How to
employ staging to impress buyers Homeowners must consider a variety of factors when putting their homes on the market. One of the more important things to remember is the benefits of making a strong first impression on prospective buyers. That’s why many homeowners rely on staging when selling their homes. Staging requires more than just clearing out clutter or baking a batch of cookies to create a welcoming aroma. Staging helps potential buyers visualize the potential of a home and see themselves owning and living in the property.

appetizers perfect for entertaining Presents may get much of the glory during the holiday season, but there is much to be said about the foods found throughout this time of year as well. During the holiday season, people frequently find that dinner invites, cocktail parties, office happy hour gatherings, and other opportunities for socialization are easy to come by. At the heart of these events are foods and beverages. Whether one is hosting a holiday soiree or plans to bring something to a potluck party, it’s helpful to have a list of fail-proof recipes at the ready. Tasting menus, bite-sized treats and finger foods are always a hit at holiday functions — and this recipe for “Mini Merry Meatballs,” courtesy of the Cattlemen’s Beef Board and National Cattlemen’s Beef Association, is sure to please. Paired with a cranberry barbecue sauce, these savory appetizers are bursting with flavor and holiday appeal.

Gift giving in the workplace can be challenging territory to navigate. And as anyone who has received an inappropriate gift or something that really wasn’t useful can attest, he or she probably doesn’t want to face a situation in which a gift leads to office gossip.
Workplace gifting etiquette
F17535185
10 homes.newsminer.com
KEEP IT IMPERSONAL.
Impersonal doesn’t mean it’s acceptable to grab anything off the shelf. But the gift should not be something that would offend tastes or sentiments. Avoid clothing, perfume, jewelry, or accessories. Lotions and other scented items are also ill-advised.
SKIP YOUR BOSS.
Etiquette experts say that gifts should flow downward not upward in the realm of employment ranking. That means it’s best to stick with gifting colleagues who are on the same level as you. Buying a gift for the boss may look like you’re simply trying to score brownie points instead of offering a meaningful gift.
GIVE GROUP GIFTS
Rather than gifting individuals, it can be safer to give a group gift from which many can benefit. This can include coffee and pastries from a nearby bakery, or a bouquet of flowers to brighten up the office environment.
KEEP PRICES MODEST.
Office giving is not about illustrating who can afford the most expensive gift. Remember, some people will not be able to reciprocate, and they shouldn’t feel uncomfortable for being on the receiving end of a lavish gift.

According to a poll conducted by Harris, around half of workers plan to gift at least one business associate around the holidays but are confused about what to give. Too often it’s up to workers to navigate these etiquette minefields on their own, but the following tips can help the process go smoothly.
FOLLOW THE RULES.
Gift exchanges should be cleared with supervisors or human resources professionals. It pays to check if there are rules in place for gifting others.
AVOID CASH GIFTS.
Giving cash or checks is not a good idea. Money should only come by way of bonuses from higher-ups. If you’re stuck on what to give, a gift card to a store that a coworker visits is acceptable.
Gifting at work is complicated, and certain etiquette should be followed so no lines are crossed.

