Take a generous helping of pristine beachfront property, a dash of culture and a unique mixture of housing flavors and styles ... stir in some cosmopolitan flair and you have the recipe for our markets to watch list. Part two in our year-long anniversary series, this article looks at 40 diverse locales from 23 countries and territories that are on the radar for today’s discriminating, international home buyer. Each market made the list for a different reason, be it because it is a tried and true high-end address that is holding its value, a new luxury destination, et cetera. Some of the more exotic places on the list include Phuket, Mumbai and Vietnam. There are also a number of European addresses on the list; the Caribbean is well represented; and you’ll hit a U.S. location 16 times before all is said and done. I loved the sheer variety found in the top 40 and the fact that welltalked-about places sit next to some fairly well-kept secrets. As always, writer Camilla McLaughlin did her homework to give us a truly global view of luxury, with some great tidbits and did-you-know facts thrown in. To find out what city’s high-net-worth population is growing at a startling 20 percent a year, or which location has the cleanest air on earth (according to NASA), turn to page 50. A number of new luxury residential buildings are also underway. Real estate here is definitely in recovery mode with ranches and properties with acreage getting renewed attention.

Hong Kong China’s appetite for luxury has only recently awakened, but already Chinese buyers are making an impression in many global property markets. Further testimony can be seen in the ongoing run-up in prices in Hong Kong, where sales of homes priced at more than HK$10 million rose by more than 45 percent in 2009. New Zealand Although homes and condos elicit interest from foreign nationals, the rush is on for farm properties. A group of German investors recently bought 11 farms and other German and Chinese interests are bidding to purchase other farms.

Hawaii, Oahu More than tropical ambiance brings buyers to Oahu, which is a melting pot for international elite. The overall lifestyle, ease of living with access to shopping, culture, medical service and excellent schools add to the allure, particularly for those coming from the Pacific Rim and Japan. Australians and New Zealanders are also looking here. Houston Texas ranks fourth among U.S. states for foreign buyers. Wealthy Mexicans increasingly look to cities such as Houston and San Antonio as places to invest and live. But Houston holds its own internationally. Only New York has more Fortune 500 corporate headquarters. The city is recognized as a global center for energy as well as for biomedical research and aeronautics. Las Vegas International bargain hunters have their eye on Las Vegas and they are looking at properties on the Strip as well as single-family homes. Gated

Naples, Fla. The presence of two Ritz-Carltons speaks to the luxury cachet of this pristine community. Miles of beaches, vibrant arts and culture (including a philharmonic) and diverse property types all speak to an excellence that has more international buyers in Florida looking west.

Lately, countries of origin seen most frequently are China and Canada. London With the 2012 Olympics and an upcoming royal wedding, London should capture more than its usually large share of the international spotlight. It vies with New York as the top global city. More languages are spoken here than any other city. Record sales to foreign nationals in 2010 might only be the beginning of a wave of international transactions. Miami Being selected as the sister site to Art Basel Switzerland solidified Miami Beach’s status as an international art center. People from all over the world visit Miami and a good number also buy real estate. Strong buying by foreign nationals is helping drive the recovery in sales. The super high end is seeing more

buyers from Brazil, Russia and Mexico. Mumbai Mumbai’s standing as a global city continues to rise. With the number of high-net-worth individuals growing by 20 percent a year, India rivals Singapore in wealth creation. Reportedly, Donald Trump’s sights are set on Mumbai as the site for his newest venture. New York Real estate in very few locales is as international as it is in Manhattan, which perennially ranks as one or two on lists of global cities. Don’t expect the Big Apple’s luster to dim this year. Along with the usual mix of Russian, European and Asian buyers, brokers also are seeing more South Americans. Oakville Oakville is to Toronto as Connecticut is to New York. Excellent private schools, miles of waterfront and the proximity to Toronto make Oakville attractive to buyers from India, China and Dubai,

