EDUCATIONAL FACILITY DESIGN Annual directory for architectural professionals Published quarterly, the Powered by Specifile™ series of publications focus on specific design sectors of industry from a product perspective. This publication covers the Educational sector and focuses on products needed to design, upgrade and maintain all educational facilities – ranging all the way from early childhood education facilities to university and college buildings. There’s no doubt that education is one of the most pressing concerns South Africa currently faces, and spending in this sector is made up of government spending; private sector development and the growing number of private school groups in South Africa; as well as refurbishment and development by quintile 4 and 5 schools. From a government point of view, an Education Infrastructure Grant of R31.7-billion to build new schools, upgrade and maintain existing infrastructure and provide school furniture will be allocated in this financial year. Most independent school groups also have plans to add to the number of schools they currently own over the next three years. And, of course, maintenance and improvement is always ongoing. This book is published in the belief that all of this will come to fruition, that substantial investment will take place in the education sector in the next few years and that educators will realise how important a well designed classroom and school is for the learner. As the infographic supplied by the World Green

role in the performance of learners. WGBC hopes this will create a fresh wave of engagement around the impact and importance of buildings in the learning environment and how they can shape comfort levels, personal well-being and educational performance to enhance the prosperity of this generation and future generations to come. Saint-Gobain Gyproc expands on this further in an interesting article on how school buildings affect productivity and health. There’s a wide array of products out there that contribute to healthier, greener and more functional educational facilities. We hope you find this issue of Educational Facility Design useful. And don’t forget that you can find detailed product information on the Specifile website: www.specifile.co.za

School buildings affect productivity and health Green improvements in school buildings positively impact on student performance, according to World Green Building Council report. Considering that children spend so many

are impacted by these buildings from a health and productivity perspective and how can schools be built better for children. A recent report by the World Green Building Council (WorldGBC), which is cosponsored by Saint-Gobain, explores the topic of health, well-being and productivity in schools, and shows that children are more susceptible to indoor environmental

poor school performance. marketing at Saint-Gobain Gyproc and Isover, and mother of a son in primary school, says that it’s the joint responsibility of parents, governing bodies, architects and other key decision-makers to ensure that the school building’s design, operation features and construction materials are beneficial to students. “By designing and operating green

schools in South Africa that have lower carbon footprints and are energy efficient, be it for new-builds or improvements, we’d be constructing environments that are both more conducive for learning and which enhance the health and general well-being of our children,” GopichundLutchman says. According to the study there are four key areas where sustainable improvements can positively affect students: indoor air quality, thermal comfort, lighting, and acoustics. Gopichund-Lutchman says that a greater focus should be placed on these principles in South Africa, to create healthy, sustainable buildings in which children thrive. The study found that thoughtful school design and operation that considers these research areas can improve student health and performance which, according to WorldGBC, can be done without increasing greenhouse gas emissions. Better indoor air quality

The concentration of pollutants in a room determines the indoor air quality, and specific concentration levels in combination with ventilation rates have been linked to sick building syndrome (SBS) which is characterised by symptoms like lethargy, headaches, nasal stuffiness and dryness. According to the report, children have a higher susceptibility to SBS because they inhale more pollutants per body weight than adults, due to higher breathing rates. To have better air, classroom design should allow for natural ventilation. Added to this, air quality levels can be improved by incorporating hybrid or mechanical ventilation, using products or materials with low to zero volatile organic compounds, and building with a plasterboard that improves indoor air quality by scavenging formaldehydes from the air. 6

Educational Facility Design 2018

Better thermal properties

Many schools in South Africa don’t have the luxury of air conditioning, which can help to moderate temperature and humidity. Because children have higher core body temperature and less developed thermoregulation capabilities, they’re more sensitive to higher temperatures than adults and, according to the study, thermal comfort affects academic performance. To counter this, schools need to regulate temperature to meet children’s needs which generally means a lower temperature compared to what adults are used to. For improved thermal comfort, passive interventions such as natural ventilation and envelope insulation should be prioritised. Comfortable temperature and humidity levels can be maintained by installing energy-efficient and renewable building materials.

School buildings affect productivity and health

According to Gopichund-Lutchman, building with plasterboards and installing non-combustible insulation brings in thermal inertia which significantly helps to regulate variances in temperature. Better lighting

Children have smaller pupils and less melatonin-suppression than adults, making them more sensitive to light, which can affect their sleep-wake cycles and circadian rhythm. Therefore, light affects their health and comfort. The study shows that daylight exposure in children corresponds with less lowactivity time and more physical activity on weekends. Children who are exposed to blue spectrum LED light in the morning could be more stimulated and alert at school compared to those exposed to dim light.

