This ensures the property is worth the price they are paying. APPROVAL - This is the final decision from the bank following an appraisal, inspection and financial review. Process will move faster with pre-approval. CLOSING - Final meeting where the buyer and seller complete the transaction. CLOSING COSTS - Fees that are paid at the end of the transaction which include taxes, insurance and other lender expenses. Many home renovation projects can be completed without the help of professional contractors, especially when homeowners take steps to avoid some of the more common mistakes made by DIYers. But some projects still need to be left to professionals.
Pride tends to swell when homeowners successfully complete do-it-yourself projects on their homes. In addition to saving homeowners money, DIY projects provide a unique way for men and women to personally connect with their homes. The ability to look at a finished project and say it’s a result of your own handiwork can make a home feel more your own. As fun and fulfilling as DIY projects can be, they also can be nerve-wracking and induce anxiety. When DIY projects falter, fixing them can prove costly, as homeowners typically must call in contractors to correct their mistakes and get a project back on track. That results in additional labor and material costs that might have been avoidable.

Busy professionals balancing work and their personal lives often wish there was more time in the day. Though it might be impossible to create more minutes in the day, adults can take steps to be more efficient with their time. The more efficient people can be with their time, the more that time should begin to feel like their own.
Audit yourself It’s hard to be more efficient with your time if you’re not certain about where you’re being inefficient. Audit how you’re spending time each day, jotting down everything you do during the day and how much time you spend on each individual task. Audits can be made easier by utilizing time tracking apps on a smartphone, some of which are free. The app need not provide a bunch of bells and whistles (such apps are generally designed to help businesses track employees’ production). A simple app that lets you track each activity and the time it takes to perform it is all you need to conduct a successful audit.
Categorize tasks Tasks can be categorized so those that are absolutely necessary are never given a lower priority than nonessential tasks. In addition, tasks can be categorized according to how much time each one figures to take. Once tasks have been

categorized, choose distraction-free times of day to perform high-priority, time-consuming tasks. The ability to focus on such tasks free from distraction should cut down on the time it takes to complete them, potentially freeing up more time in your day.
Don’t hesitate to delegate When categorizing tasks, create a category for tasks that can be delegated. Parents may want to delegate meal prep to children who are old enough to hold their own in the kitchen, while adult partners can divide up household chores so no one person is doing the bulk of the work around the house.

Finding more space to store and display all the “stuff” used for day-to-day living, as well as life’s pleasures, can be an adventure that ends with everything in its perfect place. Lisa Bradshaw is a lifetime resident of Boonville and Warrick County. “I’m super familiar with the area,” Bradshaw says. “I’m always interested in helping people who want to move into Warrick County and I serve other areas as well. I would be happy to help anyone if they are thinking of selling and would do a market analysis of their property just to see where they sit, if it is even feasible for them to sell I would be happy to do that free of charge for them as a service.” Q: ARE THERE ANY CURRENT TRENDS IN THE TYPE OF HOUSES PEOPLE ARE LOOKING FOR OR IN THE MARKET IN GENERAL RIGHT NOW? A: I see people moving from the bigger cities to the smaller communities. That’s what I’m noticing at the moment also people are realizing with interest rates low like they are, they can buy more than they could have maybe four or five years ago. They have more buying power because of the low interest rates and people are not saving that money and thinking, “Oh, we’ll just spend $100,000 and have a nice house and save the money” they are spending their limit, they are going bigger. I don’t know if that’s because of COVID-19 and every body was at home. I think people are thinking, “We could use a little bit bigger house.”

