Northeast Private Golf Clubs & Communities A New Evolution of Change

T

ODAY, GOLF HAS BECOME one of the most popular pastimes in America. In 2020, over 100 million people in the U.S. engaged in golfrelated activities, which means that one out of three people in our country enjoyed some form of golf activity. To say the game has grown in popularity is an understatement. The Northeast is the smallest region in the U.S., yet, has more golf courses per geographical area than anywhere in the country with over 3000 courses. Just 10 years ago, many of the private golf clubs in this region and throughout the country were failing financially. In the last two years golf, being the only sport you could play and socially distance outdoors, changed all of this. While it’s hard to imagine and no one could have ever predicted, it was the shot in the arm that golf needed so badly to grow again. It seems “Opportunity is the Mother of Invention” or in this case, reinvention and discovery. Those that ventured for the first time or in a long time out to the game discovered that golf is truly a spectacular game on any level. Public and private golf facilities are using this opportunity to evolve and meet the needs of newer generations and their families. Many clubs are now adding full four-season amenities including indoor golf simulators, newly updated fitness facilities, and ever-changing eclectic menu choices for in-house and take-out dining. Private golf clubs today are setting a new trend to attract new members with more amenities, choices, and diversity than ever before. All these things

While it’s hard to imagine and no one could have ever predicted, it was the shot in the arm that golf needed so badly to grow again. are designed to bring much more year-round value to members and new income opportunities for the clubs, who in the past closed in late fall through winter. Indoor golf has now become as common as indoor ice skating. Indoor golf facilities and personal indoor interactive simulators have evolved at such a rapid rate that it has been a challenge for the industry to keep up with the demand. Private and public golf facilities have seen the value of simulators to their models for added revenue. Indoor entertainment facilities are booming across the nation with interactive golf and sports venues that offer consumers practice facilities, sports leagues, events, and great places for gatherings and celebrations as well as charity fundraising with no issues with weather and cancellations. More and more golfers who love the game are installing DYI and full buildout golf simulators that have become family entertainment centers in their homes. The trend today is to get off the couch and play, interact, and reconnect. Be Your Best!

hen most people think of Florida travel, they think of a cartoon mouse and his theme park. Nevertheless, Florida is so much more than that – especially in the panhandle. At Sandestin® Golf and Beach Resort, you get it all: accommodations from the beach to the bay, world-class shopping, dining, and entertainment, and 73 holes of golf. That’s right, 73. The Raven opened and was later the home of the Boeing Championship, a stop on the PGA Tour and most recently became the home of the Emerald Coast Classic at Sandestin®.

Sandestin® was developed as a resort community in the early 1970s, and in 1973 the first property golf course, The Links, designed by Tom Jackson, was completed. To this day, it is still a crowd favorite because of its panoramic views of Choctawhatchee Bay. Baytowne Golf Course, also designed by Jackson, was completed in the ‘80s, and as the resort continued to grow, so did the courses. The prestigious semi-private Burnt Pine course, designed by Rees Jones was completed in the 1990s, and in 2000, The Raven opened and was later the home of the Boeing Championship, a stop on the PGA Tour and most recently became the home of the Emerald Coast Classic at Sandestin®, an official stop on the Korn Ferry Tour.

The 73rd hole comes into play on the 16th hole of The Raven. That area of the course was originally part of Baytowne, and at the time was a par 4 and without residences. When Robert Trent Jones Jr. was designing The Raven, he felt the existing corridor was too narrow for a par 4 and came up with the idea of creating back-to-back par 3s. The hole you play depends on what day you come – 16A is played on even days and 16B on odd.

Great Clubhouses of the Northeast

T

HE CLUBHOUSE is the focal center of golf clubs across the U.S. and throughout the world. The clubhouse is where members meet, socialize, dine and celebrate the game of golf. Clubhouse designs are part of the game and a personal statement by each facility to welcome its members and guests to enjoy the amenities and the hospitality of the management and staff. Some have stood the test of time and are tried and true in their traditional design. Yet, others reach for a new expression of modern architecture in their design with a new approach to function and style. In this issue we take a look at a few of our favorites in each of the Northeast States. Every club is unique as every course is unique, enjoy!

