Home Show Season 2020
T
first home. It seems every year our New Year’s list includes at least one major home improvement project that requires planning and staging. Home Shows offer us a great opportunity to see a vast number of vendors, products and the newest home innovations. If we had to drive around town and visit all the exhibitors at just one Home Show, it would take at least a month. Home Shows are well worth the price of admission especially when winter drives us all inside for weeks on end. Home Shows are places to make your dreams become reality.
O EVERY BEGINNING, there is an ending and to every ending a beginning. For each endeavor in life we undertake either measured by time or task, there is a starting point and a finishing point. Once again, we find ourselves at a new beginning as the year behind has now transformed us into the year ahead. In December, just a few days before Christmas, Winter Solstice closes the book on Fall for the year. Winter is the only season that begins in one year and ends in the next, maybe that is why it seems so long. In fact, winter rarely ends on its final day of March 21st, it lingers on and on. By press deadline on this issue, we will have all entered a new year, a new calendar for planning, a new set of goals for our lives, our homes, and our family. This issue begins our Home Show season for 2020; it’s a great place to begin for all our home improvement projects and upgrades. We get to browse all the vendors, ask questions, get price estimates, show specials, and generally get fully informed on the new home projects we have planned. Each year we set a number of new goals for the year ahead. For some, it will be a new home, for others an addition or major project to our existing home and for others, it may be the big step of buying your

ROWING UP IN CENTRAL MASSACHUSETTS, I have always been surrounded by big chain restaurants – the kinds that everyone knows and loves, that you see at various rest stops on road trips and end up often choosing simply based on familiarity in new cities. After spending four years in a small town in Rhode Island throughout college, I came to know and love family-owned eateries that not only provided excellent food and drink, but really
made you feel right at home. There is nothing better than sitting back and relaxing with family and friends at an establishment that is truly focused on hospitality, details, quality and making sure that you are comfortable and happy. That is why I am so thankful to not only have dined at some of the best restaurants on the South Coast, but also to have met some of the nicest, caring restaurant owners that made my experience above and beyond expectations.

stunning, quaint town with beautiful
waterfront views. For lunch, I headed to KATE’S SIMPLE EATS, which is an
absolutely adorable café that started off
around 5 years ago solely as a retail shop.
Kate, the owner, began selling sandwiches
and salads, which before she knew it turned into a full-blown menu that kept Marion
residents and Cape tourists asking for more. After gutting the entire shop and rebuilding
and decorating, Kate’s Simple Eats was born! Now, 5 years later, the restaurant has a full menu that seasonally changes, a liquor
license, unique cocktails and a beautiful
seasonal outdoor patio. In the summer, they
offer live music on Thursday nights and have also become very popular for private events such as baby or wedding showers. The art

which I was honored to be the first person to
ever try! Hands down, it was the best panini I have ever tasted in my life. It was full of roast turkey, apple compote and whipped brie, all
grilled on their harvest whole grain bread. Not
to mention, it had brown sugar and cinnamon flavoring, offering the most mouthwatering
combination of savory and sweet. I could not stress enough how fresh everything tasted –

Irina MacPhee’s knack for creating perfect interiors for her clients is all about getting to know them.
J
eff Robinson’s impetus for building a second home on Cape Cod was the treasured family vacations he spent as a child in the idyllic seaside locale. For the new house he and his wife envisioned, they wanted a place where their four adult children could create memories of their own when they visited with their kids. Such a house would have to be very special, as would the team tasked to create it—architect, builder and interior designer.

With the architect, Erik Tolley, and builder, Mike Nardone, in place, a designer was needed to round out the team. Jeff and Nancy Robinson met with Irina MacPhee, owner of Pastiche of Cape Cod and the three hit it off instantly. Ten months later, at the reveal, Jeff, rarely speechless, found himself in a state of awe, searching for words. “I usually set my bar high,” he says. “I had high expectations for [Irina], and she blew them away. She is so darned intuitive, and she captured our lifestyle beyond what we had hoped for.”

To be a successful interior designer these days requires a lot more than having impeccable taste and a good eye. You have to be part psychologist and part mindreader. “It’s all about really getting to know the client so that I can make good choices that reflect them,” says MacPhee, who has received numerous awards since opening her business 32 years ago. With the Robinsons, she understood that their lifestyle was relaxed and family-oriented and that they wanted their home to be comfortable and have a coastal aesthetic. That was the start of an overall vision plan that would ultimately require decisions to be made on many levels, from window treatments to plumbing and everything in between. “People often don’t understand how many details are involved,” says MacPhee. “It’s not like HGTV.” With a roadmap in place to get her clients to their dream house, MacPhee ticked items off her list: a light and airy color palette, user-friendly finishes and fabrics, a variety of textures. She guided her clients but no decision was made without their approval.

