Data-Driven Marketing, Software Takes the ‘Lead’
W
hile customer service remains a key component to any successful property management company, measuring the customer experience is increasingly becoming a vital part of operations, explained Lisa Trapp at the session “Master the Prospect Journey Through Predictive Analytics.” Trapp and Chris Eckert of G5 updated the audience on this technology-driven trend. Through analytical lead-scoring and demographic-based personas created for residents and resident prospects, apartment marketers can track resident engagement, satisfaction and preferences that will determine their likelihood to lease and renew. While it might sound complex, this information is analyzed through algorithms that are run by innovative software recently introduced to the apartment industry. Trapp says this software is integrated with existing property management software. Several suppliers are in the process of creating and finessing these applications. Trapp says “Customer Experience” was recently added to her title, and her company, Sequoia Equities, based

in Northern California, also added a new technology-based high-level staff position to execute the strategy. The two work together to create personas based on tracking their residents’ behaviors. “What we see is that the data trend might show a high likelihood that a resident would lease or renew,” Trapp says. “When we do, we can tell our leasing team, ‘If you only have time to follow-up on one lead today, this one would be it.’ “ She says the results help her determine marketing sources and spend. She also shared that leads that are derived from social media plugs are 2.5 times more likely to lease at Sequoia. “We make sure we pay a lot of attention to those, too,” Trapp said.

ipcar had three things going for it that apartment management companies would be wise to emulate, according to founder and former CEO Robin Chase. The largest ride-sharing company in the world leveraged excess capacity, built a platform for participation and thought about its consumers as co-creators. Chase said part of the company’s success was also operating under several learned truths: Shared network assets are always greater than closed assets; more networked minds are always greater than
fewer ‘proprietary’ minds, and the benefits of shared open assets are always greater than any potential problems. In other words, widen the net and you’ll widen the returns. When asked about Zipcars at apartment communities, Chase said though they could be “wildly successful,” the challenge is that many property managers can’t anticipate demand, and there’s always the question of whether the community will do the marketing that’s necessary to promote the amenity.

ankers typically hang out with other bankers. Marketers with other marketers. Accountants with other accountants. Much as everyone would like to think conferences are all about mingling and networking with fresh faces, there’s a certain comfort in familiarity that makes it hard for people to get out of their comfort zones. But that’s just what Luke Williams challenged everyone to do. During yesterday’s Game Changer session, the author and globally recognized authority on disruptive innovation urged attendees to take risks and move beyond traditional ways of thinking. “Any energy you expend in generating a constant stream of bold new recipes to try is never time wasted, because you’re in the realm of increasing returns,” he said. According to Williams, if apartment communities worried less about their success rates with new ideas and worried more about their experimentation rate, innovation would follow. If you’re fortunate enough to achieve great things, the flip side of that success is that complacency sets in. “That’s the most dangerous word in business because it doesn’t leave room for growth,” Williams said. “The path becomes narrower and narrower.” Williams said the biggest barrier to innovation that he sees is companies trying to innovate around an existing asset base. “The challenge is how do you get in front of the change,” he said. “Be the disruptive change. Let go of the notion that this is meant to be a comfortable process where you always know the answers. It’s terrifying. “ Attendee Nicole Loser, CAM, CPM, a Philadelphia-based regional property manager with Madison Property Group, said, my take-away was to not take
the status quo for granted and to challenge myself to think outside of the box, even on a smaller scale.”
The Profit of People
That same challenge holds true for supervisors managing their team, as discussed during yesterday’s education session, “Employee Engagement Through Cultural Protocol – Globally Inspired.” Presenter Jackie Ramstedt, CAM, CAPS, CAS of Ramstedt Enterprises, Inc., said one study revealed that 86 percent of people are currently looking for another job. “People don’t leave companies, they leave people,” she said. Leaders must keep their employees engaged, and that comes down to relationship building. “Quality of life is really where it’s at,” Ramstedt said. “We’re looking at people as fulfilling a position, when they’re really joining a family. You must have compassion for them both on and off the job.” Presenter Toni Blake, of TotallyToni.com, added that leaders must be ready to listen to their employees’ feedback. “When you get back from this conference, ask your people to judge you on your connectivity and employee engagement,” she said. “Often, there’s a total disconnect between the executive staff and the onsite management team. Let’s not do the same things in 2016 that we’re doing now.” “The session was really energetic and it gave me the opportunity to sit back and think what I could be doing better as a leader,” said attendee Shangwe Parker, a Chicago-based vice president for The Habitat Company. “In particular, I liked what they said about knowing your employees’ strengths to pair with professional development, as well as most leaders not connecting with their maintenance teams. I’m going to take that back with me.”