Newport Country Club Newport Rhode Island

Newport Country Club Newport Rhode Island

There are very few more iconic and stately historic clubhouses that have played such a major role in the history of golf in America. Whitney Warren designed the classic, Beaux Arts style Clubhouse overlooking Brenton Point in 1895. Ron Forse supervised the 2005 restoration.

Boothbay Harbor Country Club Maine

Boothbay Harbor’s clubhouse is the perfect blend of luxury and the great outdoors. Opened in 2016, this classic New England design was recognized by Architectural Digest as best in state in their “Most Beautiful Clubhouses in Every State.” Designed by The Knickerbocker Group. Liberty National Golf Club Jersey City New Jersey

Overlooking the New York City skyline Liberty National designed by Bob Culp and Tom Kite is one of the most spectacular new courses in the nation. The clubhouse design by Lindsay Newman embraces the location with magnificent vistas in every direction.

Brooklawn Country Club Fairfield Connecticut

Brooklawn was one of the first 12 member clubs of the USGA. The club was designed in 1886 by A.W. Tillinghast and has hosted numerous Open Championships. The clubhouse has classic lines and sweeping rooflines. Young Tom Morris was the first Pro followed by Gene Sarazen.

The Quechee Club Quechee Vermont

The Quechee Clubhouse was constructed and designed in 1974 to encompass all 4-season activities at the club. In 2016 and 2017, renovations added additional aquatics center, expanded fitness and an outdoor expansive pool complex. The vision was that of John Davidson.

The Bridge Bridgehampton New York

The Bridge overlooks Sag Harbor in the Hamptons and is undeniably one of the most eclectic clubhouse designs in the country. The vision by Robert Rubin was to create something unique for the “untucked crowd.” Codesigned by Bryce Swanson and Keith Evans.

The impossible task to transform a cityside municipal landfill by architect John Sanford into one of the region’s most beautiful golf courses was a challenge. The stately New England style clubhouse offers unprecedented views of the Boston skyline.

Omni Mt Washington Resort Brenton Woods New Hampshire

The Mt. Washington Course was completed by Donald Ross in 1915 – The mountain cabin-style clubhouse fits perfectly overlooking the Presidential Mountain Range. The project was part of a 50-million-dollar resort restoration completed in 2009, Samyn-D’Elia Architects.

National Golf Foundation: Golf Rounds surged during the Pandemic across the northeast & the country - Great news for the golf Industry moving forward with so many new participants in the game.

Over the last decade private golf courses and golf course communities were presented with a myriad of challenges from dwindling membership, increased operating cost and waning interest. Many golf clubs closed, golf communities struggled to survive, and private golf clubs experienced dwindling members. No one could have predicted the events of COVID on the golf market and the overall impact that these events would eventually create. Mark Twain famously described golf

as “a good walk spoiled.” Try telling that to the legions of Americans suddenly embracing the game as the coronavirus curtails the recreational and leisure activities that are considered safe. Sports like football, soccer, basketball, baseball and many others came to an abrupt halt on professional and recreational levels. But hitting the links allowed for plenty of social distancing, making golf an ideal pandemic pastime. It provided a shot in the arm for the game and

brought millions of new golfers into the game at every level. In September 2020, golfers in the U.S. played 12 million more rounds compared to September 2019, a 26% jump, according to Golf Datatech, a market research firm. That’s a welcome boost for a sport whose popularity has been on the wane in recent years. NGF estimates there were just over 24 million off-course participants last year just shy of the number of on-course golfers. NORTHE AS T.GOLF | OCTOB E R / N OV E MB E R 2021

TRENDS CLUBHOUSES

Boothbay Harbor Country Club - Paul Coulombe’s Total Restoration & New Clubhouse has been voted the “Best Golf Club in Maine” and “Best Designed Clubhouses” by Architectural Digest.

