Conservation and green living is an integral part of our lives today. Our ecological footprint measures the demand we place upon resources and how we affect the planet. Inside our homes we focus on energy conservation, water conservation and the process of recycling and repurposing, instead of disposing. Outdoor living is equally important to the process and in some cases even more critical because what we do has direct effect on the environment in our outdoor living spaces. Bringing our lives outdoors can become an energy and ecological burden by using more energy and resources than our indoor lives. There are some simple rules to follow that will make your outdoor oasis look, feel and function in ways that will reduce your eco- impact at the same time. One of the easiest ways to green your indoor and outdoor home is to blur the lines between your interior and exterior home. Open windows and doors and let the breeze cool your home. Plants in your indoor and outdoor space replenish oxygen and provide a flora of color to your living spaces. Take advantage of solar energy for electricity, water heating and outdoor lighting and heating elements. Solar powered light fixtures in landscaping have come a long way in durability and quality of light. Motion detectors will cut down operating cost even more. Use stone instead of wood for patio’s, decking and outdoor features around gardens and pools, it is more durable and naturally blends with your outdoor features. Use recycled patio furniture, poly-wood has become the most durable of all outdoor furniture and comes in a wide variety of colors and styles. For your plantings use natural fertilizers and home-grown compost soils. If your oasis has a pool or water features, use spectra or ultraviolet filters to keep water fresh and clean. Solar charged yard maintenance equipment, grills and firepits are rapidly replacing combustible devices and are much safer to use. There are a lot of reasons for living well and being responsible for our environment. We all should do as much as possible to be part of the solution.

It is our government’s goal to make energy efficiency and conservation a way of life. The FHA Energy Efficient Mortgage Loan program contributes to these efforts by providing better housing and creating a way for homeowners to make valuable improvements to their homes at a relatively low cost. The Joint Center for Housing Studies has reported that by making homes more energy efficient homeowners would be able to stabilize monthly expenses which are critical to the process of homeownership. They are also able to fold their closing costs and the up-front mortgage insurance premium into the total cost of the loan. Energy Efficient Mortgages can also be used with FHA Section 203(k) rehabilitation program; in this case the Energy Efficient Mortgage generally follows the Section 203(k) rehabilitation program’s financing guidelines. The program helps current or potential homeowners significantly lower their monthly utility bills by enabling them to incorporate the cost of adding energy efficient improvements into their new home or existing housing.
