High-end interior designers can take the smallest spaces and turn them into luxurious enclaves.

AS THE ECONOMY CONTINUES ITS SLOW RECOVERY, the advantages of downsizing have come into focus for many home buyers. Apartments, condos and smaller homes, with their lower taxes, less complicated maintenance and more modest energy bills, have become increasingly appealing, especially for those whose children are grown. The savviest interior designers are finding creative ways to maximize the potential of these smaller spaces while retaining the sophistication of a larger estate. “The question is, how do we learn to live in smaller spaces without feeling crowded,” says designer Minoo Hersini, of Au Ciel Design Studio. “You can utilize quite a few different design elements, such as proportions and colors, to help turn a confined space into a place of warm, comfortable and stylish living.” 4

Hersini often starts by magnifying the effects of windows and natural light. For shades, she uses light fabrics or a solar shade such as MechoShade Systems, a sleek, translucent window covering that reduces glare while allowing residents to retain their outdoor view. “Using translucent glass for internal doors and windows is another way of permitting the flow of light while also preserving privacy,” Hersini adds. She also recommends skylights and recessed ceiling lighting to add extra lights and ambiance.

Contrasting wall and floor colorings also can add depth to a room. “I like to use a splash of contrasting color on beams, overhangs or one wall unit without compromising the harmony and overall balance,” she says. “For example, I would use burnt orange paint on a section of a rectangular room with dark hardwood floors, and a lighter shade of gray walls and trimmings of deeper gray to bring the room together and to break the elongated form of the room.” Good designers also take into account the

What About Furnishings? If you’re selecting furniture for a room with limited space, Minoo Hersini of Holly Hunt and J. Batchelor. “A play between curved and straight lines is the key to well-

She suggests elements such as a central kitchen island or deck that doubles as a space for children to do their homework. “There might be a desk nearby where a parent can work while the kids are nearby,” she says. “It helps the family to feel more connected.” Individual furnishings and décor also can add space to an interior. Barbara Kohn, co-founder of Paul Kohn Design, remembers creating an interior design for a pre-war, Fifth Avenue apartment in New York City. “This room was a challenge because it was north facing and did not have strong light,” she says. Kohn thought creatively and chose a baseline color scheme of cream and blues. “We don't often think of blue as a neutral color, but in this case, where it is used as a solid and in different tones, it works as the primary color accented with cream,” she says. The cream colors lightened the room’s atmosphere while the blues added depth. Kohn mixed together a dark blue velvet sofa, a lighter blue stripe on the Biedermeier chairs and the lightest version of

lifestyle of the home buyer, even when designing smaller spaces. For example, a dining room might double as an arts and crafts center for children or as a gift-wrapping room during the holidays. A designer might consider a multi-toned, rustic wooden table that can absorb stains and nicks but can look brilliantly festive for Christmas dinner with the right tablecloth and candelabra. Hillary Wallace, of Simon-Wallace Design, Inc., notes that kitchens and dining rooms often double as multi-functional spaces. “People tend to gravitate toward the kitchen these days because it’s comfortable,” she says. “Life is hectic and people like to relax, even when they’re entertaining. So the kitchen has become almost a showcase room for the home.” Wallace has worked with clients to remove walls and open up a kitchen so that it flows into a living room area, “almost like loft living,” she says. “By creating one big area, it’s easier for people to come together.”

blues in silk accents for the windows. “The cream fabric on the easy chairs was pleated to create squares,” she says. “We placed the antique mirrored screen with a large diamond pattern near the window to reflect light into the room.” Kohn added a patterned antique rug whose colors were limited to blues and cream colors. The combination of simplicity, repetition and texture came together to create a room that appeared to have depth and multiple facets but also was comfortable and soothing to the eye. In some cases, homeowners might opt for hideaway appliances or furnishings to maximize their space. Designer Troy Adams, creator of a concept called FusionDesign, has focused on new possibilities for the “kitchen within a kitchen” concept that was first made popular in the United States in the 1960s. “This concept is very similar to a tradition that is commonly found in high-end homes in Japan,” he says. “The visible ‘entertainment’ kitchen is where hosts

socialize while engaging in some light food prep. The ‘hidden’ kitchen is for food production and cleanup.” Adams has designed hidden walk-in pantries where food storage and retrieval occurs well out of sight of guests. He also has designed custom products such as the TansuChill, a Sub-Zero refrigerator and wine unit built into a Japanese-inspired cabinet. Recessed deeply into a wall, the TansuChill takes on the look and feel of furniture. “Nobody even knows it is a refrigerator until they open it,” Adams says. Another Adams product is the Total Cooktop, a kitchen island that conceals a microwave oven below. The surface appears to be a simple wooden countertop, but is actually a sliding cutting board made of exotic wood. The board can be pulled aside to reveal a working cooktop and sink. “These types of solutions are ideal for people who love to entertain,” Adams says. “All the food prep aspects are hidden and the kitchen is where guests can mingle, enjoy appetizers, sip a cocktail — all the fun stuff.”