Golf’s overall participation base in the U.S. combining on and off course players rose 8% in 2020 to 36.9 million. The best news is women’s golf is on the rise which bodes well for private club family memberships and golf course communities. Here are some Impressive Stats: 12.6M played only on-course golf (average age 50 / 29% female), 12.2M played on AND off course golf (average age 42 / 21% female) and 12.1M played only off course golf (average age 31 / 45% female). This has all contributed to the boom in private club memberships and the steady growth of existing homes sales and new homes starts in golf course communities in the Northeast and Southern regions.

Brae Burn Country Club in West Newton, Massachusetts expanded and renovated the club updating existing amenities in a style and layout that would appeal to younger members while striking a balance between casual and traditional detailing.

Private Country Clubs In the Northeast and throughout the United States, private golf club membership has seen steady growth for the last 18 months and shows no signs of slowing any time soon. The newfound enthusiasm for golf is shaking up the club business after decades of oversupply in almost all markets. Multi-generational and

family membership growth spurred on by the pandemic is the driving force. Accelerating lifestyle changes among Generation X, Y, Xennials and Millennials are driving the market and change in club models.

Newport National in Rhode Island has announced plans for a new clubhouse, 70,000 square foot driving range and practice facility one-acre short game practice area. The new Vineyard 9-hole course to be added to the 18 hole Orchard Course.

Old jacket and collar rules are evolving to new open more inclusive clubs with more amenities like fitness centers, indoor golf simulators, modified round options and more eclectic social events for members and their families. This is driving new trends in everything from club house design to very diverse menu changes for in-house and take-out dining. These generations view their club as a home away from home not only for golf, but for the social aspects,

family celebrations and just a safe place to hang out with friends and family. More private clubs are reinvesting, reinventing and updating than at any time in the last 50 years.

Golf Course Communities There was a time not too long ago that the concept of golf course living communities was in question, that is certainly not the case today as families are embracing life in gated and protected communities and all they offer. Throughout the country there has been an exodus by young professionals and families from major cities to a more rural life with more open spaces and a better quality of life. Amenities in golf course communities are endless and ever changing with golf, aquatics, fitness, sports, activities, social events and all in your own back

yard. Golf carts which were mostly used for golf, have now become the go to form of transportation within the communities. The demand for personal golf carts, once only used in Southeast and Southwest regions, are now common in all season communities throughout the country. In addition to the younger generation, Boomers are living and working longer, looking for opportunities to connect with others and stay engaged with kids and grandkids. More than the generation before them, they are seeking healthy and active lifestyles with family activities. The market is trending to more multi-generational communities and far less 55 and older facilities. In addition, golf course and themed recreational communities throughout the south are getting flooded with younger buyers looking to acquire second homes now while they are in the prime earning mode in their lives. In most regions, builders and developers cannot keep up with the demand which is driving prices in these markets. NORTHE AS T.GOLF | OCTOB E R / N OV E MB E R 2021

The Caddie Before the Cart or the Cart Before the Caddie? Options for Every Golfer…

T’S BEEN SAID MANY TIMES the world has changed due to the impact of the COVID-19 pandemic and golf is no exception. It became clear very early our sport was both a safe, healthy recreation and an antidote to “cabin fever.” Millions of players returned to the game while the numbers of new players, especially women and juniors, have been setting records. In the last few months, the trend has been to walk rather than ride and though the twoperson golf cart is not about to become extinct it is interesting to see many players rather than carrying their bag or using a push cart are opting for remote control electric caddies that follow down the fairway. Plus, many courses are using the innovative single rider carts and scooters both as a healthy alternative to the usual twopassenger cart but also to speed play. To keep our readers up to date, Northeast Golf Magazine has gathered information about electric caddies and single rider carts which should be of help if you are in the market to purchase or rent.

Electric Caddie

Club Car Tempo Walk Robo-Caddie

The Tempo Walk, though for sale to golfers, can usually be found as part of the cart fleet at a golf course and often is rented by the round. A local course with which I am familiar, rents them for $10 plus tax for nine holes compared to $7 plus tax for a push cart. It has a hands-free mode and in addition to carrying club bags, coolers and accessories the front screen acts as an on-board GPS system.