Q: DO YOU THINK THE SMALL HOME TREND AND COMMUNITIES HAS AFFECTED HOW PEOPLE THINK ABOUT BUYING HOUSES? A: No, I think there’s always going to be a market for a first time home. I do see a trend of people looking a little bit bigger knowing they can spend a little bit more and they are wanting more house and more yard. Q: DO YOU HAVE ANY TIPS FOR FIRST TIME HOME-BUYERS WHO ARE INTERESTED IN THE PROCESS BUT DON’T KNOW WHERE TO START? A: The absolute, 100 percent, most important thing especially if you’re a first time home-buyer, is to go ahead and go through that pre-approval process with your lender and see if you are maybe eligible for any government funded loans that help with your down payment. In the market with houses selling in hours sometimes with the inventory so low you have to be ready when the time comes to put that offer in – there’s not time to say, I’ll talk to my lender tomorrow or I’ll call my lender Monday because by then that house is going to be gone. So absolutely, the first thing is to be pre-approved and see what your budget is going to be and be ready to move forward when you do find the right house. Q: WHEN THINKING ABOUT SPENDING ON A HOME, SHOULD PEOPLE BE MORE CONSCIOUS OF STAYING ON THE LOWER END OF THEIR BUDGET OR BE UNAFRAID OF GOING TOWARD THE HIGHER END TO PURCHASE A DREAM HOME FOR INSTANCE? A: Well, nobody wants to be married to their house payment. And there again, it is important to go through the pre-approval process because your lender will run your numbers with your debt to income ratio and they will give you a range in which you can be in and then you just have to do what is comfortable for you. Q: WARRICK COUNTY IS GOING THROUGH A LOT OF GROWTH AND SOME OF THAT COULD BE ATTRIBUTED TO PEOPLE MOVING INTO THE AREA FROM CITIES AS YOU MENTIONED. CAN YOU TALK A LITTLE BIT ABOUT THE CHANGES OF THE COUNTY AND AREA AND HOW THAT HAS AFFECTED THE HOUSING MARKET, IN YOUR OPINION? A: It’s a good thing for Warrick County. Newburgh has been exploding for quite some time, but we are seeing growth and new subdivisions in Boonville as well and we are seeing growth in Elberfeld because they are more rural, quiet communities. A lot of times people are looking for a bit of property that’s not in a subdivision with a little more room and they are obviously going to move out into the more rural areas of the county. Q: IS THERE ANY UNIQUE TRENDS FROM AN ARCHITECTURE PERSPECTIVE THAT YOU’VE NOTICED MORE WANT FOR WITH HOME BUYERS? A: There’s been a high interest lately in pole barn style houses, but of course your average three-bedroom, two-bathroom ranch is the thing that ever ybody wants right now.

Q: WHERE DOES THAT RANCH STYLE AND IDEA COME FROM? A: That’s just kind of the norm unless you have a bigger family or you have a need for more property somewhere. That’s just what [many] people are looking for in general. That is definitely the most common, I would say 80 percent of people I come across who are looking for a home want a three bedroom, two bedroom ranch house. Q: IS THERE ARE DEMOGRAPHIC YOU ARE NOTICING MORE OF IN TERMS OF WHO IS BUYING IN THE CURRENT MARKET? A: Most of buyers right now are in the 25-40 year range. I have some that are older, those people who have growing families or because of the interest rates they found out that they can afford a house – they are looking and they are looking hard. Q: ARE THERE ANY MISCONCEPTIONS YOU COULD CLEAR UP AS FAR AS IF IT IS ACTUALLY CHEAPER TO PURCHASE A HOUSE VERSUS PAYING RENT? A: If you can possibly do it, it is cheaper to buy a house with the interest rates so low right now. The rates are in the upper two’s which is just unheard of and what your payment would be on a 30-year loan is going to be unbelievably more that you could buy instead of renting just a two bedroom apartment or something. It’s going to be much cheaper. Q: DID YOU FIND THAT THE PANDEMIC AND THE YEAR 2020 HAD AN DETRIMENTAL EFFECT AT ALL – DID YOU SEEN ANY

