Welcome to
50 Dream Homes S
un, surf, sand and fun. The Gold Coast has all of these in abundance – and it has something else too: spectacular homes. Amazing houses and apartments with jaw-dropping features and world-class views. Which makes compiling this magazine a breeze. This is the seventh edition of 50 Dream Homes and the pool of homes to draw on gets bigger and more impressive every time. The 50 homes you’ll find in these pages have all been sold since January this year through the real estate pages of the Gold Coast Bulletin. Leading the charge (and featured on the cover) was Tidemark, the Mermaid Beach mega-mansion that raked in a whopping $25 million for its vendor, former Billabong executive Scott Perrin. Tidemark has it all: sophisticated styling and

design, a grand waterfall pool, a beachfront theatre room, extensive grounds and underground parking for 11 cars. Homes like this don’t come along every year and you can read all about it on P10. Tidemark has direct beach access, but perhaps you’d prefer to be above it all? You might like the look of No.5 on our list, the Broadbeach penthouse that sold for $6.25 million and has its own rooftop deck and pool (P18); or the Gatsby-esque hinterland manor that collected $5.5 million and sits at No.7 (P21). While the sums of money changing hands are eye-wateringly high, commentators report that, compared to the southern states, the Gold Coast still represents excellent value. Whether or not they’re in your price range, beautiful homes are always a pleasure to view, and as the saying goes, dreams are free!
Property information sourced from CoreLogic — RP Data, marketing agents and real estate agencies. Featured properties were sold between January and November, 2016, and advertised in the Gold Coast Bulletin.
INSIDE P10-25 The top 10 homes sold through the Gold Coast Bulletin this year range from the mega-mansion Tidemark to lavish penthouse skyhomes and waterside retreats P 26-34 Beachside pads and spectacular sub-penthouses round out the top 20 homes, all changing hands for more than $3 million P35-51 The best of the rest include hinterland estates, whole-floor apartments and resort-style island holiday homes

FORMER Billabong executive Scott Perrin’s Mermaid Beach mansion, Tidemark, sold in September for $25 million, by far the highest price reached on the Gold Coast this year. Reports name the buyer as billionaire Victorian toy mogul Manny Stul and his wife and co-worker Jacqui Tobias. The pair own Moose Enterprises, the manufacturer of the hugely successful Shopkins toy range. The sale comes nine years after Mr Perrin, a former Chevron Island lawyer, declined an unsolicited and unconditional $52 million offer for his beachfront address. Architect Bayden Goddard of Bayden Goddard Design Architects said the sprawling mega-mansion was, and remains, the most exotic and expensive beachfront home the practice had undertaken in Australia. “Tidemark is a residence that deserves to be mentioned alongside the best in the world,” Mr Goddard said. “The owners’ brief was to create an exquisitely detailed bespoke estate that used quality products and materials in a timeless manner; at no time during the process was

“Tidemark is an elegant beauty in every sense and provides a lifestyle that is unparalleled. It is where our children have grown up and is full of memories. As a family home it provides for everything and everyone, without compromise” substitution even contemplated. Tidemark incorporates an enviable list of inclusions, such as quality construction, copper roofing, exquisite and extensive masons stone work, furniture-grade timber flooring, an amazing two-storey central glazed atrium and other countless quality fixtures and fittings. “However, for me it’s the way it melds into its extensive private grounds and gardens that separates it from all other beachfront homes.” Spread over three levels on a 2833sq m site, the residence has six bedrooms all with ensuites, with the main also including a steam
room and sauna. Other features include six bathrooms, two studies, 11 underground car spaces, a beachfront theatre room, two kitchens, a self-contained granny flat and a boat ramp and mooring space. The vast estate, which was once three separate blocks, also has a separate caretaker’s house, a teppanyaki pavilion and a grand waterfall pool. Agent Michael Kollosche said the sale of Tidemark was the culmination of a six-month sales effort that brought inquiry from Gold Coast, Brisbane, interstate and offshore buyers.
A Chinese buyer agreed in June to pay $27.8 million but the deal faltered on what were termed ‘foreign investment’ issues. Mr Perrin recently stepped down as chief executive officer of Australia’s first free-to-air dedicated racing channel and is based in Victoria, where he has a rural property. His wife, Rachel, said she had never taken the extraordinary home for granted. “Tidemark is an elegant beauty in every sense and provides a lifestyle that is unparalleled,” Mrs Perrin said. “It is where our children have grown up and is full of memories. It is a very private home and the decision to sell a property such as this is difficult, but we have decided to pursue a new interest in Victoria.” Mrs Perrin said she enjoyed the house’s beachfront location and capacity to accommodate and entertain. However, she mostly enjoyed the spacious living and functional design. “As a family home, it provides for everything and everyone all at once and without compromise,” she said.