JUMBOMAX GOLF GRIPS New Technology and Thinking for an Old Game

T

he notion that larger golf grips

would cause all golfers to push golf shots to the right has been around for decades. In fact, most if not all in the golf industry believed that grips needed to be small enough to fit in the fingers of the hand to perform properly in any golf swing. That is what John Mazzanoble thought as well 11 years ago when he first looked into JumboMax Grips while looking for a new opportunity in the golf industry in Central Florida. After putting a few of the Jumbo Grips on his clubs, he quickly learned that he could hit the ball farther, straighter and swing with less grip pressure doing so. So the journey began for John, who learned the game of golf from his Dad at a young age in Cocoa Beach, Florida. John who played golf in

high school and college, became a teaching professional and even spent time on the minitours. An avid Miami Dolphins fan, he even became the mascot for the team in 1992 and made it into the Football Hall of Fame with other noted mascots in 2000, in the Fan Zone section. Quite a ride one

would say, but for John, he would say the fun is just beginning. Dale Rehus VP and co-owner of JumboMax created the vision of superoversized golf grip which makes the game of golf easier and more enjoyable. Dales extensive experience in design and marketing brought the innovative product to launch. Solving an age-old issue in a game that has such a long history was no small challenge. The premise and focus was to improve surface area in the golf grip to increase control, power while limiting tension. In 2010, John Mazzanoble became President of JumboMax grips and in 2020, Chris Plummer with 29 years’ experience in the industry joined the team as Director of Operations. Mike Schy, John Mazzanoblr and Bryson DeChambeau

This summer Northeast Golf interviewed John and Chris in Ocala, Florida. John said, “It takes much more force to hold onto a small handle, and one thing all golf teachers can universally agree on is that squeezing a golf club handle is bad! You’ll never hear an instructor say, ‘You could improve your golf swing if I could only get you to grip your club tighter.’ So, we examined every aspect of the golf club design and one thing kept puzzling us – why does every other sport (think baseball, tennis, and hockey) and every tool in our toolboxes use a large handle, while golf clubs have much smaller ones? What if we told you the biggest culprit of excess tension is the design of the golf grip itself? At JumboMax, that’s what we believe. Just like you, we were struggling to shoot lower 44

scores with conventional golf grips (we call them skinny grips). So, we created a grip that would finally stop the squeezing. Getting people to rethink their grip size on their golf clubs was the challenge. Today, many golfers are already seeing the benefits of larger and unconventional grips for softer feel with their putting game.”

Bryson DeChambeau

Retief Goosen

When Bryson built his own set of samelength clubs back in college, people were shocked. The brilliant part was that he made it work, winning the US Amateur and the college NCAA individual championship in the same year. His first introduction to JumboMax grips was actually as a junior golfer when he was only 16. When he turned pro, he signed with Cobra and went to work coming out with his own set of single-length clubs for the masses. Mike Schy, long-time coach of

Bryson, received grips to try from John Mazzanoble from JumboMax in Las Vegas at the PGA Show. Once Bryson got a look at the JumboMax grips, he was intrigued to say the least; soon after, he changed to JumboMax. DeChambeau has been playing JumboMax Grips for over 9 years now. Initially, he was using an older much heavier model, he has now changed in the last couple of years to their flagship model, the JumboMax JMX UltraLite. Retief Goosen plays JumboMax heavier

Tour Series grips which shows some people do better with lighter and some better with heavier. JumboMax has now become a household name in golf, and the company continues to innovate with the most advanced technology and engineering in the industry today. Year after year, the line of JumboMax products continues to elevate awareness of oversized golf grips and the simple premise of more surface area, lighter grip pressure, and better performance and consistency. For years, the golf industry has promoted custom fitting for irons, drivers, putters and shafts. Team JumboMax is now launching what may be the most important fitting system of all in the game of golf – Grip Fitting!