To achieve better lighting that positively affects children’s performance at school while keeping carbon emissions low, WorldGBC suggests reducing the need for artificial lighting and using more LEDs when artificial lighting is needed. This will also reduce overall energy consumption in the building which is good for the environment and assists in reducing utility costs. Better acoustics

Background noise is a reality for many government school learners, where the average class size can be 40 learners or more. Poor acoustics in classrooms can result in health and behavioural changes such as increased heart rate and stress levels, attention deficit hyperactive disorder and sleep disturbance, which results in fatigue and irritability. To improve acoustics, new schools should be built in quieter locations, away from permanent external noise sources where possible, and existing schools should optimise acoustic performance, which can be achieved by using plasterboard systems with insulation within the cavity, when making improvements or doing extensions. “Schools are a place of learning and growing, and so we have to create safe healthy environments for our future leaders. Considering that children must attend school, and they’re being impacted by indoor environmental factors, we should take particular measures to build them better.” “By changing how we approach school building design in South Africa, not only will we achieve optimal levels in air quality, lighting, temperature and acoustics, which is proven to enhance the well-being and health of learners, but we’ll be practicing responsible environmental construction too,” Gopichund-Lutchman concludes. Accommodation

Mixed-use Hatfield Square is latest trend in student accommodation Hatfield Square in Pretoria, designed by architecture and interior architecture practice Paragon, represents the latest trend in student accommodation, focusing on an accessible and safe mixed-use development with all the necessary amenities. The 2 200-bed project is owned by

light, but also has the added benefit of

Respublica Student living. The 51 000 m2

their own amenities and shared spaces,

Redefine and Respublica, and managed by development, excluding basement levels, has given a new lease of life to the Hatfield Square area by incorporating 3 500 m2 of retail space, including a mix of restaurants and line shops facing Burnett Street. The design not only ensures that each unit has maximum access to views and

promoting individual communities with within the larger scheme. These include a rooftop gym overlooking the retail area, a computer centre, large study centres, recreation rooms, laundry facilities, a swimming pool, and landscaped gardens and a braai area. There are a total of 85 common facilities spread out over

the four buildings and seven courtyards comprising the development, of which six are exclusively for student use. It is anticipated that Block D, facing Prospect Street, will be the highest building in the area upon its completion. The student accommodation itself focuses on five modular unit types, namely single and double-sharing, single en suite with own kitchenette, double-sharing en suite and apartment-style units with four beds, own ablutions and kitchenettes. This creates a range of rental options, with common study rooms and lounge/kitchen areas on each floor. The precinct benefits from different scales of public, semi-public, and private spaces. Common areas are defined on the façade with sculptural forms and colours linking back to the theme of it being essentially a neighbourhood. Rooms are defined on the façade by an array of window patterns that reflect the diversity of accommodation types. Paragon is a well-known adopter of sustainable design and the latest advances in ‘green’ building. At Hatfield Square, various sun studies were undertaken to optimise building heights to ensure that all rooms have maximum access to air and light. The result is a precinct of four interlinked buildings, arranged around a series of intimate courtyard spaces, where students can enjoy the smaller neighbourhoods within their blocks. Each building is defined by a ‘theme’ colour,

Daylighting is an important feature of Hatfield Square

which is visible internally and externally. Aerated Autoclaved Concrete (AAC) blocks were selected as the main construction material due to their thermal and fire-insulation properties, which also accelerated the construction programme. An Exterior Insulation Finishing System (EIFS) from Terraco South Africa was

applied to the blockwork. Various textured finishes of the coating were applied in three shades of grey to create an interesting relief pattern on the façade. The buildings also feature natural ventilation, water-storage tanks, and heat farms to reduce energy consumption. Educational Facility Design 2018

Educational flooring covered When it comes to flooring for educational facilities, there are a number of factors to consider. It has to be tough enough to withstand the thousands of feet per day as well as everything being pushed, thrown and kicked around on it. It needs to be easy to clean and maintain over time. Most importantly though, it needs to provide a safe, healthy and comfortable environment for students and staff. Traviata Flooring’s LVT

ranges tick all the boxes for educational flooring applications. Both the Traviloc – IsoCore interlocking and the Elemental and Aspecta 1 glued down ranges have a 0,55mm wear layer which will take all the punishment meted out. They are warm and comfortable underfoot and are easy to maintain. On the health front Traviata’s vinyl flooring meets all the requirements and qualifies as “Floor Score” certified in terms of indoor air quality suitable for school classrooms. They are certified to contain no Phthalates, no Polybrominated Biphenyls (PBB’s) and no heavy metals. From a safety point of view all Traviata vinyl flooring also qualifies in terms of slip resistance in both wet and dry conditions and are suitable

for ablution areas, kitchens and bathrooms. The applications in educational environments are many and varied. Recent examples include the following:

Classroom air quality – are students being let down? By: Dr Chris Iddon – Environment Design Manager – SE Controls We’ve all sat in lecture theatres;

classrooms or meeting rooms and begun to feel drowsy. Yet in almost every case, this effect has nothing to do with the subject matter being taught or discussed but is a direct consequence of the gradual build up of carbon dioxide (CO2) levels in the room

In an initiative to establish a clearer picture of the ‘real’ situation regarding classroom air quality, SE Controls concluded a pilot study of several schools in early 2013 using

at an exponential rate, EC Laridon has been numerous projects over the last decade to facilitate the transition from dated British Colonial era laboratory facilities, to fresh contemporary designs with state-of-the-art facilities. Most recently a new science facility built from the ground up was commissioned by The Ministry of Education Science and Technology at Chancellors College in the foothills of the Zomba mountain range. With student numbers growing every year, the need for updated facilities was identified and a two-story building was proposed that would create much-needed space for science ventures that have a connection to the Malawian community. The Africa Development Bank stepped in as a donor for the much-needed project and

Joadah Consult engineers and the SR Laridon with its 75 years of experience and development in the field of laboratories designed specifically for the education sector. The brief called for two new undergraduate wet chemistry laboratories to accommodate 130 students, as well as 7 post graduate laboratories located on the second floor that include a high end organic chemistry laboratory, several instrumentation laboratories and a fully equipped wet lab environment and resources they need to take their ventures to the next stage of development. EC Laridon set about the task utilising robust, ultramodern materials in a modular system that offers flexibility that complements both form and function. The

Laboratories

furniture framework is designed to endure decades of abuse and stress, with chemical resistant epoxy powder coating added to withstand spills, fumes and oxidation, thereby maintaining the aesthetics for years to come. Work surfaces, the hardest working component of any laboratory, are the first line of defence in a harsh chemical laboratory environment. Gentas G-lab ticked all the boxes with its integrated Nano-technology giving birth to spaces that resist chemical attack whilst at the same time inhibiting the growth of unwanted bacteria and germs. It is non-porous and extremely robust and able to support excessive weight as well as resisting damage through friction. The modular

cabinet system added flexibility to the design, offering up a space that can grow over time, and change as the needs of the learner evolves. The laboratory services addressed the need for every student to have access to water and gas. Broen Lab laboratory range fittings complemented the integrated polypropylene acid resistant sinks to provide these services to every student, with an added vacuum pump fitted to the taps to harness the power of water in the absence of vacuum facilities. Fume cupboards were incorporated into every laboratory affording all students the opportunity to partake in experimentation traditionally only done through demonstration. Upon entering the labs, you are immediately met with large open spaces filled with world class facilities which from the very first glance opens the eyes of the student to opportunities of unlimited experimentation with an incredible amount of space per student with on lavish high quality finishes setting the scene to develop the leaders of tomorrow. The school of the future: Lycée Sud Loire Clisson school building, France In the ultra-modern Energy-Plus building of this grammar school in Clisson/France intelligent lighting control from STEINEL PROFESSIONAL ensures efficient lighting. The school, for 600 students with affiliated boarding school, has a specific structural design that allows it to produce more energy than it needs. Heat recovery and the use of solar and wind power generate the energy that is required. Sensors from STEINEL PROFESSIONAL have been installed to make the lighting as efficient as possible. The sensors ensure that light is only ever switched on when it’s actually needed. The rest of the time it stays off. The right sensor for each particular room

in intelligent lighting control, STEINEL

Constant-lighting control through DIM interface

As innovation and technology leader PROFESSIONAL offers the right sensor for any application. The IR Quattro DIM presence detector was chosen for detecting even the smallest of movements in the classrooms. In the larger halls and conference rooms, the planners chose the high-resolution IR Quattro HD DIM presence detector that is capable of identifying human presence on an area of 64 square metres per sensor. The IS D 360 motion detector has been used in the smaller rooms, with the IS 2180-5 motion detector being fitted in the stairwell. Given the particular advantages of high-frequency technology, the HF 360 motion detector was selected for automatically controlling light in the WC facilities.

