s the real estate market heads into its second year of a boom, it is too soon to tell when the bubble will burst. “Do I want it to go on? Yes. Do I see it going on for another five years, probably not. But it could go on for another couple of years until either the inventory catches up or when and if the interest

rate goes up,” said Jason Gareau, of the Jason Gareau Team at Long and Foster Real Estate in Medford, as he reflected on the current real estate boom. “When comparing the current boom to the boom from 2001 to 2007, it wasn’t as crazy in the beginning as it has been in the first two years of this boom,” he said. “I could see this being half that amount of time.” please see MARKET, page 5

“There was nowhere for them to go,” he said. “New Jersey is already completely packed with people. There are not many places to build left other than all the farmland down south and a lot of that is protected. Anything that came on the market, it just got bid out of control. “It’s still a hot market and I don’t think it is going to slow down anytime soon,” he said. The craziness of the market may impact the inventory over the next 5 to 10 years. “You can’t just recreate all those houses,” Gareau said. “I just don’t see a way the inventory can increase because of how many houses suddenly sold in the last two years. You can’t come back from that unless they start building all over New Jersey. The only thing I can see that will stop this market from continuing to go is a [mortgage] rate hike. I do think we will see an increase this year, hopefully only a point or two points.” Just like the unpredictability of when the market will ‘burst’, mortgage rates, which are essentially dictated by the federal government, are also unforeseeable. “It’s something I don’t have any control over,” Gareau said, noting the rate currently is at 3.5 percent. “A rate increase would actually create more of a frenzy because people will think they are ‘missing the boat’ and want to get in before the rate goes higher. If the rates climb two or three points to 7 percent the market is just going to shut off. People are

Figure out somewhere to go, whether you’re going to rent or not, because you’ll be kicking yourself three to five years from now when the bubble pops and the prices come down.” Last year, Gareau made a video on what was going on in the market and why it’s a good idea to sell now “if you were thinking of selling in the next three years.” “We were seeing these outrageous numbers, sometimes $50,000 over asking,” he said. “Most of the houses I was dealing with, they went up $100,000 from one year prior. It was so eye opening to me.” Gareau said he believes with how inflation is now, at some point it’s going to influence the rates. He hopes this is not the case.

“We need the real estate market to keep moving and not shut down,” he said. “When people are buying and selling houses, they are doing stuff to those houses. They are going to Home Depot and buying material, going to Walmart or Target and buying stuff for the inside of the house, buying homeowners insurance, etc. There are so many things that are connected to a sale or a purchase. It truly runs the economy.” ■

W

hen it comes to looking for a home, the holidays and the harsh weather often deter prospective buyers from looking in the winter. Once fall starts finishing up, most people decide to put off their search until spring arrives. However, there are actually a number of advantages to home buying in the winter that can make it an easier season to shop in. Several area real estate agents weighed in on the topic with their expertise. First is Lisa Wolschina, a professional real estate agent of nearly nineteen years who has been working with Keller Williams in New Jersey for the last decade. When it comes to the winter, she advises clients to consider the lack of competition they will face. “Fewer people are looking for houses in the winter,” she said, explaining the lower likelihood of encountering other people viewing the same properties you might be interested in. “It’s very seasonal in our area, the South please see WINTER, page 10

Jersey area. So the winter’s just a quieter market. So if there are buyers looking, they have less competition than they will with other buyers in the spring.” You might assume, given the current state of the country, that you would be able to easily find a home without any special strategies like shopping in winter. After all, the pandemic is still a problem, and many people are still struggling with work, so you might figure you would not have to worry about much competition in finding a house right now, regardless of the season. However, experts say that assumption would be a mistake. Anthony Caraffa has worked in residential real estate since 2017, and for nearly a year now has been with Weichert Realtors in Haddonfield, New Jersey. Regarding how busy the market is with buyers, he says, “Even in these unprecedented times, it’s a very, very competitive market right now. You’ll do much better in a winter market, particularly around the holidays, than you would around the more traditional time to buy a house,

