jimmies”) in the centre of Leeds. JD Gyms and Leeds gymnastic club are just across the outer Leeds ring road, and a bit further round is a David Lloyd tennis and health club. There are a host of classes, from yoga, pilates and martial arts at various centres within a couple of miles of Bramley Gardens.
Shopping The Seacroft shopping centre is under a mile away, with a large Tesco amongst a range of useful shops. More independent shopping can be had in Wetherby (5 miles), or the considerable range in the centre of Leeds. These include Trinity and the Victoria centre, incorporating John Lewis. Or perhaps Harvey Nicholls has more appeal? There is a shop for every taste and budget in Leeds.

The Graz is a two bedroom semi-detached home designed over two floors with a modern open-plan living area, perfect for couples and first time buyers.
The ground floor comprises of an entrance hall, adjoining cloakroom, and impressive open-plan kitchen, dining and living area. French doors at the rear of the home open out into the garden and bring a burst of natural light to the living space. The Bologna is an impressive four bedroom home with an open-plan kitchen and dining area, making it a great place to spend time with family and friends.
You enter the Bologna through a central entrance hall. There is a cloakroom and under the stairs storage space. The lounge is on this level, where a large window and two smaller windows fill the room with light. On the other side of the entrance hall is the dining room, kitchen and utility area, French doors lead on to the garden. Double aspect windows flood the space with light.

Internal designs
Kitchens Every home we build has a contemporary kitchen with stainless steel sink, mixer tap, electric oven and extractor fan, stainless steel splashback and hob. You can also choose from a range of tiles and ďŹ nishes to further customise your kitchen.
Bathrooms & ensuites The modern bathrooms and ensuites feature sanitaryware by Villeroy and Boch in timeless white with fixtures and fittings such as taps in stainless steel.
Central heating and efficiency New homes are approximately 65% more energy efficient, according to the Home Builders Federation. Our homes are designed to be as energy efficient as possible with better ventilation and insulation, quality windows, reduced noise transmission, and increase fire and electrical safety. All fitted appliances are energy efficient as standard. Every home is fitted with gas central heating and modern boiler as standard.
Fixtures & fittings Our homes are finished to a high standard with oak veneer internal doors throughout. There are two or three television and telephone points, and smoke detectors are fitted as standard. The rooms in your our homes are decorated in neutral colours to give you the flexibility to personalise the interior design to suit you in your own time.
Warranties Our homes are built and finished to the National House Building Council standard and are covered by a 10-year Buildmark warranty. This is the UK’s leading insurance cover for new homes. For the first two years we will take care of issues with central heating, roof or structure of your new home and any other agreed areas such as water services. All kitchen appliances are covered by a two-year manufacturer's warranty. Once your new home is built and ready to move in, you will be invited to join us for a guided tour of your new home, during which we will demonstrate all the appliances and systems within and you can ask any questions you might have ahead of your move. On moving day you’ll receive a comprehensive homeowner’s handbook.

Outside Our home designs are considered inside and out, right down to the ďŹ nest detail. Each of our home designs has a statement front door with contemporary handle and door number. Many have overhead canopies with wall-mounted door lights or ceiling mounted lights in the porch and UPVC windows in cream. The front gardens are landscaped with a tarmac or block paved driveway. Rear gardens are enclosed for privacy and fencing is ďŹ nished in a stylish dark brown wood stain.
Security We value your safety. All external doors have a multipoint locking system included as standard and locks on all windows. There are viewing holes on the front door for extra security. You can choose to upgrade your home with an advanced home security system for added piece of mind