A Perfect ‘H’

This captivating Chicago home blends

IN GLENCOE, ILL., ALONG CHICAGO’S NORTH SHORE, on a quiet street where several homeowners have lived for decades, this architectural masterpiece stands behind a circular drive as an optical illusion of sorts. The symmetry and light of the stucco, limestone and slate residence convince any visitor of its recent construction, yet it was custombuilt 11 years ago. “When you first look at the house, you think it is modern, but the feel of the house is not modern,” says the homeowner, an investor who has lived in the Chicago area since 1961. As avid art collectors, he and his wife were consistently involved in the home’s design, making certain the final product would do justice to their varied collection of pieces, mostly by artists active from the 1920s to the 1950s. “We haven’t added that many pieces; we had a lot of the art in our

other home,” he says. “I think that the walls and the layout could handle any type of art. It would really work [for someone] into modern art.” From above, the home is shaped like a capital letter “H,” a shape that evolved as designing progressed, says the owner, who worked with renowned architect Larry Booth, of Booth Hansen, on the home’s innovative layout and features. “It was hard because it isn’t our personality to let someone else make certain decisions, but it really worked out fabulously,” he says. Main living areas form the horizontal bar of the “H,” while two 2-car garages, including one with a 25-foot vaulted ceiling perfect for a basketball court, form their own wings as the bottom legs of the “H” on the home’s main level. Between the expansive walls beckoning for artwork, the house boasts several touches and features unexpected in a 1998 residence. Distinguished materials are an additional mark of the home’s transcendence. Anigre, an unusual, lustrous wood found throughout Africa, is used in the kitchen, library, master dressing room and master bath, and is often admired during showings, says listing agent Iris Garmisa, of Coldwell Banker Residential Brokerage in Glencoe, who also sold the couple’s previous home. With two bluestone patios, both perfect for enjoying breakfast while overlooking the lake, and a second-floor guest suite accessible only via a private staircase from the first floor, the $7.75 million residence is

My wife doesn’t know how to say ‘no,’” says the owner. Steps winding down through the wildflowers to the migrating beach tempt guests to explore the 115 feet of shoreline. Deep In the Heart … of Italy? The craftsmanship of this Tuscan mansion belies its Texas location.

IT MIGHT BE DEEP IN THE HEART OF TEXAS, but Villa Serena feels like a Tuscan estate. The 6,871-square-foot Mediterranean-style home is located in Frisco’s Starwood community, north of Dallas. From its tri-level pool to award-winning kitchen to activity rooms and wine grotto, the $1.95 million property is an ideal place to entertain friends, or simply relax. “It’s definitely a one-of-a-kind estate,” says Christina White of Coldwell Banker Residential Brokerage. “It’s an elegant Italian villa design with the perfect blend of artistry and modern technology.” Designed by renowned architect Ralph Bush and built in 2001,

THE LOCATION MIGHT BE MINNESOTA but little more than a glimpse of this estate evokes quintessential waterfront. “This home could be airlifted to any number of places from the Hamptons to Nantucket, on fresh or salt water, and fit right in,” says Realtor Ellen DeHaven with Coldwell Banker Burnet. But that first glance, that vision of the house just melting into the land with the water sparkling in the background, says the ideal setting is exactly where it is planted — on the tip of Bohn’s Point on Crystal Bay on Lake Minnetonka. Such a timeless presence, rare in a residence barely 10 years old, is wonderful testimony to architect Robert Lund and to the forethought, attention to detail and meticulous planning that went into every facet. This Arizona home was built by a master who is constantly reevaluating his formulas.

MASTER BUILDER F. O. BUCK DESCRIBES HIMSELF AS A FRUSTRATED ENGINEER who is intrigued by Old World math. It was no surprise that in his most recent creation he added, subtracted and recalculated every step of the way. “I change things as I go to make the house the best way I can,” explains Buck. “The home’s a labor of love that has evolved.” Built into the mountainside in Paradise Valley, Ariz., the southern European-style home was inspired by its views of Camelback and Superstition and Mummy mountains, city lights and the Paradise Valley Country Club Golf Course. Listed for $15.5 million by Walt Danley of Coldwell Banker Residential Brokerage, the home showcases 134 separate view windows and doors. “Almost every window was either changed in height or width and moved to maximize the many spectacular views from each room,” says Buck. “A good example would be the master bedroom view windows. The original plan was for five windows. After laying out the 50plus-foot exterior wall with a panoramic view, I could see that more window area was needed to maximize the view of Camelback Mountain. I added a sixth window and made them all larger. I wanted to frame the entire mountain as if it was a picture.”

As Customized As They Come Buck built this opulent estate as it would be his own and added a touch of elegance to every room. From the wood-paneled study to the spa-inspired master bath, this home has no shortcomings.

