FROM DEBRA'S DESK

THE EDUCATION EDGE Workplace training benefits employees and employers

F

or many businesses, access to skilled labour is an ongoing challenge. Consider this: During the last half of 2016, 62 percent of Ontario Chamber of Commerce (OCC) members attempted to recruit employees. Of them, 82 percent expressed facing at least one challenge. The top issue cited? You guessed it—60 percent said it was finding someone with proper qualifications. When it comes to the skilled labour gap, there are a number of factors going on. These include the types of programs offered at the post-secondary level as well as student choices. But employers also have a part to play. We simply aren’t doing enough to keep workforce skills up-to-date. For some, it boils down to cost. Not every business has the financial means to invest in ongoing training. Thankfully, there are multiple ways to get workrelated training education—some are even included with your Chamber membership. Here are a few ideas:

Government funded training and employment grants

There are a number of funding grants available—and you probably haven’t heard of all of them. For example, the Canada-Ontario Job Grant helps offset the cost of third-party employee training. You’ll find info about business grants at Canada.ca and Ontario.ca. Mentorworks.ca is also worth checking out. Gale Courses

The Newmarket Public Library offers access to hundreds of free online courses via Gale Courses. Surprisingly thorough, the six-week certificate courses include accounting and finance, sales and marketing, business communication and more. If you don’t have a library card—and you’re a Chamber member—contact us for an access code. Professional Development through the Chamber

Our monthly workshops and seminars cover a variety of topics from avoiding online scams to creating business videos to claiming your Google space and more. Included with membership, the sessions also offer the chance to get one-on-one help for specific challenges. Coming this November, we’re also hosting the Business Thrives Conference, a resource-packed event created to help your business succeed. Visit newmarketchamber.ca and click “upcoming events” to see what we’ve got going on. Need ideas? Check out the Retain and Gain: Career Management for Small Business Playbook from the Education and Research Institute for Counselling (CERIC) in partnership with the Canadian Chamber of Commerce. The Playbook highlights more than 40 low-cost tips, activities and actions to attract, retain and develop talent. You can download it for free via ceric.ca.

PAT LUSINK, Smart Commute Central York Program Manager

LORNE COOPER, Newmarket Young Professionals Group

Q. What’s your job and what does it involve? A. I promote and support sustainable forms of transportation like carpooling, transit, walking, cycling and flex-work. This year, I’m celebrating 10 years with Smart Commute Central York (see inset)!

Q. What’s your day job and what does it involve? A. I’m a full-time Real Estate Sales Representative with Century 21 Heritage Group Ltd. I help my clients successfully navigate through the challenges of buying and selling real estate. For most people, this is a very big purchase and a decision that affects their entire family. I take this responsibility very seriously.

Q. What’s your day job and what does it involve? A. I am a business advisor with Collins Barrow Durham Consultants Inc. I work with my clients (private sector, not for profit and public sector) and their teams to eliminate their biggest headaches and make their operations more effective, efficient and profitable. Q. What’s one piece of advice you wish you had received early on in your career? A. I wish I had known that you really can do anything and that your career is not a straight path but a complicated journey of interesting phases that move you forward, back and sideways. Every phase is worth the experience. Q. Tell us one thing most people don’t know about you. A. I love to ski and each year take at least one trip to the mountains with a bunch of spirited women. I also teach skiing on weekends through the winter at a local private club.

Q. Tell us one thing most people don’t know about you. A. My husband and I owned a Baskin-Robbins ice cream store for five years in Kingston. Q. How do you recharge? A. Right now, I’m addicted to my Fitbit and making sure I get my 10,000 steps in every day. I have four kids, a husband and a dog. Spending time with family is my best way to unwind. Q. You’re a comic book hero: what’s your super power? A. Flying. I used to dream quite often that I could fly and I absolutely love the sensation. It would be awesome to do it in real life.

Q. How are you involved with the Chamber? A. I was a Board Director for three years and I’m currently the Chair for the Newmarket Young Professionals Group (NYPG). If you haven’t been to one of our monthly events yet...why not?! They’re a lot of fun and actually a great way to meet similarminded people and get some business done in a very casual, social setting. Q. Tell us one thing most people don’t know about you. A. I was a professional musician and ran a successful music school for many years. If you look carefully you might see an old video of me on MTV, Much or CMT from my long hair “rock star” days.