Orlando More foreign buyers purchase homes in Orlando than any other U.S. city. More than Disney makes this an international mecca. Waterfront properties, gated communities, luxury condos and golf communities are the reason why foreign nationals buy here. Palm Beach Florida’s Gold Coast remains a platinum destination and is the site for some of the highest U.S. sales in 2010. The adjustment in U.S. prices and the value of the dollar creates exceptional buying opportunities compared to similar European resorts. Fort Lauderdale is also becoming increasingly cosmopolitan. Panama From cool mountain golf communities to sizzling beach settings, Panama has a little bit of everything. Although the pace of development has slowed, new properties are still coming online. Foreign buyers, including Americans, Venezuelans, Columbians, Canadians and Europeans are back here. Phuket Last year was one of the strongest for highend sales here with branded five-star resorts such as Amanpuri, Trisara, Andara and Sri Panwa taking the lead. Luxury is again expected to be the big story in 2011, with strong buying from Russians as well as Asians. Newcomers to the real estate market here include British, Germans, Dutch and Scandinavians. San Francisco Foreign buyers and the recovery in equities have boosted the market through the $2.5 million level here. With a strong Chinese cultural base already in place, this is a popular location for Chinese buyers. Indian buyers, already working in Silicon Valley, account for about 14 to 20 percent of

Puerto Vallarta At once quaint and cosmopolitan, this city set against the turquoise backdrop of the Bay of Banderos appears on many “best of� lists. Fluctuating currencies often bring an influx of Europeans.

San Miguel de Allende Nestled in the mountains north of Mexico City, San Miguel is a place where people come to reinvent themselves; more than 10 percent of the population is expats with a majority coming from North America. Scottsdale Arizona, especially areas surrounding Phoenix, has become a second-home haven for Canadians, particularly those hailing from western provinces. Seattle We don’t often think of Seattle as a mecca of international buying, but increasingly buyers from the Pacific Rim, especially China, are looking here. Ironically, foreign investor interest may be to blame, as this caused the rand to strengthen, and housing prices (relative to the dollar and euro) to rise dramatically. But fourth-quarter growth slowed and prices now may be on the decline, so this bears watching.

St. Barths Considered the Beverly Hills of the Caribbean, this small island is a happening place from December to March, when it becomes a preferred refuge for the rich and famous. Tahiti Nothing appeals more than an island paradise. If interest in owning real estate here and the number of upscale residential offerings are any proof, the world may be getting smaller. Increasingly, high-networth individuals and celebs are opting for Bora Bora. Telluride This historic mountain town surrounded by 12,000-foot peaks offers Colorado’s most singular luxury experience. The dramatic box canyon setting brings a level of privacy few other Colorado locales can match. Superb skiing and properties ranging from quaint walk-to-everything homes to ranches and mountain hideaways bring buyers from the Pacific Rim, the U.S. and South America. USVI, St. John Three-quarters of St. John is a national park, making the island a garden paradise. Some of the best beaches in the world, easy access from the U.S. and full deeded ownership make this a haven for residents of America’s East Coast. Buyers come from the U.S. and Canada, including Vancouver. Vancouver Noted as the city with the highest quality of life in North America, Vancouver is also one of the most diverse multicultural cities in the world. A

LOS CABOS, MEXICO: A (LUXURY) HOME AWAY FROM HOME at DEL MAR Mar’s success, affirms developer Ron Hatfield: property management and level of service. “We were the first in Los Cabos to bring the idea of resort-style services to luxury private villas — to really offer carefree ownership,” he explains. “However, it’s the level of service we offer here that sets us apart.” What began as six oceanfront villas now spans into three separate communities, with 186 villas sold and another 150 on the way. Nestled on the Pacific coast of Costa Rica, Los Sueños Resort and Marina began as a parcel of land that developer Bill Royster “fell in love with” the moment he saw it 20 years ago. As Royster puts it, “Nature gave me a great canvas to paint on.” Translating to “the dreams,” Los Sueños includes more than 500 homes, from $3.5 million oceanfront villas to Royster’s newest venture, Altavista Los Sueños. Such is the case with the acclaimed Frank Sinatra estate in Los Angeles, Calif., which was on the market for less than one month before selling at $18.5 million.

