How to save enough for a down payment A home is the most costly thing many people will ever buy. The process of buying a home can be both exciting and nerve-wracking. One way to make the process of buying a home go more smoothly is to save enough money to put down a substantial down payment. Saving for a down payment on a home is similar to saving for other items, only on a far grander scale. Many financial planners and real estate professionals recommend prospective home buyers put down no less than 20 per cent of the total cost of the home they're buying. Down payments short of 20 per cent will require mortgage insurance. The cost of mortgage insurance depends on a host of variables, but is generally between 1.8 to 3.6 per cent of the purchase price. While plenty of homeowners pay mortgage insurance, buyers who can afford to put down 20 per cent can save themselves a considerable amount of money by doing so. Down payments on a home tend to be substantial, but the following are a few strategies prospective home buyers can employ to grow their savings with an eye toward making a down payment on their next home. • Decide when you want to buy. The first step to buying a home begins when buyers save their first dol-

lar for a down payment. Deciding when to buy can help buyers develop a saving strategy. If buyers decide they want to buy in five years away, they will have more time to build their savings. If buyers want to buy within a year, they will need to save more each month, and those whose existing savings fall far short of the 20 per cent threshold may have to accept paying mortgage insurance. • Pre-qualify for a mortgage. Before buyers even look for their new homes, they should first sit down with a mortgage lender to determine how much a mortgage they will qualify for. Pre-qualifying for a mortgage can make the home buying process a lot easier, and it also can give first-time buyers an idea of how much they can spend. Once lenders prequalify prospective buyers, the buyers can then do the simple math to determine how much they will need to put down. For example, pre-approval for a $300,000 loan means buyers will have to put down $60,000 to meet the 20 per cent down payment threshold. In that example, buyers can put down less than $60,000, but they will then have to pay mortgage insurance. It's important for buyers to understand that a down payment is not the only

costs they will have to come up with when buying a home. Closing costs and other fees will also need to be paid by the buyers. • Examine monthly expenses. Once buyers learn how much mortgage they will qualify for, they will then see how close they are to buying a home. But prospective buyers of all means can save more each month by examining their monthly expenses and looking for ways to save. Buyers can begin by looking over their recent spending habits and then seeing where they can spend less. Cutting back on luxuries and other unnecessary spending can help buyers get closer to buying their next home. • Avoid risky investments. Some times it's great to take risks when investing, but risk should be avoided when saving for a down payment on a home. Traditional vehicles like RRSPs and TSFAs, and savings accounts can ensure the money buyers are saving for their homes is protected and not subject to market fluctuations. Saving enough to make a down payment on a home can be accomplished if buyers stay disciplined with regard to saving and make sound financial decisions.

Homeowners capable of pitching in on home renovation projects can save substantial amounts of money on labour costs.

Home renovations can be costly but taking on a part of the work can save time and money Demolition Home improvement projects can be expensive. While the size and complexity of a project will affect how expensive the project is, homeowners can expect to shell out a pretty penny when they renovate or remodel areas of their home. According to HomeAdvisor, an online resource for homeowners looking to connect with home improvement, maintenance and repair professionals, the average bathroom remodelling project costs $9,348, while the average home addition costs slightly less than $41,000. But renovation-minded homeowners need not reconsider their commitment to remodelling, as there are various ways to cut the costs associated with home improvement projects. One such way is for homeowners to pitch in and do some of the work themselves. Calculating labour costs can be difficult, as such costs can vary greatly depending on the project, the contractor and the amount of hired help that contractor intends to employ. However, some estimates suggest labour will account for anywhere from 25 to 50 per cent of the overall cost of the project. So it’s no surprise that homeowners can save themselves substantial amounts of money by doing some of the work themselves. Homeowners who intend to do some of the labour themselves should discuss this plan with contractors during the vetting process. Before hiring a contractor, make sure homeowners’ expected labour contributions are clearly defined in the contract. While it’s best to leave the most complicated parts of a project to the professionals, homeowners can pitch in during the following phases if they hope to save on the reno.

Demolition involves more than picking up a sledgehammer and swinging away. Some demolition projects are best left to the pros. For example, any projects that involve exposure to hazardous materials are risky and therefore best left to experienced labourers. However, many homeowners are capable of safely and effectively pulling cabinets from walls, removing flooring or knocking down drywall. Homeowners unsure of how to approach demolition tasks can ask their contractors to demonstrate the proper technique so the demolition is done right and on time.

Salvage Removing debris and items that will no longer be needed once the renovation is complete is another way homeowners can pitch in. Homeowners remodelling their kitchens may be replacing their existing stoves and refrigerators and hoping to donate these items. In such instances, driving the items to the donation site or arranging for them to be picked up rather than taken off the premises by the contractor or his employees can cut labour costs, as it allows labourers to keep working toward the end goal rather than requiring them to leave the work site to drop unwanted items off.

Cleanup Homeowners also can save costs by cleaning up after the contractors at the end of each workday. Speak with the contractor about cleaning up the site each day, asking him or her what can be discarded and what must remain on-site. Home improvements are costly. But homeowners who are capable of pitching in can greatly reduce the overall cost of their next renovation project.

Creative twists for soup season There are few things more comforting on a chilly evening than a bowl of perfectly simmered and seasoned soup. Easy or complicated, creamy or spicy, you simply can’t go wrong with soup during the winter. “Once the days grow shorter and the temperature drops, there is nothing I crave more than a hearty bowl of soup,” says chef Antonio Park, Chopped Canada judge and restaurant owner. “The child of Korean parents, I grew up in Argentina before moving to Canada, so I tend to fuse tastes and concepts from parts of my unique background into my recipes,” he explains. Park’s favourite bowls this season is Creamy Tomato Hot and Sour soup — try his mix of classic and tangy fla-

• 1 can (540 mL) Campbell’s Ready to Serve Creamy Tomato Soup • 2 cups (500 mL) Campbell’s Ready To Use No Salt Added Vegetable Broth • 1/2 cup (125 mL) shiitake mushrooms, thinly sliced • 1 can (550 mL) bamboo shoots, thinly sliced • 1 cup (250 mL) firm tofu cut in 1/4” (0.6 cm) slices • 2 garlic cloves, grated • 2 tsp (10 mL) ginger, grated • 1 tbsp (15 mL) balsamic vinegar • 3 tbsp (45 mL) rice vinegar • 2 tsp (10 mL) sambal oelek • 2 tbsp (30 mL) tamari soy sauce • 2 tsp (10 mL) brown sugar • 4 medium green onions, sliced • 2 tsp (10 mL) black pepper • 2 eggs • 1/4 cup (60 mL) cocoa

1. In a large pot, combine Creamy Tomato Soup and Vegetable Broth. 2. Add in shiitake mushrooms, bamboo shoots, tofu, garlic, ginger, balsamic and rice vinegars, sambal oelek, tamari soy sauce, brown sugar, green onions and black pepper. 3. Bring to a boil over medium-high heat. Reduce and simmer for 5 minutes. 4. In a small mixing bowl, lightly beat 2 eggs. 5. While stirring the soup, gently pour in beaten eggs, rotating the bowl while you pour. Recipe Tip: 1. Garnish with sesame oil, enoki mushroom and crumbled fortune cookie. 2. If bamboo shoots are unavailable, use hearts of palm. 3. A generous amount of black pepper added to the soup while boiling will help increase spice.
