THORNE Farm comprises a period farmhouse with three holiday cottages in five acres of gardens, grounds and paddocks in Langtree. Thorne Farm is a five-bedroom farmhouse, Apple Acre is a four-bedroom holiday cottage and Clover Close and Garden Park are both one-bedroom holiday cottages, all with no occupational restrictions. All are offered for sale for the first time in over 40 years. There is also five acres of gardens, grounds and mead-

ows with additional grazing rights to Stowford Moor, and various outbuildings that could be developed, subject to the necessary consents. The owners have run Thorne Farm as a self-sufficient small holding, a sheep farm and for the past eight years, a successful holiday letting business. The properties are in a rural location yet only four miles from Torrington, which is a popular market town with many amenities. Thorne Farm dates back to the 18th century and retains many original features throughout. The property has a pretty, private garden to the front. From the front door is the entrance hall with a wide stair-

case leading to the first floor. The dual aspect sitting room has a character features including an inglenook fireplace and ceiling beams. The living room also has similar features. The kitchen is fully fitted with a range of units and an electric cooker while there is space for further appliances. The porch/utility room is wellequipped with base units and has space and plumbing for two washing machines and a tumble dryer. On the first floor are five bedrooms and a family bathroom. The first bedroom has built-in wardrobes while the second and third have built-in storage. Apple Acre is a detached,

four-bedroom holiday cottage, formerly an old milking shippon which has been beautifully converted. Parquet flooring runs through the lounge and open plan kitchen/dining room which also have beamed ceilings. The fitted kitchen has an electric cooker and plumbing for a washing machine. There is space for a family table and access to the two ground floor bedrooms. A shower room is also on the ground floor. On the first floor are two generous double bedrooms, with the first having an en suite bathroom. There is also a fully fitted bathroom. The cottage benefits from having a patio area with views over the orchard.

Garden Park was converted from a threshing barn and is of a generous size, with open plan living accommodation, a wood burning stove and a ground floor cloakroom. On the first floor is a double bedroom and a bathroom, with ample landing space that could be used as a second sleeping area. A small patio complements the cottage. Clover Cottage is the second in a pair of cottages converted from a threshing barn. It boasts open plan living accommodation on the ground floor and a generous double bedroom with an en suite on the first floor. A private garden with a border of flowers and shrubs is at the front of the cottage. This

cottage could, along with Garden Park, be joined to form one larger cottage. All cottages have designated parking spaces and the use of a picnic area. Outbuildings within the grounds include a cart shed, a garage and an open barn which could be converted subject to the necessary consents. The grounds extend to approximately five acres, and comprise two meadows and an orchard. The property is bordered by woodland and has grazing rights to Stowford Moor, a 45 acre common which extends to the Tarka Trail. Thorne Farm provides the opportunity for a home/income arrangement in a beautiful, rural location.

WICK HOUSE Week › £825,000 Phillips Smith & Dunn: 01271 327878 THIS grade two listed, thatched, country home has a wealth of charm and character. Dating back to medieval period and added to in the 17th century, Wick House boasts period features including open fireplaces, beamed ceilings and ancient windows. The accommodation boasts six bedrooms and four reception rooms, and could be easily divided for dual occupancy or to generate income. The property is set within two-and-a-half acres of mature gardens and paddocks in the small hamlet of Week, approximately half a mile from the A377 Barnstaple to Crediton road and within the Taw valley. Barnstaple is four miles away and four miles west of Barnstaple is Instow, with its sandy beach and sailing club. The accommodation opens into an entrance porch with a flagstone floor. The cross passage hallway has a superb original oak screen and leads to the sitting room. The dual aspect room has a flagstone floor, window seats and an open fireplace with a flagstone hearth and a partially exposed bread oven. The dining room also has similar character features, while a bar servery is set under the stairs. The drawing room has exposed ceiling beams and joists, an open fireplace and a heavy beam from the 17th century. The study also has exposed ceiling beams and an original tiled floor, while the utility room has work tops with space for a washing machine and

fridge freezer. A ground floor shower room and a boot room are useful spaces. The farmhouse kitchen is a light room with a fully tiled floor. There is an oil fired stove set in a fireplace, and a further open fireplace housing the boiler. An island is inset with a sink and a marble pastry board, while there is also an integrated fridge, a dishwasher, a double oven and a gas hob. A

door leads to the useful understairs pantry. A family room is off the study and forms part of the annexe. It has its own external access and exposed ceiling joists, cooker space, space and plumbing for a washing machine and a staircase leading to the first floor. It could be utilised as an open plan kitchen/ lounge, or incorporated into the main accommodation. From the hall of the main

house, stairs lead to the first floor landing which gives access to four of the property’s bedrooms. The first has a 17th century fireplace and three have built-in wardrobes. The four bedrooms are served by a family bathroom. A door leads from the landing to the two annexe bedrooms, and a bathroom. Outside the property is an enclosed front garden which overlooks the Taw

Valley and has a gravelled path and borders. There is also a greenhouse, a garden store, a potting shed, a double garage, a parking area for six vehicles, and a wood shed which is used as a laundry area for the annexe. The gardens of the property are mature and level and landscaped into many compartments, including a walled garden, a kitchen garden and a water garden.

