FROM THE EDITOR
THE TRUE MEANING OF THE HOLIDAY SEASON Time Spent With Family and Friends
I
t seems the last few months of each year are a blur with planning and preparation for the holiday season.
More than anything the holidays are all about family and friends and sharing time together to celebrate the events and give thanks. Home improvement for the holidays has become an American tradition and most retailers and suppliers offer some of their best discounts and deals in this prime time. For some it will be new kitchens and appliances, and for others new furniture, floor coverings or window treatments. But for those spending their first holiday season in their newly purchased home, is the ultimate in “Happy Holidays. For those who will be shopping for a new home during the holidays, there is much to be joyful for. Fewer buyers looking means better choices and better service across the board with everything from real estate professions, to mortgage professionals and attorneys. There is nothing better than a new home for the holidays. While planning and preparing, let’s not forget the true meaning of this holiday season. Stepping back and remembering others who are less fortunate than we are can be the most rewarding experience anyone can have during this holiday season. The most precious gift one can give is their love and their time. Be there for others and your heart will glow through the holidays.

THE FUTURE OF BACKYARD HOCKEY IS HERE!
I started EZ ICE to give kids and families all across North America the same amazing winter experiences that molded my childhood — skating for hours with teammates and friends, playing with my brother and dad, and coming off the ice to hot chocolate and my mom’s famous french toast. Every year the EZ ICE family grows as more and more families get “Off the Device and On the Ice™.” — Dylan Gastel EZ ICE Inventor & CEO
The new generation of backyard hockey. With no stakes required, EZ ICE rinks can be installed by anyone, on any surface, and in under an hour. EZ ICE’s patent-pending bracket and strap system eliminates all the hassle from building a backyard skating rink. No more strenuous labor of hammering stakes into unforgiving ground. The EZ ICE 60 Minute Backyard Rink is the only backyard ice skating rink that can be assembled in under an hour, with no tools, and on any surface. Before, there was no simple solution for the hundreds of thousands of families across North America who constructed backyard ice #CoastalHomeLife

skating rinks each winter. All old-fashioned rinks require stakes to be pounded into the ground and cannot be assembled once the ground has frozen solid. Don’t waste dozens of hours of backbreaking labor and frostbite hammering together any other rink. All EZ ICE rinks are Proudly Made in the USA! EZ ICE has manufacturers or warehouses in Massachusetts, Minnesota, New York, Michigan, Connecticut, Indiana, Pennsylvania, and Rhode Island. Shop at ezicerinks.com CoastalHomeLife.com

A Home Away From Home
For Your Lifestyle By CHL staff
In the last 20 years second-home buying has evolved more than any sector in the housing industry in America. A market once reserved for retirees and those with expendable wealth has now expanded to include a vast demographic in almost all age groups who
are looking to embellish the 2-home lifestyle well ahead of retirement. If you’re yearning for a home away from home, you’re not alone. There were 7.4 million second-homes sold in 2018 alone, or about 5.6 percent of the total housing market according
The most popular place for second homes is Florida with well over 1 million second homes sold each year. Other Southern and South Western locations that offer temperate climates have seen tremendous market growth. What is surprising is the amount of second home and vacation home growth in the Northeast and

to the National Association of Home Builders. Buying a second home has become one of the fastest growing trends in the United States. In fact, more than 30 million Americans are expected to enter the second-home market within the next decade.
Northwest regions with 4-season activities that range from skiing, to snow-boarding, hiking, fishing, golf, tennis and even pickle ball (The fastest growing racquet sport in the country). A growing trend is homes that are great for all seasons with activities and amenities to match an active emerging demographic.

Assess Your Lifestyle
Think about all the things you love the most and the amount of time you will be spending in your vacation home. Visit your vacation spot during each season to get a good idea of what it’s like year-round. If you plan to retire to your second home one day, make sure that there is quality, accessible health care nearby, and the environment is both safe and affordable. It’s always important to check out the weather, especially if you plan to use for all seasons. Take your time and have some fun finding the right vacation home for you. Be sure to view at least 10 to 15 properties before making your decision. You can check out some virtual home tours on the Internet to help you get an idea of what’s out there. Managed communities mean
How to Make it Happen
less work, less maintenance and usually a host of amenities right in your community. This can be huge when you factor in getting the most out of your second home. If you love the mountains and winter sports make sure your home has close proximity and access to your favorite region.
If you have reasonably low debt and money left over at the end of the month, you can probably afford a second home. Lenders want to make sure that your debt does not exceed 45 percent of your gross income. You’ll get the most competitive mortgage rate on your first home, not your second. The climate right now is great for getting a good rate because of competition between lenders. Make them work for you! A second home can actually help you out with regard to your taxes if you live in your vacation home more than 14 days per year; you can deduct your real estate taxes and mortgage interest, as long as your combined mortgages don’t exceed a million dollars.

