HISTORY The first modern Olympic Games were held in Athens in 1896; in the 28 Summer Olympics Games convened since, no one has earned more medals than Baltimore native Michael Phelps. From the 2004 Summer Olympics in Athens to his last appearance in Rio de Janeiro in 2016, Phelps collected 28 medals. Overall, he won 23 golds, three silvers and two bronzes at the Olympics, earning him the mantle of most decorated Olympic athlete in history. Phelps first earned a spot on the U.S. Olympic team in 2000 as a 15 year old, making him the youngest male swimmer to make the squad in 68 years. He finished fifth in the 200m butterfly that year.

The Consummate Emcee: Mark Walberg Returns to NAA’s Main Stage You’ve definitely seen him on TV and probably recognize him from last year’s Education Conference! For more than 20 years, Mark Walberg has made a name for himself in Hollywood as the host of some of your favorite shows. The native South Carolinian has hosted home improvement competitions, knowledge quiz shows, a relationship

challenge show (“Temptation Island” anyone?) and the California state lottery program. He also created and produced “Sunday Dinner” with friend and television personality Mark DeCarlo. Walberg has hosted “Antiques Roadshow” since 2005, which is a program he watched with his family before taking over.

“With my 20-year career in game and quiz shows, I know Antiques Roadshow has a winning formula: The excitement and challenge of finding out how much something is worth gets viewers to tune in, and along the way they get hooked by all the incredible history,” he told PBS.

Why have thousands of customers from around the world chosen to get the Johnny Cupcakes logos tattooed on their bodies? And how does Johnny get hundreds of people to camp outside his fake bakeries? During the past decade, Johnny Cupcakes, founded by Johnny Earle, has grown to a multi-million dollar, highly exclusive t-shirt brand driven by a community of worldwide collectors. Johnny shares his story of how he took his t-shirt brand from the trunk of his rusty car at age 19, with a learning disability, to some of the world’s most sought-after retail locations.

Manjit Minhas is an entrepreneur and judge on CBC’s “Dragons’ Den” who shares business lessons with equal parts force and finesse. Minhas runs a $155 million brewery— the tenth-largest worldwide—that she helped build from scratch. Her unprecedented success demolished stereotypes, surprised her competitors and cleared a path for entrepreneurs of every age and gender.

Michael Phelps

 Continued from page 1

“It was great, I was fifth, that’s a pretty big accomplishment,” Phelps said on Olympic.org. “But I didn’t want it. I wanted more. I was within half a second of medaling – it was literally, if I would have taken it out a little bit faster, maybe I would have had a chance.” In Athens, Phelps medaled in all eight of his events, taking gold in the 100m and 200m butterfly, 200m and 400m individual medley and the 4x100m and 4x200m freestyle relays. Overall, he won eight medals, tying him for best performance in an Olympics with Soviet gymnast Aleksandr Ditatyn, who won eight medals in the 1980 Moscow Olympics. His six golds were one fewer than the seven notched by Mark Spitz in Munich’s 1972 games.

He surpassed Spitz in the 2008 Beijing games, taking gold in all eight of his events. He set world records in the 100m and 200m butterfly, 200m freestyle, 200m and 400m individual medleys and the 4x100m and 4x200m freestyle relays, as well as the 4x100m medley relay. He also set an Olympic record in the 100m butterfly. In the 2012 London Olympics, Phelps won the 100m butterfly and 200m individual medley, giving him three straight titles in those events. He also claimed golds in the 4x200m freestyle relay and 4x100m medley. After the London games, Phelps announced his retirement from swimming, which turned out to be short-

lived. In 2014, he was back in the pool training for the 2016 Olympics in Rio. There, he took golds in the 4x100m medley, the 4x100m freestyle relay, 200m butterfly (for the third time), the 4x200m freestyle (for fourth time) and the 200m medley, where he joined Al Oerter (discus) and Carl Lewis (long jump) as the only athletes to have won the same individual event at four consecutive games. He retired after the Rio games. “Being able to close the door on this sport how I wanted to – that’s why I’m happy now,” Phelps said after Rio, according to Olympic. org. “I was a little kid with a dream, which turned into a couple of

medals. Just being able to finish this way is special because now I’m able to start the next chapter in my life.” Outside of the pool, Phelps has been an active philanthropist. After the 2008 Olympics, Phelps used his $1 million Speedo bonus to set up the Michael Phelps Foundation, which focuses on growing the sport of swimming and promoting healthier lifestyles. In 2010, the Michael Phelps Foundation, the Michael Phelps Swim School and KidsHealth.org developed and nationally piloted the “im” program for Boys & Girls Club members. The im program teaches children the importance of being active and healthy, with a focus on the sport of swimming. It also promotes the value of planning and goal-setting.

LOCAL ATLANTA ADVICE Ka’Ren Sarvis Vice President of Associate Services

Columbia Residential How long have you lived in Atlanta? A very, very long time! I am an Atlanta native! Where should we get dinner tonight? Rathbun Steak or Yardhouse

Fox Theater, stop in a street café for some dinner, take in the beauty of our city’s history with the gorgeous architecture of the churches and buildings and don’t forget the Sweet Hut for their amazing Green Tea cake. Take the train to Little Five Points for some vintage shopping and the best people watching in the city.

