Cape Cod and The Islands Everchanging Coastal Living

THE SPECTACULAR COASTAL REGIONS of the Cape & Islands were some of the first settlements in America just over 600 years ago. The region’s dramatic landscape is the result of the Laurentide Glacier which covered half of North America only 20,000 years ago. It was only 7000 years ago that this region completed its formation as we know it today. The land on which Cape Cod and the Islands sit is a Terminal Moraine (an accumulation of rocks & debris) at the outermost coastal ocean edge. It is everchanging, still forming and unforming and continually redefining its coastlines. Mankind made the Cape an island in 1916, with the opening of the Cape Cod Canal, using the Manomet and the Scusset Rivers to complete the passage from Cape Cod Bay to Buzzards Bay.

Cape Cod and its neighboring islands, Nantucket and Martha’s Vineyard, possess extraordinary beauty. Magnificent ocean vistas, spectacular sand dunes, quiet marshes, and historic seaside villages bring people back year after year. Improved roads and affordable automobiles opened the Cape to tourism, and by the 1930s, the Cape had assumed its place in New England as an idyllic and still unspoiled landscape of beaches, scenery and unique cultural heritage. Before the canal in 1900, the population of Cape Cod was only 25,000. After the canal & bridges were opened in 1916, growth became steady both year-round and seasonally. Today about 250,000 residents live here, but in summer the population grows to well over 1 million.

This issue we will focus on living in the Cape & Islands. Each year we look at regions, communities, things to do and popular places to visit to start your search. In many cases, summer tourists who visit Cape Cod are drawn to living here by the incredible natural beauty of the region. The summer season is just amazing, but if you talk to the locals, it is the offseason that makes living here so very special.

The salmon is smoked to perfection along with the mouthwatering flavors of the fennel slaw and delicious kick to the horseradish crema. And yes, you will need a second serving of the focaccia! For an entrée, try the Native Scallop Romesco, served with polenta-goat cheese, French carrots, baby spinach, and topped with a romesco sauce. These scallops will literally melt in your mouth, along with the polenta that is soft, creamy, and adds a vibrant flavor.

53 Chophouse located in Mashpee Commons is Cape Cod’s newest premier steakhouse and is an absolute magical culinary experience. 53 Chophouse was born from inspiration of the great steakhouses of cities such as Boston, New York, and Chicago. 53 Chophouse is known for its unbelievable guest experience – everything from the table settings to the last bite of dessert (which you will never want to end!).

The owners, Jan and Pam Aggerbeck are local entrepreneurs that have great experience in all their business endeavors. They pride themselves on acquiring the finest meats as well as curating an extensive wine list to accompany the menu. 53 Chophouse is not only just a steakhouse, but a warm and welcoming environment that will make you feel like you are right at home (although, it would be tough to top a menu like theirs

from the comfort of your own home).

To start, try the Wagyu Stuffed Portobello, the Baked French Onion Soup, and the 53 Wedge Salad. The Wagyu Stuffed Portobello is truly an explosion of flavors, served with juicy and tender wagyu, portobello, garlic cream, bruschetta, and crostini. The Baked French Onion Soup, hands down one of the best, is homemade onion soup served with crispy croutons as well as gruyere cheese that will literally melt right in your mouth. And of course, you cannot visit a steakhouse without the wedge salad! The 53 Wedge Salad is served with crunchy iceberg lettuce, crispy bacon, tomato, pecans, and topped with a blue cheese dressing. If you are dining with a group, definitely splurge on the Tomahawk Prime 42-ounce steak, which is absolutely incredible. The Tomahawk is served to your table hanging for a both a fun and delectable experience; charred with roasted fingerling potatoes underneath to soak up the mouthwatering beef fat. In addition to the roasted fingerling potatoes, you must order the creamed spinach, which is made with boursin cream and the perfect complement

to the Tomahawk steak. For sauces, try the bearnaise sauce as well as the rosemary demi-glace – which are unbelievably good alone, and even better mixed together! Finish off your night out with a giant and thick slice of chocolate cake, which is rich, moist, and downright scrumptious!

For cocktails, order the Paper Plane as well as the Lemon Drop on a Rock. The Paper Plane is a great option for Bourbon lovers, served straight up and mixed with Bulleit bourbon, amaro nonino, Aperol, fresh lemon, and simple syrup. And for a light and refreshing beverage, try the Lemon Drop on a Rock, mixed with Grey Goose citron, limoncello, lemon, agave nectar, as well as a large rock and a sugar rim.

At Bobby Byrne’s, seafood lovers cannot go wrong with the Fish Tacos, which is fried, crispy and flaked-to-perfection cod that is served in grilled flour tortillas with lettuce, tomato, onion, cheddar cheese, salsa, as well as anchor sour cream. These Fish Tacos are paired nicely with a glass (or two) of Prosecco. If you are in the mood for some steak, try the Teriyaki Steak Bites, which are grilled steak bites topped with fresh onions and red and green peppers, rice, pineapple, coconut, as well as scallions. Real estate sales on Martha’s Vineyard soared well past the $1 billion threshold from 2020-2022, shattering previous records as an unprecedented bull market for homes,

buoyed by the pandemic, drove the market. According to year-end data compiled from the Dukes County Registry of Deeds, the Island finished 2020 with a total sales volume of $1.09 billion. The median home sale price on Martha’s Vineyard jumped from $875,000 in 2019, the previous Island record, to $1,035,000 in 2020, an 18 percent increase. And in 2021 and 2022 sharp increases in prices of sought-after properties were recorded. The Vineyard’s sister island of Nantucket has seen an even more dramatic increase in its real estate market. Traditionally about twice as expensive as the Vineyard, Nantucket surpassed the $2 billion threshold for the first time in 2020, with median home prices hovering around $2 million. The typical home value in Nantucket is $1,716,533. This value is seasonally

adjusted and only includes the middle price tier of homes. Nantucket home values have gone up 4.9% over the past year.