There is also a paddock with separate road access. Within the grounds is a modern block barn incorporating stables, a workshop, a studio and a proposed orangery. These outbuildings could be developed, subject to the necessary consents. Wick House is a charming home which is steeped in history, with adaptable accommodation, beautiful grounds and potential for development.

The team at Marsdens goes that extra mile “We’ve always had a good association with Marsdens and would totally recommend them to anyone who is thinking of letting their property as a holiday home,” said Jamie. “We are thrilled with the number of bookings we have achieved with Hazelmere this year – even though it has not yet been on the letting market for 12 months.” Jodie added: “We have always found that Marsdens provides an excellent service handling our bookings and

the associated paperwork. Our payments are always received on time. It’s been totally stress free. And this is really important for us as we are away so much and can’t always be so ‘handson’. The team is always willing to go that extra mile for both homeowners and guests.” Property manager Sharon Egner added: “We are thrilled to let this wonderful family property in such a fantastic location. Large family holiday cottages in Woolacombe are always popular.” More information If you are interested in booking Hazelmere, contact the friendly reservations team on 01271 813777. Don’t let it just go spare...

It may be the smallest space in your home but that’s no reason to neglect your spare room

hether you have relatives coming to stay this Summer or simply want to ensure your home is ready for guests in the coming months, there’s no better time than the present to ensure your spare bedroom can be used to its full potential. This week, I want to give you some hints and tips as to how you can spruce up the space you have, so that guests can enjoy a home away from home when they come to visit. You’ll be pleased to know that giving a spare room a makeover needn’t be a huge project and it certainly doesn’t have to cost the earth either. In fact, it’s possible to give it a new lease of life with just a few simple updates. When refreshing a space, it’s always best to start with a good old fashioned de-clutter. Because spare rooms tend to not be frequented as often as other areas of the home, they can so easily become a storage area/dumping ground for unused clothes, toys, gym equipment or other paraphernalia, so making an effort to have a clear out of all the items you no longer need and

finding alternative homes for those you do is a great starting point. Once your spare room is clear and uncluttered, consider giving the room a refresh with a lick of paint. While re-decorating might seem like a daunting task at first, it needn’t be time consuming or expensive and it will work wonders at creating a light, airy space that your visitors can enjoy. When trying to decide on the perfect shade of paint for a spare room, it’s always a good idea to opt for a neutral tone on the walls, as this will provide you with a versatile canvas that allows you to introduce different patterns, textures and colours to the space via the use of soft furnishings and accessories. To reassure you, there are plenty of interesting neutral shades to choose from, so don’t for a second think you’re limited to beige and magnolia! Not only is the colour grey bang on trend at the moment, the likes of duck egg blue, sage and even pastel shades are all considered neutrals, so don’t be afraid to think outside the box! If you feel your spare room needs more than just a lick of

paint, there’s no reason why you shouldn’t consider introducing wallpaper as a way of invigorating the room, you just need to be clever in your choices. Remember, not only does the wallpaper you choose need to appeal to a variety of visitors, because the spare room is more often than not the smallest bedroom in a house, it’s important to also ensure the design you choose doesn’t overpower the space. Use wallpaper to add personality and highlight a particular area, but avoid large, bold prints, particularly in a small room and instead, opt for delicate patterns that will add interest in a subtle way. Be inspired by Cole and Son’s Rococo wallpaper which features a subtle metallic motif that’s perfect for a spare bedroom. Not only does the motif reflect light around the room, enhancing the feeling of spaciousness, it will also add interest to the space. It’s important that a spare room welcomes your guests with open arms, so you need to think carefully about the soft furnishings and accessories you introduce, as they will play a big part in creating a cosy and inviting atmosphere. Soft, comfortable bed linen is a must in any guest bedroom to ensure your visitors have a good night’s sleep, so it might be worth investing in a new duvet set if yours has seen better days.

Add to the mix some plush scatter cushions and a warm throw (for the colder months of the year) as they will further enhance the feeling of comfort in a spare room and will also provide a means of introducing different textures that will help to achieve that all important laid-back vibe. When it comes to the finishing touches, dot several scented candles around the room or add some fresh flowers just before your guests arrive and believe me, by the time you’re finished, your guests will be reluctant to leave!
