Still other homeowners learn about electrical systems when they’re adding new, large appliances or other gadgets that consume more power than existing items. These devices may continually cause power outages in the house, such as tripping the circuit breaker or popping a fuse. When it comes time to update the electrical system, it is always best to work with licensed electricians who have the expertise to work with electrical
wiring without getting injured. This is not a do-ityourself type of job since it requires specialized training. Electricians likely will recommend upgrading the electrical panel to bring more power from the utility poles into the home. This can include replacing the existing meter and circuit breaker box to allow it to handle more power or replacing items that are obsolete or dangerous. Many older homes are only capable of handling a minimum number of amps, utilizing just a few circuits. But nowadays, when homeowners have far more electronics in their homes than they once did, increased demand on electricity can overload a circuit (all of the outlets linked on one wire). Tripping a circuit breaker is a safety measure to prevent the wire from becoming overheated and causing a fire. However, in some old systems, the circuit breaker will not trip, and this can be problematic. Rewiring a home is another step. Wire insulation can deteriorate over time, and new wires may be needed. This can be messy and time-consuming, but it’s a small price to pay for safety. When rewiring an electrician also may suggest new outlets. Many home building codes now require outlets with ground fault interruptors, or GFIs, in kitchens, bathrooms and other rooms exposed to moisture. Some older homes may not even have three-pronged outlets, so this will necessitate an update as well. Electrical systems are the heart of a home, delivering power where it is needed. It is essential to keep such systems up-to-date so they can handle the power demands of everyday life.

Inspect before you accept your new home After months or years of waiting, you are now close to crossing the threshold of your newly constructed home and starting your new chapter in life. But before you do, there is one last important step: the Pre-Delivery Inspection or PDI. The PDI is your chance to tour your finished condo unit or house for the first time and to check for defects and unfinished work before you move in. You will be accompanied by your builder or their representative. If you notice something that needs attention, point it out to your builder so they can write it down
on the PDI Form. Hang on to a copy of this form because it becomes the formal record of your home’s condition before you moved into it. Here are some tips for conducting a successful PDI: 1. The PDI is not just an inspection – it’s also an orientation. You should take advantage of this inspection to learn about the systems in the home. Do you know how to set the thermostat? Do you know how and when to change your furnace filter? Be sure to ask your builder lots of questions and make note of the information he/

The PDI is a time for making sure everything is in order before you move in. It needs your full attention. A quiet, orderly inspection will help ensure you are thorough and focused. 3. Make sure you have enough time. The most common complaint from new home buyers about their PDI is that they felt rushed. A good rule of thumb is to take an hour for every 1000 square feet. Make sure your builder understands your expectations when scheduling your inspection. 4. Focus on the essentials. Don’t waste valuable PDI time by visualizing where you’ll hang your pictures or where your furniture will go. It is a better use of time to focus on the condition of
your new home and understand how it works. You can print off Tarion’s PDI Checklist to keep you on track. 5. Pay special attention to hard surfaces. If there are any defects in things like ceramic tiles or granite counter tops, be sure to identify them now. If you wait, you might have a hard time proving they existed before you moved in. If the condition of the floors is hard to assess because they are covered with paper or dust, note this on the PDI Form. 6. Take pictures. Tarion recommends that new home owners take pictures of anything that appears damaged or missing. These photos can serve as a record later on if you make a warranty claim. Home maintenance tips for the winter months Winter can be a particularly tough season for a home – even if it’s brand new. Since wind, snow and ice can’t distinguish between old or new houses, don’t make the mistake of thinking that your new home doesn’t need regular maintenance, especially during a harsh Ontario winter. Fortunately, all new homes in Ontario come with the mandated builders’ warranty that lasts up to seven years from the date of possession and is guaranteed by Tarion. To help protect your warranty rights, it’s important to conduct regular home maintenance year-round. If you don’t, regular wear and tear on your home can cause damage that may not be covered by your warranty. One issue to consider in winter is fluctuating temperatures that can sometimes lead to a buildup of roof ice and potentially dangerous icicles. This can occur when the roof surface is warm enough to melt the snow but the surrounding air temperature is cold enough to refreeze the melted water. Areas to monitor are roof valleys, dormers, skylights and roof over-hangs. Regular freeze and thaw cycles, especially in these areas, can eventually lead to water seeping inside the home. Where it can be done safely, clearing roof ice and snow can help re-
duce the likelihood of future water leaks. Other important outdoor maintenance tasks include ensuring that all air intakes, exhausts and meters are clear of snow; cleaning gutters and washing out all debris; and turning off and draining exterior hoses and pipes. Inside your home, managing the humidity level – a key indicator of a healthy indoor environment – is particularly important during the colder months. You can monitor this by using a hygrometer, an inexpensive device that can be found in hardware stores. The healthy range during the winter is 30 to 45 per cent humidity. Today’s new energy-efficient homes are built to better seal out the elements, but that also means that they are better at sealing in indoor air and moisture. If not vented properly, this moist warm air could cause considerable damage to your new home and possibly promote unhealthy indoor air quality and mould. Excess moisture can even be caused by simple day-to-day tasks such as showering, cooking and doing laundry. Make sure that bathroom fans, kitchen range hoods and ventilators, such as heat recovery ventilators — items that are specifically
installed in your new home — are in good working order to help you control moisture. Too little moisture can also result in damage that may not be covered by the statutory warranty. If you have low humidity in your home, your interior finishes may be affected and wood products may shrink. Installing a portable humidifier should help. Other indoor maintenance during the winter
