Busy start to season for taylor underwood
Sandstones, Croyde: sale agreed within seven days of marketing OIEO £585,000 THE season has got off to a strong start for taylor underwood, specialists in prestige coastal and lifestyle property in Croyde, Saunton, Woolacombe and Georgeham. So far this year the agency has agreed sales totalling around £3,680,000, building on the excellent performance by the company in 2014 which saw taylor underwood achieving record sales. Since the traditional start of the season at Easter, taylor underwood has been particularly busy. Within the last ten days offers have been received, or are currently being negotiated, on sales up to a total value of £2,550,000, including an offer placed, off market, for Rhu House on the Saunton Ridge. “We’ve had a great start to the season,” agreed Jane Taylor, founder of taylor underwood. “Activity has been especially strong in Croyde, where, in my experience, the property market always seems to get going earlier in the spring than other coastal areas. Croyde is usually first off the mark, and Woolacombe wakes up a little later! This may be because so many of the properties in Woolacombe have a sea view and this becomes a strong selling point as the spring progresses.” A number of prestigious properties have been sold off market by taylor underwood, including Brook House in Croyde, for a sum in excess of £850,000 and Forda Mead, also in Croyde, which invited offers in excess of £885,000. In Woolacombe, the sale of Number 2 Gull Rock, for £495,000, was also agreed off market. “The fact that we are able to sell properties before they are even marketed shows the strength of the current housing market,” said Jane. “It also reflects the strong database that we have at taylor underwood, with many serious buyers from London and the South East looking for properties in North Devon. At least 95% of our buyers are ready to proceed with a purchase, without requiring mortgages or additional finance, or needing to sell their own property first. “An off market sale can result in a tidier and more confidential sale, which can often suit both parties involved. In addition, the price achieved for the seller can sometimes be stronger than on
the open market. There is the further advantage for sellers that an off market sale is less disruptive, without the need to accommodate property viewings. Our sellers can rest assured that with a sale off or on the market, they will always receive the highly professional and personalised service that taylor underwood prides itself on providing for all clients.” In a number of recent cases, taylor underwood has gained offers within a matter of days of properties being launched on the market. For example, offers were received on two pretty coastal properties within a week: Sandstones in Croyde, looking for a sum in excess of £585,000 and Box Cottage in Georgeham, inviting offers in excess of £320,000. Jane is preparing to launch more properties within the next few weeks, including three stunning apartments in the Little Beach development in Woolacombe, with panoramic views across Woolacombe beach out to Lundy Island and over to Morte Point. Also ready for launch is a beautiful top floor two-bedroom apartment in Woolacombe with fantastic seaside views. “While we have had a busy Easter, the market for coastal property usually gathers pace in late April,” explained Jane, “as skiing holidays come to an end and children return to school. This means that buyers have more time to visit properties and explore the area. Also, we find that May can be a particularly good time to launch houses on the market, as the countryside starts to look at its best, with hedgerows filled with wild flowers and the trees covered in new foliage. In May the North Devon landscape looks so lovely, and allows our buyers to see the true beauty of the area.” With the general election now just weeks away, much has been written about the effect this is having on the UK’s property market as buyers adopt a wait-and-see approach, however this is not something that taylor underwood has noticed locally. “The North Devon coastal market is a niche market, and doesn’t seem to have been affected by the election so far. To be honest I am not expecting it to be, as buyers looking at the sort of properties that we sell have already made a decision to secure a house in North Devon. They love the area and are aware of the