It remains a singular moment in the annals of golf and one of the truly remarkable American sports moments

The final tally was United States 14.5 and Europe 13.5, but more than the scores, the 1999 Ryder Cup changed golf. Just as U.S. team member Tiger Woods brought a younger and more diverse audience to the game, the 1999 tournament at Brookline ushered in a new era in golf. Fans crazily scoured the New England landscape for tickets to the Ryder Cup, and in doing so, let the rest of the golf world know that this traditionally staid game played by proper gentlemen and ladies could be viewed and pursued with emotion and raw passion. So, what is the legacy of the 1999 Ryder Cup? The answer may be found in the upcoming 2022 – maybe the golf version of Mike Eruzione’s game winner in

plained that the agreements and the development of the anchor site concept (where a course hosts a U.S. Open every 5-7 years) reflect a recent shift in strategy by the USGA. “We’re deeply honored that these great clubs are signing up,” he said. Why the shift to anchor sites and long-term relationships? “It’s very simple,” said Bodenhamer. “It really comes down to where the players want to win their U.S. Opens. History matters.” He noted that a dialogue with the players revealed that they are attracted to the iconic venues where the giants of the game won their championships. “They want to win where the ghosts walk the hallways.” But courses like Oakmont and Merion offer more than history. They present supreme tests of golf. “These Hogans Plaque on the 18th Merion 1950 US Open

While the USGA intends to pursue additional anchor sites and long-term relationships, it remains receptive to hosting championships at other deserving sites. “We have left openings for new courses,” said Bodenhamer. With the USGA announcement, both players and fans can look forward to many more historic championships at Oakmont and Merion. And there’s still time to order tickets for the 2050 U.S. Open at Merion. AROUND THE GAME CADDIE SCHOOL FOR SOLDIERS

THE WORLD’S ONLY CADDIE SCHOOL FOR SOLDIERS “Because soldiers are dedicated to the ideal of self-sacrifice, when they return to a world that is defined by the opposite— personal gain—they don’t really know how to fit in this world, and they become strangers to themselves. And when you’re a stranger to yourself, you don’t really believe in yourself anymore. The Caddie School for Soldiers program was created to help veterans earn back their belief in themselves, so that they can carry on in life with the measure of dignity they are entitled to.” – Don J. Snyder, CSS Founder More than 22 soldiers or ex-soldiers commit suicide every day in the U.S. alone. The same tragedy is taking place in Canada and the U.K. Countless veterans return home from war with debilitating injuries and post-traumatic stress that haunts every minute of their lives. For many of them, war was hell. But life after a service career can be even more difficult. The Caddie School for Soldiers (CSS)

was created to help our veterans adjust to civilian life and envision brighter futures. The CSS is a 501(c)(3) charitable organization whose mission is to help ex-soldiers rise up from the desolation of the wars they fought and restore their essential belief in themselves. The organization’s goal isn’t necessarily to help veterans become caddies—though many graduates have gone on to rewarding careers as professional caddies—but rather to help veterans discover that a meaningful and positive future is possible after military service in whatever new field they may choose to pursue In the winter of 2019, the world’s only caddie training program for soldiers was established in St. Andrews, Scotland in partnership with the late Graham Proctor’s St. Andrews Legacy, an organization devoted to healing the wounds of soldiers, and with the support of the Kohler family and Company. The CSS welcomes veterans from the U.S., U.K. and Canada to participate in month-long sessions during which each service member is able to leave their real-world responsibilities behind, bond with fellow veterans, and not only learn new skills, but learn how to learn new skills.

early two decades ago in Mattapoisett, Massachusetts, a dream to create a member-owned golf course community began to materialize with a master plan for an all-inclusive, amenity-rich facility for living and enjoying life to its fullest. That dream has not only come to fruition but today, The Bay Club has established itself as one of the finest golf and recreation memberowned communities in New England. The Bay Club is one of only two Silver Sanctuary Golf Communities certified by Audubon International in Massachusetts and prides itself in its practices of stewardship to the land.

The Bay Club master-planned community encompasses 625 acres (with 300 acres of adjacent conservation land). The Country Club and golf course occupy 200 acres, while the six residential villages of 180+ home-sites and 200 acres of deedrestricted open space provide a perfect balance for living. Its magnificent championship golf, designed by Brad Faxon and Bradley Booth, outstanding sports and fitness complex, unparalleled fine dining, and exceptional location on the Massachusetts’ South Coast have made it a top choice for living.