“My goal is to develop a level of trust,” says the designer. “I am their advocate.” Drilling down to the specifics, seafoam, subtle blues, neutrals and soft silver shades dominate in the Great Room and play off surfaces like the distressed white dining table and stacked stone veneer of the fireplace. Wide-plank engineered hardwood floors are both attractive and durable. Translucent drapes filter the natural light that pours through big windows and folding glass doors that bring the outside in. A mere 120 feet from the Atlantic, the Robinsons’ house rises out of the dunes looking not unlike a ship perched atop ocean swells. Its 3,000-squarefoot volume spread over three levels is more vertical than horizontal, as the structure is built on the footprint of the modest 1940s ranch it replaced. Not a huge home by today’s standards, it’s one where “every single inch matters,” observes MacPhee, whose acuity as a creative problem-solver reveals itself throughout the home in, for instance, clever storage solutions. “Scale is especially important when you have to fit everything in without having the home feel overcrowded and cluttered,” she adds. “There has to be balance.” Take the great room’s lofty tray ceiling, for example. While a high-backed sofa and chairs would have fit the room’s height, they may have interfered with the spectacular ocean view. On the other hand, keeping the furniture low creates what could have become an overly airy space. MacPhee’s

solution? Grasscloth on the ceiling imbues a warmth that paint never could, making the room feel more intimate without causing six-foot-two-inch Jeff to feel claustrophobic. On the third-floor, lower ceilings have a variety of angles and eaves that reflect the varied rooflines above. While it’s a delightful play and sleep space for the Robinsons’ grandchildren, tricked out with cushions in user-friendly fabrics, it’s also comfortable for adults, especially if there’s a need for overflow sleeping space. Adin Weatherley, MacPhee’s 25-year-old daughter who works hand-in-hand with her mother, was instrumental in designing this space, particularly ironing out details from a millennial’s point of view. “People her age will take the industry to the next level,” notes MacPhee, alluding to the age group’s facility with technology. Today, incorporating USB ports and outlets for electronic devices into a home’s design is as essential as measuring correctly for furniture. So is clear and frequent communication—among the team of professionals and with the clients—if you hope to achieve an outcome equal to the Robinsons’. “We chose Irina for her experience, her portfolio, the way she communicated that it was about “us’ and what we loved,” says Jeff. “It was pretty clear, pretty quickly, that she would create a home that would be in our family for generations.” CHL Pastiche of Cape Cod 8 South Street, Dennis Port, MA 02639

TRANSITIONAL TRANSFORMATIONS Television host PJ Antonik is an expert on home transformations. With his wife Lizzy, business partner and lead designer, their lives have transitioned, and it’s all good.

YOU’RE FAMILIAR with the real estate
community on the South Shore you probably have seen one name pop up more and more. Oak Development & Design (Oak) has been rapidly spreading their name and has done so quite differently than most build and design firms. Oak was started by entrepreneurs PJ and Lizzy
Antonik in 2015. PJ was working as a marketing and sales executive, struggling to pull himself out of debt from student loans. PJ’s strong family background in construction management and real estate was the springboard for his idea of flipping a house off Rockland Street in Hingham with a spare $50K that he and Lizzy had run into. Could he have applied that extra money to the loans? Sure. However, PJ saw a bigger opportunity to make their money work for them. He took the risk and thus began his first venture in real estate development. For the next nine months, he worked his day job in Acton, MA and then made the commute down to Hingham every Friday evening. He worked 7 days a week transforming a short sale into a turn-key home that sold in two weeks. As a result, he knocked out half of his loans in one shot and thought to himself, “maybe we should do it again?” Thus Oak DD was born. What PJ didn’t realize was that during that first project he had set the foundation for long term business. He told himself that he wanted three things to happen during that first build:

The series aired on NESN this past spring. The show highlights the Oak DD team as they navigate their everyday, real-life journey through the risks and rewards of building homes from the ground up. This is all while raising a family and juggling two rapidly growing businesses! What sets Oak Development and Design apart is they don’t hyper-focus on any one type of project as a spec build. “I like to think I’m in the business of Real Estate, I’m not a house flipper,” says PJ on his approach to his business model. “If we find a house that just needs a facelift then, sure, we’ll flip it, but our version of a flip is to send our demo crew in and fully gut the thing.

nce Oak DD started to grow its employee base, PJ saw a need for a physical office space; working out of his truck was just not going to cut it any longer. Refusing to pay rent, PJ struggled to bring an ugly metal job site trailer to his projects. “It just wasn’t on brand,” PJ explains. Naturally, he started to think outside the box and thought ‘why can’t we have a job site trailer that looks great, and can function as our showroom?’ What better way to accomplish this than a tiny house. “I always wanted to build a tiny house but had no reason to do it. This gave me an excuse!” PJ laughs. The result - a fully functioning tiny home on wheels that acts as the company office as well as a showroom for meetings with potential buyers. “What I did not realize was how many people would love it, and as a result, it ended up being way bigger of a marketing piece than I ever expected. THE LODGE AT SPRUCE PEAK Whether you are here to ski, eat, or be pampered at the spa, The Lodge will not disappoint. Stowe’s only ski-in, ski-out luxury resort was the reason for our visit to Stowe. The inviting postcard-perfect photos depicted online had us counting down the months until we arrived! We travel to gain new experiences, and for the memories that stay long after our trip – and as promised, The Lodge will have us remembering them until we return next year! The customer service was world-class both on and off the mountain. From the ski valet that brings your skis right to the exit of the Lodge, to the restaurant service – everything was top notch. Our room had breathtaking views, with windows from floor to ceiling and our fireplace was always roaring. But who wants to stay in

the room when all the fun is downstairs? The resort is one out of a Hallmark movie. From the Whiskey Pig pavilion for après drinks, pictures with Santa in their very own candy store, to the welcoming village ice rink with Christmas lights hanging from above, the options are endless!
DOWNTOWN STOWE After descending down the mountain road from the Lodge, into a 10-minute winter escape of birches and tall pines covered in snow, we were in picture-perfect Historic Downtown Stowe. 2019 with overall sales down around 2%. However, the luxury market,
those homes priced over $1M, experienced a strong resurgence with the number of sales nearly doubling that of 2018. The area in which we saw the strongest growth was the $1-$2 million range with 17 sales in 2019

median price point of all sales up 4%. The increase in price has also had an impact on the
