Special time of life for Kindy By Heather SHARP
q Five friends start at Soldiers Point Public School, Marley Lester, Eden Price, Isabelle Archer, Natalie Gebuehr, and Kalani Spackman.
THEY stand out in the playground for all the right reasons: hair carefully combed, clean and new uniforms worn, nervous but excited smiles, backpacks worn across both shoulders, and often with a caring adult no more than an arm’s length away. It is the Kindergarten students of 2019 who, across Port Stephens, have started school this year. With their Best Start Assessments finished, regular classes have now begun. For parents new to school, there are opportunities to be involved in the school such as reading groups, canteen, and P&C. Mrs Holly McKew, Vice President of the Wirreanda Public School told News Of The Area, “I highly recommend parents give volunteering a go.”

Mortgage Choice Owner Speaks Out Against The Banking Royal their Broker understood their needs, objectives and Commission Mortgage Broker Findings financial situation; and FROM Page 1
The Federal Government, despite previous strong opposition from within its own ranks, established the Commission on 30 November 2017. Since then, there has been much speculation about what the recommendations would be, and as expected, the large Banks were heavily criticised for their actions and attitudes. A surprise to many though, including those in the industry, was key recommendations made about Mortgage Brokers, including: Mortgage brokers will be required to act in
the best interests of the borrower; From 1 July 2020, trail commissions will be banned to avoid conflicts of interest between Brokers and consumers as well as other lender-paid commissions on new loans and an additional review to take place in three years to consider the removal of upfront commissions and to a borrower pays structure. News Of The Area interviewed the owner and Manager of Mortgage Choice Raymond Terrace, Ms Lauren Murphy to better understand the implications on small businesses like hers. Beginning by discussing what some considered the surprise recommendations
to Mortgage Brokers, Ms Murphy said, “There is no evidence that supports systemic poor outcomes for consumers by using the services of a Mortgage Broker, so yes I think it is fair to say that I was shocked and indeed deeply disappointed with the findings.” “I don’t believe there is any doubt who mortgage brokers work for, the consumer.” This perspective seems to be supported with research, and a study commissioned by the Finance Brokers Association of Australia (FBAA) and reported in 2018 shows that 93% consumers agreed their Broker had their interests at heart; 93.6% found
According to figures from the Cancer Council Australia, the five year survival rate for ovarian cancer is 45%. Ms Swanson said at the gathering, “This morning’s tea is a small way to raise awareness of one of those diseases that is not as well known.” “Ovarian cancer flies under the radar, although
ABC reporter Jill Emberson has worked tirelessly to raise awareness of this cancer.” “We need to get the news out there about this disease.” “Everyone thinks, isn’t it shocking, but we often have that voice in the back of our heads that it won’t happen to me, but it can,” Ms Swanson said. The Australian
94% were happy with their Broker’s knowledge and competency. Ms Murphy said that is the recommendations are enacted, it will have dire consequences for her business in that it will close. She said, “I don’t think the full impact of that thought has hit me yet.” “We are trying to remain positive to ensure that all sides of Government understand that implementing the findings of the Commission will see the end to over 15,000 small businesses in Australia and remove competition and choice for consumers.” Ms Murphy expressed concern about people paying upfront fees for a Broker, saying, “Borrowers

in regional areas are already disadvantaged with access to funds because of Lender’s policies, limited Bank branch access and lower deposit amounts.” “To impose yet another fee or cost is wrong and will only serve further disadvantage regional Borrowers. I strongly reject a Borrower pays system and will be joining my colleagues to advocate for consumers against this.” One of the sticking points is trail commissions, and of this Murphy replied, “Banks made the decision over 20 years ago to split brokers’ payments to receive approximately half of the commission when a loan settles and the rest over the life of the loan to ensure we continue servicing our clients needs.” “Our clients are diverse and have differing levels of financial education,
from first home buyers, upgraders to investors.” “In my time as a Mortgage Broker the regulatory environment combined with access to funds has never been tougher, in my opinion borrowers have never needed our services more, and that is evident with 59.1% of Australian borrowers using the services of a mortgage broker to access funds for a home loan.” “We aim to empower and educate all our clients about the loans they choose, the Lender they choose and strategies and tools to repay debt as soon as possible.” “A Mortgage Broker will have access to loans and lenders you may not of otherwise considered and represent choice for consumers.”