Bell Ranch in San Miguel County, N.M., sold for $83 million cash in August 2010. Occupying 290,100 deeded acres 150 miles east of Santa Fe, the property — according to C. Combining ‘Water, Life and Light’ “Often it starts with an interview — just the client and myself,” explains Justin Muir, principal designer at City Aquarium, a company that has been creating custom aquariums and installations since 1998. From there, Muir begins creating works of art that bring together “Water, Life and Light.” While Muir collaborates with the best interior and furniture designers in the world, some of his best inspiration comes from the social scene. “People give me ideas,” he says. “Watching others is really inspiring to me.” When it comes to materials used in each project, Muir looks for exotic and unusual. In a recent project he named “Galactica,” Muir made use of chrome, wenge, leather and angelic platinum Koi, farm-raised in Israel. The project, he says, is “out of this world.” The aquariums can cost an average of $30,000 to $50,000.

With its high-rise towers lining the oceanfront and gated estates dipped in art deco glamour, greater Miami tends to dominate the discussion on Florida real estate in both good times and bad. But the Florida luxury market is as diverse as the Sunshine State itself, and current conditions vary widely. And in the pristine islands scattered across the Caribbean, not far off the Florida coast, even more exotic opportunities await buyers. Coldwell Banker Residential Real Estate’s Jill Hertzberg — she and Jill Eber comprise “The Jills” team that maintains a celebrity-studded client list — suggests that the rumors of Miami’s demise have been greatly exaggerated. Even once-empty condo towers, images synonymous with a market crash, have begun filling up thanks to deep discounting. “The market last year was tough, but in the last few months, it has started to percolate and the best properties are starting to go,” reports Hertzberg, who is confident 2011 will reflect continued progress despite some remaining price resistance. Her confidence is largely based on Miami’s sound fundamentals: a cosmopolitan, world-class waterfront city with strong international appeal. “There will always be people who desire great destinations,” she insists. “We’ve seen the market pick up tremendously, with people once again wanting to spend money,” offers Hertzberg’s partner, Jill Eber, who has seen increased enthusiasm since December. The Jills currently boast the highestpriced listing ever posted in Miami, a 30,000-square-foot contemporary estate on Biscayne Bay. “I’ve seen incredible properties up and down the coast, but I’ve never seen one like this,” declares Eber, who suggests it is more of a resort than a house. Despite the $60 million price tag, she reports very serious interest in this property. Specializing in the Miami-area communities of Coral Gables,