Constant-lighting control means that the sensor makes sure there is only ever as much light in the room as the light-level setting prescribes. No artificial light is

turned on if daylight is sufficient. If the level of light falls below the setting, the sensor automatically activates artificial lighting on detecting movement. Only as much artificial light as is necessary to reach the light level required is added – and no more. Presence detectors from STEINEL PROFESSIONAL provide a square detection zone The square detection zone is a key

characteristic feature of the IR Quattro range from STEINEL PROFESSIONAL. Educational Facility Design 2018

Conventional detectors have a circular detection footprint. This can result in blind spots. With their square lens, IR Quattro presence detectors cover rooms without overlapping and without gaps. The patented mechanical adjustability of reach without any loss of quality is unparalleled. Presence detectors from STEINEL PROFESSIONAL are predestined for sedentary activities. They reliably register even the smallest of movements, such as typing on a keyboard or writing during classwork.

Corobrik’s graphite pavers add to the modern Menlyn Learning Hub The vibrant design of Menlyn Learning Hub within Menlo Park, Pretoria, has been carefully matched with durable, aesthetically prominent products, among them Corobrik’s latest range of 65mm graphite pavers. This contemporary, five-storey educational facility – completed in July 2016 – was developed by Feenstra Group who were looking to create an immersive learning environment with capacity to accommodate 2 500 students, with plans to eventually extend for a further 5 500 students at a later stage. To realise their vision of a ‘vibrant and flexible’ facility which conserved the existing green spaces, Feenstra approached architectural firm, Boogertman + Partners, to create the flagship campus in the established Menlo Park neighbourhood. 36

Outdoor | parking areas | paving

Aimed at increasing the tertiary educational opportunities within the City of Tshwane, the Learning Hub was developed on an old sports’ ground owned by the Nuwe Hoop School. The site is positioned between the man-made suburban area and a natural river system with the building reconnecting these divided areas. The 23 012m² development includes administration blocks, a canteen area, external piazza seating area, lecture rooms and a library. It is modern and dynamic in design, suited to the lifestyle of students and educational staff. The graphite paver is straight-edged, producing a crisp, modern finish that complements everything from inner-city developments to educational facilities such as this. The unique colour of the paver, which is a subtle combination of earthy browns and muted reds, means the paver can be matched with a vast array of building products that either make this the focal point or allow it to draw the eye towards the building’s design. Another important consideration in the creation of the graphite paver was its universal design. Smooth surfaces, as opposed to bevelled or rough surfaces, enable individuals with restricted mobility better access to pedestrian spaces. The 71 500 Corobrik graphite pavers were used throughout the development, on the piazza seating area, along walkways, as well as around the building’s perimeter. The graphite was selected, in part, because of the colour contrast created against the concrete pavers also used in the

a popular choice for developers in both the private and public education sector. Despite constant weathering, the graphite pavers will exude that refreshing look because of the colour-fastness of the clay and consistency of colour throughout the full depth of the brick. One primary consideration in educational facilities is safety. The skid-resistance properties of the clay paver range, even in wet conditions, means that students running to and from lectures are just that much safer. There was an overriding need for the design of Menlyn Learning Hub to tie into the natural environment. This meant the use of indigenous planting and permeable

Light Steel Frame building shows its metal in roofing The Global Leadership Academy (GLA) School Hall in Jeffrey’s Bay was a jointwinner of the LSFB (Light Steel Frame Building) category at the Steel Awards 2017. The project illustrated the advantages of the MiTek Ultra-Span (LSF) product in the erection of large complex roofs. The project entailed the establishment of a world class, green education facility on a tight budget with the main challenge for architect Jacobus Scott being to come up with innovative solutions for a multi-use gathering area, which required a long span roof design. He turned to the MiTek UltraSpan (LSF) system for the solution and this was perfect in these circumstances. “The MiTek team designed and installed a cost-effective solution that not only looks impressive, but also effectively solved design and engineering problems that could never have been overcome with a traditional roofing system,” says Uwe Schluter of MiTek. All trusses were designed to span parallel to the traditional supports, essentially producing trusses also serving as purlins. Ultra-Span girders were created at the ends to support short span trusses to comply with the required minimum ceiling height. This idea was also adopted in the middle section of the roof to act as stability braces for the window panels, which were made

