Tips for first-time real estate investors

Real estate can be a good investment that helps build wealth and secure a financial future. According to Investopedia, average 20-year returns in commercial real estate hover around 9.5 percent, while residential and diversified real estate average returns of 10.6 percent. Such figures may seem too good to ignore for many prospective real estate investors. But investing in real estate can be risky, and it’s important that first-time investors consider a host of factors before deciding to delve into the real estate market.

FINANCIAL RESERVES

Some lenders may require that prospective investors have sizable financial reserves before they will lend them money to invest in real estate. Some may require that borrowers have several months’ worth of reserves to finance both their personal lives and their investments. If a 20 percent down payment would make that impossible, then prospective investors may want to wait a little longer to invest and save more money until their financial reserves would prove more acceptable to lenders.

Investing in real estate can yield big returns. But firsttime investors should know that such investments are vastly different than investing in a home for oneself.

Choosing materials for decking

Warm weather often gives rise to thoughts about spending time in the great outdoors. Decks can expand outdoor living spaces, making them popular home additions. However, when it comes time to map out a deck building plan, individuals may be unsure as to which deck material will meet their needs. Wood and composite decks are among the most popular choices today, and the popularity of aluminum is growing steadily. DESIGN SERVICES

WOOD

COMPOSITE

Composite decking and its close cousin, plastic lumber, are some of the fastest-growing decking materials on the market. Many products are made from polyethylene or polyvinyl chloride. Some composites will be comprised of recycled plastic and wood fibers to create a weather- and stainresistant material that doesn’t warp, rot or splinter. Composite manufacturers continually experiment with manufacturing processes to duplicate the look of natural wood grain. Homeowners are often drawn to composite decking because such decks require little maintenance. These decks do not need to be sanded, tained or refinished. However, mold and mildew can grow in shady, damp areas, so homeowners must realize

that these products are not completely maintenance-free.

ALUMINUM

but lightweight material. Some people may think that aluminum decks would be hot underfoot, but the material actually stays cooler in the sun because of its heat-dissipation properties. For those who have green goals in mind, aluminum is totally recyclable. Various decking materials can meet the look, price point and maintenance level homeowners desire.

Although aluminum decks are not seen that often, there are reasons why this decking material is becoming more popular. According to LockDry®, a manufacturer of aluminum decking materials, powercoated aluminum does not need to be replaced due to rotting, cracking COMMERCIAL & or warped boards. Wood is a versatile and attractive decking material. According to the wood resource Real Cedar, some people think that wood is too expensive and requires too much maintenance. In fact, domestic softwoods can be very costeffective decking options. According to Remodeling Magazine’s “Cost vs. Value” report, wood decks retain considerable resale value. In terms of maintenance, choosing a rot-resistant wood can result in less maintenance. Durable woods include cedar and redwood. Popular Mechanics says both species contain tannins and oils that make them naturally resistant to decay, rot and voracious insects. Periodic cleaning and inspection/repairs will be needed, but wood can be much more durable than people may think.

The term “smart home” refers to a residence that has appliances, HVAC, lighting, entertainment systems, security, and many more devices that communicate with one another. Such devices can be controlled remotely, according to SmartHomeUSA, an automation product retailer. Proponents of smart home technology say features can help people save money on utilities and conserve natural resources, all the while providing peace of mind to homeowners. In 2016, 80 million smart home devices were delivered worldwide. That marks a 64 percent increase from 2015, according to the research data firm IHS Markit. The smart home trend is only expected to grow in coming years. Although there’s interest in smart home technology, the industry remains fragmented. Consumers are trying to figure out which devices are simply fun and which provide practical benefits. Furthermore, the range of smart devices

is expanding rapidly, making potential compatability issues a concern. Companies that plan to educate consumers further about the advantages of smart home features and are open to standardization may have the best chances of survival. Those interested in dabbling in some smart home technology and testing the waters may want to start with the following household items.

• SMART BULBS:

• FLOOD SENSOR:

Get peace of mind against damaging floods with Wi-Fi flood sensors.

Manufacturers offer various types of smart light bulbs. Some are color-changing, others react to doorbells or alarms, and others can simulate typical lighting patterns when homeowners are away. Integrated apps enable remote access to scheduling so people can arrive home to a well-lit house.