In the quiet historic seaside town of Mattapoisett along the shores of Buzzards Bay not much has changed in the last 100 years. Historically, Mattapoisett was one of many coastal farming communities and its deepwater harbor supported shipbuilding with Bostonians maintaining summer residences along its waterfront. In the late 1800s, author Oliver Wendell Holmes, Sr. and his son Supreme Court Justice Oliver Wendell Holmes, Jr. were

Dave Andrews, the Bay Club’s Director of Real Estate Sales and Membership has been there since the project started. Dave said,” The vision from the outset was to create something very special. As a cluster subdivision, the objective was to combine open space and privacy with outstanding country club amenities and each of the six residential villages was planned with this in mind. “Over the last year we have seen the largest surge in both interest and development at the property with 20 new homes

summer visitors when the town was shifting from the shipping industry to tourism. Even today nearly half the residents of this small coastal town are seasonal.

F YOU’RE LOOKING FOR THAT PERFECT GOLF COMMUNITY,

you should start your search online at GolfCourseHome.com. The site has been providing essential information about golf communities, their amenities, properties for sale and more for over a quarter century. Founded in 1995 by former Golf Digest writer, David Lott, the company pioneered the concept of looking for real estate online and has grown to add WaterViewHome.net for waterfront and water view properties (new website coming Fall ’21) and VineyardOpenHouse.com for real estate of all kinds on the magical island of Martha’s Vineyard.

A Growing Roster Many of the communities that joined in the early days are still with the site— Reynolds Lake Oconee, GA; The Landings, GA; Harbour Ridge Yacht & Country Club, FL; Grand Haven, FL; Woodside, SC; Sea Pines, SC; Ocean Ridge 62

Plantation, NC; Fords Colony, VA, and many others. Today’s list of communities now also includes the states of Texas, Arizona, Massachusetts, Pennsylvania, Delaware and others. Over the years, these communities (and others) have augmented their championship golf offerings with more amenities to appeal to the wider interests and passions of their new residents. Nature centers, shooting clays, sailing, chess clubs, cooking classes, pickleball, yoga, Pilates and much more have been added to the activities menu. And when an interest isn’t being served, a query to club management often results in a new activity being added.

How to Search You can search on GolfCourseHome.com in a variety of ways—from state and individual home listings to amenities, prices, locale and more. In addition, you’ll find stay and play packages and Discovery Tours, usually for 3 days/2 nights, that include on-property accommodations, meals, golf, real estate tour and other benefits. A Discovery Tour is the ideal way to learn about a community.

urprisingly, there are five golf courses on the 100-square mile island of Martha’s Vineyard, which is located just six miles off the coast of Cape Cod. There are the very private clubs–Edgartown Golf Club and Vineyard Golf Club. And there are the semi-private–Farm Neck Golf Club and Mink Meadows Golf Club. And then there’s the Royal & Ancient Chappaquidick Links on Chappaquidick Island. (You may need a local to find it.) Featuring nine holes of three and four pars, the Royal & Ancient is one of the oldest courses in the country, having been established in 1887. All of which means to say that if you’re a golfer, you’ll find plenty of opportunity to strike a ball when you are on-island. Presidents Barack Obama and Bill Clinton have made a point of playing golf here, in addition to generations of vacationers and islanders alike. And if you are looking for a home on or near the golf course, then you can have that, too. In particular, Farm Neck GC features homes in the sections of Waterview Farms and Sengekontacket which comes with tennis and a community dock. Mink Meadows GC is surrounded by a neighborhood of the same name that comes with its own private association beach. And adjacent to Mink Meadows is the home and condo community of Tashmoo Wood. WAY

Every solution begins with a problem, and the big problem is that golf is infuriatingly difficult. Even with all the advancements in club design and ball technology, the scores golfers are shooting simply have not gone down. We examined every aspect of golf club design and one thing kept puzzling us: “Why does every other sport (think baseball, tennis, and hockey) and every tool in our toolboxes use a large handle, while golf clubs have much smaller ones?” It didn’t make any sense. It takes much more force to hold onto a small handle, and one thing all golf teachers can universally agree on is that squeezing a golf club handle is bad! You’ll never hear an instructor say, “You could improve your golf swing if I could only get you to grip your club tighter!”