Maximize
free time for a productive winter break It may seem like only yesterday that the school year began anew, but before students (and their parents) know it, winter break will have arrived. College and university students may have several weeks off between semesters, while some may be off just a week or two. Regardless of how much time you have, these are some ways to make your winter break as productive as possible. It may seem like only yesterday that the school year began anew, but before students (and their parents) know it, winter break will have arrived. College and university students may have several weeks off between semesters, while some may be off just a week or two. Regardless of how much time you have, these are some ways to make your winter break as productive as possible.
• MAKE TIME FOR PLAY. Don’t discount the importance of using your downtime to rest and recharge. Prior to winter break, many students face year- or semester-end exams. Such students can use their winter break to refuel their brains.
• EARN SOME MONEY.
Use your time off to make some money. Students who attend school close to home can speak with their employers about increasing their hours during the winter break.
• FIND TIME TO STUDY.
A phenomenon called “summer slide” refers to when students lose a portion
16 homes.newsminer.com
of what they’ve learned during summer vacation. The same phenomenon can occur during winter break, albeit on a smaller scale. To avoid back sliding on lessons over winter break, read a book or do some other things to keep your mind sharp.
• CLEAR CLUTTER.
Use your down time to go through your school paperwork and discard those things you won’t need. You also can organize supplies for the upcoming semester.
• UPDATE YOUR RÉSUMÉ.
Update your résumé to include any new experience you have. In addition, start to look for internships or summer jobs in your field of study.
• DO SOMETHING ARTISTIC OR HANDY.
Work on fine arts projects or crafts. A report by Americans for the Arts states that young people who participate regularly in the arts are four times more
likely to be recognized for academic achievement, to participate in a math and science fair or to win an award for writing an essay or poem than children who do not participate. Catch up on creative pursuits during the break.
• NETWORK AND SOCIALIZE.
The adage, “it’s not what you know but who you know” is as applicable as ever. Use winter break as an opportunity to visit with friends, former classmates, alumni groups, and others to continue to build a strong network.
Students can utilize winter breaks to keep their minds sharp and stay productive.

Spiritual
Christmas traditions to embrace The holiday season is a special and spiritual time of year. It can sometimes be easy to get lost in the more commercial aspects of the holiday season, and there’s certainly nothing wrong with shopping for gifts that will show your loved ones how much you love and appreciate them. For those who want to focus back on the spiritual side of this special time of year, the following suggestions can help in those efforts.
SHARE THE STORY OF CHRISTMAS
The Gospels of Mark and Luke offer differing accounts of the birth of Jesus Christ. Both indicate that Jesus was born to Mary, who was engaged to Joseph, a carpenter. Mary became pregnant through immaculate conception, as she was a virgin when visited by an angel who informed her that she was to carry God’s son. At the time of Christ’s birth, all Jewish people had to be counted by Roman soldiers for tax purposes. That required people to return to their places of birth. As a result, Mary and Joseph set out on an arduous journey to Bethlehem. Upon arriving in

Bethlehem, inns had no vacancies, but Mary and Joseph were given shelter in a stable where Jesus was ultimately born.
ATTEND MASS
Churches traditionally hold religious services on Christmas Eve and Christmas. These services are joyful expressions of faith, music and community spirit. But Christmas mass is not the only time to head to church. During Advent, the four-week period preceding Christmas, Catholics prepare and repent. Advent calendars help count down the days until Christmas.
SET OUT A NATIVITY SCENE
Make a nativity scene the primary focus of Christmas decorations and encourage children to play with the figures and act out the Christmas story.
3 beds, 2.5 baths, 2 car garage This home was gutted and rebuilt in 2010. Very nice finishes. Open floor plan, 6 person breakfast bar with granite tiles, stainless appliances. Tiled floors, radiant heat, family room, southern exposure, large deck, fenced yard, huge paved driveway. F69535392
FOCUS ON GIFTS FOR GOOD
Families can focus their energies on faithful endeavors and the spirit of giving that’s synonymous with the season. Do good deeds for others, embrace peace and love and share special time with others.
SING CAROLS
Spread the holiday spirit through song. Get together with a group of friends or neighbors and go door-todoor, or hold a caroling performance at a centralized location. Select religious hymns, but also include some secular favorites. The holiday season is a great time of year to reconnect with one’s faith and spirituality.

Homes are substantial, decades-long investments, so it’s smart to shop around to find the best rates and lenders available. These tips can make the process of applying and getting a mortgage go smoothly, and may even help borrowers save some money.
• LEARN YOUR CREDIT SCORE.
Your credit score will be a factor in determining just how much bargaining power you have for lower interest rates on mortgage loans, according to the financial resource NerdWallet. The higher the credit score, the better. Well before shopping for a mortgage, manage your debt, paying it off if possible, and fix any black marks or mistakes on your credit report.

