The South Coast & The Farm Coast

STRETCHING FROM THE CAPE COD CANAL east to the Sakonnet River in Rhode Island lies the Southcoast Region of Massachusetts. It is also home to the Farm Coast, a name first used in the 1800s to describe the richest agriculture region in Massachusetts that supplied the booming region around Boston with fresh produce and seafood. Massachusetts alone has 7750 farms producing fresh produce on over half a million acres in the state. Native grown along the Farm Coast as well as native-caught fresh seafood makes the region home to some of the freshest food in the world today. The towns along the South Coast of Massachusetts have a history of fishing that is core to their culture, and perhaps it is no surprise the greatest fishing port in the country, New Bedford, resides in its geographic center and its booming commercial fisheries provide a staple to the region’s economy.

The South Coast and The Farm Coast are at the center of it all in New England. Boston is just 1 hour away, Providence, RI, just a half hour away, and easy access to Cape Cod, The Islands, Newport, RI, and just 180 miles to New York City. It is all within reach of this small enclave of cities and towns along the south coast of Massachusetts and eastern Rhode Island. For tequila lovers, you cannot go wrong with the Jalapeno Pineapple Margarita, mixed with house-infused jalapeno tequila (yes, please), Triple Sec, pineapple juice, and a house mix. If you are into spicy drinks but are not in the mood for tequila, try the Hot & Dirty martini, mixed with house infused pepperoncini vodka, olive brine, and topped with bleu cheese stuffed olives. And, for a dessert-like cocktail, treat yourself to the Cup2Cove, mixed with vodka, Kahlua, Bailey’s, espresso from Cup 2 Café, a local

The Mac and Cheese is beyond delicious and satisfying, made with cheddar, mozzarella, Gobetti, spinach, cherry tomato, gouda, parmesan bechamel, and topped with a cracker-panko crumb. And the Chipotle Pesto Salmon is buttery roasted salmon fillet served with a mouthwatering chipotle sweet potato puree, shaved Brussel sprouts, as well as pecan-sage pesto.

For cocktails, check out The Apple Spritz for the ultimate spin on your favorite, classic Aperol Spritz, as well as The Nerds, which is citrusy and refreshing. Hardwood is the go-to flooring material. Available in durable palettes of honey and caramel all the way to the other end of the color spectrum with mocha and obsidian, hardwoods cover the gamut from light to dark. Matte and satin finishes are both in

favor right now along with the demand for eco-conscious, environmentally-friendly finishes. No matter what color you choose, extra-long planks and extra-wide planks are in demand. Less seams create a clean look that people find appealing.

While light colored flooring has long been revered for its ability to make a space feel larger, since the pandemic hit, we’ve seen the hardwood floor color trend move towards mid-to-dark brown colors, creating a cozy, safe-feeling haven. Those who don’t favor the natural look of oiled floors gravitate towards hardwoods with an ultra matte finish. This low-sheen coating offers protection yet feels natural on bare feet while providing a middle ground between the typical finished floor board and the more modern oiled floor board.

These can come in the form of engineered vinyl planks or tile planks and are usually the top choice for kitchens, bathrooms, and basements (areas with more water and moisture.) They’re also a great choice to place on top of concrete subflooring where it’s too expensive or difficult to install actual hardwoods.

Carpet Contingency

While hardwood or a hardwood alternative is the clear choice of today’s homeowners, carpet is still a contender for colder climate homes, particularly in bedrooms.

Right now, carpet tiles are the clear choice of trendsetters. They offer the ability to easily clean stains by pulling up just one tile at a time along with the ability to mix and match colors to create a one-of-a-kind look. These are great options for playrooms. They have amazing potential for entryways or family rooms that are highly trafficked due to the ability to replace individual tiles and small sections as they get worn down.

For those who do choose hardwoods, carpet runners are a nice safety option on stairs and in hallways to reduce slipping and to prevent accidents. Also, pets love the cozy areas to relax on and they help to dull noise within the house.

Area rugs have always been a way to add comfort and color to a room. They can easily become the centerpiece of the space or remain an unobtrusive background player. While gray and navy tones are the most popular choices for area rugs, a large portion of modern consumers gravitate towards patterns and flashy colors to express their design style. Additionally, today’s rugs are easier to wash and more durable than in the past, making lighter color rugs a viable option.

Pattern Play

As a general rule, we expect to see flooring patterns used in foyers and hallways. Our Wellfleet series has been a huge hit as it provides that subway look that can be stacked, staggered, or herringboned but has so many color options and within those colors, there are these really subtle variations that highlight the handcrafted feel it gives off.”

Luxury Home Simulators

Planning for a High End Golf Simulator

The largest and most frequent mistakes in planning indoor golf are made by high end home owners.

You might not think it’s much of a challenge to install a golf sim. But after having seen countless unconsidered sacrifices for space by jamming an outdoor sport into a relatively tiny space, I predict that any design ideas you might have for your sim have flaws.

Golf is played outside. Higher is ALWAYS better, wider is ALWAYS better, and deeper is ALWAYS better. And, do reality checks; drivers are long–the footprint of a drive can be 11’ long by 7’ wide by almost 10’ high in some cases. And that’s just the footprint of the swing. It’s best to plan for 12 feet of ball flight and at least a foot of open area between the screen and the wall behind it. And don’t forget a comfortable 8-15 feet behind the sim.