Government reports that although it is the 10th most commonly diagnosed cancer in women, it has the unfortunate statistic of being the 6th most common cancer to cause death in women. One of the reasons for this is there is no effective early screening test. Ms Jo Collingwood, President of the Port Stephens Women’s Cancer Support Group attended the morning tea, telling News Of The Area, “We are starting our morning tea for women with cancer
and their careers.” “Our aim is to support women and their families in the Port Stephens area.” “We also organise transport and we work with the Men’s Prostate Cancer Group to achieve this.” As a self-funded, notfor-profit organisation, the Support Group relies on fundraising and donations. Ms Collingwood added, “We are here to help and support all women with all types of cancer.” Many of the symptoms
of ovarian cancer are silent, being similar to symptoms women have in general. Key symptoms that, if they persist, women should see a Medical Practitioner, include one or more of: abdominal bloating; difficulty eating or feeling full quickly; frequent or urgent urination; back, abdominal or pelvic pain; constipation or diarrhoea; menstrual irregularities; fatigue; indigestion; pain during sexual intercourse; and unexplained weight loss or weight gain.

Roads assistance for Councils
Roads boost for Port Stephens, Dungog, Maitland and MidCoast Councils THE local road network throughout southern areas of the Lyne electorate will receive a significant injection of funds over the next four years as part of the Federal Coalition Government’s funding boost to the Roads to Recovery programme. Local Federal MP Dr David Gillespie today announced that Dungog, Maitland, Port Stephens and MidCoast Councils would share in a further $22,269,281 under the programme between 201920 and 2023-24. Dungog Council will receive $2,299,290, Maitland Council $3,491,030, Port Stephens $3,122,109 and MidCoast Council $13,356,852. “This funding is in addition to the Bridges Renewal and Road Blackspots grants, as well as this year’s allocation of $34,031,661 shared across the four Councils in Federal Financial Assistance Grants for both roads and other
infrastructure,” Dr Gillespie said. This year Dungog Shire Council secured $2,576,026, Maitland Council $6,998,594, Port Stephens Council $6,644,618 and MidCoast Council $17,812,423. “These funds will be an important component in the delivery of Council’s roads programme, and I’m delighted our region is sharing in this significant increase in funding for our investment in local road upgrades.” More than $2 billion in Roads to Recovery funding will be provided to local government bodies from 2019−20 to 2023−24 to deliver further improvements to local road networks around the country. Dr Gillespie said the Roads to Recovery program was introduced by The Nationals during the Howard Government and had involved close collaboration between the Australian and

local governments to deliver the road infrastructure improvements required to support economic growth. “The funding provides councils with the ability to invest in upgrading local roads, thereby helping to improve safety and efficiency levels for all users of the network and economic growth in their communities,” Dr Gillespie said. The allocations for each Council have been calculated using the proportion of Financial Assistance Grants that each local governing body receives and updated assessments undertaken by local government grants commissions. Through the Roads to Recovery Program, the Federal Government supports councils with the ongoing maintenance of Australia’s local road infrastructure, facilitating greater access and improved safety, economic and social outcomes.

Dear Jasminda,
O
ur resident Property Expert, is here to offer advice. Denise will be responding to questions from News Of The Area readers, throughout the circulation area of our FOUR News Of The Area papers on a rotating basis. SEND your questions to Denise, care of media@ newsofthearea.com.au and include your, name and suburb. Dear Denise,
I WANT to sell my house but there’s so much negativity around the market right now - should I wait? THE real estate market has always been a continuous rollercoaster ride of ups and downs. At present there is a lot of negativity surrounding the market, but whether you choose to sell now or wait, depends solely on your personal situation. Although some areas have slowed, there are certainly still areas which are holding their own and are still quite buoyant. No matter what the current real estate market, people always need to buy and sell for all sorts of reasons. There are plenty of circumstances why the market continues on; first home buyers, marriage, divorce, job transfers, growing families. These situations don’t usually wait for a better market. I suggest that if you do need to move on, then you should research the current market prices, and list your property accordingly. Another thing to remember is that if you are buying and selling within the same market you will likely gain in buying where you may have lost whilst selling. My tip for a seller in any market is to ensure that the presentation and marketing of your property are both perfect, thus ensuring that you give yourself every chance of achieving a great result.
What is the best way to get over a hangover? Mr HF, Boat Harbour
Dear Mr HF,
What’s the cost
Dear News Of The Area,
THE Liberal candidate for Port Stephens was quick to celebrate the news that the Liberal Government has finally decided to return to public ownership, the Mambo wetlands site that it sold ‘by mistake’ in 2016. But what will be the cost of correcting that ‘mistake’? A negotiated buy back of the land should be made on the basis of the market value of the land. The owner of the Mambo land has twice submitted development applications to build a dwelling on the site and twice Port Stephens Council has refused the application. But the NSW Department of Planning and Environment has confirmed that any offer made by the government to buy back
the land, will be made assuming that the owner HAS approval for the construction of a dwelling. That assumption will significantly increase the market value of the land and completely disregards the past decisions of Port Stephens Council. If it is assumed that a dwelling can be built on the 6 hectare Mambo site, the buyback price could be at least $1,000,000, which is $750,000 more than the amount the Liberal government received for the land following its sale by ‘mistake’. That $750,000 could have bought fifteen dialysis machines for local hospitals, but the people of NSW will be deprived of these machines because of the ‘mistake’. Grant Kennett Corlette
Hope this helps. Denise