Sandwich is a delightful little town with gorgeous public gardens and a famous boardwalk that lofts across a wide salt marsh from a parking area to the beach. Woods Hole is the home of the famous oceanographic institute. Beaches of the Upper Cape touch upon the calmer, protected waters of Cape Cod Bay and the rougher waters of Buzzards Bay and Nantucket Sound.

THE MID CAPE

The Mid Cape includes the city of Barnstable and the towns of Dennis and Yarmouth. There are seven villages in Barnstable: Barnstable Village, Centerville,

Cotuit, Hyannis, Marstons Mills, Osterville, and West Barnstable. Barnstable is the county seat, and Hyannis is known as Cape Cod’s one and only metropolis. The Mid Cape runs from Cape Cod Bay on the north to Nantucket Sound on the south. THE LOWER CAPE

The Lower Cape is located at the “elbow” area of the Cape and includes the upscale towns of Chatham, Harwich, Orleans, and Brewster. THE OUTER CAPE

The Outer Cape region extends northwards starting from Eastham and continuing through Wellfleet, Truro, and then Provincetown. This beautiful, narrow land area in places only a mile wide, is bordered by Cape Cod Bay to the west and the Atlantic Ocean to the east side. The Outer Cape has most of the Cape Cod National Seashore and offers miles of pristine beaches, sea grasses, and sand dunes. This in part is why the area is known for being the most rural and least commercialized on the Cape. Here you will find little distraction from the natural beauty that Patti Page sang about back in the 1950s. This strip of land is so narrow that in some areas, the distance from the ocean to the bay is only a mile. After taking a 30-mile walk along Cape Cod’s outer shore in 1849, Henry David Thoreau predicted that the wild and beautiful place he saw would be “A place of resort for those New Englanders who really wish to visit the seaside.” And in fact, all of Cape Cod, the famed Massachusetts peninsula wrapped with more than 500 miles of coastline, is today a seaside hot spot for travelers from New England and around the world.

MARTHA’S VINEYARD

Many are surprised to learn that around 63% of all homes in Martha’s Vineyard are strictly seasonal. When the tourists leave, the houses stand empty for 6-8 Months.

Those who call Martha’s Vineyard home year-round, thrive in the solitude after

Demand for second homes surged during the pandemic as low mortgage rates, remote work, and the desire to escape the city drove up demand for vacation properties. Overall, purchases of second homes were up 37% higher in 2020 and even higher in 2021 and 2022, compared with 2018 and 2019. Demand has slowed somewhat with rising interest rates, but quality properties are still in high demand at all price points.

CHOOSING REGIONS THAT FIT YOUR LIFE

For many living through long winters and cool and wet shoulder seasons, “The Further South the Better” logic has led many to South Florida, which is great for vacations and guaranteed warm weather. South Florida today has become densely populated, and the once eclectic cities of Miami and Ft. Lauderdale have become as metropolitan as many northern cities with many of the same issues, traffic, crime, congestion, and sky-high real estate prices. All units are available to rent by groups or the general public.

Phase 2 is already underway and includes the addition of The Boathouse which will contain a seafood restaurant and bar, additional event space for up to 150 people, an outdoor year-round swimming pool, 30-person hot tub, radiant heated decks, boat rentals, indoor and outdoor showers, locker room facilities and beach access. Ground breaking for a 33-room hotel called the Lafayette Lodge has begun with planned completion in May of 2023. By next summer the resort will be adding Butches Brooklyn Deli, with charging stations for 8 Tesla and 6 EV Electrify America Superchargers which will provide all types of electric vehicles with full charges in less than an hour.

Phase 3 will include an additional 80-100 room hotel, complete with spa, large fitness facility, indoor pool, bowling alleys and restaurant, as well as another 9-hole, walkable golf course surrounding Lake Harold, ideal for all skill levels. In all, another 60 million dollars will be invested in the resort in addition to the 40 million invested since 2014 to complete the resort plan. General Manager Brad McCoil said, “Our goal is to make the Owl’s Nest Resort one of the premier resorts in New England, not just because of our many on-site offerings but also our location to all

Owls Nest Golf Courses

The Owl’s Nest 18-hole championship is the only Nicklaus-designed course in New Hampshire. A Jack Nicklaus experience typically comes with a high premium, and a green fee under $100 is rare. Recently Jack’s course at the Owl’s Nest received accolades as one of the “Top Ten Best Value Nicklaus Golf Courses” in the world coming in at number 6 by NBC’s Sports Golf Pass. It is a magnificent layout with lots of elevation changes and fantastic hole designs. The real challenge here for golfers is focusing on their game with spectacular views abound in every direction.

The newly acquired White Mountain Country Club in nearby Ashland, NH will expand the Owl’s Nest capabilities for their resort golf, golf tournaments and events as the facility will undergo a

full course and facilities renovation that is already underway by William McNeil at Northeast Golf Company.
