Nestled amid stunning scenery, Central Florida’s Streamsong® Resort is the only destination in the world where players can experience three distinct golf courses designed by four legendary architects – Streamsong® Red, a lake-dotted layout with striking landforms, rolling terrain and open savannah designed by Bill Coore and Ben Crenshaw; Streamsong® Blue, a course revered for its elevation changes, wild grass-lined fairways, and enormous bunkers that spill off towering sand dunes designed by Tom Doak; and a third championship layout, Streamsong® Black, designed by Gil Hanse.

This is Streamsong. Golf at its purest.

The Journey:

Tiger Woods BY TIMOTHY BRANCO Ten seasons ago, in 2009, we featured Tiger Woods on the cover of our last issue of the year. At only 32 years old, Woods had just become the first professional athlete to earn over 1 billion dollars in career earnings. As incredible as that sounds remember this was 9 years ago and since that time only two others have achieved that same benchmark in sports, Floyd Mayweather and Michael Jordon. Woods had amassed in just 13 years on the PGA Tour, 71 tour wins and 14 majors. At the pace he was on, he seemed destined to break the record of 18 majors held by Jack Nicklaus before his 35th birthday. On November 24th, 2009, the Tuesday before Thanksgiving we went to press, our first and only issue with Tiger Woods on our cover. Over the holiday weekend, a chain of events changed the life and career of arguably the greatest player in the game. Over the next 9 years, Tiger Woods fell into what can only be called a downward spiral in his career. Tiger after no Tour wins in 2010, 2011, won three times in 2012 and five times in 2013. It had been 5 years since that famed U.S. Open playoff victory at Torrey Pines in 2008. In 2018 despite claims that Tiger was back, we were all skeptical, it had been 5 years since his last win and 10 years since his last major. At the start of the 2018 PGA Tour season, we saw a new Tiger Woods, a new smooth balanced swing, a new demeanor. He was playing without pain and apprehension and seemed more focused and far less tentative. Leading up to his first victory at the Tour Championship he had 6 top 5 finishes, much like a rookie, searching for that first win. This might be Tigers greatest personal victory with his children now able to share in the moment. The deluge of golf fans rushing the 18th hole at the Tour Championship says it all, Tiger is back in the “Winners Circle and the fans love it!

the fly fishing happens and where the permit (a type of pompano), tarpon, and bonefish reside. Bluewater or offshore fishing occurs in deeper water and the anglers get to wrangle with the marlin, tuna, grouper, and wahoo. Regardless of the location, all equipment and guides are supplied. The landlubbers are also fully engaged with pursuits like beach volleyball, tennis, croquet, bocce, and bicycling. The Abaco Club’s biggest footprint, of course, is its golf course, the world’s first Scottish-style links course in a tropical location and one of the world’s best conditioned courses from tee to green. Noted English architect Donald Steel and his Scottish partner Tom Mackenzie have created a showpiece, the #1 course in the Bahamas and always rated in the Top 10 in the Caribbean. Best of all, starting times are not only unnecessary but also irrelevant. The members and guests tee it up whenever they want. As PGA Director of Golf Brian Shaver said, “The first tee is ready when the players are. No waiting. No stress.” The only stress, but let’s call it challenge instead, comes from negotiating the Auld Sod-like configurations from the well-trapped fairways, which are spacious for the most part and relatively easy to hit, to the PGA Tour-caliber green complexes, which include huge, undulating surfaces, deep bunkers surrounded by Zoysia grass, and swales and mounds that place a premium on getting the ball up and down. The stunningly green Seaside Paspalum grass is closely mown, lush, hardy, and putts as true as the best Bentgrass greens in New England. The front side is usually downwind with the ocean a spectator along the left side. The back nine wends its way away from the water until the up-and-down, picturesque, and demanding 15-18 holes—in particular, the par-3 17th and the par-5 18th seaside duo—as outstanding a finishing flurry as a player could hope to encounter. Steel and Mackenzie have utilized the centuries-old links tactic of offering several different ways to play each hole, depending upon the prevailing wind, the bunker positions, and the pin placements. The more the course is played the more the subtleties are understood and recognized. Approach shots, in particular, require finesse and very often necessitate off-green putts or hybrid club bumps rather than wedges. Playing the ball on the ground is usually the wiser technique, and in most cases, a short-siding results in a bogey or worse.

