Storage Wars?

It Seems That Even With All Of The 2- & 3-Car Garages In New Tampa & Wesley Chapel, The Need For Storage Facilities Continues To Grow With The Community. How Many Is Too Many? You Tell Us! By JOHN C. COTEY

john@ntneighborhoodnews.com

Wesley Chapel is its own little boomtown. New restaurants are popping up on every corner. There is shopping everywhere you turn. Major sports facilities are breaking ground. Hundreds of new hotel rooms are almost ready to be booked. An avalanche of houses and apartments is under construction. Wesley Chapel is a sexy place for developers. But, the seemingly most popular business in the area these days might be the least sexy of them all: Selfstorage facilities. Within one roughly 10-mile radius, five storage facilties have landed on the local map the last two years. A three-story, 80,000-sq.-ft. CubeSmart (with 94,000 square feet of storage space in all) on S.R. 54 recently opened, with another three-story, 80,400-sq.-ft. CubeSmart facility under construction, on S.R. 56. Morningstar Storage, another three-story unit boasting 100,000 sq. ft. of storage, is currently being built in Wiregrass Ranch, behind the new Fairfield Inn. The Storage Center In Wesley Chapel — arguably the most straightforward name of any local business —

was putting the finishing touches at the end of May on a four-floor, 76,500-sq.-ft. facility off S.R. 56 and Trout Creek Dr. (behind WaWa). And, developers have already met with the county about yet another 110,000-sq.-ft. storage facility, to be located behind the Walgreens on S.R. 54 and Bruce B. Downs (BBD) Blvd. Why the explosion? It’s simple. “There’s tons of money to be made,’’ says Patrick Rairigh, managing partner of Rairigh Realty & Invest-

ments, LLC, “and they are a great business to own.” The facilities are inexpensive to build, have low overhead costs, require few employees — some can be run by less than a handful of workers — and have great profit margins, Rairigh says. When it comes to investments, self-storage has proven to be safe and reliable. It is a $38-billion industry, according to SpareFoot, a company that covers the storage industry. Release Of Pasco’s Wesley Chapel Roadways Connection Study Will Renew Debate

By JOHN C. COTEY john@ntneighborhoodnews.com

The long-awaited, 450-page traffic study requested by the Pasco County Metropolitan Planning Organization (MPO) has been posted online at PascoCountyFl. net/1529/Wesley-Chapel-Roadway-Connection-Study. You also can comment at the link through Friday, June 15. The massive report is loaded with enough traffic and road information to boggle one’s mind, which is why, last Tuesday at Pasco-Hernando State College, an Open House was held to explain the study to interested residents.

Pasco County District 2 Commissioner Mike Moore and the Pasco MPO Staff were scheduled to provide a brief introduction, followed by a condensed version of the report that hits on the major points, and public comment The Open House took place after our deadline, but we were there and you can read our report at WCNeighborhoodNews.com. The year-long study looked at the pros and cons — and the costs — of three possible scenarios: (1) Connecting Kinnan St. in New Tampa with Mansfield Blvd. in Meadow Pointe and Meadow Pointe Blvd. to K-Bar Ranch Pkwy. (2) Connecting the completed portion of

K-Bar Ranch Pkwy. to Meadow Pointe Blvd. (3) Connecting Kinnan to Mansfield, connecting K-Bar Ranch Pkwy. to Meadow Pointe Blvd., and connecting Wyndfields Blvd. to K-Bar Ranch Pkwy. The study did not consider connecting only Kinnan and Mansfield. The study also dealt with myriad of other suggested road improvements such as repaving, widening and additional traffic signals — roughly $13.8 million worth — in the study area, which is bordered by Bruce B. Downs Blvd. to the west, Morris Bridge Rd. to the west, S.R. 56 to the north and County Line Rd. to the south. If any connections are made, that would increase the costs to $15.4 million.

The Continuing Evolution Of WCNT-tv & Another Kayaking Editor Update An editorial by Gary Nager

I hope you’re continuing to enjoy watching our WCNT-tv — Wesley Chapel & New Tampa Television— segments on YouTube and Facebook. It at least appears that quite a few of your enjoy watching and sharing the segments, whether they’re “News Desks” with yours truly and my co-host Susanna Martinez or senior video editor Gavin Olsen’s outstanding slide videos, which continue to grow in popularity. So, while we haven’t quite yet reached a million total views on Facebook and YouTube, we are approaching 700,000 total views and a total Facebook reach of more than 1.2 million people in a little less than two years (WCNTtv debuted in June of 2016). In fact, Gavin’s slide video a few weeks ago, about the “green” grocery store known as Earth Fare breaking ground at the corner of S.R. 56 and Wesley Chapel Blvd./S.R. 54, has been our most-viewed segment of 2018 to date, with a reach of nearly 30,000 people on Facebook, nearly 17,000 views and 1,100+ engagements (likes, comments and shares). The most recent slide video Gavin put together for us (which also includes quite a bit of beautiful drone video footage shot by our friend Sergio Venegas of Eagle Fly Media, see the ad on pg. 18 of this issue) that was released on May 24 was about everything happening on S.R. 56 near and across from the Tampa Premium Outlets and had already reached nearly 6,000 people, with hundreds of engagements, as we went to press with this issue — only two hours after we released it! segment provides even more info about everything happening in and around the Tampa Premium Outlets. It was expected to be released shortly after Memorial Day, so I hope you’ll keep an eye out for it and let me know what you think. The new News Desk segment also will include full captioning, so more people can watch it without having to have the volume on. Gavin and I believe that having the captioning of every episode will be a factor in finally getting us over the one million total views on YouTube and Facebook I’ve been hoping for since the show started. Over the next couple of weeks, I also hope you’ll look for the return of WCNT-tv business correspondent Mollyana Ward, who held a North Tampa Bay Chamber of Commerce Ribbon Cutting, after the Chamber’s own ribbon cutting at its new office (see Nibbles & Bytes column on page 38), for Lagoon Realty, the local real estate company in Epperson, where the first Crystal Lagoons® amenity in the U.S. recently held its own Grand Opening celebration (see story on pg. 33). Also, over the next month or two, you’ll also see WCNT-tv segments updating the S.R. 54 and S.R. 56 areas near Wiregrass Ranch, and hopefully, an update from the new Bahama Breeze Island Grill opening this summer. I also want to thank our webcast partner, the North Tampa Bay Chamber and CEO Hope Allen for continuing to support the show and this publication (see ad on pg. 12), even though it’s been a little while since Mollyana has gotten to host a Chamber Featured Business segment. Although I was happy with how I fared in the first race I ever finished in my Neighborhood News/ WCNT-tv “Banana Boat” surfski single kayak on April 14, I was even happier when I finished my second race on May 19 — The Florida Cup off Madeira Beach. The planned 3-mile “open” race was reduced to 2.2 miles because of the inclement weather that was expected but never arrived that day, and I was thrilled to finish the race in 27:47 (less than 14 minutes per mile), which had me in 31st of 48 finishers in every type of paddling craft. But, I was even more excited to have been the third 50+ male on a surfski single to

finish the race, more than 5 minutes ahead of the fourth-place finisher. Even so, Susanna makes fun of me again on the S.R. 56 WCNT-tv segment, but only because I scripted it that way. Check it out!

‘Storage’

Continued from Page 1 vast majority of the facilities are mom-andpop owned, it’s no wonder that many are backed by Real Estate Investment Trusts, also known as REITs. Nearly 1- in-10 Americans pay an average of $91.14 per month to store their overflow in more than 50,000 self storage facilities across the U.S., offering more than 2.3 billion square feet of total rentable space. The average price in Florida is closer to $88 a month. The five aforementioned new storage facilities in Wesley Chapel offer roughly a half-million square feet of previously unavailable storage space. Those facilities, which offer a variety of unit sizes (a 5’ x 10’ unit, for example, is the most popular size in Florida, which would run you $100 a month at the recently opened Cube Smart on S.R. 54) generally operate at an 80-90 percent occupancy rate. The industry even spawned a hit reality television series on the A&E Network, “Storage Wars,” which followed professional scavengers who would bid on storage lockers that had been abandoned or were no longer being paid for.

A Little History

According to SpareFoot, the selfstorage industry as we know it today got its start in the Midland-Odessa area of West Texas in 1964, when two local oilmen constructed a building for customers to house their belongings.

