Surprising Lessons From 100 Days of Rejection
Leasing Existing Apartments in a New Construction Market
T
he ability to overcome the fear of rejection—and even make it work in your favor—requires superhero powers, says speaker Jia Jiang. Author of “Rejection Proof” and producer of an amazing series of self-recorded episodes that demonstrate how, Jiang shared his secrets yesterday during the session “Surprising Lessons From 100 Days of Rejection.” Jiang says most people develop a fear of rejection at an early age that stays with them. Being afraid to ask for something—whether it’s a sales pitch or asking a person on a date—can be paralyzing. He says what’s worse is the regret that can come from not having asked. As a social experiment, Jiang decided to go public and ask 100 bizarre questions (requests) to see how people would respond. Among them—filmed through a hidden smartphone—was asking strangers for $100; could he have a “refill” on his hamburger order; would a police officer allow him to drive his cruiser; and if a donut

shop could make a customized five-piece donut shaped like Olympic rings. No question proved too outrageous, because he found if he asked enough people, eventually someone would say, “Yes.” “What are we afraid of?” he asked the audience. “People think that when they are rejected, it is all about [them], but really, it’s not. It’s just an opinion. If you hear ‘No,’ you must ask that person ‘Why?’ Hearing why, you can turn the rejection into a referral or you can word the question differently to get a ‘Yes.’”
ith new apartment development at an all-time high in nearly every market nationwide, existing apartment communities can struggle when competing against the shiny new property in their neighborhood. Lisa Trosien of ApartmentExpert. com offered strategies for overcoming this perceived handicap. “It’s tough, because ‘BrandNew’ is now an amenity in this industry,” Trosien says. “Residents who are shopping today are driving as much as 30 miles just to see a new property.” She says learning about the new competition and then drawing positive comparisons is a key first step. Those facts can be turned into marketing talking points. For one, point out that your community doesn’t have any of the annoyances that come from construction noise and dirt. Determine if an existing community has an edge in office hours, amenities or pet policies.
“Ask what do you have that they don’t have?” Trosien says. “What do you do better than them? Demonstrate to residents your knowledge of the neighborhood. Consider upgrading your website, because all the sites for all the new communities are so sexy.”
And while an existing community might not be as immaculate as a new development, there is no excuse for it to look sloppy, be unpainted, have anything that is “broken” or offer bad customer service. Additionally, she says, make friends with the competition because it could lead to referrals. “Some prospects might not be able to afford the higher rent at the new place, or it might not have the model size they are seeking.”

Google Me: Fostering a Balanced Company Culture
W
hile most people crave the comfort of working from home (all-day pajamas!), Google has worked to create an office where people actually want to come in every day. Imagine that. During the session “Google Me: Fostering a Balanced Company Culture,” Google National Partnerships Manager Lee Bienstock said there are four themes Google incorporates into their space: A casual collision of ideas; physical space that represents their DIY culture; following the mantra ‘data rules’; and building a space where people want to work. “We have a lot of introverts and extroverts and it’s hard to authentically foster idea-sharing among disparate teams,” said Bienstock, speaking to the first theme. “Don’t force it. The line at the Google café, for example, is actually one of the most valuable opportunities for employees to interact.” Bienstock also noted the importance of relying on numbers to drive decision making. “We have a
saying at Google. ‘In God we trust; everyone else has to bring data.’” Tracy Bowers, Managing Director for Matrix Residential/Pollack Shores Real Estate Group, said her company is focusing on hiring ‘smart creatives’—people who don’t like the status quo and care more about culture than money. To appeal to them, Bowers said companies must speak to their physical, emotional and intellectual needs. Her company is tapping into employees’ emotional needs by rewarding team achievements with team experiences, such as a nice dinner and trip to see a show. Matrix Residential also believes in the importance of empathy, and understanding where each employee is coming from. Every March, employees participate in “March a Mile In My Shoes,” a program in which team members in very different positions—such as a maintenance technician and leasing agent—swap jobs for the day. Now that’s a culture that speaks volumes.

It’s Not Just a Review, It’s Free Market Research

panel of marketers shared their experiences with making the most from online resident reviews yesterday in a session moderated by Veronica Romney of Entrata. “Today’s society represents the most opinionated group of consumers in the history of the planet,” Romney says. “Where there once was social media and review sites, those two entities are now combined. Reviews are everywhere. You can’t hide from them.”
Romney shared results from a recent national resident survey that showed 43 percent of respondents felt that a community with a “3” rating on a five-star scale was too
low for them to consider it. “You don’t just respond to reviews, you have to learn from them,” says WC Smith’s Holli Beckman. “You will get your crazy residents who will write crazy things, but you have to realize that technology (the ability to post a review instantly) will not affect their morality.” Michelle Moriello of Winn Residential says her company benefited from reviews that suggested street traffic through a military housing area was too dangerous by simply building a few speed bumps. Sara Graham of Dolben says it’s important to equip and encourage staff to solicit reviews from residents “even if they are good, bad or ugly.” Romney’s survey revealed that Facebook was the most popular review platform. She adds that Instagram showed the greatest disparity between resident comments and property management responses. “Because Instagram is not yet accessible via a desktop, apartment professionals are less able to interact on it,” she says.

Members of NAA’s NEXT GEN Committee spent Wednesday afternoon volunteering at the San Francisco and Marin Food Bank. The center sends out 48 million pounds of food annually. One in five in California and one in four in San Franciso are in need of food assistance. NAA volunteers packed over 11,000 pounds of corn, 20,000 carrots and 7,000 peppers (for a total of 38,000 pounds of food), which will be shipped out to the Bay Area within 48 hours.

Shelters to Shutters: Working to Solve Homelessness emergency, a car accident or other situations and find themselves where they never thought they would be—without a home. Since inception, Shelters to Shutters has placed dozens of participants with full-time employment and housing through its property management partners in 14 different cities in six states. In December 2012, Christopher Finlay came across an article profiling homelessness in Asheville, N.C. Contrary to most perceptions, the individuals highlighted in the article were willing, able and actively looking for employment, but with no home address to place on their applications, most were struggling to get an opportunity to interview. As the Managing Partner at Middleburg Real Estate Partners, Finlay knew there was something the apartment industry could offer these individuals and families that most couldn’t—employment AND housing. In 2014, he created Shelters to Shutters (S2S) to pair property management companies with individuals experiencing homelessness who are ready to work. It’s a non-profit organization that offers a pathway for economic independence and self-sufficiency. At the same time the program provides property management companies with a solution for finding pre-screened, job-trained candidates for their open entry-level positions. Finlay says one of the first steps in making this program successful was educating himself and his employees on what homelessness truly looks like and who the program participants would be. They learned that chronic homelessness is defined as involving either long-term or repeated bouts of homelessness coupled with disability (physical or mental). It is a common misconception that this group represents the majority of the homeless population. Rather, they account for less than 15 percent of the entire homeless population on a given day. Like the majority of people experiencing homelessness in our country, Shelters to Shutters’ participants have experienced a life-altering event such as job loss, domestic abuse, a medical