Coconut Grove and South Miami is Josie Wang of Avatar Real Estate Services, who maintains, “The luxury market is moving again, not just because of local buyers seeking to upgrade, but through lots of international buyers as well.” Prices, however, are still fragile in her opinion, and although activity has increased and values have begun to stabilize, she does not foresee bona fide price appreciation in the near future. “Because inventories are still high, pricing has to be aggressive,” she insists. This top producer suggests this is a particularly good time to invest in these sunny, affluent locales. Less than an hour north of Miami is Boca Raton, where resort-like condominium complexes hug a white-sand beach and sprawling estates line emerald fairways inside gated communities. The market here has been slow to recover and Scott Agran of Lang Realty reports some current prices are below replacement value. Nonetheless, he remains guardedly optimistic about 2011. “I think we’ll do modestly better than 2010…volume should be up slightly, but there’s still downward pressure on pricing,” he reports. Agran believes a robust recovery is contingent on a significant resumption of job growth and increase in confidence. But when that happens, he believes reticent buyers who have been putting off their purchases for several years will come flooding back into the market. Unlike most distressed markets, however, the area does not suffer from an oversupply of housing. “Boca Raton is virtually built-out, with an inventory of available housing in the 6-to-8-percent range, below historical norms,” explains Agran. Because condominiums were not overbuilt to the extent they were in the Miami area, he reports their sales do not appear to be lagging behind single-family homes. paced cosmopolitan vibe with nightclubs and casinos. “It’s a true 24-hour island, which is unusual in the Caribbean,” he says, adding that its French neighbor is more relaxing. Island Real Estate Team’s Arun Jagtiani reports that St. Maarten is incredibly diverse, claiming 90 different nationalities are represented there. Caribbean luxury real estate markets have been profoundly affected by the global recession, but St. Maarten has been spared a severe downturn. “We’ve seen better days, but property values have only dropped about 5 percent,” notes Jagtiani, who has lost some buyers to Florida, where deeper discounts are available. In recent months, however, he has observed that buyers, accepting the fact that St. Maarten prices will not be dropping much further, are beginning to act. Meanwhile, sellers are beginning to be more receptive, particularly to cash offers. “With both sides now working from a slightly different mindset, I think it creates the perfect formula for activity to dramatically increase,” says Jagtiani. In St. Maarten, an oceanfront condo can be obtained for $800,000, but a luxury house on the beach requires an investment of $2 million to $3 million. A simulative effect on the Dutch side of the island is the government’s favorable tax policies, with no annual property tax and no capital gains tax. More laid-back French St. Martin is priced competitively vis-à-vis competing Caribbean destinations such as Antigua or Barbados. And even with $5 million beachfront villas, it is a steal compared to ritzy St. Barths. “It’s a diamond with many facets,” insists Pierres Caraibes’ Lesley Reed, who explains, “With its beaches, restaurants, shopping, hiking and riding, it has something for everybody.” She reports 60 to 70 percent of buyers are Americans, with the remainder from Europe, almost all of them seeking vacation villas. The Americans, accustomed to a buyer’s market in the States, try to extract deep discounts in St. Martin, which has the effect of flattening the market. Reed acknowledges that taxes are higher than on the Dutch side of the island, but quips, “If you don’t pay anything, you don’t get anything,” touting the French side’s superior infrastructure. The French territory of St. Barths is the kind of place where Hollywood stars rub bronzed shoulders with Russian petro-billionaires and Brazilian supermodels. RE/MAX Island Properties’ David VanderNoot explains that the national origin of the island’s buyers is rapidly changing. “Up until five years ago, 80 percent of St. Barths buyers were from the U.S., but now clients from South America, Mexico, Russia and Eastern Europe have reduced that to about 50 percent,” he says. VanderNoot reports that St. Barth’s values are currently 15 to 25 percent below their heights, making this a smart time to invest in what will always be considered paradise by the rich and famous. Despite the market adjustments, a beachfront home in St. Barths can still command more than $15 million, and Russian billionaire Roman Abramovich reportedly paid close to $90 million for a magnificent 70-acre beachfront estate on the island in 2009.

at least $3.5 million. At press time, there were 52 Boca Raton properties priced higher than $5 million; 10 of those in excess of $10 million. Carmen D’Angelo, Jr., whose Premier Estate Properties primarily specializes in the Gold Coast communities of Boca Raton, Hillsboro Beach, Delray Beach and Highland Beach, is bullish about 2011. He suggests that a rising stock market and burgeoning activity in Beverly Hills and New York in 2010 are leading indicators for a more robust South Florida luxury market. “Buyers are back in the market to enjoy the Florida lifestyle,” he reports, noting that clients are always looking for distinctive architecture and fabulous locations. “Anything on the waterfront is in demand, and if it’s not on the water, people prefer more substantial acreage,” observes D’Angelo. Debra Duvall of Water Pointe Realty Group is a key player on Florida’s Treasure Coast, approximately 100 miles north of Miami. Restrictions on density here prevented the overbuilding experienced in other parts of the state, thereby mitigating the damage. “Many people are still in trouble, but this cycle has recouped more quickly than some I’ve seen in the past,” she says, noting that the scarcity of premier waterfront and golf-course properties contributes to price support. Upbeat about current trends, the long-time Treasure Coast resident sees this as an ideal time for baby boomers to invest, whether they are approaching retirement or planning for the future. Duvall cites increased sales in 2010 and is confident the trend will continue in 2011. “Prices have stabilized but there are still a lot of good buying opportunities for people,” she says, suggesting some neighborhoods may even see modest price appreciation. Luxury homes of 4,000 square feet begin at $1 million in gated golf communities, while large oceanfront houses command more than $3 million. Once the exclusive retreat for winter-weary New Yorkers, Florida now attracts a far more diverse customer base. D’Angelo reports that Canadians comprise the bulk of international buyers in his company’s Gold Coast territory. Hertzberg notes that while Miami Beach used to be a distant Big Apple suburb, only about one-third of her luxury buyers currently hail from the Northeast U.S. Another one-third are Europeans fleeing their own frigid winters, and the remaining one-third are South Americans, partially fueled by Brazil’s powerhouse economy. Wang confirms the influx of foreign clients, citing Russian condo buyers and the sudden appearance of Asians in the Miami market. Even in the Treasure Coast, Duvall reports buyers from around the globe, many connected with biotech firms relocating to an area whose second nickname is the “Research Coast.” Drawing a thoroughly international clientele is the luxury market in the sun-kissed islands of St. Martin and St. Barthélemy (“St. Barths”), comprising one of the most coveted corners of the Caribbean. The 37-squaremile island of St. Martin has a split personality — its northern half (St. Martin) is under the French flag while its southern portion (St. Maarten) is Dutch. From beachfront mansions to canal-front villas to private islands, high-end waterfront properties in the Bahamas offer tremendous value right now. By Michael Morgenthal