CubeSmart just opened a location on S.R. 54, and is currently building two others — on S.R. 56 in Wesley Chapel and just off Bruce B. Downs Blvd. in New Tampa. Russ Williams and stepson Bob rently the largest self-storage company in the U.S., didn’t arrive until 1972. excitement in the community, but she is more muted about the recent proliferation of storage facilities. “Demand is going to drive the market,” Allen says. “If that is what is driving the market, then so be it.” While there is no doubting their money-making prowess for investors and developers, there are areas around the country that are now recoiling in the face of the self-storage industry’s impressive growth, as saturation becomes a major concern. Last year, Collier County commissioners considered placing a year-long ban on some businesses, like storage facilities, along a 7-mile stretch of U.S. 41 to encourage, “more desirable land uses, such as restaurants, hotels and stores,” according to the Naples Daily News. “We don’t have any rules like that,” says Ernie Monaco, acting planning and development director for Pasco County. “If there was no need for them, believe me, they wouldn’t be building them.” Besides, there is currently nothing the county can do to stop developers from building them. “At the end of the day, people are investors and want to make money,” Monaco says. “We don’t own the land.” Monaco says the self-storage expansion is, however, yet another indicator of Wesley Chapel’s growth. The more houses and apartments that are built, and as more businesses move here — Raymond James Financial, for example, is expected to add more than 1,000 jobs to the area — more people will be moving in. And, with new homes getting smaller and smaller, they will need a place to store

The recently opened CubeSmart on S.R. 54 looks like a large office building, and the Storage Center In Wesley Chapel could almost be mistaken for a small hotel. When New Tampa was still in its development phase, like Wesley Chapel is today, it was almost impossible to get approval to build a self-storage facility. “Years ago, Bruce B. Downs was the hardest spot you could find to put a storage unit,” Rairigh says. “They were ugly and no one wanted them.” Rairigh Construction built the second self-storage unit ever located in New Tampa, and then sold it to Metro Self Storage in 2003. The first facility was built on Doña Michelle Dr. before also being sold to Metro Storage. Another CubeSmart, the fourth-largest self-storage company in the U.S., is under construction in New Tampa behind Christian Brothers Automotive on BBD.

Rairigh thinks New Tampa and Wesley Chapel, when the self-storage units currently under construction or planned are all built, is approaching saturation. But, the interest in building more hasn’t waned. He says that over the last three years, he’s had a steady stream of investors and developers knocking on his door looking for sites. Price, he says, is not an object for potential suitors. “The model has changed,” he says. “You used to need a lot of land to build them, but now you have climate control buildings that are more vertical. They take up less space because they can be built on smaller parcels of land. And, the builders are putting some money into them. They have nice facades, they look like they belong. “Honestly, some look better than some of the office buildings.”

Residents Of K-Bar Ranch In New Tampa Would Like To See More Roads Built Before Allowing More Homes

BY JOHN C. COTEY john@ntneighborhoodnews.com

S

(Above) K-Bar Ranch resident Craig Margelowsky has been fighting against more development in his community until residents have more options to leave. “We can’t get out,” he says. (Right) This sign at the corner of Kinnan St. and Brookron Dr. alerts drivers that there is no way out when heading north from that intersection in Cross Creek.

TOP!

That’s the message from Tampa’s City Council, which is tapping the brakes – something quite familiar to New Tampa and Wesley Chapel residents trying to get around on our already congested roads — on allowing any more new homes to be built in K-Bar Ranch, at least until there is a way for the people that buy those homes to leave the community in their automobiles. Ideally, the city says, connector roads into Wesley Chapel would help reduce some of the transportation issues facing New Tampa. At the City Council’s May 3 meeting in downtown Tampa, District 7’s Luis Viera led the charge have the Council postpone a decision to allow 698 more homes to be built in K-Bar Ranch, located in the northeast corner of New Tampa between Kinnan St. and Morris Bridge Rd. A final vote is scheduled for Thursday, June 28. Pasco has since concluded a longawaited Wesley Chapel Roadway Connection study (see page 1), although it only reported findings and did not make any recommendations. That study, commissioned more than a year ago, is analyzing three connections between Tampa and Wesley Chapel — at Kinnan St.-Mansfield Blvd., at K-Bar Ranch Pkwy. and Meadow Pointe Blvd., and at a two-way connection where Wyndfields Blvd. would connect to K-Bar Ranch Pkwy. as well as to Morris Bridge Rd. Until the connections themselves are agreed to, Viera says new homes will just exacerbate a major problem in the area, where residents currently only have one road (Kinnan St.) out of K-Bar Ranch. Any connections are dependent upon the City of Tampa and Hillsborough County finding a solution to a decade-long standoff with Pasco County, which has been resistant to the

Y

idea of connecting Kinnan St. to Mansfield Blvd. Negotiations have been, at times, very contentious. “The way I see this is, we have a constant crisis in the New Tampa area and it’s not just the things we’ve heard today (about traffic),” Viera said at the May 3 City Council meeting. “This is really a crisis of governments not really working together.” Viera was the only Council member who opposed the plan to build more homes in K-Bar Ranch when the first reading of the plan was held in April. But, between then and May 3, he gained an ally in District 2 councilman Charlie Miranda. “Although I supported this the first reading, I was hoping between the first and second reading Pasco would come out of its coma,” Miranda said. “Evidently, it has not.” Miranda lamented the speed of development in the current economic environment, without the sufficient infrastructure to support it. Those two things, he said, need to go hand in hand. “It’s a problem for the whole area, the whole city, they whole county, the whole state, the whole country,” Miranda said. “When you do not invest in infrastructure, something is going to give….we can’t continue to have prosperity with no parking or transportation.” The decision to delay any further development in K-Bar Ranch was greeted with a clap of the hands by Craig Margelowsky (photo on previous page), the president of the Heron Preserve subdivision in K-Bar Ranch. “Nobody wants it,” he says of more development. “Not without the roads.”

K-Bar Ranch already has 700 homes built, with another 500 already approved and coming. If M/I Homes, the developer, is successful in gaining approval for another 700, more than 2,000 homes will complete K-Bar and add thousands of cars to our area’s already congested roads. A member of Viera’s New Tampa Council, Margelowsky has long been a proponent of making the connection between Kinnan St. and Mansfield Blvd., as well as pushing for speedier construction of K-Bar Ranch Pkwy., which will run from Kinnan St. east to Morris Bridge Rd. Because morning traffic only has one road (Kinnan) out of K-Bar Ranch, it backs up to the point of taking residents 10-15 minutes just to get out of their neighborhoods. An accident in April near Pride Elementary blocked traffic for 45 minutes. And, last summer, Margelowsky said there were traffic jams during Hurricane Irma evacuations. “There’s a choke point there,” he says. “There was nothing anyone could do.” Margelowsky says he warned the city and developers last year that the roads in and around K-Bar Ranch cannot support any new homes. He told the Tampa City Council, “We can’t get out” and asked that before issuing any more certificates of occupancy (COs), that K-Bar Ranch Pkwy. should first have to be completed out to Kinnan St. But, COs were issued in March of 2017, but the parkway wasn’t completed to Kinnan until two months ago. “We have 1,200 homes, and we still don’t have two exits out,” Margelowsky says. “We have Kinnan. What are we supposed to do?”

Connecting Kinnan St. and Mansfield Blvd. has been argued as one solution, but the City of Tampa is now demanding that all three connections be made. If not, no more homes in K-Bar Ranch. “We need to connect them all,” said Melanie Calloway, the senior transportation planning engineer for Tampa. She said the city is stipulating that if Meadow Pointe Blvd. is connected to K-Bar Ranch Pkwy — as they believe Pasco desires — “then Kinnan gets done at the same time.” If Pasco does not agree, then the Wyndfields Blvd. extension connections to K-Bar Ranch Pkwy. and Morris Bridge Rd. — connections that Pasco officials want to see built — will not be considered by the City of Tampa. “We hope that it gets done,” Calloway said. “We can’t make another municipality connect to our roadways. But, we try our best to let them know we are open. All connections. Not just pick and choose. It is important for traffic distribution.” No one on the Tampa side seems overly optimistic that all of the connections can be agreed to, but all fingers at the May 3 City Council meeting pointed to Pasco County for being at fault. Attorney Donna Feldman, who is representing M/I Homes, the K-Bar Ranch developer, said the City of Tampa has gone out of its way to get the connections made, but Pasco “is really standing in the way.”

But, What About...

Feldman pointed out that the two counties were able to work together on

a Sunlake Blvd. extension from Land O’Lakes in Pasco County into Hillsborough a few years ago, but can’t solve their current quandary. “That was done cooperatively,” Feldman said. “Okay, Pasco, so what’s wrong with these? That’s the question.” Hillsborough County Commissioner Ken Hagan, who says he has worked on connecting Kinnan-Mansfield for a decade, said that years ago, Pasco County commissioners agreed to make the Kinnan-Manfield connection. He said at the time, he had stats showing that large numbers of Pasco County residents were flocking to New Tampa to use the recreation center, library and parks. However, as Pasco County Dist. 2 commissioner Mike Moore has noted, the tide has turned. Because of the massive growth along the northern end of Mansfield Blvd., in Wiregrass Ranch and along S.R. 56, he doesn’t think Meadow Pointe’s residents desire or need the connection to be made anymore. And despite the City of Tampa’s claims, Comm. Moore says it is Tampa that has declined to work with Pasco in the past, perhaps missing its chance. Even at a time when the metropolitan planning organizations and transportation boards in Hillsborough, Pasco and Pinellas counties seem to be urging regional cooperation and connectivity, the gap between Kinnan St. and Mansfield Blvd. continues to be more of a cavernous valley than the 30-foot patch of grass, dirt and trash that remains there.

