1. Clean, clean, clean. Dust on top of the fireplace mantle and fan blades, polish your appliances and faucets, and give the windows a thorough washing. 2. Pay attention to smells. Avoid cooking anything with a strong odor the day before or day of a showing. 3. Clear out the clutter. You want buyers to focus on how awesome your space is, not how messy it looks. 4. Repaint the walls neutral colors. As much as you love your dramatic red dining room, it could turn off a good portion of your buyers. So repaint your rooms in neutral tones. 5. Keep the décor simple. To help buyers imagine themselves in your space, get rid of any art or other décor that might turn off people with different tastes. 6. Get rid of personal items. Buyers want to be able to envision themselves in your home, so remove anything overly personal. 7. Let there be light! Open all the windows to let in natural light and add floor or table lamps to areas that are dim. 8. Bring nature inside. Potted plants or a few pretty buds in a vase can help bring energy into a space. 9. Get rid of bulky furniture. Dear Lynn, I don’t understand the difference between assessed value and market value of a home. Shouldn’t they be the same? Thanks! Grady B.

Hi Grady, This question gets asked many times. Hopefully I can shed some light on it for you. People ask why the assessed value isn’t the amount that that a home is listed for. Buyers and sellers both get confused. As a matter of fact, homes are sold every day that are sold for significantly more or less than the assessed value. The assessed value is also not the same as the appraised value.

The assessed value of your home is used for determining the real estate tax that you’ll pay. That value is then multiplied by the local tax rate (which is a certain amount per thousand of your assessed value) to determine what your yearly taxes are. Here’s an example, let’s say your assessment is $256,500 and the tax rate (I’ll use Pittsfield) is $19.42. Multiply the assessment by the rate and the tax is $4981.23 for the year.

The assessed value has no impact on how much your home is worth to a buyer in the marketplace. Unfortunately, there are many buyers who believe that a home that’s been listed higher than the assessed value is probably overpriced. This has been proven over and over that this perception is incorrect. Then there may be buyers that think there’s something wrong with the home because it’s priced less than the assessed value.

I’ve been a Realtor for 33 years. People frequently ask for my advice and opinions, and by sharing those questions and answers with you, I hope to offer some helpful information.

Assessments aren’t updated as often as the market changes. The market could go up or down in any season or for any reason but the assessment has not been updated at that time. Supply and demand, location, condition, updates, emotion, etc. all contribute to the value of a home. It’s the buyer’s decision as to how much they’ll pay. Dear Lynn, We’ve been on the internet to different sites like Zillow and found out that our house is worth quite a bit more that what our sales agent says. He did a Market Analysis to show us what the market is saying but why does the internet say different? Confused in Lenox

Dear Confused, Oh, you’re killin’ me! The websites you’re referring to are third party real estate sites. These sites are NOT LOCAL to every market.

These sites provide estimates of home values for just about any home in the country. Is it possible for a third-party website that is headquartered in New York, California or Florida to be able to provide an accurate value for a home Pittsfield or Lenox? NO WAY! These sites use computer generated estimations using calculations and formulas. I tested this on my own home. The estimate was so high that I thought “I should sell!” But when looking closer I saw the flaws and the most apparent one was that they compared my house to houses in different towns! How dependable is that?

These websites providing inaccurate values create a false sense of hope and ultimately leads to frustration. If you’re told your home is worth $30,000 less than an online estimate, you’re going to be confused and probably upset. The value of your home should be determined by a Realtor in your area who will use the appropriate comparable sales, check the competition, and one who knows the area and the local market.

Dear Mary, Oh, I’m with you on the whole cooking outside thing! Burgers? Ok, here are some

ideas: Make thin patties and then top one with grilled onions and cooked chopped up bacon…everything’s better with bacon! Then put another thin burger on top and seal the edges REALLY well. Then grill them as usual. You can fill them with just about anything! Cheese, pickles, avocado, even shredded apple/bacon and cheese! And get this, you can even make a marinade and sit the burgers in that marinade for about 15 minutes and then grill them!