• HOME SECURITY:

Wi-Fi enabled doorbells with video capabilities allow residents to see who

is at the door without having to open it. Cameras can even be accessed remotely, simulating that someone is at home at all times. Never wonder if you’ve locked the door again with smart locks that can be engaged via a smartphone. Make sure that homes are secured or that pets are behaving while out with smart cameras.

• APPLIANCES:

A new breed of smart appliances can make it possible for users to turn on the washing machine while out of the house, close refrigerator doors from afar or even start their vacuum cleaners remotely. Smart technology is taking over and is likely to continue changing the way people live and work.

Celebrate all military this May!

F17527874

Memorial Day is celebrated each May to commemorate the people who died in service of the United States of America. Even though barbecues and visions of the upcoming summer weather may command much of the attention come Memorial Day weekend, the holiday really serves as a remembrance for those military members who paid the ultimate sacrifice for their country, as well as the personnel who continue to protect and serve today.

10 homes.newsminer.com

MEMORIAL DAY ORIGINS Memorial Day was first known as Decoration Day and was borne out of the Civil War. on May 30, 1868, General John Logan, a national commander of the Grand Army of the Republic, decreed General Order No. 11, which designated the day for the “purpose of strewing with flowers, or otherwise decorating the graves of comrades who died in defense of their country during the late rebellion, and whose bodies now lie in almost every city, village and hamlet churchyard in the land.” May 30th was chosen because it wasn’t the anniversary of any particular battle. It took several years for the first state to recognize the holiday, which New York adopted in 1873. By 1890, all northern states recognized Decoration Day. When the holiday changed from commemorating those who died fighting the Civil War to honoring Americans who died fighting in any war after World War I, the South began to recognize it as well.

HONORING THE MILITARY

Although Memorial Day pays homage to the brave people who perished fighting for their country, it also is an opportunity to recognize the military men and women and their families who continue to work to ensure the freedom of Americans. The United States Armed Forces is renowned for its size and strength. Various sources suggest the size of the United States military is somewhere between 1.4 and 1.6 million active service people. The military is comprised of the

Army, Army National Guard, Navy, Air Force, Marine Corps, and Coast Guard. Each of these military branches also has its own reserves. There are many ways to honor active, reserve and former veterans, as well as those who died in service of their country. • Help Veterans of Foreign Wars distribute red poppies as a visual reminder of the military’s efforts. • Volunteer at a veterans’ hospital or visit a wounded veteran at home. • Offer financial, legal or career expertise through the Corporation for National & Community Service (serve.gov).

• Help to maintain the veteran area of a nearby cemetery. Place flags on all of the graves. • Befriend military families who frequently relocate, making a concerted effort to welcome them into your community. • Educate children about past wars and the services the military provides. • Visit a military museum or historic site. • Observe the National Moment of Remembrance at 3 pm local time for one minute. • Post a message to the troops at the USO website (uso.org).

Memorial Day BBQ tips

Memorial Day weekend marks the unofficial start of summer. For many, Memorial Day weekend also signifies their first chance to invite friends and family over for a backyard barbecue. While some never put their grills away for the winter, braving the cold so they can keep grilling year-round, many may need a refresher to ensure their Memorial Day BBQ starts summer off on the right foot.

• STOCK UP ON SUPPLIES.

Before hosting your first backyard barbecue, take inventory of your supplies, making sure you have a spatula, tongs, oven mitts, a sturdy grill

brush, and other accessories you may need during grilling season. Check each item to make sure it’s not worse for wear and do the same with the grill as well. Replace supplies that have too much wear and tear in advance of Memorial Day weekend so you have one less item on your to-do list come the day of the barbecue.

Home is where the heart is. Not to mention all your stuff.

• DESIGNATE SOME TIME TO DO SOME CLEANING.

Let us help you get the protection you need. We know home insurance. We can help you protect your home and everything in it. Call us today to discuss your coverage options.

Even if you cleaned the grill and patio furniture before putting the items in storage for the winter, they likely will need to be cleaned again before you host your first soiree of the season. Remove any dust and check for spider webs or

signs of other critters that might have made your furniture home over the cold winter. Droppings from rodents can be dangerous, and spiders can bite unsuspecting grillmasters. Clean patio furniture before putting it out as well.