MANAGEMENT-RIGHTS industry veteran Frank Picone handed over the keys to his Hedges Ave home for more than $13 million in March this year. Mr Picone and his wife Adele had owned the lavish residence since 2009, when they bought it from Jill Mathieson, wife of pubs and pokies billionaire Bruce Mathieson. The Picones are understood to have since downsized to a Palazzo Versace penthouse. The Mathiesons built the house in 2007 on a 564sq m corner block, which was bought, with an older house on it, for $7 million in 2003. Michael Kollosche of Kollosche Prestige Agents negotiated both deals. Now, Chinese couple Baiyan Cheng and Jinmin Qu, who have owned a $2.9 million apartment on level 66 of the Soul tower in Surfers Paradise since 2011, can enjoy all of the luxuries the six-bedroom residence affords, with Mr Kollosche describing the home as a local landmark.

“Breathtaking in scale but well-proportioned, the design maximises the beachfront ambience and ocean views, with the addition of one-way mirror-glass windows for privacy and security” “Exceptional modern style and grace are clearly evident in every aspect of this sophisticated three-storey plus basement residence,” he said. “All levels are linked by marble slab stairs and an electric lift, giving access to more than 114 squares (1,057sq m) of luxurious living. Breathtaking in scale but well-proportioned, the design maximises the beachfront ambience and ocean views, with the addition of one-way mirror-glass windows for privacy and security.”
The house has a double insulated concrete construction with a titanium roof and steel security gate. On entry through a keyless steel front door, a soaring atrium foyer is lit by a crystal chandelier. Luxury finishes of imported creme sand marble appoint the open-plan kitchen, which also features its own cool room and 20mm thick glass and custom cabinetry. An opulent lounge and separate formal and
family dining areas open to a terrace with magnificent ocean outlooks, while on the third level a media room with cinema facilities and a wet bar opens to terraces with beachfront and mountain views. All bedrooms in the home have ensuites tiled to the ceiling in marble, with the lavish main bedroom enjoying a glamorous dressing room and spa bath. On the lower level is a children’s bedroom with eight foldaway bunk beds and a private courtyard. Other features of the residence include a glass-walled soundproof study, a self-cleaning mosaic-tiled pool, a gym, sauna, wine cellar, plant room and a basement with a six-car garage. There is also a hi-tech automated system controlling all utilities, including CCTV camera and security, lighting, windows, blinds and climate control, along with steel mesh window and door screens and fast-activated storm shutters to the beachfront terraces.

LAST year, this Mermaid Beach pad sold for $8.4 million, making it one of the top five sales of 2015. In April this year it changed hands again, this time for $3 million more. The beachfront mansion has an imposing presence among Mermaid Beach’s exclusive waterfront homes, rising five levels to offer an unrivalled vista of the Gold Coast. Melbournians Nabil and Roula Grege bought the property last year, which was developed after the 863sq m site, which at the time housed two villas, was purchased by Peter Hay at auction in 2011 for $8.2 million. Now, new owners David Harris and Pamela Weir can enjoy living in the lap of luxury at the impressive address, with vistas to the north and south. It features seven bedrooms, all with ensuites and walk-in wardrobes, a home theatre, gym,

