Initial step was analyzing the program to find the dominent elements. These are the largest components at 1000 sqm each.

By analyzing the area we see a lack of aboriginal facilities. Near by aboriginal building is not catered to the community.


Now focusing on the aboriginal component we find over 1.4 million indigenous people that face assimilation and cultural survival.


The building can then break down the single aboriginal component and spread it across the building. Key moments then arise from the building showing cultural awareness.

Results abnormaly low, we disregard

Method 3- Using landcost document from the land registry office of a near by construction site: After analysing the history of the site and past transactions, we saw the last major transaction being $175,000,000. After breaking this down and getting a value of about $38,900sq m ($3615sq ft), We determined this value to be abnormaly high, and disregared it in further considerations. ___________________________________________________________________________________ Final - Average method 1 and 2 : (6922.3+5958.88)/2 = $6440.59 sq m Area of land : 78m x 35m = 2730m Cost of land: 2730 x 6440.59 = $17,582,810

Referencing Peachland Community Centre in Ontario Looking at the hard costs of the peachland community centre, the prices are based off the judgement, through expierence, of SSA Quantity Surveyors. The cost of construction they found resonable is $195 sqft.

Referencing Cavan Monaghan Community Centre in Ontario The cost per a square foot of this community centre was established through the book, Hanscombe Yardsticks for costing 2014. It provides an estimate for low to high range construction ranging from $215/sqft - $280/sqft. They also looked at similar centres and found the cost around $225 sqft. Final : Noting the abnormally low cost of the Peachland community centre, we will disregard that from consideration. We decided to average the high cost construction estimate and the one form rs means to get a more accurate representation of the hard cost. Cost of construction= (280+353.4) /2 = $316.5 sqft Final hard costs= 64560 x 316.5 = $20,433,240

Final: Comparing the high and low soft costs from both references we found it to be between 12 and 25 percent of the hard cost value. We average them to find the typical soft cost value. Final cost: Percent of hard cost= (25+11.54) /2= 18.27% Soft cost = .1827 x 20,433,240 = $ 3,733,153