• FIND SOME NEW RECIPES.

Hot dogs and hamburgers are perfectly acceptable backyard barbecue fare, but hosts who want to treat their guests to something new this summer can find a host of recipes online. Consider recipes for grilled vegetables so vegetarian guests can enjoy freshly grilled foods alongside your other guests. Just be sure to separate veggies from meat on the grill so vegetarian guests are not hesitant to eat. And while grilled meat tends to be popular at backyard barbecues, don’t overlook recipes for grilled fish that can be both nutritious and delicious.

• GET GUESTS HOME SAFE.

Memorial Day gatherings tend to be festive, but keep an eye on guests to ensure that no one consumes an excessive amount of alcohol. Keep a

Stop making these 8 common grilling mistakes

F69528086

Cooking food over an open fire imparts all sorts of flavor. Grilling tends to be quicker, less messy and more convenient than cooking in the kitchen — particularly during the dog days of summer.

FORGETTING TO PREHEAT: Preheating the grill

Outdoor grills are seemingly everywhere, including many backyards across the country. That grills are so commonplace doesn’t mean that everyone grilling is employing the right techniques. Becoming the ultimate grillmaster involves understanding the subtleties of grilling and avoiding common mistakes so food can look and taste that much better.

1

ensures that foods will cook quickly and as evenly as possible. Otherwise, meats can lose moisture and even stick to cooler grates. Reader’s Digest suggests preheating to between 350°F and 450°F depending on the food.

4

OVERRELIANCE ON LIGHTER FLUID: The

NOT PREPPING THE FOOD: The French culinary

term for preparing to cook is “mise en place.” This is especially important when grilling, as cooks must deal with faster cooking times than they would otherwise encounter when cooking meals in the stove.

2

DIRTY GRILL (CLEAN BEFORE & AFTER):

Make sure the grill is cleaned before and after each use. Grease can quickly build up on a grill, leading to flare-ups that can cause foods to char. Frequent cleaning also helps grillmasters avoid a tiresome cleaning process at the start of the season.

chemical taste of lighter fluid can transfer to foods even when the fluid is used sparingly. Consider using a chimney starter when grilling with charcoal. And avoid repeated pyrotechnics with fluid, or worse, gasoline.

5

TOO MUCH DIRECT HEAT: Food should not char

6

PLAYING WITH FOOD: Grilling does not require

much intervention. Repeatedly flipping and squeezing meat and poultry can cause flavorful juices to leak out. Then you’re left with dried-out food. Resist any urges to prod and poke food. And minimize how many times you lift the grill cover to take a peek, as that can cause temperatures to fluctuate. Use a thermometer to determine when food is done. And don’t forget that meat will still cook a bit after it’s taken off the grill.

7

IMPROPER SEASONING: Basting food

with sugar-laden sauces and marinades too early can cause flare-ups and burning. Quick rubs can help lock in flavor, and then reserve the sauce for the last few minutes of grilling, says cookbook author Dave Martin.

8

on the outside before the inside has a chance to cook. A two-zone fire, according to food experts at Serious Give meats a chance to Eats, enables grillmasters to cook over high heat to sear and then move the food rest for between five and 10 minutes to allow the juices to redistribute through to a lower temperature to continue to the food. This improves flavor and cook evenly. tenderness.

Let grilled desserts add spark to outdoor entertaining

Grilling immediately calls to mind smoky meats, vegetables and even seafood. However, many people may not know that grills can be an ideal place to cook dessert. Outdoor grills are relied on to impart flavor and facilitate outdoor entertaining. Yet, when it comes time to serve dessert, hosts and hostesses often turn to store-bought treats or delicacies that must be cooked in the oven. But various delicious desserts can be prepared over an open fire.

• GRILLED FRUIT:

Slice up melon, pineapples, peaches, mangoes — just about anything you can think of. Cook for a few minutes over low heat. The grill will help release the sugars and create that extra-tasty caramelization. Grilled fruit is a dessert without too many extra calories.

• GRILLED S’MORES:

S’mores are the quintessential campfire food, and they also can be cooked on the grill. If you don’t trust little ones around the hot coals or propane, have them prepare the s’mores and then wrap them in foil. Adults can them toss them on the hot grates for a little while, until the foil packets can be unwrapped to unveil melted chocolate and marshmallow goodness.