“Beachfront living is at its best at this striking mansion, with soothing sounds of water provided not only by the ocean but the tranquil water feature that cascades into the 25m lap pool” pool and sauna, an internal lift and a plunge pool and spa on the home’s rooftop entertaining terrace. Matt Gates of Ray White Surfers Paradise negotiated the deal and said the home offered a lifestyle like no other. “Taking in long sweeping views of the Pacific Ocean from Stradbroke Island to Coolangatta,
the hinterland and beyond, the residence boasts sprawling living options, including several outdoor entertaining areas, with functional design and meticulous craftsmanship evident throughout,” Mr Gates said. “Beachfront living is at its best at this striking mansion, with soothing sounds of water provided not only by the ocean but the tranquil
water feature that cascades into the 25m lap pool — the home offers a truly relaxed and open beachside atmosphere. “Restaurant-style meals can be served on the edge of the ocean, with either of the dual kitchens boasting Miele and Ilve appliances, 90cm oven and gas cooktops, a coffee machine, steamer, microwave and integrated fridges and a dumb waiter from the basement just for convenience.” Mr Gates said a rich use of timbers, exotic marbles and fine finishes throughout the house gave it a warm homely feel — something he said was often forgotten in properties as high-end as this. The residence also includes a 10-car basement garage and two turntables for easy access in and out, with direct access to all five levels via a lift.

ONE-TIME Rolls-Royce and Bentley car dealer David Baird and wife, Marion, sold their six-bedroom mansion, Summer House, to downsize. Sitting on a triple block with a 56m river frontage, the private 2000sq m residence amid established grounds is believed to be the Gold Coast’s biggest. So impressive is the luxury waterfront pad that the makers of Crocodile Dundee paid $35,000 in the 1990s to use it for 10 days as a filming location. It was also a home-away-from-home, at $10,000 a week, for Hollywood stars Sarah Michelle Gellar and Freddie Prinze Jr when they were filming Scooby-doo. Summer House was snapped up within a week of hitting the market by Feng Di, chairman of Hong Kong’s Golden Horse Group, and his wife Xiaomin Guan, who gained Foreign Investment Review Board approval to buy the home. Summer House was built 26 years ago for Shuji Yokoyama, president of Daikyo, the

On entry, a grand foyer with soaring ceilings sets the tone for the house’s palatial elegance, with living spaces set against a backdrop of wide water vistas and the iconic Surfers Paradise skyline Japanese company behind the Gold Coast International Hotel, today the QT, and Palm Meadows golf course. Mr Yokoyama sold the property to fellow Japanese business Miyamoto Matsafumi for $6.553 million in 1997 — a price that stood as a Gold Coast record for a house for eight years. It was later marketed at $13 million before being snaffled by the Bairds for $8 million in 2004. The couple sold the house after deciding to move into their weekender — an Isle of Capri house bought for $6.35 million in 2012. Main Beach architects Mobbs Thompson and
Payne designed the Cronin Island giant, believed by Mr Baird to have thousands of tonnes of concrete in its structure, with agents Sam Guo and Julia Kuo of Ray White Broadbeach negotiating the latest deal. From the street Summer House’s sheer size and quality concrete construction command attention, with its interiors combining to create a statement in opulent living. On entry to Summer House, a grand foyer with soaring ceilings sets the tone for the house’s palatial elegance, with living spaces set against a backdrop of wide water vistas and the iconic Surfers Paradise skyline.
A formal lounge with wet bar and formal dining area are centrally located, with an outdoor space incorporating a 25m pool, spa, sauna and a fully-equipped barbecue kitchen and conservatory overlooking the main river providing alternate relaxation options. The southern wing of the house offers a fully self-contained staff or guest quarters, while the upper northern wing encompasses the main bedroom, complete with a luxurious ensuite, his and hers dressing room and a private balcony with water and skyline views. A gymnasium, sauna, media room, kitchen and office are also on the upper level, along with a casual lounge and two more bedrooms. Additional features of Summer House include a porte cochere, a commercial quality main kitchen with high-end Gaggenau appliances, basement garaging for eight-plus vehicles, a laundry with chute, a pontoon for a 24m boat, an alarm system with CCTV cameras, ensuites to all bedrooms and an abundance of storage space.