Lyford Cay and Old Fort Bay on New Providence (the Bahamas’ main commercial island, home to Nassau), Ocean Club Estates on Paradise Island, and Harbor Island and Windermere Island just off of Eleuthera. At Old Fort Bay, prices range from $2.3 million for a 60-foot-wide canal-front lot with a “Key West-style” home with private dock, to $17 million for a stunning mansion on a triple lot with both beach and canal frontage. But newer projects with finished amenities are also proving attractive. On Abaco, Baker’s Bay recently completed its golf course, marina and marina village despite a lack of sales in 2008 and 2009, Christie explains, and is now fetching up to $4 million for a beachfront lot. While Lyford Cay and Old Fort Bay beachfront property commands $30,000 to $60,000 per beachfront foot, that decreases on the outer islands that are vacation-home havens, such as Eleuthera, Abaco and Exuma, explains George Damianos, president of Damianos Sotheby’s International Realty. On Eleuthera, 5 to 10 beachfront acres can cost around $3 million. Wealthy

buyers drawn by the Bahamas’ tax-neutral status look to buy on New Providence and Paradise Island, with their proximity to the international airport and commercial services in Nassau. Proximity to a private airstrip is a primary concern for buyers of private islands, Damianos says, of which there are 30 to 50 currently available in the Bahamas. Good private islands also enjoy deep-water access for delivery of building supplies, mail and provisions; and some elevation — a home even 30 feet above sea level captures the breezes and protects against hurricanes. Such ultra-privacy attracts many celebrities — in January, Larry Roberts, CEO of Bahamas Realty, was finishing a $15 million private-island sale to Shakira. He cautions that private island purchases can take up to two years, and even then, the buyer must understand all that owning a private island entails. “The logistics of organizing, staffing, getting there, supplies [if you’re starting from scratch], then building — it is very expensive,” he states.

What does paradise cost? About 25-to-40-percent less than before, say Realtors in the Bahamas, where prices for luxury waterfront homes have dipped that much when compared to their 2006-2008 highs. “Realistically priced” luxury homes in this heavenly 700-island archipelago just 50 miles off the Florida coast sold well in 2010 after a quiet 2009. Realtors expect this will continue in 2011, with prices creeping back up — just not at the 10-percent per year that was the norm from 2000 to 2008. A still-uncertain economy plus the recent failure of several high-profile resort projects have pushed today’s Bahamas luxury buyers toward established developments more so than new projects that may not be complete, states John Christie, vice president of H.G. Christie Ltd. “Even though it may not be a new development, [buyers] don’t have to rely on a developer to finish a golf course, et cetera, only to have [the developer] run out of money and leave [buyers] holding the bag,” Christie says. That leads buyers to upscale enclaves such as