The Abaco Club is the home of the Web.com Tour’s Bahamas Great Abaco Classic, which will be seen on Golf Channel in 2019, January 20-23. The pros play from the tips at 7,111 yards, but the four other tees range from 6,652 to 5,379 yards to afford each player a comfortable length. The pros and the members also take advantage of one of the most extensive practice facilities in the Bahamas and Caribbean: a huge double-ended driving range, a putting green, a short-game expanse of 100 yards or less to multiple pins, and an area

to work on chips, pitches, and bunker shots. Irishman Darren Clarke, 2011 Open champ and 2016 Ryder Cup captain, has been a member and resident since The Abaco Club’s inception and is its World Ambassador, promoting the club in its marketing efforts and at special events like the Web.com and member tournaments. Besides the golf course, he has another passion—the saltwater flats fly fishing and sport-fishing opportunities. He said, “I love the relaxed atmosphere here. It’s extraordinarily beautiful, and there’s no place I’d rather spend time, especially with my family.” Becoming spoiled in an unspoiled setting is the goal at this Southworth Development property and is exactly what President and CEO David Southworth has fashioned for his members. Having developed over $2 billion in golf and hospitality projects in his three-decade management career,

3

Southworth, whose office is in Newton, Massachusetts, is respected for the high standards he sets for service, design, and amenities. Upon acquiring The Abaco Club in 2014 from what had once been a Ritz-Carlton Destination Club, Southworth Development immediately invested $10 million into the venue to make sure that his high standards would be met. Plus, a yacht club with marina and clubhouse are currently under construction in nearby Little Harbour, scheduled to open in February 2019. David Southworth said, “We are passionately focused on two primary objectives at all of our properties: Quality and Community. The Abaco Club is a perfect example of both.” His company currently owns five other master-planned communities, where members at one club also enjoy reciprocal privileges at all others, with full use

Creighton Farms in Virginia sports an award-winning Jack Nicklaus Signature layout, and Machrihanish Dunes on the west coast of Scotland has a David McLay Kidddesigned seaside links course that ranks in the UK Top 25. Meredith Bay on Lake Winnipesaukee is the only one not to offer golf. Finally, when the guest arrives at The Abaco Club on Winding Bay and receives the golf cart, the windshield will have two unforgettable messages on it: “Keep left! Welcome to Paradise.”

Dolf Berle CEO Topgolf BY MATT WARD

BACKGROUNDER Dolf Berle joined Topgolf in January 2018 and serves as CEO of Topgolf Entertainment Group and Topgolf USA, leading all global operations and marketing, Topgolf International, Toptracer Range and technology. Prior to joining Topgolf, Dolf’s career has included roles as President and COO of Dave & Buster’s, President of Lucky Strike Lanes, COO at House of

Blues and Executive Vice President of Hospitality and Division Head at ClubCorp. He also serves on the National Board of Directors for Topgolf charity partner Make-A-Wish. THE BERLE STORY I was introduced to golf by the parish minister of our local church in a small rural town in Massachusetts. I know now that he used the opportunity not only to teach the game,

but also to impart biblical wisdom. The book of Job featured heavily in my early challenges learning the game! He also stressed that golf was a way to join a global community, something which is very much part of my work today. You wake up in the morning — what’s the driving passion? Building leaders. We have a remarkable company and a wonderful strategy. Building

leaders is the number one requirement for making our vision a reality. I also find deep inspiration in the idea of bringing our great game to millions of children across the world who might not otherwise be introduced to golf. Topgolf has been in operations for several years and is still expanding. What’s been the reason for the success? Since 2005, we’ve opened

49 venues across the U.S., U.K. and Australia, with venues opening soon in Mexico, Canada and Dubai. We have aggressive expansion plans and aim to open at least 7-10 U.S. venues annually in the next few years beyond the 45 now operating. I think the main reason for Topgolf’s success is that we truly are everyone’s game, and we appeal to people from a wide variety of backgrounds and skill levels. Topgolf blends technology and entertainment, golfers and non-golfers, children and adults to create an experience that makes socializing a sport for everyone. Curious to know given your

involvement — how are locations ultimately decided upon? We are expanding very rapidly and are always looking at new markets for possible Topgolf locations. Our development team takes many factors into account when selecting a new location, including population, proximity to other venues, land availability and more. Other competitors are looking to compete — what separates Topgolf from others in the category? Topgolf is a global sports, entertainment and lifestyle community focused on connecting people in meaningful

