WELCOME THE great Australian dream of buying a home in the suburbs with a backyard for the children to play in, still well and truly exists in southeast Queensland. And for many of us the appeal is not just in the block, but the ability to build a brand new home on it. In this special edition of New Estates, we showcase some of the southeast Queensland region’s newest communities, estates and house and land developments. While high-density unit living attracts of lot of attention, there is still plenty of demand for new homes and land. Already 31,000 first home buyers hope to pursue their first home to take advantage of the Queensland Government grant which was boosted to $20,000 on new properties and now runs until December. And in the investment sphere, about 25,000 new home investors are keen to pursue house and land investment options for the depreciation benefits. Year after year, figures reveal homes in our masterplanned communities are more in demand than anywhere else. North Lakes has topped the list for the past couple of years, with the latest figures revealing 446 house sales in the past 12 months. Redland Bay is emerging as a real contender for top spot with 440 houses sold, followed by Kallangur, 422 and Forest Lake, 421. What results like this show is that demand is strong for house and land in estates which already have the infrastructure and amenity in place. Gone are the days when developers would just plop down a few houses in a brand new estate and the residents had to wait for the shops, schools and public transport to eventually follow. Master planning of new estates and communities now always include this at the forefront of the project. Southeast Queensland, with its affordable entry level, and of course fantastic weather, is becoming a magnet for those seeking a suburban lifestyle, at the right price point and with all the bells and whistles thrown in. MAKING THE MOVE To renovate or to build? That is the question. Consider the following before you make the call
M
any people are familiar with renovating but find the idea of building a new home from scratch daunting. But buying a house and land package can, in reality, be an easier process than people think, with the payoff being that you get exactly the home you wanted, with guaranteed results. Andrew Rockley, Master Builders display village manager, says people often feel nervous when deciding whether to renovate or build, and for good reason. “It is a big financial commitment, one of the largest financial commitments you will make, and whenever your family home is involved it can be quite a daunting process,” he said. So what are the advantages of opting into a house and land package? Modern lifestyles and the way we live and entertain in our homes has changed over the years, demanding a different layout to those offered by many older homes. Even with major renovations, older homes can fall short. “In older homes, two living areas, a children’s retreat and a double garage with internal access isn’t that common,” Mr Rockley said. “With a new house and land package you’re getting the latest designs brand new with the
ability to modify to suit your needs rather than trying to manufacture something that’s existing into what you want. “Because you’re starting with a blank canvas you know what you’re going to get from the start and you can choose all the inclusions and requirements you want. You’ve got it all planned out from day one, there’s nothing that’s unknown like when you’re renovating.” The open-plan design of newer homes built to suit the particular piece of land on which they sit is also a major drawcard of house and land packages. Kitchens, dining rooms and living areas positioned to capture natural light and the best views interact seamlessly and often flow onto outdoor decks and patios, which combined, offer a communal space where families can gather and connect. There is no-one stuck in the kitchen removed from the rest of the family while

preparing meals or entertaining guests and floor space is optimised. Open-plan living is now the norm and a lot of older style homes in Queensland aren’t tailored to that. At the same time, second and often third living rooms offer flexibility and separation between family members when it’s needed, whether watching a movie in the media room or letting young children make as much mess as they want in the playroom. The advantages of house and land packages extend beyond the site itself. Often they are located within masterplanned communities designed with modern lifestyles in mind. From parklands for leisure and exercise, to shopping centres and schools — everything a vibrant community requires is there. Good resale value and sustainability benefits are other drawcards of new house and land packages. “People are certainly looking to capitalise on that product that meets that lifestyle and market requirement, so by accommodating all of those things they’re certainly giving themselves the best opportunity for resale,” Mr Rockley said. “A lot of the new homes are in tune with sustainability measures in regards to ventilations requirements and open-plan design and lightweight products which are very beneficial.”
Investors are also drawn to new house and land packages. As well as appealing to the market, new homes can provide excellent depreciation benefits and deliver a great result for relatively little work. “Often people buying for investment want a hassle-free process. They’re not as involved in the intimate detail of the home. The builder’s knowledge and expertise in what they do really takes the hassle out of the process because they site the house and design it to sit on the block. That’s where house and land packages are really a good option for the investment market,” he said. Compared to renovating, new homes can definitely offer more bang for your buck. Things you may have to spend a lot of money on when renovating are often included as standard in house and land packages. “A lot of people think you have to take a home as it’s displayed but that’s not true at all,” Mr Rockley said. “ You can change floor coverings and tiles and colour schemes as well as modifications to the layout where structurally you’re able to do so. There’s a whole range of packages.” Savvy buyers or those without pressing timelines can also wait for advertising and marketing campaigns that pop up from time to time offering valuable extras such as free airconditioning or bonus kitchen upgrades. There is nothing like visiting a display village to really understand the advantages of new house and land packages. Mr Rockley’s main piece of advice is to hit the road and see what’s on offer. “Go to a display village and talk to the professionals in this area. They’re doing it every day and they can give advice and guidance about how to get it right,” he said.