16 homes.newsminer.com

• GRILLED CAKE:

Use a firm cake, such as pound cake, and slice into thick pieces. Grill for a few minutes to warm, then top with fresh berries and homemade whipped cream for an easy and tasty treat.

• GRILLED COBBLER:

Dutch ovens are one of the great tools of outdoor cooking. Dutch ovens are heavy, cast-iron pots that can be lowered into a campfire. However, Dutch ovens also can be placed in the belly of a grill. Line with foil and fill the Dutch oven with a favorite cake mix, the corresponding oil amount, fresh berries and even chocolate chips. Let cook for 30 to 40 minutes on low heat until the mixture is bubbly.

• GRILLED DESSERT PIZZA: Ready-

made or homemade pizza dough can be oiled and grilled over medium heat for a few minutes until grill marks form and the dough starts to puff and harden slightly. Turn over and cover with chocolate-hazelnut spread or some preserves. Grill for another few minutes until the dough is cooked through. Transfer to a cutting board and add sliced bananas.

Grilled menu options can extend to dessert to make outdoor entertaining even easier.

aches & pains when gardening

• USE ERGONOMIC GARDENING TOOLS.

Ergonomic gardening tools are designed to prevent the types of aches, pains and injuries that can cut gardeners’ seasons short. Gardening injuries can affect any area of the body, but injuries or aches and pains affecting the back, wrists and hands are among the most common physical problems gardeners endure. Look for ergonomic tools that reduce the strain on these areas of the body. Even arthritis sufferers who love to garden may find that ergonomic tools make it possible for them to spend more time in their gardens without increasing their risk for injury.

But as veteran gardeners can attest, gardening can contribute to nagging aches and pains that can force even the most ardent green-thumbers indoors. Gardening is a physical activity that, despite its peaceful nature, can be demanding on the body. Thankfully, there are several ways that gardening enthusiasts can prevent the aches and pains that can sometimes pop up after long days in the garden.

• ALTERNATE TASKS.

Repetitive-strain injuries can affect gardeners who spend long periods of time performing the same activity in their gardens. By alternating tasks during gardening sessions, gardeners can reduce their risk of suffering repetitive strain injuries. Alternate tasks not just on muscle groups worked, but also level of difficulty. Remember to include some simple jobs even on busy gardening days so the body gets a break.

• TAKE FREQUENT BREAKS. Frequent breaks

can help combat the stiffness and muscle aches that may not appear until gardeners finish their gardening sessions. Breaks help to alleviate muscles or joints that can become overtaxed when gardening for long, uninterrupted periods of time. When leaning down or working on your hands

and knees, stand up to take breaks every 20 minutes or the moment aches and pains start to make their presence felt.

• MAINTAIN GOOD POSTURE. Back injuries

have a tendency to linger, which can keep gardeners indoors and out of their gardens. When gardening, maintain good posture to prevent back injuries. Gardening back braces can protect the back by providing support and making it easier for gardeners to maintain their posture. Tool pouches attached to gardening stools or chairs also can be less taxing on the back than gardening belts tied around the waist. Gardening might not be a contact sport, but it can cause pain if gardeners do not take steps to prevent the onset of muscle aches and strains when spending time in their gardens.

Seniors becoming more tech-savvy

Technology is the future, and digital communication has opened many doors for people around the world. Although younger generations have grown up with technology at their fingers, Baby Boomers and older adults did not. But in spite of that, studies show that growing numbers of seniors are open to the idea of technology and even seeking ways to further their use and knowledge. According to a 2014 study by Pew Research Center, 59 percent of seniors regularly use the internet — a 6 percent increase from the previous study conducted in 2012. Today, 67 percent of adults age 65 and older say they go online. Pew also says that, although seniors consistently have lower rates of technology adoption than the general public, four in 10 seniors now own smartphones, which is more than double the amount that did in 2013. Seniors in Australia are especially tech savvy, as Deloitte’s mobile consumer survey found 78 percent of Australian seniors aged 65 to 75 own a smartphone, up from 69 percent in 2016. While stereotypes have long painted seniors as technologically