A MELBOURNE businessman snapped up this Broadbeach penthouse for more than $6 million — a song, relatively speaking. Nabil Grege, who earlier this year sold his Hedges Ave mansion for more than $11 million, paid $6.25 million for the top-floor apartment in the Ultra building which he now calls his holiday home. Three years ago, the same home was marketed at offers over $10 million before the price dropped to $7.99 million last year. Spread over two levels with 938sq m of indoor and outdoor space, the penthouse has five bedrooms, a media room, an art studio, a gym and a wet bar, along with a rooftop deck where there is a 10m wading pool and spectacular Pacific Ocean and hinterland views. “Luxury pervades every aspect of the apartment, from reconstructed marble floors to gas inlay fires built into marble benchtops, right through to several powder rooms featuring floor-to-ceiling tiles resplendent in white gold” the residence to include a mezzanine level and the rooftop terrace. “Our philosophy was to look at the architecture and blur the lines between interior and exterior to create the Gold Coast’s most unique penthouse,” DBI’s director of design, Barry Lee, said. “Luxury pervades every aspect of the apartment, from reconstructed marble floors to gas inlay fires built into marble benchtops, right through to several powder rooms featuring
floor-to-ceiling tiles resplendent in white gold. All rooms have a view, whether it’s the expansive outlook to the ocean or sweeping vistas over the Coast to the hinterland, with most of the rooms opening to balconies that can be enclosed with shutters.” Mr Astbury said the July sale reflected increasing confidence at the top end of the Coast’s property market and that every convenience was catered for at the penthouse. “The rooftop terrace contains a stainless steel
barbecue area with a dishwasher, an ice-maker and a fridge, while steps lead down to the pool,” he said. “There are also bathrooms off most rooms, along with four heaters attached to the ceiling of one balcony and secure garage parking space for eight cars.” Other features of the residence include a steam room, C-Bus system and electronic drapes and all-weather shutters. Mr Astbury said the apartment attracted 11 inspections following a campaign that included mailing a video to the chief executives of the top 200 ASX-listed companies in Australia. The seller was Ubc, linked to Gold Coast locals Jeremy Worcester and Alex Jacques, and New Caledonia’s Pascal and Lynda Jacques. Ultra Broadbeach is a 31-level residential tower only minutes from the beach, with resort facilities including a heated lap pool, floodlit tennis court, Zen meditation garden, theaterette and barbecue area.

She went on to spend $1 million fitting it out to her style. “It was just in its finishing stages when I found it,” Ms Cowell said. “I was looking for a place just for my daughter Julia and I; I needed somewhere secure but also something big enough to call a house.

timber flooring, crystal chandeliers and plantation shutters. Ms Cowell’s dream of building an absolute beach house led her to put her home on the market, selling it for $5.004 million earlier this year. Michael Kollosche and Jordan Williams of Kollosche Prestige Agents negotiated the sale of the penthouse. “The quality of finishes combined with the 3.6m ceilings makes this penthouse one of a kind,” Mr Williams said.

Simple PLEASURES SEA VIEWS, NATURAL MATERIALS AND ROOM TO MOVE MAKE THIS A HOME FIT FOR AN OLYMPIAN FORMER Hockeyroo and dual Olympian Louise Dobson picked up a holiday house on the Gold Coast when she splashed out $4.75 million for this lavish mansion at Millionaire’s Row earlier this year. The property set a price record as a beachfront shack when it changed hands 16 years ago. Sitting on a rare north-facing block, the house was credited with initiating the Coast’s beachfront boom when it was snapped up by Fone Zone co-founder David McMahon and
The couple demolished the shack and built a massive three-storey mansion former wife, Maxine Horne, for $1.345 million in 2000. The couple demolished the shack and built a massive three-storey mansion with six bedrooms, four bathrooms and a beachfront alfresco dining area. Mr McMahon kept the property after

McGrath Surfers Paradise marketed the residence. Mr Natoli said one of its appealing features was its use of rustic and natural materials, including timber and sandstone, which contrasted with the “usual glitzy style of Gold Coast mansions”. Mr Ledgerwood said Dobson, who was once married to AFL great Steven Febey, had plans to renovate the sprawling mansion. “She has gone on holiday on the Gold Coast for many years and wanted a place on the beach,” he said.