Long Awaited Pasco Sports Complex Finally Set To Break Ground In Wiregrass By JOHN C. COTEY

john@ntneighborhoodnews.com Years of frustration and failure will be buried by shovel-toting dignitaries on Thursday, June 7, as the long-awaited and much-anticipated multi-use sports complex at Wiregrass Ranch finally breaks ground. Jonesboro-based RADDSPORTS, LLC is developing the $44-million sports complex, which is being built on a 224-acre parcel donated by the Porter family, along with an indoor sports facility and a full-service 120-room Marriott-branded Residence Inn, The complex will be located northeast of the Shops at Wiregrass, right behind Florida Hospital Wesley Chapel. The 98,000-sq.-ft. indoor facility is expected to be an all-purpose, state-of-the-art facility and one of the few of its kind in Florida. The facility is a public-private venture, and is being built with $11-million previously set aside by Pasco’s Board of County Commissioners ($8.5-million in tourist tax funds and $2.5 million in excess bond proceeds from a prior half-cent sales tax bond), a county-backed loan of $14,253,700, plus $18,750,000 from Mainsail Development. A two-percent increase in the Tourist Development Tax, which was approved last year, is expected to generate $1.2-million annually to help pay down the loan. “Our partners are extremely excited, as are we,” said Pasco County tourism director Adam Thomas, who will emcee the groundbreaking. “We know what this facility is really going to bring, not just to Wesley Chapel, not just the county, but the whole region.” When you consider Florida Hospital Center Ice, Saddlebrook Resort and a proposed tennis complex in nearby Zephyrhills, Wesley Chapel may develop into a sports mecca. The county has said it expects the sports complex, which also will have an open-air amphitheater, sports turf field, trails and playgrounds, to generate 27,000 room nights per year. RADDSPORTS CEO/founder Richard Blalock, who helped transform Newberry’s sports recreation scene as the tiny central Florida city’s recreation director, is hopeful the groundbreaking kicks off a smooth building process without too much impact from Florida’s wet summers. “I’m hoping you’ll see bulldozers out there by the end of July,” he says. Barring any unforeseen delays, Blalock says a summer of 2019 opening is possible. “There is a lot of excitement, to be honest,” Thomas said. “If you look at the Tampa market, there is not going to be another facility like this. This is really going to highlight our

This rendering of the indoor portion of the indoor-outdoor sports complex which will break ground on June 7 in Wiregrass Ranch, appears on the website of RADDSPORTS LLC, which is developing the complex. area as a destination. Businesses will feel the ripple effect. There will be an economic boost.” The facility is currently being called the Wiregrass Ranch Sports Complex — any name must have Wiregrass Ranch in it, per contractual obligation -— although Blalock confesses that he prefers “Campus” to “Complex.” No matter what it is called, Blalock feels the facility will be transformational. Unlike other sports complexes, which tend to gear themselves towards particular seasonal sports like baseball or basketball, the Wiregrass Ranch Sports Complex will have something for almost everyone. The indoor facility will be able to host big, national basketball, volleyball, cheerleading and gymnastics tournaments and competitions. But, it will pursue any sport that can fit under the roof. “With an indoor facility, you can go after unconventional sports, anything you can possibly do under 100,000-sq.-ft. of space,” Thomas said, including such Olympic sports such as table tennis, fencing, wrestling and karate. “That’s what we’re going to go after — whatever we can capitalize on. We’ll be thinking outside the box.” Blalock said that if the ceilings inside the

facility were a little higher, he could even see big-time badminton events held at the facility. “The things that we’re seeing around the country with different facilities is you develop it to create an impact for events,” Blalock said.

“But, Monday through Thursday, it’s for the community. There have to be opportunities for kids and seniors and adults, so it’s a seven-day facility. We are designing this to do multiple things, and to operate year-round.” According to a cover story in Time magazine last year, youth sports is a $15-billion-ayear market. Blalock says the Wiregrass Ranch area couldn’t be more perfect for his facility. While the nearest comparable facility is The Big House Sports Complex in Tavares, which last week hosted the 2018 Florida AAU Girls State Basketball Championships, the Big House is in a little town without nearly as much to do when the games aren’t being played. “It’s a nice facility, but it is in the middle of orange groves and lakes,” he said. Wesley Chapel has two malls, new restaurants popping up seemingly every day and Florida Hospital Center Ice, while still being just 30 miles from the beautiful Pinellas beaches. When the county and Wiregrass Ranch were trying to close a deal in late-2014 to bring a baseball facility to the property, Blalock watched with interest from afar. At the time he felt that baseball facilities, which are seasonal and slaves to the weather, were already a saturated market in Florida. And, when former Major League Baseball star Gary Sheffield and his group were unsuccessful in bringing the baseball complex, he knew it was time to make a move on the area. “What we’re finding out is that these big box sports facilities are now becoming the new anchors for new development,” Blalock said. “Where retail used to be the big draw, with brick and mortar falling off, developers are looking for new anchors. Sports is becoming that (anchor).”

Curtis Reeves said he believed he was in a “life-or-death struggle” with Chad Oulson before killing him on Jan. 13, 2014, at the Cobb Grove 16 Cinemas. in Wesley Chapel. (Pool photo)

Curtis Reeves’ Appeal Is Denied; Mother Sues Pasco School District Over Pledge By JOHN C. COTEY

john@ntneighborhoodnews.com A little more than a year ago, Curtis Reeves tried unsuccessfully to convince a judge he was only defending himself when he shot Chad Oulson to death at the Cobb Grove 16 Cinemas in Wesley Chapel in 2014. Reeves didn’t have any luck with his appeal, either. On May 8, an appeals court upheld the decision of Pinellas-Pasco Circuit Judge Susan Barthle that Reeves could not claim immunity by using the “stand your ground” defense. Barthle had ruled on March 10, 2017, that the defense did not apply in his case. The appeals court decision moves Reeves closer to standing trial for second-degree murder in the shooting death of Oulson. Reeves, a 75-year-old retired Tampa Police Dept. Captain, and Oulson, who was 43 when he was killed, had an altercation at the cinemas prior to the showing of the movie “Lone Survivor” on Jan. 13, 2014. According to Reeves, he politely asked Oulson to stop texting during the movie previews, and claims that Oulson responded with anger by grabbing a bag of popcorn and throwing it at him. Reeves said in court that Oulson punched or threw a cell phone at him, and that he had no choice but to shoot him. Oulson’s widow Nicole contradicted Reeves, describing him as ordering her husband to turn off his phone and then goading him into an altercation. Oulson was shot in the chest and died at the scene. Reeves’ attorney, Richard Escobar, invoked the “stand your ground” defense, which says a person does not have to retreat when confronted and can use deadly force if they feel they are in danger of bodily harm or death. If “stand your ground” is permitted by the judge, the accused does not have to stand trial for killing the other party. But Barthle, in her decision, wrote that Reeves, “did not credibly demonstrate that he reasonably believed it was necessary for him to use deadly force in this situation.” The decision by the appeals court to not reverse Barthle’s ruling is likely not the end of Reeves’ attempts to avoid a murder trial, however, thanks to some “stand your ground” tweaking since his 2017 hearing by Republican lawmakers. 12

Whereas, in the past, the defense had to convince a judge during pretrial hearings it deserved immunity under the “stand your ground” law, that burden of proof has been shifted to the prosecutor, who now has to prove why a defendant should not be able to invoke the defense. It is being argued in courtrooms now whether or not the new law is retroactive. If so, Reeves can, and would likely request a new hearing.

Pledge Lawsuit: A Wesley Chapel moth-

er is suing the Pasco County School District, claiming her son’s constitutional rights were violated last year after he kneeled as his classmates stood to recite the Pledge of Allegiance. Eugenia McDowell is suing the county for damages of between $15,000 and $75,000. Her son, Kaden, a first-grader at Wiregrass Ranch Elementary (WRE), was six years old on Sept. 25, 2017, when he made national news by kneeling during the Pledge of Allegiance. According to court documents, he did so “respectfully” and “without making any disturbance or interference with other students reciting the pledge.” Kaden was reprimanded by his teacher, Julie Darland, who also is named in the suit. Darland ordered Kaden to stand and “verbally admonished him” in front of the class. This came at a time when former San Francisco 49ers quarterback Colin Kaepernick, and other professional athletes, were part of a fiery national debate over kneeling during the national anthem before games to bring attention to racial oppression. Darland, according to the complaint, texted McDowell that her son’s conduct was improper and not permissible, and that Kaden was subject to discipline for kneeling. The complaint alleges that, at a meeting between McDowell and WRE principal Stephen Williams, attempts to open a dialogue between McDowell and Darland failed when the teacher declined because she was offended by Kaden’s decision. Darland, the complaint against her argues, violated the First and Fourteenth Amendments to the U.S. Constitution, as well as a Florida statute requiring schools to inform families they have the right not to participate in the pledge. After the incident, the school district did advise all Pasco County schools to allow children to kneel during the Pledge of Allegiance and the national anthem if they chose to do so.