with MiTek’s LSF wall framing product to allow for very specific window sizes, and to provide flat surfaces for the fixing of such windows. These window panels were manufactured in several parts to ease installation. In typical Ultra-Span style, the 19m trusses were preassembled in braced pairs and then lifted into their final position on the roof ensuring fast erection of the roof structure and other installation works to continue on a stable platform. Satisfied customer, Stefan Kleyn from the GLA, says the MiTek team designed and installed a cost-effective solution that not only looks impressive but is also an extraordinary feat of engineering. John Barnard, Southern African Light Steel Frame Building Association (Sasfa) director says that these two projects are indicative of an area of construction where LSF is increasingly playing an important role. “It is not only perfect for complex, long -span roofing structures, but LSF building is becoming increasingly relevant in a construction environment that is facing rising costs in materials and transport and in an end-user environment where energy costs are soaring and environmental issues are paramount,” he concludes. Cape Town school erected in record time with local ABT system Grace Primary School, located in the Cape Town suburb of Pinelands, was established in January of 2014 to provide high quality, affordable private education, based on Christian foundations, to the community of Pinelands and surrounds. Having initially leased property from a local church, the school sought out a property for a new educational facility that would have to meet their considered design requirements and be built, despite Cape Town’s challenging rainy season, in time for the new school year.

holding the belief that if the classroom environment is aesthetically pleasing, orderly and free of distraction, it will enhance the learning experience and process. As such, during the design stages, much thought went into creating the right environment for the students, with

consideration for colour, lighting, allocation of space to specific activities and maximising daylight without introducing heat gain. While many schools operate with recycling programmes in place, the construction of the school building is seldom given adequate thought and planning from an environmental perspective. The school design team, headed by Gavin Graham of Oikos Consulting, recognised this and informally made use of Green Building construction guidelines for the school, which, along with the UCO SolidWall Building System, realised a significant reduction in waste generated throughout the value chain. The most significant benefit was in the reduction of the total wastage generated on site. The school founders opted to have the project built using the UCO SolidWall Building System, provided by the United Fibre Cement Company (UFCC), not only for its propensity for a clean and aesthetically pleasing finish, but a significantly reduced construction time, allowing for practical project completion in November 2016. The UCO SolidWall Building System, through site cleanliness, limited noise pollution and a light footprint, supported the project’s need to be sensitive to the community, which would otherwise be exposed to the noise, traffic and building rubble associated with a traditional building project. 54

Educational Facility Design 2018

An ABT fit for a learning environment The UCO SolidWall Building System from UFCC is an Agrément SA-certified Alternative Building Technology (ABT) consisting of UCO Flexabord, a thick fibre cement panel, fixed onto an assembled and erected Light Steel Frame (LSF) structure designed according to SANS 517 for light steel frame building. The core of the structure is then filled with a lightweight concrete infill. Benefits of the UCO SolidWall Building System are numerous and are already enjoyed by approximately 36 schools and 130 classrooms across South Africa. The System offers an impressive additional 7.4% in square meterage on the same footprint as compared with traditional building, due to the reduced wall thickness, all while maintaining comparable performance with traditional building. Further to this, the reduced weight of the wall reduces the surface bed thickness and associated costs, and the System offers a significantly reduced risk profile with fewer contractors on site for shorter periods. The technology offers a clean and tidy building environment that generates very little mess and can be implemented in close proximity to residences due its very low disruption aspect. The UCO SolidWall Building System also comes with a 2-hour fire rating. Structure and energy efficiency considerations The project includes a raft foundation, walling made up of the UCO SolidWall Building System, vinyl floor covering in the classrooms and Colorbond Diamondek roofing. The light steel frame structure was manufactured to size, delivered and assembled on site. The design of the school was planned to ensure optimal use of the fibre cement panels with limited wastage. Even the cut-outs for the windows and other trimmed material were reused on site for borders and landscaping purposes.

Structures | building systems

The UCO SolidWall Building System has excellent thermal properties, making the classrooms very comfortable in both summer and winter, reducing the need for air-conditioning and heaters, supported as well by careful orientation, a cool white roof and good insulation. Liquid Electric Display (LED) lighting was installed, the layout dictated by light modelling, so as to ensure uniform distribution with wall washers installed to enhance the front areas of the school. While the construction of Grace Primary School came with a handful of challenges, including a very short construction time over the Cape’s rainy season, the need to limit noise levels due to its residential location, and not being able to do any

construction work over weekends or public holidays due to community pressure, the UCO SolidWall Building System was superbly positioned to efficiently address these, thanks to its inherent characteristics. The founders of Grace Primary School were extremely happy with the outcome of the project and thrilled to get occupation ahead of time, so they could move in and begin preparations for the new school year prior to going on holiday. The construction project was very well received by the community who were very happy with the experience from start to finish as well as the shortened timeframe.
