ber, Airbnb, WeWork and ZipCar all change the “highest and best use” of fixed assets by increasing the pool of users for assets. Sharing apps enable greater profit potential to property owners from more users benefitting from the same assets. Developers in high-barrier markets are already planning to build specialty short-stay rental properties as a new hybrid property type. Within rental real estate, a new multifamily niche is at hand. HOW DO I PLAN MY SCHEDULE? • The myNAA Planner is a convenient tool that enables you to plan ahead and determine which education sessions will provide the best return on investment. Create a schedule based on your own educational needs, and those of your company. • If you’re not already on Twitter, get on and follow the conference hashtag at #NAAEduConf. This will give you an insider’s view of what is trending before and during the meeting. • Download the myNAA Mobile App and have the conference information and schedule at your fingertips!
ARE THERE HELPFUL HINTS FOR NETWORKING? • Do you have a colleague attending the meeting? Ask them to take you under their wing and introduce you to fellow attendees. • Attend as many social events and receptions as you can. You’ll be rewarded with free food and cocktails! • If this is your first NAA Conference, take part in all Newcomer events being offered. • Show up for sessions early. You’ll score a great seat and have time to mingle with the other attendees around you. • Need a conversation starter? Ask an attendee how they liked a session you both attended.

he Keurig is brewing and your bagel just popped out of the toaster when the lights in the kitchen start blinking. The bus is five minutes away. Wait, what? At Grant Park Village, an apartment community in Portland, Ore., developed by Capstone Partners and managed by Greystar, residents are involved in a pilot program aimed to bring historically cost-prohibitive smart devices to apartments under a more affordable business model tailored for multifamily housing. “If you look at the current world of the Internet of Things, it’s smart home devices that are pretty damn expensive and hard to install,” says Sce Pike, CEO of IOTAS—a startup designed specifically for the apartment industry that shares 10 percent of its gross revenue with
the apartment owner. “You end up with the wrong price point and it doesn’t fit the business model for multifamily housing negotiations.” Inspired to fill that void, Pike partnered with Grant Park Village and deployed the smarthome technology in 100 of the community’s 210 units. In each of the participating apartments, all light switches, motion sensors and power outlets were outfitted with the technology. Using the program’s phone app, residents can select from 10 pre-programmed, habit-informed Smart Stories™ that pair common functions—such as turning the bathroom lights on or off based on the time of day and the resident’s daily routine. Integration with Amazon’s Echo is also happening in the very near future. This will allow residents who own Echo or

Echo Dot the capability to send commands like: “Dim the lights to five” or, “Goodnight” will shut off all the lights in the apartment. Residents received the smart home technology at no additional cost for participating in the pilot program. Going forward, apartment managers have the option of including the system in the base rent or as a separate amenity, like utilities. Residents who opt out of the program still have a fully functional home—the technology is simply inactive. Blinking bus lights aren’t part of the package yet, but Pike says they’re the next step in an increasingly sophisticated world of technology that’s aimed to provide just the opposite for residents: More simplicity.