MEET THE NEIGHBOURS Buyers of homes on new estates tend to fall into one of three groups — young families, downsizers or investors. Here, we meet those who have made the move and find out why they did it.
THE YOUNG FAMILY Sarah Williams and Hossein Moshtaghi (pictured, below) have no regrets at swapping their inner-city Ashgrove apartment for a slice of suburbia. The couple is happily established at Brentwood Forest in Bellbird Park after buying into AVID Property Group’s residential community last year. “We were renting a small unit in Ashgrove and were planning on having a family so needed a bigger space. Paying rent for so long is not very satisfying,” Ms Williams said.
Established homes didn’t excite the first home buyers, who committed to the residential estate option after being wooed by the amount of land available. “We also fell in love with designing something for ourselves and the display homes are so impressive, you just want to live in them,” Ms Williams said. A contract with Metricon Homes was signed before they embarked on an extensive
“shopping” experience, choosing all of the elements on their home. “You pick from a catalogue the base, and then go to more appointments for colours, appliances, carpets and tiles,” Ms Williams said. “It’s even deciding where every single electrical plug and light switch goes. It’s a lengthy process but it’s completely customised so it’s worth it in the end.” Despite the tremendous amount of choice available, and their lack of experience, Ms Williams said the build itself was quite simple.
“We got a loan for the land, and started paying for the land, and then we chose a builder after going into a display home,” she said. “We didn’t really look at a package as such because we liked this builder so we thought, we’ll go with them.” The planning was more intense than the construction, according to Ms Williams. “We found it exciting as you choose
everything, but it’s very lengthy. They do advise you but ultimately, it’s up to you.” Comfortably settled inside a four-bedroom home with nine-month-old son Daniel, the pair is willing to put up with a longer work commute to Brisbane’s CBD. “You can get so much more for your money here,” Ms Williams said. “It’s so much better to be in our own house than renting in a flat and, with a family now, it seems the perfect environment. There are a few parks and a real community feel.” It’s been a challenging but worthwhile venture where research was key. “I wished we had more of an idea of what we wanted because there is so much choice. Plan ahead as you get so many options you could be there for hours. Oh, and get on Pinterest.”