• INVESTIGATE VARIOUS LENDERS
20 homes.newsminer.com
The Federal Trade Commission says to get information from various sources, whether they are commercial banks, mortgage companies, credit unions, or thrift institutions. Each is likely to quote different rates and prices, and the amount they’re willing to lend you may vary as well. Investigating various lenders can help you rest easy knowing you got the best rate for you. Lenders may charge additional fees that can drive up the overall costs associated with getting a mortgage. Compare these fees as well so you can be sure you get the best deal.

• CONSIDER A MORTGAGE BROKER.
Mortgage brokers will serve as the middle person in the transaction. A broker’s access to several different lenders can translate into a greater array of loan products and terms from which to choose.

you’re unfamiliar with points, discuss the concept with your financial advisor. The vast majority of homeowners secured a mortgage to purchase their homes. Learning about the mortgage process can help new buyers navigate these sometimes tricky financial waters.
• LEARN ABOUT RATES.
Become informed of the rate trends in your area. Lower rates translate into significant savings amounts per month and over the life of the loan. Rate may be fixed, though some are adjustable-rate mortgages (also called a variable or floating rate). Each has its advantages and disadvantages, and a financial consultant can discuss what might be in your best interest.
• DISCUSS POINTS WITH YOUR FINANCIAL ADVISOR AND LENDER.
Some lenders allow you to pay points in advance, which will lower the interest rate. Get points quoted in dollar amounts so they’ll be easier to compare. If homes.newsminer.com 21
New Year’s Eve is a time to celebrate. But for hundreds of people each year, the week between Christmas and New Year’s Day proves fatal. According to fatality data from the National Highway Traffic Safety Administration, over the last five years an average of 300 people died in drunk driving fatalities between Christmas and New Year’s Day. Holiday celebrations, and New Year’s Eve festivities in particular, tend to include alcohol, raising the stakes during this festive yet too often fatal time of year.
Celebrate safely this New Year’s Eve

The sobering statistics provided by the NHTSA don’t have to prevent people from toasting a new year. In fact, there are many ways to have fun this New Year’s Eve without putting yourself in harm’s way.
• DON’T OVERINDULGE IN ALCOHOL.
For many people, overindulging in alcohol is part and parcel during New Year’s Eve celebrations. Such behavior puts everyone at risk, even people who don’t drive. According to the National Institute on Alcohol Abuse and Alcoholism, conservative estimates suggest that roughly one-half of sexual assaults on American women involve alcohol consumption by the perpetrator, victim or both. While alcohol and its relationship to traffic fatalities draw the bulk of the attention on New Year’s Eve, even people who don’t intend to drive should recognize the dangers of overindulging in alcohol and drink responsibly.
• ARRANGE FOR TRANSPORTATION.
If you need a car to get around on New Year’s Eve and plan to drink alcohol, arrange for someone else to do your driving for you. Groups of friends should choose someone to be their designated driver or pool their money and hire a taxi or bus service for the night so no one who’s been drinking gets behind the wheel. The NHTSA even offers a free app called SaferRide that is compatible with Apple and Android devices and enables users to call a taxi or a friend to be picked up.
• HOST RESPONSIBLY.
Even people who don’t intend to leave their homes can take steps to make New Year’s Eve safer for everyone. If you’re hosting a party at home, do so responsibly, making sure none of your guests overindulge and making the party less about drinking and more about having fun. Shift the focus from
toasting drinks to games and activities that don’t include alcohol. Make sure to have plenty of food and nonalcoholic beverages on hand and encourage people who are drinking to eat full meals and drink water throughout the night. People who fill up on food and water during the party may feel full, which may discourage them from having extra drinks. While many people will expect to drink alcohol on New Year’s Eve, don’t stock up on too much alcohol, the availability of which may encourage guests to overindulge. Hosts also should keep the phone numbers of local taxi services handy just in case some guests cannot drive themselves home safely. New Year’s Eve should be as festive as possible. Celebrating responsibly can ensure everyone has a fun and safe time.