Obviously you don’t want to put your house on the market at the time and have people through it that you didn’t know and the realtors were actually ver y apprehensive about showing properties during that couple of months. STORM SAFETY KEEP YOUR FAMILY AND HOME SAFE CONTRIBUTED WRITER The tristate area is no stranger when it comes to severe weather or tornadic activity. Make sure you don’t miss a beat during a power outage or home damage this storm season.
Invest in a generator A power generator may prove a wor thwhile investment. Generators come in two basic types. A portable generator can be rolled into place and uses gasoline as fuel. Keep these generators outside and dr y. A whole-house generator can be hard-wired to a home’s electrical system and automatically engage should a power outage occur.
Prepare in advance In anticipation of a power outage, stock up on battery-powered devices like flashlights, lanterns and radios. Charge mobile phones and other devices so they’re at 100 percent power. Keep refrigerators and freezers closed as much as possible. Maintain a cache of nonperishable food and plan to use any perishable items that are in the refrigerator first. A refrigerator can keep food cold for about four hours after power has ceased, states Ready.gov, while a freezer can keep the temperature for about 48 hours if full. Packing these appliances with ice or frozen bottles of water can help.
During a power outage Report the power outage to the power company if it seems localized; otherwise, wait for updates to see who is affected. Try to remain cool or warm if the HVAC system is not functioning. Pool resources by having everyone in the family gather in one room of the house. Older adults and children are especially vulnerable to extreme temperatures. Maintain food supplies that do not require refrigeration, including two gallons of bottled water per individual. People who take refrigerated medications should only ingest drugs that have been at room temperature until a new supply is available, advises the Centers for Disease Control and Prevention. Power outages routinely occur and require planning and safety precautions until power is restored. It’s recommended that you shut of f all natural gas, propane tanks and electrical power to avoid fire or electrocution, the CDC cautioned. If the smell of gas is present and you suspect a leak,

turn off the main gas valve and leave the house immediately. The CDC recommends these additional post-tornado safety precautions to keep in mind: • Wear sturdy shoes or boots, long sleeves and gloves when handling or walking on or near debris. • Look out for exposed nails and broken glass. • Don’t touch downed power lines or objects in contact with them, and report electrical hazards to the police and utility company. If you smell natural gas or hear any hissing sounds, you may have a gas leak. You should open a window and leave the premises immediately. Turn off the gas at the outside main valve if you can and call the gas company from a neighbor’s home. If you turn off the gas for any reason, it must be turned back on by a professional. If you see sparks or broken or frayed wires, or if you smell hot insulation, turn off the electricity at the main fuse box or circuit breaker. If you have to step in water to get to the fuse box or circuit breaker, call an electrician first for advice. If you suspect sewage lines are damaged, avoid using toilets and call a plumber. If water pipes are damaged, contact the water company and avoid using water from the tap. You can obtain safe water by melting ice cubes.
After a power outage Toss foods that have been exposed to temps of 40 degrees or higher for two hours or more. Inspect all food for unusual odor, color or texture. When in doubt, throw it out. Make sure to take pictures of before, during, and after clean-up. Document any damaged valuables you find, and take pictures of all damage to the interior or exterior of the home before any repairs are done. These will all bode well for you during an insurance claim. You should immediately call an agent and report that a storm came through the area and your house is one that is damaged. In instances of tornados or severe weather, they may already be prepared for the influx of calls for insurance claims. You should find out how long it will take to get an inspection and file a claim. In order to be safe, you need to make some proper repairs that would cause immediate danger to you or your family. Clear these with your insurance company as you should be able to include these into your filed claim.
POST-DISASTER CLEAN-UP REMOVE ANY WATER – If your basement or house has flooded, the first thing to do is extract the water. Your sump pump should be able to
do its job, make sure if you lost power that it has a backup power source or backup battery. Make sure any drains are clear of debris then call a local professional clean up of the water damage to prevent mold growth. KEEP AIR CIRCULATING – Open vents and windows and set up a fan to keep fresh air circulating. Run a dehumidifier in the basement and any room that had water damage. Mold and mildew can start growing within 48 hours, so the faster water is cleaned up and everything dries, the better. REMOVE WET DRYWALL – If your drywall gets wet, there is no chance to dry it out, that portion has to be removed and replaced. It holds too high of a potential for mold if left untouched. The same goes for insulation behind the drywall. BROKEN GLASS – If windows have blown out or shattered, carefully lean up all the pieces of glass, and wear shoes whenever you are cleaning up inside your house to protect yourself. You will have to board them up until repairs can be made. Contact your local glass store or contractor for help. YARD CLEANUP – Collect large items first and put them to the curb. Use a saw or chainsaw to cut up larger pieces of wood, and rake everything else. ROOFING DAMAGE – Inspect your roof for shingles that might have come loose, blown, or have divets from hail and debris damage. Any exposed roof can cause future leaks and damage to your roof, so a consultation should be done as soon as possible for repairs. If damage if very bad, lay tarps on the roof to prevent leaks in the meantime.