trains within walking distance and just a short stroll to the shops, we could not get any closer if we tried,” Ms Passeri said. “We’ve been able to walk the block several times and drive past whenever we can to take a look where our new home will be. We can’t wait to move in.” Residents will be well-connected courtesy of the current light rail extension occurring nearby. The Surrounds is also neighbouring Westfield Helensvale and Coombabah Creek.
THE INVESTOR Location and potential growth convinced Mark Timms (pictured, below) to purchase two investment properties at the Ecco Ripley residential community, 9km from the Ipswich CBD. Mr Timms is preparing to welcome tenants into his traditional four-bedroom house as well as a duplex, both built by Sekisui House. “It’s good value for money and going to be close to the town centre,” Mr Timms said. all again at The Surrounds in Helensvale. The 89ha Villawood Properties development only recently launched, so construction on the Passeris’ “forever” home is yet to begin. “We wanted something smaller than our acreage home, something that we could manage ourselves well into the future,” Ms Passeri said. “We didn’t want to move out of Helensvale, we love the area and it has everything we need close by. We moved to Helensvale more than 30 years ago and haven’t left the area since.” They initially heard about the community from their real estate agent, after considering various options for more than 12 months. “We looked at the over-50s communities in the area but we didn’t want to pay the body corporate fees that went with it,” Ms Passeri said. “Knowing that we own this house and land is reassuring for our children and our future.” The lure of designing a new home also proved irresistible.
Their 406sq m lot, with 14.5m street frontage, will be the base for a three-bedroom, two-bathroom single-storey house. There’s also a handy study nook and a media room. “With our builders Stylemaster Homes, we were able to customise the interior layout by expanding the walk-in robe and ensuite, by removing the fourth bedroom,” Ms Passeri said. “Our home will be great when the kids come over with the open-plan living, dining and kitchen all flowing out onto our alfresco area. “Being able to customise our home to exactly what we wanted was perfect, it’s tailored to our needs.” Around 30 per cent of The Surrounds community, 30ha, will be green open space with parklands, a playground, barbecue areas and public art. It’s the perfect setting for the Passeris, who have only recently returned to the Gold Coast following a month-long road trip. “The convenient location really attracted us to The Surrounds, with the light rail on its way,
“You look at North Lakes and it’s just gone ahead leaps and bounds, so I think this will too.” The Ripley Town Centre will be the hub of the Ripley Valley, with the first stage expected to open in March next year. Mr Timms has previously experienced purchasing house and land in an estate, but that was on the Sunshine Coast. He’s always found the process to be straightforward. “It’s very easy and they pretty much do everything for you,” he said. “I’ve been pretty happy with the quality so far.” As an investment option, masterplanned communities can be a savvy move. “It’s a lot easier to rent a new property than an older, existing property,” Mr Timms said. “There’s also the advantage of depreciation and so forth.” Ripley’s position to nearby Amberley air base prompted Mr Timms to consider leasing his properties to Defence Housing Australia, for house defence personnel. “You do have strict criteria to meet, like making the outdoor area large enough,” he said. “As long as you know the criteria and build to that, then it shouldn’t be an issue.” According to Mr Timms, there is a number of advantages on offer for investors considering buying into Ecco Ripley. “You get everything exactly how you want it and there are so many options from different builders. Sekisui House has quite a few options you can go with. “The prices are attractive and it’s easy to rent because the properties are new and appealing.” He has one simple recommendation: “Just do your homework.” Ripley Valley’s population is projected to reach 120,000 by 2036. The $500 million masterplanned Ecco Ripley community will have 2000 homes, across 194ha by its expected completion date of 2033. Japan-listed residential developer Sekisui House is behind both Ecco Ripley and Ripley Town Centre.

Demand for house and land packages around Brisbane is surging, as smart new estates attract a new class of buyer
T
he state of the property market is never far from the headlines but neither is it a straightforward tale. While the oversupplied apartment market has seen values fall, new house and land developments are in demand across southeast Queensland, showing steady growth over the past five years. New communities are springing up on the
city’s northern, western and southern fringes, as well as in pockets closer to town. Median house prices across the region have increased steadily from $435,000 in 2012 to $490,000 in 2016 and according to Real Estate Institute of Queensland chief executive Antonia Mercorella, 2017 is looking to be another bumper year. “Looking at the real estate markets throughout Queensland we know that the southeast corner is the powerhouse, with consistent long-term capital growth and favourable economic conditions, including lower unemployment rates, better wages, growth conditions and good infrastructure and services,” Ms Mercorella said. Master Builders display village manager Andrew Rockley has seen first-hand how well the market is performing. “All of our display villages are trading well. There is good demand across the board in southeast Queensland,” he said. Rising inner-city property prices are one of the forces pushing buyers to the urban fringe, but other economic factors are also contributing to strong demand. “While Queensland does not face an affordability crisis, buying property remains the biggest purchase decision that many people will ever make in their lifetime,” Ms Morcerella said. “Wages growth is flat so people are looking for maximum value for their spend. In real estate this translates to looking for affordably priced property that does not sacrifice amenity or can offer an attractive lifestyle element,