Home for The
Holidays Décor The Halloween parties and festivities are behind us and the first week of November is a time each year we set our sights on the three largest celebrated holidays of the year: Thanksgiving, Christmas and New Year’s. The decorating challenge for us all is making our home flow easily from one to another because the reality is, all three of these major holidays happen in just 35 days. So, if you think there is plenty of time, well you are wrong unless you have the resources to hire a professional design and Décor staff to do it for you. Seriously that would be great, but realistically for most of us it is a time to begin the process with a clear and concise plan.

DESIGN BUILD
Exploring the Advantages of Building New by Gary R. Mello | OracleHomes.com
Lets get the bad news out of the way immediately, so we can concentrate on the advantages of building new: The only negatives I can think of about building a new home are that (a) You will need to wait about year, (sometimes it takes longer) and (b) you need to be willing to engage your builder if you expect to create something unique, that will be a true reflection of your style and your dreams.

Additionally, when it comes to size, we often find that with “re-sales”, the home is either just too small or unnecessarily too large and doesn’t make sense for the stage of life you will be in for the next 10-20 years. With new construction, we control size and only design each individual space in your plan for your exact needs. Many families are consolidating generations now into one household. Mom and dad want to sell their home and find a way to live with their children and grandchildren, but still find accommodations that are private to both families. Average homeowner gained $16,000 in home equity in 1 year Massachusetts Part of Top 10 US Markets in 2018/2019 As the economy strengthens, home values continue to appreciate, and that means homeowners are raking in the equity. A report released by data analytics provider CoreLogic showed that home equity rose 12.3% year over year in the second quarter of 2018, meaning that the average homeowner saw their equity increase by $16,153 in one year’s time. Home equity increased in almost every state, according to the report, with the western states showing the greatest gains.
Attractive Long-Term Investment Buying a home is one of the best long-term investments you can make. According to the Federal Housing Finance Agency (FHFA) House Price Index (HPI), U.S. home prices rose an average of 34.71% over the five-year period ending Dec. 31, 2017. On average, homeowners saw the value of their real estate investment grow by 6.94% per year during that period. That’s not a bad return on an investment that also provides you with a place to live.
Building Equity Home equity represents the difference between how much you still owe on your mortgage and the market price or value of your home. Your equity also grows as you pay down your mortgage, with less of your payment going toward interest and more toward lowering the balance on your loan. Home equity provides flexibility to get a loan that is tied to the amount of your home equity. Many investors

R.I. housing market good for buyers and sellers alike October 22, 2019 — The Rhode Island Association of Realtors (RIAR) and its subsidiary, State-Wide Multiple Listing Service, released September sales data today which showed that Rhode Island’s single-family home market is holding steady heading into the fall. The median price of September sales rose 9.1 percent to $295,000. Closing activity also increased 11.6 percent from 12 months earlier. Single-family homes under contract but not sold by the end of the month rose 4.4 percent, an indication that closing activity should remain strong in the coming months. In other sectors of the market, condominium sales also saw a hike in median price, rising nine percent to $242,950, though sales activity declined 11.9 percent from September of 2018. Multifamily properties followed the same trends with median price increasing by 7.9 percent to $275,000 and closings decreasing by 4.2 percent. “It’s a good time to be a homeowner or a potential homeowner,” said 2019 RIAR president, Dean deTonnancourt. “Inventory remains scarce, so sellers are seeing higher gains and buyers who find a home are seeing some of the

and growing neighborhoods in Boston, and it is for good reason. It is the perfect place to spend time with family and friends, grab some drinks and hit some of the most fun bars and clubs and enjoy amazing, unique dishes! My second stop was Bartaco in The Seaport, which recently opened in November 2018. I was thrilled to hear that this restaurant would be coming to Boston after enjoying their tacos for the first time in Nashville, Tennessee. Bartaco may be one of the best additions to the city in terms of Mexican food, because their tacos are out of this world! While you cannot go wrong with any of their tacos, some of my favorites include the Chicken Chorizo, Portobella with Queso Fresco, Cauliflower as well as Carne Asada. Their tacos are on the smaller side, so 4-6 tacos will be the perfect amount to fill you. Next, I headed to Trillium Brewing Company, which is just right down the road from Bartaco. While I am not so much a beer girl, I enjoyed trying favorite dishes from some of the greatest, hottest spots in the city. My first stop was Newbury Street, and for shopa-

