A contingent of Realtor® members from the Berkshire County Board of Realtors® traveled to Boston this past week to participate with members across Massachusetts in the 34th annual “Realtor® Day on Beacon Hill”. They met with all Berkshire legislators to discuss key issues that impact homeowners and our local economy. The Berkshire Realtor® contingent encouraged support for the proposed legislation: Senate Bill S.1521 “An Act improving housing opportunities and the Massachusetts economy”, also known as the “H.O.M. E. bill”. This bill would, in several ways, work to ease the short supply of housing in Massachusetts and the resultant increasing housing costs.

Realtors® also spoke with their legislators about SUPPORTING the following bills: Housing Production: An Act to promote housing choices provides incentives, rewards, and technical assistance to cities and towns to encourage and empower municipalities to plan and build the additional housing that the Commonwealth needs to continue to thrive. Expanding Homeownership Opportunities: An Act authorizing the establishment of first-time homebuyer savings accounts that permits future home buyers to deposit up to $5,000 per year into a First Time Home Buyer Savings Account and then claim that contribution as a deduction on their income tax. Climate Resiliency: An Act relative to GreenWorks creates a bonding program to fund climate resiliency programs in the Commonwealth.

Real Estate Education: Realtors advocated for passage of an act that would allow the real estate licensing board to govern continuing education requirements and curriculum so that it remains relevant and nimble facing changes in technology and the profession.

Taxation of Phantom Income: An Act relative to discharge of indebtedness of principal residence from gross income, that would allow homeowners facing loan modifications, short sales and foreclosures to be taxed in a way that mirrors the federal law, the Mortgage Debt Relief Act of 2007. Realtors® also discussed why they OPPOSE the following topics: x Real Estate Transfer Taxes: Realtors® strongly oppose real estate transfer taxes, which would authorize the creation of a new transfer tax on the sale of property in a municipality. x Mandatory Energy Scoring and Audits: These bills seek to require sellers or their agents to perform a mandatory energy audit prior to listing a home for sale and disclose to any prospective buyer the information in the audit at the time of the listing. Over and above having an enormous impact on an individual’s right to freely transfer land, such requirements would negatively affect the real estate industry in the Commonwealth. Massachusetts is home to some of the oldest housing stock in the country and mandatory energy scoring of such older homes would significantly stigmatize and potentially devalue an individual’s largest investment.

The Realtor’s® community service committee hosted the 6th annual Battle of the Bartenders fundraiser at the Olde Heritage Tavern in Lenox on June 6, 2019. A total of $4,600 was raised from the Realtor® bartending teams’ tip competition, raffle prizes, and a generous donation from the Olde Heritage from proceeds of sales. “Team Leadership” of Realtor Board President Cortney Dupont, President-Elect Eric Steuernagle and MLS Director Michael Harrigan raised the most money in one hour, $1,080. The proceeds of $4,600 will benefit the mission of Elder Services of Berkshire County, Inc. in providing Berkshire elders, caregivers, and individuals with disabilities the opportunity to live with dignity, independence, and self-determination, and to achieve the highest possible quality of life. A sister event was held at the Purple Pub in Williamstown, where teams there raised $3,200 on June 11th for the Berkshire Food Project. “Team Double J” of Jason Dohaney & Jackie Draper won the team tip competition, raising $920 in their 30-minute shift.

The final check for $1,000 was presented to Breaking Bread out of Sheffield. The Berkshire Board of Realtors applied for a grant from the Massachusetts Association of REALTORS for this worthy local charity. Breaking Bread is a volunteer, locally run soup kitchen providing free meals and fellowship to approximately 100 guests per week in southern Berkshire. Founded by retired Realtor® Mel Greenberg, various Realtors® have since taken the helm to ensure continued success. This kitchen is currently managed by Realtor® volunteer Eric Steuernagle Berkshire REALTORS® work together with the community to identify, support and sustain charitable organizations that improve the quality of life in Berkshire County. The house is a decent size raised ranch with a lot of everything in it.....upon moving, when they do, what is the best way to sell the home: do we have to do a lot of moving things out before placing on the market or do we leave things as they are and just keep it tidy? You’re already one step ahead by planning ahead. In my experience with this situation I’ve found that a smooth transition is a well-planned move and one that certainly puts your parents first. You didn’t mention if your parents have a mortgage on their home but for this example I will assume they do not. Because you said, “I think it would take quite some time before we would be able to empty it and clean it up”, I believe this plan may be your best. Once they have secured their Assisted Living plan have them decide what items they will be bringing with them and have them make the move. Now you and your family can concentrate on clearing out the house knowing that your parents are settled in the new place. If this plan is not possible then my suggestion would be to go through the home room by room and remove items that your parents would like to donate, things the family would like to keep, and of course what

No one knows until they get inside and what they would really pay. I feel asking a higher amount makes sense because I can always go down on the price later. It’s not rocket science.

When you’re planning to sell your house you will either go it alone or hire a Realtor . Either way, the price is determined by using other homes that have sold in the area and are similar as comparables. If they’re not completely similar, let’s say yours has 2 baths and a beautifully finished basement and a comparable has 1 bath room and no finished basement but has a 4 season room on the main floor, then an adjustment is made to the report. This report is similar to an appraisal. Condition and updates are also important factors. A home that is comparable to others but in need of updates and repairs will sell for less. The right asking price is key. Buyers will be comparing

And remember, if your buyer is getting a mortgage the lender will hire an appraiser to determine if the value is in line with the market. If not, then the buyer may not be able to buy the home. Even if the buyer still wants the home, no one wants to pay more than the house is worth.