Here’s The Latest News About S.R. 56 Near The Tampa Premium Outlets By JOHN C. COTEY

john@ntneighborhoodnews.com On the north side of S.R. 56 (across from the Tampa Premium Outlets) in the Cypress Creek Town Center Development of Regional Impact (DRI), things are going to start heating up again, as a flurry of building permits are working their way through the county. Just this month, permitting requests have been made for the beginnings of a 20,000-sq.-ft. Home Goods store, a 40,565-sq.ft. Burlington Coat Factory, and a 24,254-sq.-ft. Earth Fare, the first green grocer to land in Wesley Chapel (as we reported last issue). Permits for four shell buildings, ranging between 1,919-sq.-ft. and 3,000-sq. ft., are being processed as well, although no tenants had been publicly named at our press time. Those buildings could be homes for some businesses that Dilip Kanji, the Impact Properties president and developer of the Hyatt Place Hotel & Convention Center, said previously were on their way. As previously reported by the Neighborhood News, those include Chipotle Mexican Grill, Total Wine & More, Walk-On Bistreaux and Golf Galaxy. The Main Event? — For those who think Wesley Chapel has too many shops and chain restaurants and not enough things to do, here’s some good news: Main Event Entertainment, which according to its website, boasts state-of-the-art

Home Goods, like the one pictured above left in New Tampa, is coming to Cypress Creek Town Center with construction expected to begin any day now. Meanwhile, across the street on the south side of S.R. 56 Main Event Entertainment has plans to bring bowling, laser tag and more to the area east of Tampa Premium Outlets.

bowling, multi-level laser tag, gravity ropes adventure courses, billiards, video games and other entertainment, is considering opening a location in Cypress Creek Town Center. According to plans proposed at a preapplication meeting with county planning officials, Main Event Entertainment is inquiring about putting a 50,000-sq.-ft. fun center on the land between I-75 and the Tampa Premium Outlets, tucked behind three existing parcels that border the south side of S.R. 56. The Main Event center also would include 332 parking spaces. Representatives from planning and design consultants Kimley-Horn met with Pasco County on April 24.

Main Event, founded in Plano, TX, currently has 39 centers in the U.S., varying in size from 45,000-75,000 square feet, and its “Eat. Bowl. Play.” model combines dining options with sports and gaming entertainment geared towards families and adults. It competes in the same entertainment market as the popular Dave & Buster’s (which has plans to reach 200 locations in the U.S. and Canada), Top Golf and even Florida Hospital Center Ice, which opened last year in Wesley Chapel and offers food and drink to go with dozens of various hockey and ice sports leagues and lessons. Dave & Buster’s and Top Golf are located in Brandon. Dave & Busters opened in

2017, and Top Golf opened in 2014. Main Event Entertainment, which serves more than 20-million guests annually, according to the company, also will offer full-service catering with private rooms that will appeal to large group events. A Wesley Chapel Main Event would be the third location in Florida, joining centers in Orlando (on International Dr.) and Jacksonville. It is expected to bring roughly 150 full- and part-time jobs to the area. A subsidiary of Ardent Leisure, Main Event Entertainment is the fastest growing bowling-anchored entertainment business in the U.S., according to the Ardent Leisure website.

Tampa Bay Jaw & Facial Surgery Offers Specialized Care In Wesley Chapel By CLESTE MCLAUGHLIN

At Tampa Bay Jaw & Facial Surgery, Brian Hamilton, D.D.S., sees patients who need specialized care in the area of oral (mouth) and maxillofacial (face and jaws) dentistry. Dr. Hamilton describes oral and maxillofacial dentistry as a specialty that combines dentistry and medicine, explaining that this includes dentistry for complex cases and those who have health issues, along with wisdom teeth extractions, dental implants, and many other procedures. The Wesley Chapel office of Tampa Bay Jaw & Facial Surgery is located just off S.R. 54 in the Brookside Professional Park, just east of Saddlebrook resort. Dr. Hamilton, who is originally from Jamaica, earned his Bachelor of Science (B.S.) degree in Biology from Binghamton University in Binghamton, NY, in 1999. He earned his Doctor of Dental Surgery (D.D.S.) degree from the Howard University College of Dentistry in Washington, DC, in May 2003. After a general practice residency at the Miami Veteran’s Hospital in Miami, FL, he went on to complete his residency in Oral & Maxillofacial Surgery from Columbia University at Harlem Hospital Center in New York, NY, in 2010. He is a Diplomate of the American Board of Oral & Maxillofacial Surgeons and a Fellow of the American Association of Oral & Maxillofacial Surgeons. The Wesley Chapel office of Tampa Bay Jaw & Facial Surgery is one of five locations, including Carrollwood, Dunedin, Bradenton, Sun City, plus another location is getting set to open in South Tampa soon. The practice is

The Wesley Chapel office of Tampa Bay Jaw & Facial Surgery has been open for about three years, originally opening on June 1, 2015. Dr. Hamilton has been with the practice for about a year. Prior to his current position, Dr. Hamilton was with a group in Daytona Beach.

Hamilton is if you suspect a tooth needs to be removed. He will complete an evaluation and recommend a treatment plan. If it turns out a patient needs a general dentist instead, like if a tooth needs a root canal, Dr. Hamilton and his staff can help that patient find a dentist. Many patients also come to Tampa Bay Jaw & Facial Surgery because they are missing teeth and have heard about dental implants, maybe through ads such as the one on page 37 of this issue, which offers a free consultation for patients considering dental implants to replace missing and broken teeth. The free consultation includes panoramic X-rays. Dr. Hamilton also does oral pathology — removing cancerous and benign lesions — and treatment for disorders of the temporomandibular joint, which is the joint connecting the jaw to the skull, commonly known as TMJ. Dr. Hamilton performs surgical corrections to the TMJ, but he says that surgery is always the last resort. “The first option is always to treat conservatively,” he explains, with options such as a occlusal splint (or mouth guard), antiinflammatory medication or muscle relaxers. “Then, we advance the treatment, if (it is still) needed.” Amanda says the office is “completely electronic with state-of-the-art equipment. We only use digital X-rays and have a cone beam CT scanner.” She says that the three-dimensional images from the CT scan give more detail

than X-rays. “It is beneficial in more complex surgical cases or to rule out unnecessary surgical interventions,” she explains. “It also can aid as a surgical guide for dental implant cases, to ensure that the implants are properly angled.” Amanda and the staff work with your Preferred Provider Organization (PPO) dental insurance to help you understand your coverage and what your treatment will cost. “We always schedule a consultation and go over everything to make sure all your questions are answered,” she says, “and everything is clear.”

Dr. Hamilton says a high priority for him is ensuring that every patient is comfortable, so intravenous (IV) sedation is offered. Alternatively, for those who don’t want complete sedation, other options are available, including nitrous oxide, also known as laughing gas, for his patients. “So, whether they’re asleep or awake, they end up having a comfortable experience,” he explains. “Some people have a fear of their dental experience, but IV sedation is a big part of what we do,” says Dr. Brian Hamilton, D.D.S Hamilton, who adds that he Always Available is ACLS (Advanced Cardiac Life Support)-certified to be able to offer the When You Need Them Amanda and Dr. Hamilton agree that IV sedation. SPOTLIGHT ON...Creative Permanent Makeup! If you’re tired of drawing on your eyebrows, just to worry you might sweat them off later in our Florida heat, Pam Edmonson says she has a solution for you. It’s called microblading, and Pam has been providing this popular eyebrow service since she was first trained in the technique in 2014. She uses a small blade and ink to create each individual hair. Her steady hands help draw on an eyebrow which she then microblades, with each stroke adding a more natural look to the eyebrow. As a State of Florida-licensed permanent makeup artist, Pam has owned and operated Creative Permanent Makeup By Pam since 2011. Last year, she and a business partner opened Serenity Salon & Spa Suites, located off S.R. 54 in the Brookfield Professional Park in Wesley Chapel, about a half-mile west of Morris Bridge Rd. The suites are available to be rented by other small businesses, such as hair stylists, massage therapists, and licensed aestheticians. “As one of the owners of Serenity Salon & Spa Suites, I love the way that we enable other women to be able to do their own job and be successful at it,” Pam says. “We have an amazing group of women working here!” After many years of running a business in the manufactured housing industry, in 2009, Pam says she wanted to do something different, so — at age 46 — she became the “oldest student in hair school,” she says. But today, Pam says she no longer does hair. Instead, she says she is de-

voted full-time to permanent makeup. “I love detail,” Pam says. “As a detail person, eyebrows are what first drew me into the permanent makeup field.” The cost of Pam’s permanent makeup services starts at $400. She also offers permanent eyeliner, and is now offering permanent lip color, too. She says she took an advanced lip class in December and is currently offering specials on lips and liner. She also has recently completed a class in tattoo removal. Of all of her services, however, Pam says she still gets the most satisfaction out of giving her clients perfect eyebrows Creative Permanent Makeup by Pam is located at Serenity Salon & Spa Suites, at 33913 S.R. 54, Suite 101. Let Scrub-A-Dub Bin Cleaning Clean Your Stinky Trash & Recycling Bins says she can understand that. But, she counters, “Who wants to deal with a nasty garbage can? There’s a concern about germs, too.”

CELESTE MCLAUGHLIN

Jennifer Trudell has lived in the New Tampa/Wesley Chapel area since 1996. While serving the community as a pharmacist in Tampa, she dreamed of one day owning her own business. When the stress of her job pushed her to consider early retirement, she started researching what to do next. An acquaintance in another part of Florida raved about Jennifer’s sparkling clean trash bins on social media, and Jennifer recognized the opportunity to bring an innovative business that would be totally new to Wesley Chapel — and the perfect fit for her admitted neat-freak personality. That’s when Jennifer launched ScrubA-Dub Bin Cleaning, a service that comes to your home as often as you desire — from just four times per year up to once a month — to make sure the trash and recycling bins you drag back into your garage aren’t stinky and nasty, but immaculately clean and smelling fresh. It all happens with Jennifer’s customdesigned truck, which was delivered to her last December, allowing her to begin serving clients since January of this year. One of her first customers was Joshua Green, who lives in Seven Oaks. “I saw an ad and thought it seemed like a really good idea,” he says. “Our trash cans are always in the garage and smelling. It’s gross and no one wants to deal with it.” He says he figured, “Why not try it? Let’s get them cleaned.” The results? “They’re nice and clean and look brand new,” Joshua says.

