ontrolling and forecasting energy costs for apartment communities has become a big business. As reported in the March 2015 cover story in units Magazine, “Bottom of the Barrel,” owners and management companies are focusing greater effort on this budget line. Some companies are relying on savvy energy consultants. Others are investing staff hours by tracking and digging deep into data to determine what to pay and when to strike a deal with their utilities, if deregulated, to lock in the best rates. Results are mixed. Decisions about utility deregulation are made by each state’s public utility commission and can be instituted or revoked at any time, when the commissions see reasons, according to Darren Novich, President of The EnergyLink. Novich says the reason fewer states have deregulated electricity is because, in part, they are still cautious following the Enron Corporation improprieties found in 2001. In states with de-regulated utilities, this analysis is not easy. Experience pays off. In March, three property management executives discussed their approach during a panel held by NWP Services Corp. in Washington, D.C. “Water and sewer used to be our largest utility expense, but on a net basis after resident reimbursements, it is common area electric at most communities,” says Tom Spangler, Senior Director, Advantage Solutions–Energy & Sustainability, Greystar. “It may not be rising dramatically, but it’s going up incrementally every year. And gas costs are always a concern, due to their volatility in both rates and usage.” Elaine Doughty, Utilities Manager, Morgan Properties, King of Prussia, Pa., and Mary Nitschke, Director of Ancillary Services, Prometheus, San Mateo, Calif., say that guiding senior management on what to do and explaining to them

Doughty says companies that wish to lock in energy prices on their own must initially set parameters with their decisionmakers regarding company policies: Are you managing to budget? Are you managing for outside investors and owners? Or, are you maximizing savings? “The prices change in real-time like the stock market, so if you ask for approval at one price, that price could be gone in the next half-hour,” Doughty says. Agreeing ahead of time on what the company is willing to spend saves time and money, especially when it’s required to bring in the accounting and legal teams for the decision. “Any purchasing contracts that may need approval by the legal team should be done ahead of time,” Doughty says, “because those are the approvals that can cause major delays in getting your contracts signed.” Nitschke says people in her position must also predetermine who can approve the energy contract. “For some third-party management firms, their investors might have simple guidelines such as, ‘if you can beat what my local utility company would have charged me, that’s good enough for me.’ Others are more particular.” Doughty says that it “helps that you have established yourself as an energy buyer with your suppliers, because then they know you and the whole purchase execution process becomes simpler because you are established with them.”

Highlights include the Stratosphere—which features the tallest free-standing observation tower in the U.S.—as well as the Bellagio Fountains, the Eiffel Tower at Paris, Las Vegas, The Luxor pyramid, the aquarium inside Mandalay Bay and The Venetian’s Grand Canal. If you’re going by foot, wear comfortable shoes!
3. Pawn Stars tour. Step into the world of ‘Pawn Stars,’ the History Channel’s popular reality TV series, set in Las Vegas. See the Gold & Silver Pawn Shop, where your favorite cast members—Rick, The Old Man, Big Hoss and Chumlee—work every day to buy, sell and appraise goods brought in by their customers.
7. Cirque du Soleil. There are shows, and then there’s Cirque du Soleil. Stare in amazement as former Olympic gymnasts in grandiose costumes perform feats beyond your imagination in a mix of circus arts and street entertainment. With eight Cirque shows to choose from, including tributes to both The Beatles and Michael Jackson, don’t miss this true Las Vegas experience.
4. Las Vegas Motor Speedway. Do you have the need for speed? Head to the famous Las Vegas Motor Speedway for a unique chance to hop in the driver’s seat of three of the hottest and fastest classic American muscle cars: a Dodge Challenger, Ford Mustang and Chevrolet Camaro. Show off your skills as you drive along a custom course specifically designed to test your abilities in acceleration, braking, cornering and, of course, speed.
8. The food. Remember to pack your eating pants because Las Vegas has no shortage of amazing cuisine. Some current favorites include Wicked Spoon at The Cosmopolitan (marrow bones at a buffet carving station, anyone?), Wolfgang Puck’s CUT Steakhouse, Le Thai, Peruvian Japanense fusion at Nobu, some of the best Hawaiian fare outside of the state at Market Street Café, and the best fine dining restaurant in the country—if not the world—Joel Robuchon at MGM Grand. If you visit the latter, pack your wallet, too.

elcome first-time NAA Education Conference attendees! Here are some helpful tips for making your experience even more enjoyable.
HOW DO I PLAN MY SCHEDULE? • The myNAA Planner is a convenient tool that enables you to plan ahead and determine which education sessions will provide the best return on investment. Create a tentative schedule before the conference based on your own educational needs, and those of your company. • If you’re not already on Twitter, get on and follow the conference hashtag at #NAAEduConf. This will give you an insider’s view of what is trending before and during the meeting. • NAA Connect. Use it! Get involved with the student housing community before the conference even begins. • Download the myNAA Mobile App and have the conference information and schedule at your fingertips!
ARE THERE HELPFUL HINTS FOR NETWORKING? • Plan your conference schedule before you arrive in Las Vegas. This will give you more time to interact and engage with other attendees. • Do you have a colleague attending the meeting? Ask them to take you under their wing and introduce you to fellow attendees. • Attend as many social events and receptions as you can. You’ll be rewarded with free food and cocktails! • If this is your first NAA Conference, take part in all Newcomer events being offered. • Show up for sessions early. You’ll score a great seat and have time to mingle with the other attendees around you. • Need a conversation starter? Ask an attendee how they liked a session you both attended.
WHAT SHOULD I DO ONSITE? • Attend the NAA Thursday Night Party tonight! This is a great, relaxing way to meet other attendees. • Be flexible with your conference schedule. The “law of motion and responsibility”—formerly known as the “law of two feet”— should apply: If a session is not working for you, leave (even if you are seated up front). Go to another session or meet up with others outside the session rooms who want to engage in other conversations and networking opportunities. • Smile, be open and enjoy yourself! This is going to be a great experience and you are going to meet some wonderful people.
