Don’t be so an x ious to price your house too high.
W hen selling a home, first impression s are ver y impor t ant to t he marketing of t he home. Your home’s market debut is your ver y first oppor t unit y to at t ract a buyer and it is critical to have t he home priced right. If your home is over priced, you r un t he risk of buyers not even coming to see t he listing. Here is an ex ample, you would like to sell your home for $399,0 0 0, but you list it for $415,0 0 0 just to see if someone w ill pay t hat price. You are “testing” t he market. A buyer w it h a pre- approval of $399,0 0 0 may search online only for homes priced t hrough maybe $40 0,0 0 0 Because of t he way your home is priced, it won’t appear in any of t hose searches, and you could miss out on a potential buyer.

Here are a few places we like to go Cheshire L ake on Rt 8 ha s a g reat k ayak launch. Stockbridge Bowl on Interlaken Rd. is ver y quiet and ha s a g reat launch. A shmere L ake on Per u Rd. in Hin sdale is beautif ul, but a bit more challenging to launch your k ayak. One of my favorites is Queechy L ake in N Y located on Queechy L ake Drive in Canaan, N Y. Queechy L ake is said to be one of t he cleanest lakes in N Y.