Environmentally Friendly, Too?

Jennifer Trudell of Scrub-A-Dub Bin Cleaning will go where few of us care to venture — into the bottom of our dirty garbage and recycling bins, which over time can become quite the mess. (Photo: Gavin Olsen)

Jennifer explains that Scrub-A-Dub bin cleaning is not only easier on you, it’s also better for the environment. All of the cleaners that Jennifer uses — including degreaser, disinfectant and deodorizer — are biodegradable. “Let’s say you use vinegar; that doesn’t kill bacteria,” she explains. “Bleach kills bacteria but it’s super toxic and bad for the lakes and ponds.” With Scrub-A-Dub, all water for cleaning comes from a 525-gallon tank inside the truck, filled with fresh water. It’s heated to a temperature much higher than you would use in your home. The dirty water that is rinsed out of the inside of the bins goes into the truck and is disposed of according to U.S. Environmental Protection Agency (EPA) guidelines.

The Process

Getting Started

Scrub-A-Dub’s customers leave their bin out on trash day, after the truck has picked up their trash and/or recycling. That’s when Jennifer comes by, opens the bin and uses a grabber to pull out any trash left behind, then loads the bins into her truck, and the “magic” begins. The bins are raised above the truck and centered around a head that spins and blasts 190-degree water. “It’s basically a high-pressure power wash that lasts about 30 seconds,” explains Jennifer. For an initial cleaning, Jennifer then uses a scrub brush and biodegradable degreaser

to clean the inside of the bin, then runs it through the truck again. She pressure sprays the outside of the lid, wipes the handles and the inside and outside of the lid — anywhere your hand might touch. Then, she says the bin no longer smells, but she wants it to smell good, so she adds a deodorizer, then wipes out any excess water. “It’s overkill, but I do it because I’m a type-A person,” she laughs. “I want the bin to look beautiful, and want every customer to be wowed.” Jennifer says some people might say, “It’s a garbage can. It’s supposed to be dirty,” and she

To sign up, go online to ScrubADubBins.com. You pay an annual fee up front, based on how often you want your bins cleaned and whether you have one or two bins. Prices start at just $55 for the year. Jennifer generally schedules your initial cleaning within one week of signing up. One-time cleanings also are available. She emphasizes that there are no contracts and you can stop your service at any time. If you move or change your mind about the service, she will prorate your refund. “I haven’t had to do that yet,” she says,

because so far, she says, her customers have been thrilled with their service. “People pay for all kind of things, like mowing the grass or pulling weeds,” Jennifer’s client Joshua says. “It’s just stuff we honestly don’t want to do, and I think it’s worth it.” He adds that the service has been easy, and not something he has had to think about. “She comes on trash day when the bins are already out there, so it’s not like I have to do anything extra.” Jennifer sends a reminder text the day before, giving customers the opportunity to confirm their appointment or to let her know if they need to postpone their service due to going out of town or for any other reason.

Not Just A Job

“This is not a job for me,” says Jennifer, “it’s my life.” She says that while she always loved serving her community as a pharmacist, being a business owner is different. “I moved to Cross Creek in 1996 and then to Seven Oaks in 2003. I feel connected to the area and I’ve seen it explode. Now, I feel more a part of the community.” As a pharmacist, she says she used to sit in a room all day and, at the end of the day, she would leave the same four walls and experience the shock of being outside for the first time each day. Now, she says she loves driving around

Wesley Chapel and New Tampa, meeting people at their homes, and she especially loves driving the truck. “It’s so fun!,” she beams. Jennifer’s husband Jeff now helps her with the business, while also working for a pharmaceutical company. Their grown children are now 26, 21, 19 and 18. As she works to build her four-monthold business, her online customer reviews are already sky-high. Every one of her Facebook and Google reviews are 5 stars (out of 5), such as Andrea DeNoble-Cormier’s review on Facebook: “Unique service – one you don’t realize you need until you start using it. Excellent, personalized customer service!” Jennifer’s goal now is to build her business. “I just want to get the word out,” she says, and has done so by joining the North Tampa Bay Chamber, attending and even taking sponsor/exhibitor booths at community events like the Taste of New Tampa and the Fresh Market at the Shops at Wiregrass, and advertising in the Neighborhood News. “It’s a personal service,” she says. “It’s not just some company that cleans your bins; it’s Jennifer from Scrub-A-Dub.” To sign up for Scrub-A-Dub Bin Cleaning or for more information, visit ScrubADubBins.com. A drive through New Tampa and Wesley Chapel pretty much tells the story about how popular our communities are as places to live and raise a family. A crowded commute is one clue, but a look around reveals a lot of new housing construction adding to the existing high-quality home inventory and brand new shopping centers on prime commercial properties. There’s a lot going on real estate-wise and at the center of much it are the professionals at Berkshire Hathaway HomeServices Florida Properties Group’s New Tampa Market office, which has relocated to beautiful new offices on S.R. 56, next to Buffalo Wild Wings. Berkshire Hathaway’s New Tampa office is run by president and managing Broker Otis Bass, Jr., who joined the company in 2014 after a stint at Charles Rutenberg Realty. Bass says his team is ready to handle just about any kind of transaction that serves a client’s real estate needs. “We are a full-service office,” Bass says. “So we’re doing residential, luxury, commercial, and we even do property management.” Bass notes that he loves the new digs, which he says, “are actually a little smaller than our old office on Bruce B. Downs, but it’s such a better, more open use of the space. It’s open enough that we can even host our

corporate training programs here.” He adds, “We help our clients get what they need in real estate, be it insurance, or a mortgage, or anything along those lines. We have so many people within our circle we can give to them, so they can shop those services and decide which one is the best fit for them.” Although located in Wesley Chapel, Bass says that the office has a wide footprint that extends through eastern Pasco and northern Hillsborough counties. The Berkshire Hathaway New Tampa Market office has a staff of more than 80 sales professionals to serve your needs. American Wood Flooring Offers The Newest Products & All-Inclusive Pricing American Wood Flooring no longer uses a particular installer, the warranty is still valid, regardless of who did the installation. The only additional costs a customer might incur outside of the square foot quote is if old tile flooring needs to be torn out or if the project includes covering a staircase. “It happens all the time when the customer is holding a quote from a big box store or competitor that’s for something like $2.99 a square foot,” Dunning said. “But, once they nickel and dime you to death, it often ends up that our quote is less than theirs and I stand behind what I sell.”

Decorating trends change over the years and American Wood Flooring, located next to Marshall’s in the Super Target-anchored Northwoods Plaza, is always adapting to those changes. For example, formica cabinets and linoleum floors are pretty much things of the past. CEO Andy Dunning’s showroom reflects those changing trends and more. “We’re always bringing in more samples and getting with manufacturers to fit the new demand for the most current styles,” he says. The family business has been around for 25 years and started out exclusively in wood flooring, based out of anothr small storefront in New Port Richey. A little less than 12 years ago, Dunning opened the shop in Wesley Chapel. The showroom floor, crowded with sample displays, reflects how quickly trends have changed and how American Wood Flooring has changed along with them. “When we started out, it was mainly wood flooring,” Dunning said. “Then, we had customers that wanted their whole house done, so we expanded into carpet. When we had customers who also wanted their bathrooms re-done, we expanded into tile, too.” American Wood Flooring can cover the entire house — with wood, laminate, tile and carpet. “We want to be your one-stop shop,” Dunning says. “We just had carpeting installed on the

Color scheme-wise, Dunning says that grey- and white-wash tones are the newest trends. For laminate flooring, LVP, or Luxury Vinyl Plank, is the latest craze. LVP is a hybrid of laminate and vinyl flooring that’s completely waterproof. Most laminate flooring is water-resistant but water can still seep into the cracks where the pieces fit together and saturate the fiber board, causing swelling and warping. LVP panels have a vinyl veneer that protects both the panels and the joints from water intrusion. The sub layer of the LVP is actually made from Polyvinyl Chloride (PVC), a thermoplastic known for its rigidness. A layer of cork separates the top layer of PVC from the bottom layer. Flex Core Naturals is one of the five different brands of LVP flooring that American Wood Flooring has available. “We brought it (LVP) into the store about 16 months ago and we were install-

ing three to five floors a month with it,” Dunning said. “Now we’re putting in 12 to 15 LVP floors a month.” LVP falls in the middle price range with regard to the different types of flooring, coming in between $5.99 and $7.99 per square foot. As a comparison, Dunning says some hardwood flooring can go as high as $17 or even $18 per square foot. He adds that another benefit to LVP flooring compared with other types of laminate is the sound. Dunning says an air pocket exists between laminate flooring and the subfloor. This can make that knocking sound when walking on it with shoes, especially hard-soled shoes. LVP flooring lays flush with the subfloor, so it is quieter. Another growing trend in flooring is the demand for American-made product. “When we started in Wesley Chapel in 2008, about 40 percent of the product we sold was made domestically,” Dunning said. “This year, I would say that 75 percent of our product is made here in the U.S.” Dunning says he enjoys this trend. “Typically, the domestically-made products are better quality,” Dunning said. “Most are made from American lumber anyway. It puts Americans back to work and brings jobs back to the United States.” Another bonus to ordering through American Wood Flooring is that there is no sales tax if American Wood Flooring also does the installation. “The State of Florida considers flooring a permanent home improvement and customers can save the sales tax if we do the install,” Dunning says. “American Wood Flooring installed all of the hardwood flooring in my house,” says another satisfied customer, Janet