For greater control when using a walk-behind mower on an incline, mow parallel to the slope. APPLY AND REAPPLY SUNSCREEN. Sunburns may not require trips to the emergency room, but they can still be serious. In fact, the Skin Cancer Foundation notes that sunburn is a leading cause in the majority of cases of basal cell carcinoma, squamous cell carcinoma and melanoma, which is the deadliest form of skin cancer. The SCF recommends applying sunscreen 30 minutes before going outside to allow the sunscreen to bond to your skin. Reapply sunscreen at least every two hours, and more often if you’re sweating excessively. The SCF recommends broad spectrum sunscreens, which protect the skin from both UVA and UVB rays. Though a product with a sun protection factor (SPF) of at least 15 is acceptable when walking the dog or driving to work, the SCF advises using a product with an SPF of 30 or higher when engaging in extended outdoor activities like gardening or mowing. EMPLOY THE BUDDY SYSTEM. Use the buddy system when pruning tall trees or performing any tasks that require a ladder. The Orthopedic Institute of Pennsylvania reports that more than 164,000 people are injured each year falling off a ladder. Ask a significant other or neighbor to hold the ladder in place while you climb up to reduce your risk of falling. If cutting large branches, cut them piecemeal to reduce the risk of being injured by heavy falling branches. INSPECT THE PROPERTY FOR INSECT

Contractors who specialize in outdoor spaces saw the biggest increase in demand. A revamped outdoor space can provide the perfect retreat for homeowners who want to get away from it all. But one winged, unwelcome guest can quickly transform an oasis into an uninviting space. Mosquitoes make their presence felt in many areas each summer. These pesky, often hungr y insects can carr y disease, and their bites can be painful and itchy. Homeowners can try these three techniques to keep mosquitoes out of their backyards.
REMOVE STANDING WATER Standing water is a breeding ground for mosquitoes, who don’t even need a lot of water to successfully breed. A daily walk around the property may uncover kids’ toys, empty flower pots or other small receptacles that can collect water. Even clogged gutters can lead to the accumulation of a small amount of water, and that can be enough for mosquitoes to breed. Remove these potential breeding grounds when you find them, and do so each day, as mosquitoes mature from eggs to nymphs in roughly four days.
MOW REGULARLY Mowing the lawn so the grass never gets too high is another way to make a backyard less hospitable to mosquitoes. The pest experts at Terminix® note that mosquitoes seek tall grass to protect them from the elements, including wind and hot summer sun. Mowing enough so grass never gets too high in summer can make backyards less inviting to mosquitoes.
PLANT WITH MOSQUITOES IN MIND The home remodeling experts at HGTV note that plants can be part of homeowners’ strategy to repel mosquitoes. Various plants have mosquito-repellant qualities. For example, bee balm releases a fragrance as it grows, and mosquitoes don’t like that fragrance. Homeowners can speak with a local lawn and garden professional for recommendations about plants that can thrive in their region and repel mosquitoes at the same time.
