Let's Do It: Sir Richard Branson f there’s anyone with a reputation for doing things differently — it is Sir Richard Branson, international business magnate and founder of Virgin Group, one of the world’s most recognized and respected brands. I didn’t like the way I was being taught at school. I didn’t like what was going on in the world, and I wanted to put it right.” Just four years later he founded Virgin as a mail-order record retailer and then as a record shop, recording studio, and music label. Virgin has since expanded into air and rail travel, leisure and hospitality, telecommunications, media, health and wellness, space tourism and clean energy. Today it has more than 400 companies in 30 countries with global branded revenues of $21 billion. Branson’s book, “Screw it, Let’s Do It,” encapsulates his entrepreneurial spirit, unique approach to leadership, gift for connecting with abilities and unparalleled skill in the art of promotion. ‘Green’

A Word We Can No Longer Afford to Ignore

T

here are many definitions for the word ‘green’ in multifamily today and they vary from company to company and even person to person. Everyone talks about it. Conferences are organized around it. Corporations and businesses are pressured (or even required) to make changes to accommodate it. And last, but certainly not least, residents are demanding it. If there is one thing we can all agree upon, it is the right thing to do, even if we have differing opinions of what that means. So how do we move forward? There is no doubt that change must occur in the way we consume utilities if we want to have valuable resources available for the generations to follow. Utility rates continue to increase at a record pace. Regulations are now in effect in various jurisdictions requiring the reporting of consumption, with monetary penalties levied for non-compliance. Change is inconvenient and often perceived as expensive, but what if we were able to drive change and reduce expenses? Is that even possible? Well, yes, actually it is. “In some cases, it’s as simple as digging in to potential investments to discover the hidden value,” states Tim Rogers, vice president of SmartSource, an NWP company. “If you understand the components for what’s driving costs, you can begin to see areas where you can have a definite effect on your bottom line and experience reduced consumption. You can’t just look at the financial statements as there is much more

behind those numbers than a broad approach will show.” It’s often much easier to make an impact on the environment and the bottom line than one would think. One simple policy change, such as setting programmable thermostats in common areas, may seem like a small thing, but the environmental impact of reducing consumption as well as the financial reward in decreasing costs can be surprising when totaled across an entire portfolio. When negotiating a lower utility rate is factored in, the impact can be even greater. Greystar is one such company who has implemented many policies like this in recent years. “Saving money and saving the planet at the same time is our goal,” explains DeeAnne McClenahan, senior director of procurement and sustainability for Greystar. “There are so many ways we can achieve both, and more of them exist every day.” As with any new initiative, adoption can be difficult. For this, McClenahan suggests, “Getting the word out, in as many ways as possible, is what turns a little thing into making a real difference. When you find something that one person or community is doing — tell everyone, and then tell them again.”

If you want to get a truly authentic taste of life in San Diego, the best way is to find out where the locals go for fun and food. With that in mind, NAA Today asked Alan Pentico, Executive Director of the San Diego County Apartment Association, to recommend some of his favorite hangouts and hotspots.

Restaurants, Bars, Dives & Desserts With its eclectic and diverse culture, along with locally grown fresh produce and seafood right off the dock, San Diego restaurants can satisfy practically any craving. And when the sun goes down, the city comes alive at rooftop bars, hot nightclubs featuring celebrity DJs, moody jazz clubs and iconic rock venues. Kathleen Belville what she loves most about this year’s host city, along with her thoughts on her career and the future of the industry. What do you like best about living in San Diego? The obvious answer is always the weather and the variety of ecosystems, from the ocean to the mountains. However, I made the area my home and have rental properties here because housing prices have remained fairly stable over the long run, varying much less than the national averages. Even when we experienced a downturn in sales prices, rental rates and vacancy rates did not dip much. As a former President of SDCAA, I also must share that the local association is so outstanding at giving support to owners and management companies — it definitely has a positive effect on the business climate. How do you see this career track changing in the next 10 years? I see property management becoming a more popular career choice. In years gone by, many of the people who rose to the top of the industry, started out getting into it by happenstance. As more government real estate departments focus on management, as well as sales, and colleges and industry groups develop more opportunity for professional-level education, I feel more people will choose management as an interesting and rewarding career. How did you get started in the apartment industry? I sold real estate, then went to law school and practiced landlord-tenant law. I began to buy units and joined SDCAA.