Wellington is an environment where high-profile spectators can relax in a setting of privacy. The Realtors themselves tend to be horse enthusiasts. She says Wellington has become an international hub as competitors come from as far away as England, Sweden, Germany and South America. “You go out and you hear French, German, Dutch, Spanish and many other languages,” she says. “You meet so many interesting and successful people. It’s a fabulous experience.” O’Connor recently listed the home of McLain Ward, an American show jumping competitor and Olympic gold medalist, at $2.25 million. Lying just a two-minute walk from the festival grounds, the four-bedroom, threebathroom home comes with a groom’s quarters, round pen and a five-stall barn with a permit to add up to three more stalls. “There are some phenomenal buys,” says Realtor Marley Goodman of Illustrated Properties in Wellington. “People can get a great amount of acreage for a great deal.” In the outskirts of Wellington, Goodman says, buyers can get a 10-acre property with a four- to five-bedroom home, 20-stall barn, plus amenities such as tennis courts and a pool, for between $1.9 million and $4.5 million. Goodman competes as an amateur on weekends with a horse named U-2. She has won multiple awards competing throughout Europe and North America, and she knows many people on the equestrian circuit. “It used to be that Europeans dominated the equestrian world, but the Americans are definitely rising,” she says. The swelling tide of visitors to Wellington is bringing more potential home buyers, particularly as American youths become more interested in the sport. “The numbers are up here, because you can’t beat the location,” she says.

Santa Barbara ~ California For more than 80 years, the Santa Barbara National Horse Show has attracted horse lovers from around the globe for multiple dressage events. Interest remains strong in ranch properties in the area, in part because prices are adjusting downward, says Realtor Kerry Mormann of Kerry Mormann & Associates. “Since 2007, we’ve seen a 20- to 40-percent decrease. Many appraisers think we’re back to 2003 and 2004 levels,” he says. “But I’ve seen a spike in interest among our potential buyers in the past three to four months. There seems to be more optimism about the economy.” Also, Santa Barbara does not have as great a sup-

Colorado For the outdoor sports enthusiast who also owns horses, Colorado is a dream destination. It’s a good time to buy: Ranch and farm prices here have decreased modestly from their heights in 2005, Realtors say. In the southwestern part of the state, prices are 15- to 30-percent lower than they were six years ago, says Realtor Tom Morse, founder of Legacy Properties West, LLC, based in Durango. “We’ve got triple the buyer interest that we had two years ago,” Morse adds. “Everyone seems to be doing better, and since the tax compromise, people at least know what the rules are for the next two years.” The “hottest” properties encompass outdoor amenities such as a river, access to forest land and ample acreage for horseback riding. One of Morse’s properties, the Estate at Keyah Grande, is nestled on more than 100 acres and lies adjacent to unspoiled wilderness in Colorado’s San Juan Mountains. Listed at $16.5 million, the property includes a 22,000-square-foot home. “When you have a quality property with the amenities people are looking for, that property tends to get a premium,” Morse says. “And those are the ones that are selling.” Similarly, Ron Weisser has had no trouble selling parcels of land in his prestigious development High Aspen Ranch, which he launched in 2005. Out of 29 original parcels, two remain, each spanning about 36 acres and standing at an elevation of about 7,700 feet. “High Aspen is just a fun place to be,” Weisser says. “Not only do you have beautiful views of the Aspen valley, the people here are well traveled and successful, and there’s a good family atmosphere.” Homes range from $3 million to $10 million. Though most are second homes, owners come back year-round for outdoor recreation, Weisser says. High Aspen Ranch offers amenities such as a clubhouse, stables, riding trails,

Roanoke ~ Virginia Realtor Bill Gearhart enjoys Roanoke for many reasons — the symphony, theater, museum, excellent schools and breathtaking views of the Blue Ridge and Appalachian mountains, among them. People think of Roanoke as an affordable country escape, he says, and interest has remained strong. “In the high-end farm market, the prices started stabilizing between 2009 and 2010,” says Gearhart, president of Coldwell Banker Townside. Gearhart just sold a 57-acre farm with a riding ring and 4,000-square-foot home for only $1 million. One of his active listings, Sundance East Farm, is a 357-acre cattle farm for $2.2 million. Its 3,100-square-foot, rustic-sided home includes vaulted ceilings and exposed beams. Gearhart noted the Roanoke residential market also continues to draw steady interest; condominiums sell for up to $2 million. “We have 10 colleges and universities within an hour of us, and we’re within five hours of the Atlantic Ocean,” he says. “There’s a lot to offer for a community this size.”