ways. Although there are other golf entertainment concepts out there, the Topgolf brand is multi-dimensional. Topgolf is everyone’s game, with 47 venues entertaining more than 13 million Guests annually, original content shows, next-gen simulator lounges through Topgolf Swing Suite, the global Topgolf Tour competition, pop-up social experiences like Topgolf Crush, Toptracer technology as seen on TV, and the world’s largest digital golf audience. What other elements is Topgolf looking to add to its basic program in the near and long term? We’re always looking at

ways to engage our community with new and surprising experiences. As we develop our own new program elements, we are also actively seeking partnerships and acquisition opportunities. My understanding is that 60% of the people who come to Topgolf never picked up a club previously. What is Topgolf’s interest in getting these individuals to becoming active golfers in the traditional sense? About half of our guests are considered non-golfers, which presents an incredible opportunity to introduce new people to the game. We’re committed to help grow golf in all aspects.

For some guests, our venues are their first and only exposure to golf, so we aim to make it fun, accessible and help them create a memorable moment associated with the sport. A 2017 survey conducted by the National Golf Foundation actually found that 23 percent of new golfers who have been playing at for three years or less started playing traditional golf after their first Topgolf experience. Of those, nearly 75 percent say Topgolf influenced their decision to play green grass golf. If you could change one thing in golf unilaterally — what would it be and why?

I am focused on making golf a game for everyone, regardless of race, personal orientation, privilege or background. All of the major golf organizations — USGA, R&A, PGA of America, PGA TOUR, LPGA — are seeking ways to attract new players to the game – especially Millennials, women and minorities. If you were counseling them — what would you advise be done? Organizations can focus on breaking down the barriers that prevent the masses from playing and enjoying the sport. Golf was traditionally an exclusive and expensive sport, played by men with country

club memberships. Topgolf has made the game accessible to everyone by offering an affordable social experience that can be enjoyed by any age or skill level. We believe every great time starts with play, is fueled by food and beverage, moved by music and made possible through community. It’s about making the game more approachable. Take out the intimidation factor and make it fun. Our golf pros offer a variety of class formats and games that make learning the sport fun for all ages, demographics and skill levels. Best advice you ever received — what was it and who from?

I had several mentors along the way who have stressed the importance of being of good character and being a good team mate. Biggest short and long term challenges facing Topgolf? We’ll need to continue differentiating ourselves from the competitors that pop up. We must continue to be a leader in innovation, sports and entertainment. With our global expansion, we understand it is critical to select partners who are extremely knowledgeable on the local culture and can help us integrate the brand authentically. The Boomer Generation Boomers represent over 30% of the market and 40% will buy a home in the next 5 years, the overall numbers are staggering. They rank second in proportion of the buyer’s market today. These home buyers’ ages range from fifty-two to seventy. Boomers are living and working longer, looking for opportunities to connect with others and stay engaged with kids and grandkids. More than the generation before them, they are seeking healthy and active lifestyles that encompass a broad range of new and interesting activities in secure communities. After decades of working and raising families they are looking for maintenance free lifestyles that offer a host of amenities that they now have time for. Some are choosing warmer climates yet others are opting for 4-season living with a full range of summer and winter activities and closer proximity to family and friends. Millennials The youngest home buyers in the market are millennials, from twenty-two to thirty-seven. They represent over 35% of the active real estate market today. Many are first time buyers and over 50% prefer attached housing in city centers or community living options that offer a wide array of activities and amenities. While young, they are slowly taking over a majority of the real estate market. Generally, Millennials are attracted by location and proximity, but like most home buyers they prefer it to have everything they need on their checklist. The top features they are looking for include outdoor living space to enjoy, community resources and family amenities. Being close and connected is very important to this generation as well. Trending Many second-home owners in the Northeast are gravitating to places like Vermont, Maine, and New Hampshire for winter sports and summer mountain activities. Others second home buyers are focused south on warmer climates and all they have to offer. Today retirees and second home buyers who are still in their productive earning years are fueling the growth in communities that offer golf and a wide array of amenities and active lifestyle choices. Each month Fairways Lifestyles will provide a look at Northern & Southern communities for living and homes for life.
