From garage to livable space Many people decide to upgrade from their apartments or condominiums out of a need for more space. But even after moving into a new home, homeowners may soon begin to outgrow the room they have. Rather than looking for a new home, some homeowners consider expansion. Expanding a living space can be expensive and a more affordable option may be converting an existing basement or garage into something more livable. Garages are already built on a foundation, have four walls and a roof overhead, so a garage-conversion project is merely a matter of turning this utilitarian area into a living space. Before beginning the renovation, homeowners should consider the benefits versus the cost of converting the garage. For those who are planning to grow old in a house, a garage conversion can be a worthy investment. But those who intend to sell their homes rather than retire in them may learn that a converted garage can affect home value and make it less desirable at resale. Compare your home to others in the area and see what your neighbours have done. If converted garages are the norm, your own renovation may fit in with others. Always apply for the proper permits and learn the zoning laws to see if a garage conversion is acceptable in your town or city. It’s best to go by the book so that work can be done in a proper manner and be inspected for safety. Many homeowners hope their garage-conversion projects will make their garages seem like a seamless part of the rest of the house. To do so, you will need to remove evidence the space was once a garage. Slab floor will need to be raised and insulated. Walls also will need to be insulated and finished to improve comfort and soundproofing. Many garages do not have windows, so for the garage to function as a renovated space, windows may need to be added. One of the biggest transformations will come by way of modifying the garage door entry. Some homeowners prefer to leave the existing door so that the home still has the appearance of a garage from the curb, while others remove the garage door and rebuild the exterior wall so that it has a window or another architectural element. Landscaping work also can minimize the appearance of an old garage. Rather than having the driveway end at the wall of a home, shrubbery, pavers and other techniques can blend the garage renovation into the rest of the yard design. Transforming a garage into a living space can add several hundred square feet to a home. Hire a reputable contractor and follow the municipal guidelines for modifying the space to ensure the job is done right.

Get the scoop on pool sanitizers Many homeowners enjoy the convenience and recreational value of having a pool in their backyards. Pools can be a great spot to gather on warm days, often serving as the centrepiece of summer time recreation. Pools require substantial upkeep to function properly and be safe for swimming. The right combination of factors are needed to maintain a proper water balance to prevent skin and eye irritation as well as to ensure the water is clean. Sanitizers play a significant role in ensuring that safety. Various sanitizers are on the market, although people are most familiar with chlorine-based sanitizers. The goal of a sanitizer is to prevent the growth of bacteria and algae in pool water. Sanitizers also will inhibit the growth of viruses and other organic contaminants. First-time homeowners who have never had a pool may find it challenging to choose a sanitizer that will work for them. Each sanitizer has its share of pros and cons, but many homeowners hope to find one that is both cost-effective and convenient. The following are some of the sanitizers on the market to consider.
• Liquid chlorine: Sodium hypochlorite, also known as bleach, is a common pool sanitizer. Liquid chlorine does not have any additives and will not affect pool water in any other way except for providing sanitation. Liquid chlorine can be cumbersome to store and splashing the product while adding it to the water can damage clothing. • Cal-hypo: Calcium hypochlorite is another sanitizing option for pools. It is usually sold in granular form because pucks or sticks will break down too quickly in chlorine feeders. Cal-hypo is often an unstabilized form of chlorine, which means it does not have a stabilizing chemical mixed with it to prevent chlorine burn-off from the sun. Depending on your needs, unstabilized chlorine can be an asset or a detriment. • Dichlor and trichlor: Dichloro-s-triazinetrione and trichloro-s-triazinetrione are two different stabilized chlorine sources. They are mixed with a substance called cyanuric acid, which helps prevent the quick usage of chlorine in outdoor pools. Sunlight can reduce the efficacy of chlorine, and this stabilizer will help buffer that ef-

Can pools and lawns cohabitate peacefully? The backyard has become a go-to destination for warm weather recreation. As the “staycation” has grown in popularity, more effort has been put forth in making the backyard a place where all members of the household can enjoy themselves. That means merging interests into one space. A pool may be competing for space along with a decorative patch of lawn. Many question if chlorinated pool water poses any ill effects on the grass in the backyard. In addition to splash-out of water during fun times in the pool, water also will be tracked across the lawn from children and adults exiting the pool or will flood the grass when it is necessary to clean and “backwash” the filter. Will you be left with a dried-out patch of chlorineburnt lawn? Probably not. Healthy chlorine levels in a pool are kept so that the pool water is generally on par with the chlorine levels contained in regular tap water. You wouldn’t hesitate turning on the hose to water your lawn, so you shouldn’t be overly concerned about pool water splashing out of the pool, particularly if you are stringent about maintaining the proper pH levels and chlorine levels. Also, soil can withstand chlorine at high acid levels and is pretty resilient about self-
correcting. Furthermore, grass blades are selective about which nutrients they absorb, so excess chlorine likely will not penetrate the grass blades. Chlorine also dissipates in the sun. Therefore, while the levels may be elevated upon just hitting the grass, over a short while the chlorine will essentially be used up and pose no additional threat to the lawn. Some people have actually said that watering your lawn with pool water can be an eco-friendly way of curbing water usage. Therefore, it may be safely used on lawns and most flowering plants. It is unadvisable to water vegetable gardens with pool water because of any trace levels of other chemicals that may be found in the pool water. Homeowners still concerned about exposing their lawns to pool water can create a buffer zone around the pool. Inground pools are traditionally bordered by concrete or patio blocks. Place stone or mulch around the perimeter of an above-ground pool to catch any splashes and to create a barrier between the pool and the lawn. Also, direct backwashed water through a long tube and have it flow it to an area away from the lawn.

But don’t forget that owning a pool or water feature comes with important responsibilities. According to the Lifesaving Society’s 2014 Drowning Report, nearly 500 Canadians die in water-related accidents annually. And with statistics showing teenagers and young adults at highest risk, it’s more important than ever to keep your water zones danger-free.