celebrating 160

W

e never shy away from great events at the Chamber and with our 160th anniversary happening this year, we’ve had plenty of reasons to celebrate. The biggest part of the festivities took place at the Chamber’s annual barbeque where we hosted an old-fashioned picnic lunch. But first, we kicked things off with a special ceremony featuring the dedication of a new elm tree. (Back in the early years as a community, a giant elm known as the Trading Tree served as the site of the first trading post in the area.) We were honoured to welcome a number of dignitaries to the event, including MP Kyle Peterson who brought with him a congratulatory letter from Prime Minister Justin Trudeau. MPP Chris Ballard and Mayor Tony Van Bynen were also on hand for the event. For more pics from the day, turn to page 17. In May, we also received a special honour during a Town Council meeting. In recognition of the 160th anniversary, the Town of Newmarket presented the Chamber with a framed “declaration” proclaiming that “2017 be recognized as the year of the ‘Newmarket Chamber of Commerce’ in the Town of Newmarket...”. It was a wonderful surprise and Debra Scott was thrilled to accept on behalf of the Board and Chamber members (see photo, right).

manufacturing peergroup

The manufacturing sector in Newmarket employs more than 5,000 people across a variety of companies, including food processing, aerospace, heating and cooling, flight simulation products, automotive parts and more. While seemingly different, the companies actually have plenty in common such as workforce attraction and retention issues, the rising cost of hydro, and challenges around lean manufacturing management. Those types of shared concerns are part of the discussion when the Newmarket 8

newmarketchamber.ca

Chamber’s Manufacturing PeerGroup meets each quarter. This past quarter, the group was focused on education and workforce development; raising awareness of careers in advanced manufacturing, helping educators and guidance staff to gain better understanding of career pathways and helping to facilitate experiential learning opportunities. Along with talking best practices, opportunities and challenges, the meetings also include tours of local facilities and sometimes guest speakers as well.

NEED A MEETING SPACE? How about the Chamber’s spacious, tech-ready boardroom? Available between 8:30 am and 4 pm Monday to Friday, the boardroom comes equipped with a 70inch HD screen with VGA connections, wifi, whiteboard and markers, extra chairs and facilities to support catering. Video conferencing capabilities are also available for a separate fee. Chamber members enjoy special low rates. Get the details at newmarketchamber.ca/rental

Better phone

etiquette

These days, it sometimes feels like a rarity to actually reach a business on the phone. But in an age where differentiators are sometimes subtle, providing great customer service on the phone is an easy way to create a positive experience for customers. Here are some ways to help make your next phone exchange a great one:

1. Strive to answer the phone within three to four rings, and open with a warm greeting that includes both your name and the company’s. 2. When answering a query, never make the caller feel rushed.

3. Ask and get agreement before putting someone on hold. (We’re looking at you doctors’ offices!) A simple “Can I put you on hold?” is all it takes.

4. If you need to transfer a call, ask the caller first and skip the word “transfer” which can sometimes make people feel like they’re being passed off. Instead, try something friendlier such as “Can I connect you to...” 5. No one likes having to repeat themselves so, before passing along a call, fill your colleague in upfront. Not only does it save aggravation for the caller, but it’s a great way to make a person feel like they’ve been heard

and their issue is being taken seriously.

6. If you can’t solve a customer’s issue during a particular call, give them a sense of your next steps and let them know when they can expect your follow up call. 7. Before ending a call ask if there’s anything else you can help with. End each conversation by thanking the person for calling and wishing them a great day.

IN HER WORDS A Conversation with Sue Bauer from GEM Health Care Services

long with a sound business plan, being a business owner takes a whole lot of drive. Few people know that like Sue Bauer, President of Gem Health Care Services. A franchise based in Newmarket, (headquarters are in Ottawa), the company provides medical and non medical assistance to its clientele 24 hours a day, seven days a week. That means clients can pick up the phone in the middle of the night and reach someone. That someone—at least for the first two years of business—was Bauer. It was tough. Bauer didn’t come from a health background, and she was raising three kids. Still, she hit the ground running and hasn’t looked back. In the span of eight years the company has grown significantly, and today it employs 150 Personal Support Workers, Registered Practical Nurses and Registered Nurses. We recently spoke with Bauer on her skills

as an entrepreneur, those tough early days and more. Here’s part of that conversation.

business. The hardest part is if I make a mistake I’m the only one to blame!

MOVING INTO HEALTH CARE It was at a time in my life when I was looking to make a career change and wanted to positively impact those in need. I had sold my previous company (in a different sector) and wanted to combine my entrepreneurial skills with my passion to make a difference within my community. The health care field stood out to me as a large percentage of our population was aging (baby boomers), and would be in need of quality care.

GROWING PAINS When we opened our doors in 2009 we had less than a dozen employees. As we secured more contracts, we hired accordingly. At the beginning, it was a juggling act; when our clients moved to long term care or no longer needed support, we would have to wait or find a new client to keep our staff busy. It is still an ongoing challenge to find great employees and retain them. My eldest daughter, Kristina, came on board three years ago after finishing her undergraduate degree. Together, we make a great team, helping more of our local residents.