Noblett. “They did such a fabulous job. Andy is very professional, dependable and extremely knowledgeable. I have recommended him to many of my family and friends and they have all been so pleased.” Right now, American Wood Flooring is offering a promotion for waterproof flooring for just $5.99 per square foot. The store also has a $3.99-per-square-foot laminate flooring special, as well as a $1.99per-square-foot carpeting special. American Wood Flooring also offers a refer-a-friend incentive. Customers who refer a friend receive $50 gift cards to restaurants like Bonefish Grill, Outback Steakhouse and Carrabba’s Italian Grill. While looking to solve a moving crisis back in 2012, Chris Smith turned to Dustin Felton, a local athlete looking to make some extra money. He was both surprised and impressed with Felton’s work habits. “He treated things like they were his own,” Smith says. “He offered suggestions on how to wrap things safely. He also suggested various techniques and tools to do the job correctly. And, the guys he brought with him had a lot of previous experience.” Felton continued to work for Smith, and who continued to be impressed, and eventually the two formed their own moving company — On Demand Helping Hands. With prices beginning at $65 an hour, On Demand Helping Hands can tackle any moving job you require, no matter the size. For $65 an hour — for a two-hour minimum and no hidden fees, Smith says — a two-person team will assist with most jobs in and around the Wesley Chapel area. They bill themselves as your extra set of hands. While they are willing to provide all aspects of services and supplies to complete your move, On Demand Helping Hands actually advises clients to purchase their own supplies to save money, although they also are happy to do it for you. While bigger companies have higher operating costs for their trucks, trailers and supplies, Smith encourages clients to rent their own vehicles. They work with Penske, Ryder, Budget and U-Haul to find the best prices to fit your moving budget, and will help guide you through the process.

They will purchase your boxes and supplies for you as well, and will bill you only for what is needed. Your move can be as inexpensive as you need it to be. “Why pay for an upcharge for the use of the other company’s costly truck, dollies, moving pads, etc.,” Smith says. Where On Demand Helping Hands comes in, well, handy, is the hard stuff — moving everything into the truck, unloading it and setting it all back up. “We are here to help our clients,” Smith says, adding that when On Demand gives you a free, no-obligation estimate, he guarantees the company will surpass your expectations in both service and value. For more info about On Demand Helping Hands, call Chris at (727) 9472696 or (813) 787-0629 or see the ad on pg. 30 of this issue.

Education Notebook: Big Surprise For Weightman Middle School Student Wiregrass Ranch (WRH) high schools. WRH students graduated on May 24, at the Sun Dome on the Tampa campus of the University of South Florida (USF). The school’s valedictorian is Sabina Grace Boddupalli, who plans to attend the University of Florida in Gainesville and major in Business Administration. WCH’s valedictorian is Karissa Sue Olsen. After graduating with the rest of her class at the USF Sun Dome on May 25, Karissa is planning to return to USF for college, where she’ll major in Pre-Physical Therapy. Cypress Creek Middle High School, which opened this fall, did not have seniors this year. Its first graduates will be the class of 2019 next year.

By CELESTE MCLAUGHLIN

Mayah Jaramillo hadn’t seen her brother, U.S. Air Force Airman E-2 Joel Jaramillo, the entire school year. The graduating eighth grade student at Weightman Middle School had no idea that her mom and assistant principal Andressa Williams had been secretly planning to change that in a big way. They’ve been plotting with Joel, stationed in Nevada, to get him home for her middle school promotion ceremony. They were hoping that when her name was called at the ceremony on May 25, Mayah would get the surprise of her life as Joel joined her on stage. Plans were for Joel to take a red-eye flight to arrive the morning of the ceremony and sneak in the back door of the Wesley Chapel Center for Performing Arts on Wells Rd. to be there for his little sister’s special day. Joel is a 2015 graduate of Wiregrass Ranch High (WRH), but the last time Mayah saw him was at his graduation from basic training last August. Because of his commitment to serve his country, Joel wasn’t able to drive her to school for her first day of eighth grade, as he had for her previous three first days of school. (See photo.) We went to press before the day of the planned surprise, but we trust they pulled it off! If updates are available, we’ll post them on our Facebook page.

WRH Ranked Nationally

Wiregrass Ranch High has landed on the

Mayah Jaramillo and her brother, U.S.Air Force Airman E-2 Joel Jaramillo. U.S. News & World Report list of 2018 Best High Schools. Less than 30 percent of high schools in the country qualify for the list, and only four other schools in Pasco County appear on it: Land O’Lakes, Mitchell and Sunlake high schools, plus the Pasco e-School. WRH earned a “Silver” badge, meaning it was in the top 11 percent of U.S. high schools. The U.S. News & World Report analysis ranked the school number 117 in Florida, with a 91 percent graduation rate and 37.4 college readiness ranking, out of 100. The college readiness ranking is a measure of how many students took and passed at least one Advanced Placement (AP) or International Baccalaureate (IB) test before or during his or her senior year for the last year this data is avail-

able, which is 2015-16. (It does not consider students taking dual enrollment classes, which are a popular alternative to AP classes among high-achieving students at WRH). “I can’t tell you how proud this news makes me,” said Kurt Browning, Pasco County’s superintendent of schools. “This is a testament to our administrators’ deliberate planning, our teachers’ high-impact instruction, and our students’ hard work and focus.” For more information about Pasco’s schools on the 2018 Best High Schools report, go to USNews.com/education/besthigh-schools.

Our core values truly align and it’s all about the students, providing them unique healthcare opportunities both in and outside the classroom setting.” NTCA will is inviting the local community to a ribbon cutting ceremony, inviting the community to tour the brand-new campus, on Tuesday, July 17, 11 a.m. For a virtual tour of the school, visit SeeThisSchool.com. An informational session for interested parents will be held on Wednesday, June 20, 6:30 p.m.–7:30 p.m., at Lincoln Memorial University Nursing School at Florida Hospital Health Park (3102 E. 138th Ave., Tampa). Sports: Spring Football A Mixed Bag For Local High School Squads By ANDY WARRENER

Spring football wrapped up for the area’s high schools two weeks ago, bringing an official end to the 2017-18 sports season for Wiregrass Ranch, Wesley Chapel and first-year Cypress Creek Middle High. Here’s how the teams fared:

Wiregrass Ranch (WRH)

The Bulls were the only area team to come out with a win in their spring game, as rising senior Grant Sessums threw for three touchdowns and rising junior Dylan Ridolph had a sack and a fumble recovery in a 36-17 victory over Tampa Catholic.

3 Things About Their Spring

Big Boys Come Up Big: Head coach Mark Kantor is excited about how his offensive line is developing. He sees them as being an essential element if his Bulls are going to advance to the playoffs for the third-straight year. That starting group -- Josh Hood (G), Daniel Thompson (G), Barit Dhungana (C), Robert Gibb (T), and Connor Lenczden (T) -- had a great spring. “The offensive line played fantastic on Friday (against TC),” Kantor said. “They are young, but we’re excited to see how they are going to develop over the summer.” Lenczden is a towering figure, standing 6’-5” tall and weighing in at 285 pounds. Gibb, a rising junior tackle on the opposite side, isn’t a huge guy (220 pounds) but stands 6’-2”, making for a couple of good-sized bookends. Sessums Ready For Primetime: He will be entering his senior season with 21 games and nearly 250 passes thrown under his belt. Last year, he threw for 1,483 yards and eight touchdowns, and after throwing for three touchdowns against a very good Tampa Catholic team, the thinking is this will be a marquee year for Sessums. “Sessums is a seasoned veteran now,” Kantor said. “We’re excited for him and for what is surrounding him.” New Names, Not No-Names: Kantor is pretty excited what’s surrounding Sessums, and his enthusiasm isn’t lessened at all by all the talent lost from last year’s roster, like Penn State signee Jordan Miner. has explosive speed and versatility, rising junior wide receiver/defensive back Julian Gonzalez played sparingly as a sophomore but scored on a long touchdown reception in the spring game and ran down a Tampa Catholic wide receiver on what looked like a sure touchdown. In the backfield, running backs Mason Buie and Jamar Hicks throw a nice 1-2 punch. “We’re fortunate to have a lot of multi-dimensional kids,” Kantor said. “We can put them in different places, and it gives us an advantage.” The Bulls host Clearwater Central Catholic on Aug. 17 in their preseason classic.

and Malik Melvin to graduation, and didn’t have anyone to play running back in the spring. Head coach Tony Egan and company are hoping that rising senior Kris Chandler breaks through to meet grade eligibility requirements for the fall. Chandler came to the Wildcats as a freshman transfer from New Tampa’s Wharton High. He impressed coaches in practice his sophomore and junior years, but could not get his grades up to speed before this spring. “He’s probably going to be a two-way starter for us,” Egan said. “He’s a strong, fast, heck of a running back and he might be our best player on defense.”