which house and land packages are able to do in increasingly sophisticated ways.” As for what is set to trend over the next five to 10 years, an increase in demand from specialised markets is forecast. “While it’s impossible to predict exactly how this segment of the market will evolve over the next five to 10 years, we know that Queensland leads the world in the development of house and land packages and masterplanned communities,” Ms Mercorella said. “From our earliest forays into this area in the very early 1980s, we can see how dramatically they have evolved. What we’re starting to see is more precise targeting of different demographics and it is likely we may see even greater segmenting develop with increased specificity. “In the US, there are masterplanned communities under construction that are philosophy based such as one that has a shared community organic garden, with community cooking classes offering farm-toplate courses. This focus is all about reducing the carbon footprint and sharing resources.”

BRIGHT IDEAS CHANGING THE WAY WE LIVE From wired-up smart homes to designs that comfortably accommodate multiple generations of one family, innovation is driving choice across the new build sector

AND restrictions, affordability and increasing pressures to adhere to strict eco-friendly measures have created a tide of innovation across southeast Queensland’s residential estates. Pioneering approaches are changing the appearance and liveability of these communities as developers and builders adjust to meet market demand and attempt to design for the future. An excursion to Lendlease’s Yarrabilba community, lit with LED streetlights, reveals a number of initiatives which are contributing to the shaping of modern estates. Households are voluntarily participating in
the Virtual Power Station (VPS) 2 project, a pilot scale trial of monitoring enhanced solar PV control systems. The VPS initiative, in partnership with the CSIRO, will provide a lead-in to further work on community solar storage and micro-grid applications. A more obvious addition is a Tritium Veefil fast electric charger. The Veefil improves the convenience of driving an electric vehicle, reducing charge time down from overnight to around 30 minutes. Yarrabilba’s Veefil is only the sixth to be installed in Queensland, and is not restricted to residents. It’s available to use at Yarrabilba’s sales and information centre, which is made entirely from Cross-Laminated Timber (CLT). CLT is used as an alternative to concrete and steel, and has a far lower carbon footprint than other building materials. Managing director of Lendlease’s communities business in Australia, Matthew Wallace said Lendlease is committed to creating and delivering innovative and sustainable communities. “The use of CLT in the construction of the sales and information centre and the Tritium

FIGURING OUT THE FINANCE Buying a house and land package is a bit more involved than a traditional finance arrangement but a few simple steps can streamline the process
ARRANGING the finance to buy a house and land package can be different to purchasing an existing house. Financing for a house and land package usually consists of two steps: buying the land and then building the house. The loans can be arranged separately, but are more commonly bundled together. Buying the land is a standard real estate transaction with a regular mortgage, but the second step requires a construction loan where the would-be owner draws down an agreed amount to pay for each stage as their property is built. That way, they only pay interest on the money they are using at each stage. A Housing Industry Association (HIA) spokesman said consumers should shop around different lenders to check the options on offer and consider the lender’s track record before committing themselves. “Mortgage insurance can be an unexpected
cost if people are borrowing more than 80 per cent of the price level,” the HIA spokesman said. “So it’s a qood idea to save and have a higher deposit.” He also said consumers should try to negotiate a better interest rate with a lender. New home buyers who qualify for the Queensland First Home Owners’ Grant may receive $20,000 towards building their house and land package, extended to the end of December in this month’s State Budget. Master Builders deputy CEO Paul Bidwell welcomed the extension of the grant. “We are confident that it will stimulate more demand from first home buyers,” he said. In addition, there are stamp duty benefits when building a new home as the stamp duty is calculated on the land price for house and land packages, whereas it is calculated on the total sale price of a property for established housing. The construction loan is designed to assist people who are building from scratch. It allows progressive drawdowns and will typically be interest-only during the building stage then revert to a standard principal and interest loan upon completion. The amount available to borrow will be in part based on the value of the property upon completion. In last month’s Federal Government budget, a new savings arrangement for first home buyers was announced.