Newbury Street, I make sure that Met Back Bay is my first stop. Met Back Bay can be found on the corner of Newbury Street in a brick townhouse building that was built back in 1877! It is elegant yet contemporary and has one of the best brunches I have ever had. Two of my favorite brunch items on the menu include the Avocado Toast as well as The MET MAX Burger (for those with a larger appetite.) Their toast is covered with avocado, burrata, chili flakes and a heaping amount of parmesan cheese. For a cheese lover like myself, this is right up my alley. The MET MAX Burger is a challenge to finish every last bite but is well worth it. It consists of one pound of chopped sirloin, bacon, cheddar, fried onion strings and Met’s

top of their beer cheese, Trillium is an extremely cool place to hang out, whether on the first-floor taproom, second floor dining area, third floor roof terrace or their outdoor patio.
My last stop was one of my all-time favorite restaurants, City Tap. If you are looking for me in The Seaport, you can almost guarantee that I will be here. City Tap has a beautiful outdoor space with fires running at night, along with a spacious dining area and perfectly set up bar. There are so many items on City Tap’s menu that I cannot say enough about – their Elote “Street Corn” dip (to die for), their Ten Spice Wings, BBQ’d Pulled Pork Nachos – all mouthwatering and always delicious. My all-time favorite entrée on the menu is their Veggie Burger, with a wild rice, black bean and beet patty topped with aged cheddar, dijonnaise, roasted tomato and alfalfa sprouts. While the veggie burger normally comes with a side of fries, I will sometimes opt for their perfectly seasoned asparagus. Regardless of if you are a vegetarian, this burger will melt in your mouth and will be one that you won’t forget. Whether you are in the city for brunch, a quick appetizer or looking for a full meal, I can promise you that Met Back Bay, Bartaco, Trillium and City Tap will not disappoint you. With a little mix of every type of cuisine, any of these four restaurants are absolutely guaranteed to impress you and your taste buds.

At-Home Workout By Megan Ward
Trends
Working out at home has its disadvantages, but when you have an expert trainer or an extensive list of workout classes to take, exercising alone in your living room can be ideal. Taking time out of your schedule to pack a gym bag, drive to the gym and actually start working out takes a lot of extra time each day. Sometimes the easier option is to just stay at home on the couch.

DON’T DO IT COLD! WARM UP YOUR MUSCLES
With summer in the wind, and the cold and snow quickly approaching, preparing your body for your favorite (or necessary) seasonal activities require a WARM up! The risk of muscle injury is much higher in colder weather. It ’s scientific: your muscles are tightening in the cold air. The chillier the air, the more constricted your blood vessels become and the longer it takes for the blood to be redirected from your organs to your muscles for peak performance. When the muscles are unworked and cold, they are stiff. Think of a lump of clay: sitting, unmoved, unworked; it is easy to tear, but as you work it with your hands and it warms, it gains elasticity and it moves more easily. Your muscles need to be warmed in the same way. Spending as little as fifteen minutes warming and preparing your body for outside activity can mean the difference between hitting the slopes and being sidelined this year. Follow these basic movements to enjoy this season: Bodyweight squats or chair squats are a wonderful way to increase blood flow to the lower extremities. Stand with your feet about shoulder-width apart, toes pointing slightly outwards from the midline of your body. Lower your buttocks towards the chair behind you while keeping stomach muscles tight and engaged. Once your back side touches the chair squeeze your butt muscles together and lift yourself back up to standing. Whether utilizing the chair or just doing air squats, remember to keep your back straight – do not round it – and keep your chest facing forward, not toward the ground. For quick, effective, and safe blood circulation to your upper body, do some arm circles. Start with your arms out by your side as if you are making the letter T. Rotate your arms forward for ten repetitions followed by backwards for another ten reps. The circles can be as small or big as you feel comfortable. As juvenile as it may feel, jumping jacks are a great way to get the blood flowing throughout your body, warming your muscles, getting your lungs ready, and opening your blood vessels. If you are starting very stiff, remember it is okay to start slow by walking them out, gradually increasing the pace to a jump. Those short, simple, quick movements have got the big muscles warmed up and blood flowing in a really great way. They are awake, and ready to perform. Being mindful of the smaller stabilizing muscles can be just as important. Standing on one leg for 30 seconds with a slight knee bend while keeping your core tight, try to grab the ground with your toes in an athletic stance. Thirty-second holds for each leg goes a long way in preparing your body for dynamic skillful movements. If you are all warmed up and out and enjoying the winter weather, remember that in addition to warming up your muscles ensure that you drink enough water, wear bright and reflective clothing, dress in layers, and bring a friend!