Wesley Chapel’s Joey DiMarco makes a tackle in the spring game loss for the Wildcats. (Photo: Andy Warrener)

Rising sophomore Zion Flavien will most likely be the starting quarterback for the Wildcats this fall. Flavien started every game on JV last season, and is 6’-2”, 225. He is eligible, but his parents have held him out of spring football so he can focus on his academics. Tyler Wittish, who played quarterback in the spring game, and Cornez McCrary also are options. All In The Family: Wittish will make an impact. His older brother Austen, led the county in tackles last season. Tyler has

Wesley Chapel (WCH)

The Wildcats, coming off a two-year revival, were unimpressive in their spring game loss to visiting Mitchell High. After falling behind 9-0 at the half, they still could not quite muster a scoring drive in the second half before falling 15-0.

gone through an interesting transition. He was a chunky 230 lbs. as a sophomore offensive lineman. In 2017, his junior year, he slimmed down to 190 and played receiver and quarterback. This season, he’s back up around 230, but a muscular 230. He benches 300 and squats 450. Egan likes him at defensive end and tight end, but with Wittish’s cross-training, he’s able to play virtually any position. Blockade: This is the biggest question mark for the Wildcats for the 2018 season. Three of the Wildcats’ guards quit or

were kicked off the team leading up to the spring game. In fact, WCH only dressed five offensive lineman for that game. Egan said that his team actually ran a play in the second half with just four on the O-line. “It ended up being one of our biggest gains of the night,” Egan said. “One of our five guys got injured and the refs should have flagged it, but somehow, we were able to get (the play) off.” The Wildcats will have rising seniors Seth Petty and Joey DiMarco, but Egan would prefer to use them both full time at defensive tackle.

Cypress Creek (CCMH)

The Coyotes were beaten 48-7 by Zephyrhills Christian Academy (ZCA) in their spring game. However, they were missing one of their best all-around players in Jalen Warren, who had a cast for a broken finger removed the day after the spring game. The Coyotes fared much better in the second half against ZCA after falling behind 40-0 in the first, getting two explosive plays from wide receivers Devin Santana and Tim Ford-Brown.

3 Things About Their Spring QB, Or Not QB: Jalen’s brother, rising junior Jelani Warren, took most of the snaps at QB last season, but head coach Mike Johnson is open to moving him to another skill position to take advantage of his speed and athleticism. The taller frame of rising senior Trevor Maxwell would make a good substitute at QB. Maxwell played sparingly under center last season, but played the entire second half of the spring game. “Maxwell only had two weeks of spring practice while playing baseball, but he picked things up quickly,” Thompson said. “With Jelani, it’s two different dynamics at QB. It will be a fun competition over the summer during the 7-on-7 games.” Black Magic: Rising senior Devin Santana might just be the biggest threat on the offensive side of the football for the Coyotes. He led the team with 10 catches and 134 yards last season, and has the size, speed and hands every coach dreams of at the high school level. Santana had a sparkling play in the spring game against ZCA, scooping up a ball thrown at his feet on a five-yard slant and then turning it upfield for an 80-yard touchdown. If the Coyotes can figure out a way to get the ball in his hands, look out. You Got Players: When Johnson started the program a year ago, he had a grand total of three players. Obviously, this past spring game was the program’s first, as 36 players dressed against ZCA. “I’m extremely proud,” Johnson said. “We had 20 days to get the guys ready (for ZCA) and we showed flashes of what we can accomplish.” The Coyotes are still in search of an opponent for the pre season.

Somehow, Michael Phelps Was Not The Highlight Of The Lagoon Grand Opening!

When you’re a former (average) high school swimmer who spent a lot of time training with much faster swimmers — none of whom were named Michael Phelps — it’s hard to imagine how much someone like me would look up to the most decorated Olympic athlete of all time. Coincidentally, I’m also one of the people who couldn’t understand how a 7.5-acre Crystal Lagoons amenity, the first in the U.S. — with no houses abutting it — could possibly work in the “middle-of-nowhere” portion of northern Wesley Chapel, off Curley Rd. Well, as pumped as I was to be one of the media members who got to ask Phelps, the Global Ambassador for Crystal Lagoons® US Corp, about how it felt to be in Wesley Chapel for this historic event on Apr. 28 — the opening of the first Crystal Lagoons® amenity in the U.S. — once I saw the brilliant turquoise water of the coolest (and largest) swimming pool ever, the kayaks and paddleboards lined up along the “banks” of the lagoon, and (conservatively) more than 1,000 people, some of whom were making use of the beautiful, swim-up bar area (even though people weren’t supposed to be swimming in the water at all that day), well, let’s just say that, suddenly, my hero worship of Mr. Phelps was replaced by me thinking about buying a home in Epperson. This affordable, residential home community is being developed by the Metro Development Group’s Metro Places, where all of the houses will be within walking distance or 3-5-minute drive from a feature that will soon no longer be the only Crystal Lagoons® amenity in the U.S. (NOTE: The day we went to press, it was reported by ABC Action News that the Crystal Lagoons® had been closed after it was discovered that 19 buildings at the site were built without county building permits. Metro’s president, Greg Singleton, told the station that it was a “bump” in the road and that it will be resolved with the proper paperwork within weeks.) Metro is developing nine Crystal Lagoons® amenities in Florida alone, including one in Wimauma and one north of Epperson, in the Mirada development. So now, I totally can understand why Metro has gone all in on these gigantic, self-sustaining pools, which reportedly use less water than a golf course. And, best of all, the answer is YES — once the lagoon in Epperson’s filtration system is fully functional — which should be sometime this summer — you and your family will be able to spend the day there for only $25 per person. There will be a website for purchasing passes online, but at our press time, that website was not yet up and running, but we’ll keep you posted! — GN

Wesley Chapel Rotary Scores Another Fund-Raising Hit With ‘Hats & Horses!’ I grew up 15 or 20 minutes from Belmont Race Track in Elmont, NY, but I never attended a Belmont Stakes (the third jewel in horse racing’s “Triple Crown”), nor have I ever attended the Kentucky Derby at historic Churchill Downs in Louisville, KY. I have, however, been a proud attendee of several Kentucky Derby parties, but nothing quite like what I experienced on May 5 at the amazing Waller Ranch (owned by Charlie and Cindy Waller) outside of Dade City. That’s where the Rotary Club of Wesley Chapel — which meets Wednesdays at noon at Lexington Oaks Golf Club — hosted its first-ever “Hats & Horses Kentucky Derby Party,” a fund-raiser that event co-chair (and the club’s president-elect) David Gainer says was attended by nearly 200 people (paying $75 per person) and raised $9,200 net, of which the club will donate $7,500 to Habitat for Humanity of East & Central Pasco County. “These funds will specifically be used to supplement the construction cost to build a home in Wesley Chapel for a deserving family,” Gainer says. “The event was a major success overall!” Although Jannah and I had a concert to attend right after Justify won the first jewel in the crown that day (the chestnut colt put himself in line to be the first Triple Crown winner since American Pharoah in 2015 and the 13th in history to win all three races by winning the See “Derby Party” on pg. 42!

900º Woodfired Has A Lot More Than Just Two Kinds Of Delicious Pizza!

MOST

By GARY NAGER

Neighborhood News readers recognize how much I enjoy doing our dining reviews, especially when I get to do stories about my favorite local eateries and their restaurateurs. Case in point: 900º Woodfired Pizza, located in the Shops at Wiregrass, which is owned by someone I’ve really only known since he and a former partner opened it in the mall seven years ago. Today, long-time New Tampa resident Steve Fallabella is the sole proprietor and Steve is a very handson kind of owner (like a certain newspaper editor) and he has an authentic Italian heritage and knowledge of good food honed in New York. Steve says he also enjoys being the “delivery boy” for 900º Woodfired’s growing catering side of the business (more on that below). Even though I’ve never been a New York sports fan myself (I root for the Rays, Bucs and Lightning), Steve is a lifelong Yankees fan who also is a past president of his subdivision in West Meadows. And yes, 900º Woodfired, which isn’t a chain and is one of the most successful places to eat at the mall, is a really good restaurant, even though its primary business is still pizza — both New York-style and the 900º

woodfired Neapolitan style that gives the place its name. But, I told Steve that even though a pic of each kind of pizza will likely slip into this article, I really wanted to focus on everything else there is to eat at 900º Woodfired.

For Starters...

I’ve mentioned in previous stories about 900º Woodfired how much I enjoy the caprese appetizer (fresh mozzarella, sliced tomato, oregano, extra virgin olive oil, balsamic vinegar and fresh basil served on a bed of mixed greens), and the entire Neighborhood News staff recently got to enjoy a variety of other starters, including the fried, cheese-filled raviolis (served with a marinara dipping sauce), the fried calamari (also served with marinara) and the homemade bruschetta. My favorite appetizer that we all sampled this time around, however, were the oven-baked naked wings. We split an order of ten wings — five with no sauce and five with garlic and parmesan — and they come out crispy outside, moist inside and the garlic parmesan sauce wasn’t overpowering, as it can be at some places. The wings went down easy with my 23-oz. Peroni Italian beer on draught, and bottled beers and a variety of house wines also are available. But, my favorites at 900º Woodfired are the pastas, and I’m not talking about baked items like lasagna and baked ziti, although those also are on the menu —

Penne w/Pesto Genovese, Chicken & Spinach

Tortellini Della Casa

and they’re pretty darn tasty, too. My favorite pasta combination on the menu is the beef-and-veal-filled tortellacci, which are pasta “pockets” (some call them “purses”) filled with ground beef and veal in a classic Bolognese (meat sauce). So good. I also enjoyed the tortellini della casa, which are spinach-and-cheese-filled tortellini in a sautéed tomato sauce with black olives, chopped garlic and fresh spinach. It’s probably also not too surprising to our readers that I often take advantage of 900º Woodfired’ “Create Your Own Pasta” option. I almost always choose the penne pasta with pesto Genovese sauce, grilled chicken and sautéed spinach. It’s such a huge portion that I usually have it as a side dish with every meal for several days and the penne always comes out al denté (firm), as I prefer it, without having to ask for it that way.