ON BEING A BOSS I’ve been my own boss since the late 1980s. It allows me to make decisions with regards to when and who to hire, what contracts I choose to pursue and how I grow the

CONNECT individuals within our community learn about us and the services we provide prior to needing care. Our potential clients have peace of mind knowing that we can provide the best care when the need arises. Most of our clients are referred by past or current clients or their family members. We advertise in local newspapers, magazines and in Southlake hospital. We also are active in the community at local events. ENTREPRENEURIAL EXPERTISE The key to being a successful entrepreneur is to understand the needs of your clients and always ensure their expectations are not only met, but exceeded. I’ve developed many skills over the years. For example, efficient time management (being able to find enough time in the day to accomplish my tasks), leadership (guiding my staff and being easily approachable to discuss any concerns they may have) and problemsolving (thinking of the best solution to any problem in a timely fashion).

OVERCOMING OBSTACLES Finding the balance between work, family, friends and individual time is always a challenge... especially in the early startup years! Successful business owners learn how to master this skill over time. In the beginning, there were many sleepless nights. I worried about not being able to pay back the money I borrowed to cover startup costs or when I would be able to draw a salary. There were a lot of initial costs before we started generating sales revenue which included leasing an office space, paying employees and marketing. I no longer have the same amount of financial stress as I did at the beginning, but I’ll always be attentive to our sales and operating expenses. THE BEST PART The services we provide allow our clients to stay in their homes longer, receiving the care they need while maintaining their independence. It is very rewarding to know we provide the best of care!

FIVE YEARS FROM NOW In five years, we will be right here where we belong. We’ll continue to provide the best of care for the residents of Newmarket and surrounding areas.

Favourite book: The Story of My Life by Helen Keller Inspirational quote: “Alone we can do so little; together we can do so much.” - Helen Keller Must-have Technology: “As with so many, it’s my phone! on the trail with tracy

The time I spend walking is my time to really stop and be in the moment.

Why she loves walking to work

Y

ou may recognize Tracy Walter as the Business Development Manager for the Newmarket Chamber of Commerce. Over five years ago she traded in her three hour daily commute to work closer to home and she’s never looked back. Well sometimes, but only to admire the view on the trail! What made you decide to start walking to work? I love walking and this year I made a commitment to walk to work at least 2–3 times a week, weather permitting, from spring to fall. My 6-kilometre commute takes me just under an hour. What benefits have you gotten from walking to work? The views on the trail and sounds of the birds are beautiful and the walk helps me clear my head. It’s also amazing how quickly the pounds have melted off by walking two hours a day. My fitness is improving; I get faster each week. What advice would you give to someone who is thinking about walking to work? Invest in good quality walking shoes along with a knapsack, and pack light. Bring a water bottle and don’t forget your work shoes. Keep your phone handy; I take a photo of something along my route almost every day. Dress in layers; you warm up pretty quickly. What would you say to someone to inspire them to start walking to work? Walking gives you an incredible sense of your community. You notice things you wouldn’t if you were driving in your car. If it’s too far to walk the entire way, take public transit and hop off a few stops early. Do you have any cool stories? One morning, a deer jumped right out in front of me! He stopped and looked at me before running off. Once I got over the shock I felt truly lucky to have seen it.

Walking is free, it refreshes the mind, increases energy and is the perfect way to incorporate physical activity into your day. Discover your walking route at explore.smartcommute.ca Explore local trails at york.ca/trails

A loan?

hether it’s to help fund an expansion plan or buy new equipment, a business loan can be a great way to give your company the boost it needs to get to the next level of success. But before heading to the bank to ask for one there are a few things you need to do. We spoke to Audrey Wach, Senior Account Manager Commercial Markets, York Supply Chain with Royal Bank of Canada for some tips.

IDENTIFY YOUR NEEDS Loans are definitely not ‘one size fits all’. For example, if cash flow is tight (based on accounts receivable and inventory) an operating loan may be the way to go. Looking to purchase a piece of equipment? A term loan or a capital lease could be a better option. For leasehold improvements or if you’re a start-up, a Canada Small Business Loan might be in order. Another option, says Wach, is a Visa expense card which can be used to assist with day-to-day expenses and purchase inventory. “We strongly recommend the client sit with a commercial account manager to discuss their needs and various ways to improve their cash flow and reduce company expenses,” says Wach, who notes this type of conversation helps identify not just current needs but future ones too. MAKE SURE YOUR BUSINESS PLAN IS STRONG Your business plan helps lenders figure

out whether your business is a good risk. It should cover a number of areas, says Wach. For example: the product/service and industry; who your customers are and geographic area serviced; competitors; the strategic plan current/future to growing; how you market; management info, including professional backgrounds (resumes are great to include). GET YOUR FINANCES IN ORDER Lenders need a number of financial documents so make sure they’re in order ahead of time. For example, you’ll typically need to provide an interim balance and income statement and accounts receivable and payable listing. For ongoing businesses, Notice to Reader or Review Engagement financial statements prepared by an accredited accountant are also needed, says Wach. “We also require a pro-forma balance and income statement for the next 12 to 24 months showing future loan requirements.”