Lexington ~ Kentucky In 2010, The Wall Street Journal rated Lexington, Kentucky, as one of the 10 best investment markets for residential real estate. Stable jobs and moderate growth protect the real estate market from extreme swings. “For the past couple of years, farm prices have gone down maybe 10 percent per year,” says Realtor Arnold Kirkpatrick, president of Kirkpatrick & Company, whose management team includes two equine veterinarians. “The interest here remains very strong.” For $2 million to $5 million, buyers can obtain between 80 and 500 acres of land, depending on the size of the home and other amenities. Kirkpatrick lists a 40acre parcel with an 11,000-square-foot stone home that once belonged to the Harkness family, some of the early investors in Standard Oil. It contains a ship’s bar finished with fixtures from a yacht that served as a troop carrier in World War I. The home’s price has been reduced from $5 million to $4.5 million. Kirkpatrick says buyers continue to show a strong interest in Lexington even though the thoroughbred business is undergoing a significant contraction. “We’ve had an infusion of horses in other disciplines,” he says. “We had World Equestrian Games here in September and October, and we just put $100 million into the Kentucky Horse Park. In The Right Place A ski bum walked into Mason Morse and asked for a job. Today, he runs the company. hen Bob Starodoj first descended the slopes of Aspen, he had no idea it would lead to his ascent in the world of luxury real estate. Starodoj, who graduated from the University of Colorado with a degree in political science and served as drill instructor during a stint in the Army, visited Aspen to ski with college buddies. He never left. “The success of Aspen has been the key to my success,” says Starodoj, CEO of Mason Morse Real Estate and the major stockholder in the firm. “I made a lifestyle decision that I wanted to live here because I was happy. Somebody says I was in the right place for the wrong reason because I was a ski bum, but I was in the right place and that’s what is important.” Starodoj literally walked into Mason Morse from off the street. Starodoj, who studied for his real estate license

while in college, was passing the agency after a restaurant venture failed to get off the ground and asked for a job, which he miraculously landed. “I’ve been in the business for almost 43 years and I still enjoy coming to work,” says Starodoj. “I don’t feel like it’s work. In this type of market it can be frustrating, but it is always interesting. My days seem to fly by.” In addition to marketing luxury homes, Mason Morse features a ranch division, which fits Starodoj’s outdoorsman personality. He is an avid fly fisherman and bird hunter and travels often beyond his backyard. “I make a point every year to take a trip and go somewhere all by myself where I know no one just to see what I’m going to encounter,” says Starodoj. “It’s enhanced my business many times over just by the people I’ve met. I’ve had some absolutely marvelous experiences.”

Endless Inspiration Designer Jamie Drake is motivated by travel, food, other artists, or just walking the city streets.

or many people, art is something to be displayed on a wall. For designer Jamie Drake, art is the wall. Or any elements capable of exhibiting his signature touch of bold color. Drake, an award-winning designer based in New York City, remembers his first “project” being his backyard fort at the age of 6. His mother was a painter, his father a printer, and two cousins, Bernard Burge and Yale Burge, were renowned designers. “I think I always knew it was going to be my career,” says Drake, who by the age of 10 was putting his own colorful designs on paper. “Color was always something that fascinated me, and the juxtaposition of colors and how they affect each other when put together.” As a young man, Drake found inspiration in the works of artists such as Gene Davis, Bridget Riley and Wassily Kandinsky, to name just a few.

“People who really played with color a lot,” says Drake. “My work is an art form. The placement of color is approached with an innate painterly sense. My palette is made up of fabrics, woods, rugs, stones, glass and myriad other tactile selections. A room is my canvas.” Drake’s client list ranges from Madonna to New York City Mayor Michael Bloomberg. In 2002, Drake oversaw the renovation, restoration and redecoration of Gracie Mansion, the mayor’s ceremonial residence. “When we design something we design it as an entire concept, an entire vision,” says Drake. “My own personal wellsprings include travel, whether it’s to Mumbai or Missouri, and I’m a voracious reader of magazines, both in the interior design world as well as the greater world of fashion, travel, food. Those are all fun for inspiration. “And I adore living in New York. There is endless inspiration just walking down the street.”
