Buying a condo
not the same as buying a house But the differences between buying a condo and buying a single-family home go beyond the bottom line. The following are a few things prospective buyers should know about condos before they view any properties. CONDOS COME WITH FEES
Unlike single-family homes, condos come with homeowners association fees. These fees cover the cost of maintenance and repairs to the property. This includes landscaping and garbage collection, as well as general repairs throughout the condominium complex. Fees vary significantly from community to community, and the best deal is not always the one with the lowest homeowners association fees. Low fees tend to provide less bang for the buck, generally covering only the most basic services. Higher fees often mean the community offers more amenities, such as a private pool and gym for residents. Some people prefer such amenities, while others would rather find better deals on their own. But prospective condo buyers must include fees in their monthly budgets when determining how much they can afford to spend.
CONDOS COME WITH RULES
Owners of single-family homes can create their own rules for their households, while condo owners must agree to follow rules established by the homeowners association or the property management firm responsible for maintaining the community and enforcing the rules. Rules may not allow pets or only allow
pets of a certain size. Other rules may restrict how owners can decorate their condos during the holiday season or how they can furnish the exterior of their properties, limiting patio furniture to a set number of chairs or tables. Some condo owners are glad such rules are in place, while others might find such stipulations intrusive. Each community has different rules, and prospective buyers should familiarize themselves with a community’s rules before buying any properties within that community.
If possible, speak to current community residents about how the property is managed. If residents are not available, potential buyers should attempt to attend a homeowners association meeting, which can shed light on what it’s like to live within a given community and how accessible the management firm is to community members and how well it tends to those members’ needs.

The right tools won’t necessarily be a hammer and nails, but cleaning products that can make spring cleaning more efficient. Rubber gloves, cleaning products (preferably natural products that are good for the environment) and enough garbage bags to discard a winter’s worth of clutter should all be on hand before you begin cleaning. Chicken roasted with potatoes is a classic dish that’s perfect for cold winter nights. But many people shy away from chicken for fear of under- or overcooking the poultry. Undercooking chicken can cause serious illness, while overcooked poultry can be dry and void of flavor. But even novice cooks can conquer their fears of overcooking chicken. Slow roasting chicken is a foolproof method to avoid overcooking the bird, as the process cooks the bird for hours on end but still ensures a juicy and flavorful final product. Those who want to enjoy roasted chicken without worrying about under- or overcooking their birds can employ the following recipe for “Slow Roasted Chicken With Potatoes and Herbs” from Andrew Schloss’ “Cooking Slow: Recipes for Slowing Down and Cooking More” (Chronicle Books). Slow Roasted Chicken With Potatoes and Herbs
Slow Roasted Chicken with Potatoes and Herbs Serves 4 1 1/4 2 2 2 1

Working in batches to cook in a single layer without the slices overlapping, cook the potatoes until nicely browned on both sides in batches so that the slices do not overlap. Lower the heat to medium, add the onion and saute until tender and lightly browned. Return the potatoes to the pan, season with salt and pepper and one-third of the herb mixture, and toss to coat. Reduce the oven temperature to 175 F, turn the chicken breast-side up, return to the oven and roast until a thermometer inserted into a thigh registers 170 F, 4 to 6 hours. Timing is not crucial; at that temperature the chicken will not overcook. To finish, raise the oven temperature to 500 F and roast until the skin of the chicken is brown and crisp, about 10 minutes. Carve the chicken into serving pieces and serve with the potatoes.

Author and former personal chef Michelle Dudash was once asked by a client if the she could make a healthier version of chicken parmesan. The result of that request is the following recipe for “Skinny Chicken Parmesan with Spinach,” which Dudash ultimately included in her book, “Clean Eating For Busy Families” (Fair Winds). The recipe was a hit with Dudash’s client and will surely be a hit at home cooks’ dinner tables as well.
Skinny Chicken Parmesan with Spinach For the chicken: Makes 6 servings
For the sauce: 2 teaspoons extra-virgin olive oil 2 cloves garlic, sliced 1 28-ounce can whole tomatoes 1⁄4 teaspoon dried basil 1⁄4 teaspoon dried oregano 2 pinches salt 2 pinches freshly ground black pepper 1⁄2 teaspoon honey Preheat oven to 375 F and coat the bottom of a 9 x 13-inch pan with olive oil spray. To make the sauce: Heat a medium saucepan over medium heat. Add oil and garlic and cook gently for 30 seconds. Do not brown. With your hand, squeeze each tomato into the pan and add basil, oregano, salt, pepper, and honey. Reduce to medium heat and simmer for 20 minutes,

Pour remaining 2 teaspoons of oil into skillet and add spinach. Cook spinach for 1 to 2 minutes until wilted and swirl in lemon juice. Gently press spinach to release water and divide spinach on top of chicken. Spoon sauce around and over the chicken, place mozzarella on top, and sprinkle with 1/4 teaspoon salt. Bake for 15 minutes until chicken is cooked through. Serve over spaghetti.
Remove the outer leaves of the cabbage and wash them if dirty or trim if wilting. Cut in half, removing any thick stems. Then finely slice. Quarter the remaining cabbage, remove the thick core and finely slice. Add the oil and bacon to a large lidded saucepan and cook on a high heat until light golden brown. Chop the garlic and sage, turn the heat to low, and add them to the pan. Cook briefly, then add the cabbage, adding a splash of water if you think the cabbage might brown. Season with nutmeg, salt and pepper. Cover the pan and cook gently for another 10 minutes, stirring occasionally, and adding a dash more water if it’s sticking on the bottom.