New GENERATION ENJOY STUNNING VIEWS TO THE EAST AND WEST FROM THIS ELEVATED CURRIMBIN HOME ORIGINALLY purchased in 1940 and held by the same family for more than 70 years, this property offers an idyllic lifestyle with eastern and western balconies capturing unobstructed ocean and tranquil mountain views. Agent Philip Chillemi said three generations had enjoyed the home’s exceptional location, with the original house demolished 10 years ago and replaced with a design by architect Steve McCracken. “Steve did a great job designing the house
specifically to maximise the location, along with the narrow, elevated block,” Mr Chillemi said. The five-bedroom residence is spread over three levels, with three bedrooms on the upper floor, the main living areas on the middle floor, and a fully self-contained two-bedroom unit opening to a private balcony on the lower floor. The numerous, well-considered living spaces include an open-plan kitchen, dining room and two informal lounge areas, along with the expansive front and rear balconies.
“Steve did a great job designing the house specifically to maximise the location”
A buyer from the local area secured the residence for $2.9 million at an auction that attracted plenty of local and international interest. “The buyer wasn’t looking to purchase in the area but then they visited some close friends who lived in James St — they had an initial look at the property and fell in love with it,” Mr Chillemi said. Other features of the house include a four-car parking basement.

“When my husband and I decided to sell our Currumbin property, Troy Dowker was the obvious choice to be the agent to handle the sale. Troy has an enviable record of successful sales in the Currumbin, Palm Beach and Tugun areas - particularly in the prestige market of beachside and beachfront properties. We made a mutual decision to go to auction and we were successful in selling ‘under the hammer’ for a price that exceeded our reserve, which was very pleasing. Troy is very positive, personable and is extremely professional in how he carries out his work. We had every confidence in his marketing strategies and were impressed by his thorough weekly reports, high level of service and follow up.” - Brian and Liz Punch ( Seller )

Market ROUND-UP FROM FAMILY HOMES TO PRESTIGIOUS PENTHOUSES, THE SALES KEEP COMING A STUNNING skyhome at Main Beach sold for $4.475 million last week, too late for inclusion in this issue’s top 50 list. The luxurious penthouse, which sprawls over the 33rd and 34th floors of The Inlet, was snapped up by a Melbourne buyer. It has 360-degree views of the city, ocean, Broadwater and hinterland, a glamorous glasssurround pool terrace with fireplace and spa, and 10 balconies. Each of the three bedroom suites has a lavish ensuite, and there is also a nine-person steam room. bought in 2009 for $3.5 million. The pair also own another apartment in The Inlet which they now plan to live in. McGrath’s James Ledgerwood and Canford Property Group’s Laura Langford took over the marketing of the penthouse in September and had planned to take it to auction last weekend, before securing the sale. Other recent million dollar sales include several at the Ray White Runaway Bay office. Peter Spiga and Marnie Walker sold an original brick home at Canal Ave, Runaway Bay, for $1.5 million as well as a modern waterfront fourbedder at 22 Sundance Way, Runaway Bay, for $1.31 million. At the same office, Tony Sutton-Yeomans and Rachael White sold a three-bedroom family
home at 6 The Bowspit, Runaway Bay, for $1.23 million. The waterfront property features four bathrooms, a sunken lounge room and an outdoor patio. Nick Cole of Lucy Cole Prestige Properties marketed a Hamptons-inspired Ashmore home that sold under the hammer for $1.5 million. Newly renovated, the two-storey home at 15 Riverbank Court features a custom wine bar, poolside pavilion and a pontoon. Last week also saw the launch of Park Cove at Hope Island by developer Keylin Group. The masterplanned community offers 16 freehold waterfront homes and 31 parkside terraces starting from $639,000. More than 100 guests attended the launch held at the new sales display which is now open.