Buck’s first testament to southern European architecture was the great room, which takes its cue from ballrooms found in many ancient European castles. Spanning 95 feet in length, Buck’s ballroom encompasses a living room, dining room, full bar and a kitchen, none of which are divided by walls, only archways, columns and beams, most of which Buck and his team of more than 50 craftsmen and subconstractors designed, built and installed themselves. “The bigger castles always have a large ballroom,” he explains. “I wanted people to feel like they were in a grand old European estate.” After dividing space in the great room, it was clear that the floors would need a substitution. Rather than laying neutral travertine floors, Buck opted for stone floors with a classic Grecian pattern with diamond inlays. According to Buck, each piece of stone is 2 feet by 3 feet and weighs 60 pounds. "Every single tile on the floor took two people to put into place,” he says. “The stone floor will be there forever and the longer you walk on it, the better it will look." Modifications were made, but corners were never cut; because, like Old World math, Buck also admires Old World technique. “I’m not a faux person,” says Buck. “I do everything with natural materials. All the visuals that you see, feel and touch are what builders could have used hundreds of years ago.” It was hard labor that will support this home for centuries to come. Labor such as excavating 2- to 3-ton boulders from the site to incorporate in the construction. And inserting 16-inch steel beams within the home’s walls and running steel supports down 16 feet below the ground straight into solid rock. Don’t search for a cornerstone with Buck’s name, initials or date; his signature is in the personal touches. Buck knows the Telluride stone exterior was obtained from a quarry in Telluride, Colo., because the stone exudes the same color seen on the mountains; he loves that

color. And the Turkish front entry is a recreation of a 2,300-year-old original temple still standing in Ephesus, Turkey — a city being restored on the Mediterranean Sea. Buck’s end equation was radically different from his original plans, but the Old World-style of construction kept its integrity intact. “It’s a lot of extra labor if you want to do it right and really give it the feel that it was done by Old World craftsmen,” Buck explains. “I did it the way I would have done it 200 or 300 years ago. LISTENING TO JOSEPH COMMORATA DESCRIBE 5 TRAILSIDE PLACE is like witnessing a renowned sommelier elaborate on the subtle notes of a complex Bordeaux. Just as the sommelier appreciates the composition of a sophisticated wine, Commorata revels in the finer aspects of an exquisite home — and 5 Trailside Place is no ordinary home. The quintessential European estate is on the market in Saddle River, N.J., for $27.5 million. It’s approximately 20,000 square feet on 5 acres, which itself is unique; but add a plethora of Parisian artifacts and authentic Old

World-style architecture and construction, and you’ve got yourself a masterpiece. “What was previously planned was a house that would have sat in the front of the property in the shape of a box,” says Commorata, the co-owner of Commorata & Berardi, a custom design/build company based in Franklin Lakes, N.J. “We envisioned a house full of light with a long gallery through it. Light would filter through all of the rooms...A house that was designed specifically for the property, to take advantage of all the vistas.”

Commorata worked closely with the owners to ensure that all of the elements they wanted were in the design. That may be routine with customdesigned homes, but travelling to Paris to find material for a house is not so commonplace. “A lot of the artifacts in the house came from Paris,” Commorata says. His partner, Anthony Berardi, would visit the Paris flea market and send photos of interesting items from the 17th and 18 century. The result: “It sort of reminds you of the homes that were built in the gilded age,” Commorata says.

The walls are crafted of Parefeuille, a hand-made terra-cotta rescued from old farmhouses and chateaux around Provence. “We liked it so much that we bought whatever they had,” Commorata says of the Parefeuille. “We purchased this reclaimed material because of its patina, which has a color range from ochre and wheat to rose, apricot and moss. That blended with the warm antique wormy chestnut ceiling and is just an absolute delight to see. The color combinations are just unimaginable.” The inspiration for the estate’s breakfast area was a little closer to home. Commorata saw a brownstone in New York City’s Upper East Side that blew him away — he photographed it and showed it to the owners. The curved glass design was incorporated into the breakfast room, overlooking the pool, patio and courtyard. Every single element in the residence is customized, from the drive-through porte cochere bronze carriage bumps to a stunning bronze 18th-century outdoor light fixture. The windows and doors hail from a small Montreal boutique. “None of the doors and windows in the house came out of a book,” Commorata says. “They were all individually sketched and sent to the manufacturer to create shop drawings. The garage doors, for example, are solid mahogany. They’re not something that you’ll see anywhere.” Commorata says the owners designed the house with a motive to get their children, grandchildren and friends to visit. Q: Define a great picture. A: It brings you into the frame. You feel yourself walking on the grass, sitting in chaise lounges or basking in sunlight. Q: The front of my home is blocked by trees and bushes. Should they be cut down? A: It depends on the mystique you are selling. If your home is being marketed as a private retreat, then the trees can be used to your advantage, and it would be the photographer’s job to enhance the position of the trees. The trees may need to be trimmed, but I don’t think you need to go through the expense of removing trees until you have a plan in place. Even if a tree blocks the view to the front door, it can be photographed as a highlight versus a hindrance. Q: I have a beautiful circa-1890 home, but some of the greatest rooms need renovation. Should I avoid taking pictures of them? A: For those who appreciate the beauty of such homes, they will expect to see certain distinguishing features. Rather than hiding them, your photographer should know how to shoot these areas to beautifully accentuate them and actually increase interest. Some minor staging may be required so the buyer will see the features’ uniqueness and be excited by anticipated renovations. Q: Shouldn’t a good photographer be able to make any room look good? A: We can certainly make sure the quality of the picture is superb, the lighting is complementary and elements are properly highlighted, but it helps if we have something to work with.