I’ve seen folks dig existing basements deeper, knock down walls, expand basements and jam sims in tragically short or narrow spaces, sometimes eliminating left-handed play.

One guy put his sim in his living room. Another really rich guy made the sacrifice of a giant beam passing through the center of the top of the screen.

My favorite was the guy who crammed his sim into a 12’ wide space in a dark

corner of his basement where his pool room had two oversized tables and a massive bar and a home theater bigger than some nice theaters. It was a five-minute walk from the refrigerator to the sink in his kitchen.

A great standard sim area is 15-16’ wide, 10-12’ high, and 25-30’ deep.  Going up to 25 feet deep enables real excitement with a super wide curved screen–maybe up to 180 degrees. And, getting that ceiling as high as you can–at least 10 feet–makes a big difference.

The exterior facing garden rooms are designed to provide an open and inviting space, with the intent of making guests feel at home; being really close to the pool is an added bonus.

Florida Living is at a Peak in North Central Communities

Florida has one of the hottest real estate markets in the country and for good reason. The state is bordered by the Gulf of Mexico, the Atlantic Ocean, Alabama, and Georgia. Florida is also an international tourist destination with year-round sunshine (earning the state its nickname “The Sunshine State”) and world-class theme parks. The economy is dynamic and diverse, with dozens of global business headquarters and a government that is both pro-business and prodevelopment. The demand for buying and renting real estate in Florida is predicted to keep growing well into the next 5 years and beyond. It is a prime market for year-round living, working, second homes, and retirement. The market is being driven by a combination of work-from-home relocation, migration from high-tax states with burdening regulations, and corporations taking advantage of Florida’s pro-business growth initiatives.

POPULATION GROWTH

Florida has gained more than 2.7 million new residents since 2010, making the state the 3rd most populated after California and Texas. Home to over 21.5 million people, Florida’s population grew by 14.6% compared to one decade earlier. Over the next few years, Florida is projected to gain 845 new residents per day. In 2022, the state will grow to over 22 million. The four largest metro areas in Florida are Miami-Fort Lauderdale-West Palm Beach with 6.2 million residents, Tampa-St. Petersburg-Clearwater with 3.1 million, Orlando-Kissimmee-Sanford with 2.5 million, and Jacksonville with just over 1.5 million residents. But other regions in the state, especially North Central, West Central, and North West regions, are also seeing substantial growth in all sectors of business and residential growth.

JOB MARKET

One of the many reasons that Florida is expected to keep growing so fast is from marketing the state as the ideal business location. The proactive, business-friendly

government in Florida is an expert at attracting new high-wage jobs for workers who can compete on a global scale. The GDP of Florida is more than $1.1 trillion and has grown by more than 48% over the past ten years. With an unemployment rate of just 4.6%, the leisure and hospitality, information, and professional and business services sectors show the fastest signs of growth. Florida gained 84,500 total jobs in September 2021 alone and remains on a long winning streak of job creation well into 2022. Florida Tax Watch expects the labor force in Florida to increase by 2.9% in 2022. The workforce in Florida receives top rankings for #1 in innovation, #3 in size, and #4 in workforce training and high-tech employment in the U.S. There are almost 160 colleges and universities in Florida including the University of Central Florida, Florida International University, University of Florida, University of Miami, and Florida State University.

REAL ESTATE MARKET

Home sales and prices are rising, inventory is going down, and the number of buyers

paying in cash for single-family homes has increased by almost half, according to the November 2021 report from WFLA. In fact, every metropolitan area in the state has seen home prices increase by double-digits as of Q3 2021. Over the past five years, home values in Florida have increased by nearly 69%. Single-family home prices in Florida are up 17.7% as of October 2021 compared to the previous year, based on the most recent report from Florida Realtors. 2022 has been much of the same in most regions throughout the state. Prices are up, inventories are down and quality homes move very quickly with many buyers following the market.

AMENITY RICH COMMUNITY LIVING

There are over 1000 golf course living and marine living communities throughout the state of Florida, literally twice as many as any other state in the country. These one-time troubling developments have found new life in a time when security and community have moved to the forefront with buyers in state and out of state. RISK AND LOCATION DECISIONS IN THE SUNSHINE STATE

While great weather is the number one driving force in people buying homes in Florida, it is also one of the most tenuous decisions when considering the risk of hurricanes and tropical storms that frequent this peninsula, which is in the tropics. All of Florida has strict building codes because of this, homes are designed and built to withstand very severe conditions. Flooding is another issue altogether, as we saw in Hurricane Ian this Fall. Tidal surges and rain in feet instead of inches, inundated regions throughout the state, even inland around Orlando, which normally has little damage from tropical storms. Flooding in the end is much worse than wind damage in almost all cases.

FLORIDA’S SAFEST STORM REGIONS

All coastal and low-elevation communities in Florida carry a much higher possibility of both hurricanes and flooding. But there are places in Florida that have never had a hurricane which includes Northeast Florida by the Georgia line and north central Florida from Orlando north. This region from Orlando to Sanford, Leesburg, and north to Ocala and Gainesville are some of the fastest growing communities in the State. The highest elevations near the Georgia line are actually more the 300 feet above sea level, as you move south to north central Florida you will find most regions 100+ feet above sea level, which bodes well for flood and storm protection. These regions have more forests, and the terrain is much different from South Florida. These are very popular regions for expansive cattle and horse farms, which is why Ocala Florida is known as “The Horse Capital of The World.”