From July 1, first homebuyers will be able to salary sacrifice into their existing superannuation account — above and beyond their existing payments — in a bid to supercharge their saving. The First Home Super Savers Scheme will allow people to use their superannuation account like a savings account but with the additional tax benefits. First home buyers would be allowed to contribute up to $15,000 a year into the
account, limited to a total of $30,000. Any earnings in the scheme would be taxed at 15 per cent. This is not not the first attempt to use a concessional tax structure to help people save for a housing deposit. The former Labor Government’s First Home Saver Accounts, announced in 2007 and later abolished on July 1, 2015, offered an 18 per cent government co-contribution up to an annual contribution of $6000. Russell Investments head of master trust and superannuation, Tim Furlan, said the stated reason for abolishing those original accounts was the take-up rates, which were lower than forecast. “It’s not clear that this new arrangement will lead to a significantly different outcome, or that it is any more than a political response to the housing affordability issue,” he said.

PARK LIFE THE KEY TO A POSITIVE LIFESTYLE Not many people want to live in an area without green space, so what role does it play in a new community? And can it also enhance the surrounding area?
A
house with a backyard is still considered The Great Australian Dream by many people – but as lot sizes shrink and backyards become smaller, people find themselves looking elsewhere in their communities for outdoor spaces to enjoy. A community needs more than just houses and lawns to thrive, with community green spaces being an important part of new developments both in Brisbane and throughout Australia. Postdoctoral research fellow at The University of Queensland’s School of Architecture, Dr Kaan Ozgun said green space had an important role to play in new housing developments. “In general, green spaces increase the wellbeing of community and urban environmental quality,” he said. “Some of the key benefits are to provide
fresh air, create opportunities for social and environmental interaction, increase urban biodiversity, reduce urban heat island effect, and expand the urban porous surface. “Following its well-known benefits, the demand for green spaces becomes imperative because cities around the world are facing new challenges as a consequence of climate change. This trend begs a new definition of what good green space is. “Green spaces are invaluable to any new development, not only for providing public amenity for local community but also for performing as a green infrastructure to reduce the severe impact of climate induced incidents like floods, droughts, and earthquakes.” He said there were different rules for different-sized developments. “For example, in our research we are dealing with various development types from infill to new developments,” Dr Ozgun said. “Each type has its own limitations and potentials. With new developments, we have the luxury to accommodate larger and multifunctional green spaces that address the aforementioned issues while providing recreation. “With infill development, green spaces are limited to the private gardens and their

It requires more work, fine tuning and co-operation with property owners. “At the end of the day, good and bad green space is relative to the original purpose. Does the new development genuinely propose a green space that functions as part of a city green network or is it just ticking the box because the policies require to accommodate x per cent green spaces?” Villawood Properties state manager for development Michael Williams said green space was becoming increasingly important in developments, particularly as lot sizes decreased. “You need green space to counteract that; people still want access to it for kids, dogs, sport and similar things,” he said. There were two elements to green space, Mr Williams said – passive, which was about creating environmental spaces and green corridors for wildlife and so forth; and active which was spaces such as parks, playgrounds, shelters and barbecue facilities. “The idea is everyone in the estate can walk to a park; that drives the community space,” he said. “If people have to jump in a car, it’s not really an active space – you want people to be able to cycle there or walk.” Design elements such as ensuring there were more than one barbecue and one shelter,
as well as open areas, were important to ensure more than one group could use the space, he said. “You’ll spend a lot of time making sure there are multiple spaces; we make sure there are multiple elements in playgrounds – something for infants, schoolchildren and even older kids,” he said. Urban Development Institute of Australia Queensland president Stephen Harrison said green spaces within new developments also served the existing community. “Green and open space is an opportunity for residents in terms of lifestyle, whether it be to provide relaxation, opportunities for play or exercise. There is also the potential to use open spaces to collect and treat stormwater to protect surrounding waterways,” he said.
“There are different requirements for green space dependent on the size and location and the local government area. The institute’s research foundation, presented by Construction Skills Queensland, has uncovered what aspects people want from green space. “It is important to realise however, that green space means different things to different people, for example it can be provided as public or private green space. “But some key things people want are shade and shelter, off leash areas for dogs, attractions like a variety of play equipment, and playgrounds that entertain children of all ages. “It’s also interesting that people will travel significant distances to enjoy a good regional park experience like New Farm Park or Rocks Riverside Park.”