which is spring, summer.” According to Caraffa, sellers also often feel more confident dealing with winter buyers. Explaining why, he stated, “If you’re looking in the winter, you’re a serious buyer. And sellers should take heed that anyone who would be coming to you, it might not necessarily be quantity, but it will certainly be a quality buyer.” Caraffa said people searching in winter often need a new place urgently, and sellers are cognizant of that. With less offers coming in, that also lessens the likelihood of you as a buyer having to exceed what you wanted to spend by getting caught in a bidding war. There are some potential roadblocks to bear in mind for winter buying, though. For one, since there typically are less buyers looking in this season, a lot of sellers do not bother listing their property until after the winter. Wolschina and Caraffa both warned that this will mean less selection for buyers to choose from. This time of year could also prevent your home inspector from fully examining the home, such as if the house has a pool which obviously can’t be filled up when the temperatures are freezing. both realtors stressed that they feel the benefits for buyers during the season do outweigh the drawbacks. “It’s less stressful in the winter,” explained Wolschina, “just because there’s not the craziness of the spring where buyers are fighting to find good inspectors, and your mortgage broker, underwriters and the title company. Like everyone is so busy. Anyone in a real estate transaction is so busy in the spring. It’s just stressful. It’s just more stress to be buying in a busy, busy market.” Because it is not as typical to have interested buyers in the winter, you will likely have easier access to all the parties you need to complete the purchase. Wolschina also stated that this includes agents, who will be able to provide you with more individualized attention for your needs. So being willing to endure the minor stress of the inclement weather will spare you the more major stress of having difficulty reaching the people you require to complete the purchase. Speaking of stress, Caraffa also states

that the bad weather can make good conditions to view houses in, because it acts as a sort of stress test for the property. “Colder temperatures, you’ll be able to really see if the house heats itself well,” said Caraffa. “If snow were to accumulate on the roof and get really wet and heavy, you’d be able to see whether or not the roof can withstand that kind of stressor being put on it.” He explained how moisture in general is great for revealing problems you might be dealing with. “If there’s any issues in the basement with respect to flooding or anything like that, pipes freezing, it’s an opportunity to see homes in the most adverse conditions.” Overall, there are plenty of advantages that make winter home buying worth considering. It can certainly be a hassle to carve out time for it when the holidays already eat into your free time, and you also have to worry about the potential for snow and ice. But if you can overlook those obstacles, the rest of the home buying process can also be much smoother for you in winter. So if you are looking to move, don’t immediately rule out the colder months. Be open to all your options when figuring out when is the best time for you to look. ■

“Applications for purchases are going to stay about the same as they were for 2021,” Badessa predicts. “I don’t see the inventory problem ending anytime soon.” “Right now it’s still a seller’s market,” says Walter. “And just looking at the inventory, it’s at least nine months before it even has a chance to turn.” ■

Licensed New Jersey Realtor Matt Curcio of Curcio Real Estate Partners at REAL Brokerage located in Pitman New Jersey, spoke on how the ongoing COVID pandemic has changed the way people look at homes and how it coincides with sales price, that may further increase, depending on different properties and what each may have to offer. Through this, Curcio also mentioned how the value of homes increased. Due to homeowners now having to navigate through the hardships of the constantly changing pandemic, Curcio shared how in people spending more time in their residency, more value is being seen. “People are seeing the value in their home more because they’re stuck at

home a lot more. Your home is not only where you sleep and go after work, now your home becomes your work location, some people’s schools for their children. For other people, it serves at their daycare while they’re at work. In regards to the future of real estate and what people are taking into account, Arcano notes that instead of owning a property for a little while, she mentioned that has changed. “I feel that there getting more for their value now so there going to purchase a home that they can see themselves raising their children in, their family and again staying long term,” Arcano said In looking at how the pandemic has changed how potential buyers view what a home is and the ability to house many different generations’ needs, the future of real estate will continue to grow and change alongside the people that live inside. ■

s we kick off a new year, new goals are being put into place with some involving home renovations. Have you had an opportunity to explore your home’s roofing? When is the best time to consider a new roof? We may be a bit ahead of the game during the snowy winter weather, however, the best time to consider a new roof or repairs to your current one is only a season away, according to Darren Mainardi, President of Sebastian Builders located in Shamong, New Jersey. “In our opinion, the best time to replace the roof of your home would be spring through fall,” Mainardi said. “The optimal temperature for installing shingles is a constant temperature of 45 degrees Fahrenheit. Therefore, installing shingles in the wintertime is not recommended in our region. Most of the time, the shingles will not lay flat and will not seal if they are installed under recommended temperatures.