3 Things to WATCH 1. FAILING TO ACT Loans can feel like a giant leap but trying to fund expansion plans from your cash flow can place stress on both you and your business. 2. NOT Borrowing ENOUGH When it comes to debt, caution is a good thing. But underestimating your needs may mean you don’t have enough funds to draw on if unexpected expenses come up. 3. Focusing mainly on the interest rate Interest rates are important, but make sure you consider all parts of a loan before making a decision. For example, what’s the loan term and repayment flexibility? What about set-up fees and monthly fees?

Are you a good candidate in the eyes of a lender? There are a number of things lenders look at that help determine whether you’re a good candidate for a loan. For example, along with good financial statements and a strong business plan, a satisfactory credit bureau report and your personal net worth also come into play, says Wach. And don’t discount the value of being organized. Loan requests take time. To speed up the assessment process, Wach recommends having everything readily available for the bank. URBANIZATION IN NEWMARKET: CREATING A COMPLETE COMMUNITY Town of Newmarket Economic Development Update

N

ewmarket’s Economic Development Strategy is made up of three key pillars: collaboration, urbanization and innovation. In the second part of a three-part series exploring these themes, I’d like to talk about urbanization and the role it plays in creating a “complete community”. A complete community is made up of a mix of places to live, work, shop and dine. Urban friendly, walkable and well connected, complete communities are essential to our economic development and our future growth as a Town. As a designated urban growth centre, the Yonge Street and Davis Drive corridors will see 32,000 new jobs and welcome 33,000 new residents over the next 40 years. To meet the needs of our residents, businesses and investors, we are working within the Province’s Places to Grow legislation and the Town’s Secondary Plan guidelines to provide mixed-use commercial and residential buildings along our corridors. Interest in the Newmarket corridors is already intensifying and a number of new and exciting developments are in the works for this area. Take 212 Davis for example. This luxury, purpose built rental will offer modern accommodations, green features and access to the VivaNext Rapid Transit way to occupants later this year. The 15-storey building features 225 units for rent. Buildings such as 212 are vital for drawing young professionals to live and work in this new urban destination. Another important addition to the

corridor intensification is the Stratus Centre at 514 Davis Drive. The Stratus Centre, set to open in 2019, is a new construction combining retail and office space. The centre will be equipped with cutting-edge technology and socially responsible design elements and steps away from transit and local neighbourhood amenities. It is estimated that this development will provide 500 jobs in our community. In addition to these examples, work has already begun on the York Region Annex, which will bring 422,000 square feet of LEED Silver office, courts and clinic space to Yonge Street with plenty of parking for visitors. These buildings, and the many others under application for development, demonstrate the growing interest about doing business in Newmarket. In order to enhance the excitement

for the Yonge and Davis corridors we are about to embark on a marketing campaign demonstrating the unique features of Newmarket and specifically the growth areas for knowledge workers, employers and developers interested in creating unique and sustainable spaces. This campaign will showcase Newmarket’s many amenities including the downtown, bike trails, rapid transit and thriving health and business services sectors. By focusing on our corridors, we are ensuring that our planning, transportation, technology, and economic development needs are being met, all while preserving our existing neighbourhoods. Urbanization is a key component to our long-term success and we are well positioned to see many gains from our intensification efforts in the near future.

get in the moment Mindfulness is having your full attention in the moment, on whatever you are doing, feeling, saying or hearing right now. The benefits of mindfulness at work include: • Improved mood and morale (increases positive emotions and reduces negative emotions) • Improved productivity (increases focus, changes brain regions linked to learning and memory) • Better teamwork (fosters compassion toward others, enhances relationships) • Reduced sick leave (boosts the immune system) • Reduced stress

Here’s a simple exercise to try. It’s called Pausing to Breathe. It takes just 2–3 minutes (which, for some, may be challenging at first). Begin by putting your pen or your device down and turning away from any screens. In a comfortable seated position, close your eyes and bring your attention to your breath. Next, take five deep breaths in and out, keeping your focus on the breath. Notice how it feels as the air passes through your nose and mouth, how it fills up your lungs, how it moves as you exhale, and the feeling of the breath passing your lips or nose on the way out. Use curiosity about the breath to keep your attention on it, and ignore distractions

for the full two minutes. If your mind wanders, as soon as you notice bring your attention back to the breath. Do this Pausing to Breathe practice several times a day and you’ll feel refreshed, centered and more focused.