WERE you at a party on the weekend? I think I could hear it, and I was a suburb away. Are you talking about the sort of hangover where you consume a bit too much red wine and feel dehydrated the next day, or do you mean the sort of hangover where you wake up with your wrists shackled and your body painted like the guy in that ‘Somebody That I Used To Know’ film clip and a Rottweiler licking the remains of an Espresso Martini off your forehead? I’m not judging either way, Mr HF. I’m just trying to gain a little clarity and perspective on the subject. I think we all know that the best way to get over a hangover is to avoid the overconsumption of alcohol. It is the same concept as weight gain, where you should avoid over consuming food – a very difficult concept for many people to grasp, given our obesity statistics. But, I know what it is like, Mr HF. You arrive at a party and there is that uncomfortable stage where everyone is being polite, talking about their jobs, their aspirations and little Oskar’s advanced finger painting skills, and so you have a drink to loosen up a bit, and then you have another because you are feeling a bit more socially confident, and before you know it you are dancing on a granite benchtop, amazingly managing to avoid slipping into the sink while slinging back shots of Sambuca and singing Amy Winehouse’s ‘Rehab’, which is just your mouth giving your soaked brain a very important message. What you really need to do at this point is to get your wits about you and walk home before any physical and emotional damage is done. Boat Harbour is a tiny community, Mr HF. I won’t judge you, but they will, man. They will judge you till you need to relocate to Mullumbimby. Carpe diem, Jasminda.

Snak n Rap event
Popular community event Snak n Rap raises environmental awareness
By Kelly MAY
ON 17 February, from 10am to 1pm, UP&UP will hold the first of three Snak N Rap events at Mallabula Skate Park, Tilligerry. Snak N Rap events have been held in the Port Stephens area for several years. They are events designed to engage young people in youth friendly community spaces, such as skate parks. UP&UP Team Member, Jamie Brewster said, “The aim of this program is to educate the community about litter reduction and reduce the instances of litter at each event location.” “More specifically, UP&UP will be talking to young people about the importance of keeping youth spaces litter free. At the same time, Snak N Rap events are about young people getting
together, being creative, having fun, and connecting with other young people and the wider community.” In conjunction with the three Snak N Rap events being held at the Mallabula Skate Park, UP&UP will be facilitating three, 2-hour workshops at local schools. During these workshops, UP&UP youth workers will talk with the students about the Snak N Rap events, and use a creative activity to get students thoughts about how the community can best get a message across about keeping their skate parks litter free. The students will be guided to produce a message or slogan about keeping the skate park clean. The message will then be converted into a stencil to be used to put on artworks at the next Snak N Rap event or made into stickers. At each Snak N Rap there will be music from DJ KiDReam from Newcastle
Scratch Academy, spray painting and art activities by team UP&UP, free food by Tilligerry Lions Club, and the all important ‘rap’ or community conversation led by Shane (Tunz) from UP&UP. Mr Brewster told News Of The Area, “The recent series of Snak N Rap events at Medowie were very successful and it was clear the community wanted more of this type of events.” This series of Snak N Raps is being supported by Port Stephens Council and is a NSW Environmental Protection Authority (EPA) Waste Less, Recycle More initiative, funded from the waste levy. The second Mallabula Snak N Rap event will be held on Sunday 17 March. For more information, please contact Faith from UP&UP at info@upnup. com.au or 0437 888 860.

Together, Tom Ballard and Luke McGregor will be the hottest ticket in town this autumn with an unmissable evening of back-to-back performances by two of Australia’s biggest names in comedy. Luke McGregor is well known to Australian audiences as one half of the formidable team that brings Rosehaven to ABC TV. The show is one of the national broadcaster’s most successful comedy series in recent years. The Age review demonstrates an appreciation for the simplicity of McGregor’s wit , “There are plenty of comedians with swagger out there, but at the moment McGregor has

Tom Ballard is one of Australian comedy’s most consistent over achievers. Time Out Sydney describes Ballard’s material as, “It’s tightly paced, it’s perfectly delivered and it’s funny as hell.” For most of 2018 he was enjoyed being the host of the