Fried Ravioli

Pizzas, Catering & More!

OK, yes, 900º Woodfired Pizza does have pizzas, too (having won “Best Pizza” in our annual Reader Survey in 2015-16), but I’m going to be honest again — I’m biased as to which style of pizza I prefer. Although the 900º F, wood-burning oven (photo, left) is awesome to watch, I’ve never liked wood (or coal)-fired, Neapolitan-style pizza as much as I do true New York-style options. I’ve never been to Naples, but I grew up on Long Island and lived in Manhattan in my 20s, so the more authentic, the better. Steve knows that using the best ingredients (never mention the words “Papa” and “John” in the same sentence to me) makes the best pizza and his New York crust is legit and his blended pizza sauce and mozzarella are the real deal, too. So, I still prefer regular ol’ NY-style

cheese pizza the best, but for the pics for this story, I wanted to show 900º Woodfired’s delicious toppings, so the photo above right is a large (16”) NY-style pizza that is half-pepperoni, half-”Mega Meat,” with ‘ronis, sausage, bacon and ham. To no one’s surprise, none of it was left over. As for the woodfired pizza that gives the place its name, we decided to try a couple of pizzas other than our usual (and super-delicious) Neapolitan-style margherita pizza and went a little exotic. Several in our office went crazy over the 12” medium-spicy Buffalo chicken pizza, but I was stunned at how much I loved the Ortolano pizza, which is a veggie lover’s dream — a sauceless pie with fresh mozzarella, sliced cherry tomatoes, marinated zucchini and eggplant, artichokes and fresh basil. The pieces of artichoke were huge and a little overpowering, but this is one delicious and unique pizza. And, for those who want or need gluten-free pizza, every pizza on 900º Woodfired’s extensive

menu is available as a 10” gluten-free. “Our newest growth area is catering,” Steve says. “Through the EZcatering Network and word of mouth, our catering has doubled over last year. And our online catering reviews have been awesome. We will soon be publishing a new catering menu, and eventually buying a vehicle dedicated for the catering business.” Steve is one of those techie people who jumps all over the latest industry trends. In fact, 900º Woodfired was the first Wesley Chapel restaurant to use Ubereats. “I helped Uber recruit more restaurants in Wesley Chapel, so they would deliver into more subdivisions,” Steve says, “and our delivery business just took off. We’re part of the industry shift to the convenience of dining at home vs. dining out.” ” He also offers online ordering for takeout. Nibbles & Business Bytes The Latest & Greatest News In Dining, Shopping & Business In New Tampa & Wesley Chapel!

Congrats To The North Tampa Bay Chamber Of Commerce!

O.K., so it’s not called the Wesley Chapel Chamber anymore and the new office is located in Lutz, but May 10 was still a pretty big day for the recently renamed North Tampa Bay Chamber of Commerce, its CEO Hope Allen and her staff, Board of Directors and Ambassadors. They and a total of about 200 Chamber members and guests were all on hand when Allen cut the ribbon at the Grand Opening of the Chamber’s new office at 1868 Highland Oaks Blvd., Suite A-1. “This is such an amazing day for us,” Allen said, holding back tears. “Thank you for your continued support as we continue to support the businesses in our three-county area.”

It was as hot inside the Chamber’s new office — which also rents out suites to a number of tenants (who also had ribbon cuttings following the Chamber’s own scissors ceremony) — as it was outside, where the Wesley Chapel Rotary Club band “Strictly Business” played, there was great food provided by Chamber members like Culver’s and Chick-fil-A of Wesley Chapel, The Private Chef of Tampa, A Dash of Salt & Pepper, Fresh Healthy Café, Ava’s Lowcountry Cuisine, Tijuana Flats of WC, Menchie’s Frozen Yogurt, Prime 19 Events at Cheval, Top Shelf Sports Lounge (at Florida Hospital Center Ice), Catering by Vesh, CBK Catering & Events, Chuy’s Tex-Mex, Jersey Mike’s Subs, Brunchies (Lutz), Pinchers Crab Shack, Buttermilk Provisions and Craft Café & Coffee Shop and beer and wine from A Time for Wine.

Also attending were dignitaries like State Rep. Danny Burgess, Pasco County commissioners Mike Moore and Jack Mariano and Pasco’s comptroller and clerk of courts Dr. Paula O’Neil, all of whom were genuinely excited to share in the celebration. And, since the new Chamber office also leases space to other businesses, those businesses also held ribbon-cutting ceremonies during the event, including Realtor Mollyana Ward and Lagoon Realty, Washington Woods Accounting, Furr & Wegman Architects and Rettig & Associates. In addition to the Strictly Business band, Allen also thanked Acme on the Go , West Coast Rentals and her staff for their help in making the Grand Opening another smashing success. For Chamber membership & other information, visit NorthTampaBayChamber.com or call (813) 994-8534.

La Prima Pizza Is For Sale!

If you love NY-style pizza as much as I do, you probably love La Prima Pizza, located next to the SuperTarget in the Northwoods Plaza. If you’re interested in owning and/or operating a successful local restaurant, one of the few true NY-style pizza places in Wesley Chapel, you definitely should talk to La Prima owner (and my long-time friend) Willie Lopez and his Chef Dino, who are looking forward to retirement after 15 years of serving the Wesley Chapel community. “It’s been an amazing run for us,” Lopez told me as I enjoyed yet another perfect slice from La Prima. “I believe there’s still tremendous

growth opportunities here in an established, turnkey business. It just needs to be someone else’s business to make it happen.” If you’d like more information about La Prima Pizza (1211 Bruce B. Downs {BBD} Blvd.), stop in or call Willie Lopez at (813) 907-2878.

Checking Out The Basement

Speaking of pizza, I know that many of our readers are still anxiously awaiting the Grand Opening of the new location of Amici Pizza (and Salon Tres Anne) in a new, freestanding building located a quarter-mile north of the Grand Oaks plaza that Amici and the salon used to call home. Although the new building is getting close to completion, we still haven’t heard an opening date announced. On the other hand, we have already visited The Basement Beer & Wine Bar (photo on next pg.), the new bar and entertainment venue which has been open in Amici’s former space in the Grand Oaks Plaza for a couple of months. I wish that The Basement would have full liquor, but the place that husband-and-wife owners Jason and Ashley bill as “The Best ‘80s Bar in Tampa” does have a fun vibe and offers DJ dancing on weekend evenings, trivia and karaoke during the week (my buddy, Gary Carmichael of Heart & Soul Karaoke is there on Thursday evenings), a pool table and a great selection of craft and other beers, plus a variety of house wines.

Here & There, This & That...

• The latest word from a company spokesperson on Bahama Breeze Island Grill, which is getting ready to open just east of Chuy’s Tex-Mex on the north side of S.R. 56, is that the Wesley Chapel Bahama Breeze

should open this summer, sometime in July. We’ll keep you posted when the company announces an actual opening date. • And, for those who can’t get enough pizza, we also have not yet gotten word as to when the new Pomodoro Pizza will open

in the same plaza on S.R. 56 as Wolf’s Den (in the space formerly occupied by Kwan Ming Bistro), but the new sign promises New Jersey-style pizza, which New Yorkers will agree is slightly different than New York style, but we’ll let you know more when Pomodoro opens. • The new Burger King, which will be the first new business to open in the development known as Brightwork Crossing, just west of the Walgreens at the junction of S.R. 54, S.R. 56 and Wesley Chapel Blvd., is now hiring. The building is nearly complete and should open before the unnamed apartment complex in the same development, which now has multiple buildings coming out of the ground. We’ll keep you posted.

• I was sad to hear that the Ellen’s Hallmark store in the City Plaza at Tampa Palms shopping center was closing by May 31. A spokesperson for the store says that Publix, the plaza’s landlord, had raised the rent too high for the 20-year-old store to continue. The Ellen’s Hallmark store in the Shoppes at New Tampa (S.R. 56 at BBD) is still open. — GN

‘Derby Party’

Continued from pg. 34 Preakness Stakes on May 19), my understanding was that there were awards given away for the best ladies’ hat and best-dressed gent, and I can’t remember ever having more fun at a Kentucky Derby party, much less to raise money for such a worthy cause. Not only were there amazing hats and outrageous outfits, the “barn” at the Waller Ranch was transformed into a speakeasy-style casino (the Rotary Club also wants to thank its sponsor Complete Climate Control; which donated the A/C unit and labor to be installed in this home for the event — a total value of $6,200!), with great table games, plus lots of mint juleps and Kentucky bourbon, great live music with the Shawn Brown Band and local

dignitaries such as Congressman Gus Bilirakis (photo above, far left), Pasco County commissioners Mike Moore and Ron Oakley (Ron’s

wife, Deirdre, brought along a couple of her prized thoroughbreds for photo ops) and State Rep. Shawn Harrison.