Best-kept secret about Atlanta (food/attraction)? Mezza Luna or TaKorea for food Best local dish and where to get it? The Pimento Cheese Crostini at SEED Where can we see the best view of the city? Top of the Ferris Wheel! What to do if you had three hours in Atlanta? Take a stroll on Peachtree starting at North Avenue and ending at 10th Street. Peek in the lobby of the

AMLI Residential How long have you lived in Atlanta? 30 years Where should we get dinner tonight? Dinner in the city would have to be Ray’s in the City. The Salmon Oscar is amazingly delicious. Best-kept secret about Atlanta (food/attraction)? Not sure

it’s a secret, but Ponce City Market is a great place to go. Great stores and food selections.

the Civil Rights museum, World of Coca-Cola, or the College Football Hall of Fame. Patrick Burke Director of Property Performance

Best local dish and where to get it? If you’re in Atlanta, you have to try Mary Mac’s Tea Room for good southern food and atmosphere. The fried chicken is great! Where can we see the best view of the city? I would say the Westin Sundial is the best view but Ponce City Market has a new restaurant on the roof called 9 Mile Station which has an outdoor area with a view of Downtown, Midtown and Buckhead. The roof at PCM also has some fun carnival games. Make a reservation for 9 Mile Station as it is very busy. What to do if you had three hours in Atlanta? I would have to say go to any of the museums downtown such as

Matrix Residential How long have you lived in Atlanta? Atlanta resident since 2003 Where should we get dinner tonight? Ford Fry’s JCT Kitchen – get the fried chicken – or Hugh Acheson’s Empire State South Best-kept secret about Atlanta (food/attraction)? Whether on an organized or self-guided tour, Oakland Cemetery offers a unique perspective into the city and region’s history. Depending on the time of day you visit you can enjoy breakfast or lunch at Homegrown or drinks

overlooking the departed at Six Feet Under. Best local dish and where to get it? Barbecue opinions vary, but if I had to narrow it down to one destination I’d get the brisket and collard greens at Community Q near Emory University. Where can we see the best view of the city? Skyline views from the Jackson Street Bridge can’t be beat. What to do if you had three hours in Atlanta? Head to Decatur for a beer at Brick Store Pub (check out the Belgian room upstairs); venture a little further east to Your DeKalb Farmer’s Market; wander the spices and produce, grab a late lunch at their buffet-style cafeteria. Take Ponce de Leon Avenue back toward downtown and explore Olmsted Linear Park along the way.

Tax reform is the process of changing the way the federal government manages or collects taxes. 3. The last comprehensive tax reform occurred in 1986 and it had devastating effects on the apartment industry that lasted for years. 4. Tax reform in 2017 has the potential to significantly reshape the apartment industry – for better or worse. 5. The apartment industry’s goal is to support tax reform legislation that promotes economic growth and investment in rental housing without unfairly burdening apartment owners and renters relative to other asset classes.

small promotional event to an internationally televised extravaganza. The brothers also went on to found the International Federation of Competitive Eating to organize more events and secure TV deals. Shea brings his enthusiasm and vision to

the Maintenance Mania® National Championship for the second year in a row as emcee, but he does more that. He worked behind the scenes with NAA and HD Supply to help publicize this year’s championship, and maybe grow it into the next big competition.

6. The industry is already encouraging Congress to support a tax reform package that will: • Protect Flow-Through Entities (e.g., LLCs, partnerships, S Corporations, etc.), which is the industry’s dominant business structure. • Maintain Like-Kind Exchanges that enable property owners to defer capital gains tax if they exchange it for another comparable property. • Retain the Deduction for Business Interest to incentivize real estate investment. • Ensure Depreciation Rules and Avoid Harming Real Estate to reflect the critical role that cost recovery rules play in real estate investment. • Protect the Low-Income Housing Tax Credit (LIHTC) to ensure this major financing incentive for low-income housing development continues unharmed. 7. For the apartment industry to succeed, every industry member must be actively engaged in advocating for supportive tax reform legislation. 8. Being an advocate does not mean you need to be a tax expert. NAA and NMHC employ lobbyists and staff who are subject matter experts and will provide all the necessary resources to help you. 9. Being an advocate does mean that you must to be ready to act when your voice is needed with your members of Congress.

20 1 7 NA A EDUCATION CONFERENCE & EXPOSITION

HERE’S A WAY TO BENCHMARK YOURSELF AGAINST INDUSTRY’S UPPER-ECHELON By Lisa Trapp Director of Marketing, Sequoia Equities Each year, my company Sequoia Equities sends a diverse group of team members to the NAA Education Conference & Exposition. These folks represent our firm’s up-and-coming leaders across the business who work in an array of functional areas in property management including: sales/leasing, maintenance, property management, asset and regional management, accounting, human resources, marketing, training and information technology. Sequoia continues to increase the number of employees we send each year because of the variety of curriculum presented, quality of the keynote speakers and the ability to augment vendor networking. The culmination of these activities allows our company to benchmark itself against the industry’s upper-echelon, align ourselves with best-in-class vendors and subsequently, shape our strategic planning. The NAA Education Conference & Exposition is a critical touchpoint for Sequoia to gather with our industry peers and leaders to discuss emerging trends, compare notes and, ultimately, co-create mutual value by sharing this information in an open setting. This benefit is critical for the industry in that

when our team members return from the Conference, they’re infusing the information learned into their daily work thereby operating at a higher level, which only leads to the betterment of multifamily as a whole. Sequoia is proud of our partnership with NAA and is looking forward to another outstanding conference. The 2017 lineup in Atlanta is stacked with best-in-class public speakers who are providing insight on myriad topics ranging from user-behavior, to marketing optimization, recruiting top talent, work/life balance, customer loyalty and thoughts on ancillary income. All of these topics are perfectly on-point/relevant given the economic correction we’re seeing in many of the markets we’re operating in — and we’re very excited to participate again. Finally, I’d be remiss to not mention that the after hours activities are an absolute blast!