inept, seniors are actually more socially and digitally engaged than ever before. Seniors use technology in many different ways. Some use mobile apps to manage medications and doctor’s appointments and monitor their fitness regimens. Some families employ 24/7 alert systems or smarthome technology to keep seniors comfortable and safe at home for as long as possible. Noninvasive, “smart” technology can analyze factors such as whether or not doors are left open, if there has been movement in a home, or whether appliances/lights are on or off. This represents a great way for families to stay informed and provide assistance even if they are not nearby. SilverSurfers, a senior-based information website, says other tech that seniors are embracing includes online dating; audio and digital books; online shopping, which is especially valuable to seniors who have mobility issues; and social media, which can keep seniors connected to others and feeling less lonely. A study conducted by researchers from the University of California, San Francisco found 18 percent of American seniors live alone, and 43 percent report feeling lonely on a regular basis. Loneliness can increase death risk. Social media and internet connectivity can be an important tool in helping seniors feel like active members of society. Technology is no longer just for teenagers or active workers. Seniors are increasingly embracing technology and becoming a fast-growing demographic for tech usage.

Foods

Nutritious diets are essential to long-term pet health. Many well-intentioned pet owners feed their pets foods they believe are nutritious, only to learn that certain foods, even those deemed healthy for humans, can be quite dangerous to dogs and cats. Cats and dogs metabolize foods and other substances differently from humans. WebMD reports that each year, there are more than 100,000 cases of pet poisoning in the United States. Many of these instances were caused by household substances that may seem perfectly harmless. Medications, cleaning products and certain foods can poison pets. Dogs tend to be at higher risk for food poisoning, particularly because they are less discriminatory with regard to food. Before caving into the temptation to share snacks with their pets, pet owners should recognize the common foods the ASPCA and other pet welfare organizations list as the most likely to contribute to pet poisonings worldwide.

• CHOCOLATE: Chocolate is

accountable for roughly one-quarter of all toxic exposures. Chocolate contains methylxanthines, which are found in cacao seeds. When ingested by pets, methylxanthines can cause excessive thirst and urination, panting, vomiting, diarrhea, abnormal heart rhythm, and seizures. Serious cases can be fatal. Dark chocolate and baking chocolate are especially dangerous for pets.

• GRAPES/RAISINS:

Grapes, raisins, sultanas, and currants, whether raw or cooked, can cause kidney failure in dogs. Not all dogs are affected. However, these fruits should be avoided. Symptoms include lethargy, diarrhea and vomiting within 24 hours of consumption.

• HOPS:

Commonly used for brewing beer, hops have become a greater risk for pets now that home brewing as a hobby or side business has become popular. When ingested, hops can cause a rapid heart rate, anxiety, vomiting, and other abdominal symptoms. Essential oils and tannins in hops also can cause high fever when pets ingest them.

• MACADAMIA NUTS:

These nuts can cause depression, vomiting, tremors, and hyperthermia in dogs.

• MILK AND DAIRY: Do

not give dogs and cats milk to lap up, and avoid giving them high amounts of cheese and other dairy foods. Pets do not possess significant amounts of lactase, the enzyme that breaks down lactose in milk. Therefore, diarrhea and digestive upset is likely to occur when pets consume dairy.

that cats and dogs should never eat

• ONIONS/GARLIC: These

aromatic ingredients are not a good idea for pets, particularly cats. Onions contain an ingredient called thiosulphate, which is toxic to cats and dogs. The ingestion of onions and onion-related foods can cause a condition called hemolytic anemia. This is damage to red blood cells that causes the cells circulating throughout the pet’s body to burst.

• XYLITOL: Keep pets away from

sugarless gums and candies that contain Xylitol, which also may be used in toothpaste. The substance causes insulin to release in most species, which can lead to liver failure. Pet owners should be aware that the foods they eat regularly may not be safe for their pets. Always consult with a veterinarian before giving pets foods commonly eaten by humans.

• HELP A NEIGHBOR.

Unfortunately, many veterans return home with injuries that affect their ability to make it through a typical day without assistance. Disabled veterans may be unable to do their own grocery shopping or maintain their homes. If a neighbor or nearby veteran is facing such hurdles, offer to do his or her shopping or mow his or her lawn. Such tasks won’t take much time but can make a world of difference to veterans.
