A RE/MAX AGENT CLOSES A DEAL EVERY :30 SECONDS Why You Should Build A New House in a Strong Market
Are you thinking about entering the housing market? Low mortgage rates are driving people to enter a market with a decreasing supply of available homes. For prospective home buyers, this can be daunting. On the other hand, home builders are surging.People are turning to building the ideal home that better suits their family’s changing needs.
The National Existing Home Inventory is Shrinking
There are fewer houses for sale in the U.S. right now, which means competition is fierce. Inventory continues to dwindle as the months go on. What this means for home buyers – or people deciding between buying or building – is that they should expect to pay more for existing homes right now. Housing prices continue to rise as inventory shrinks.
Low Mortgage Rates Are Bringing More Buyers into the Market
The 30-year fixed-rate mortgage rate fell to record lows in recent months. More people are able to secure low-rate mortgage loans and enter the market. This further exacerbates the dwindling house inventory and skyrocketing home prices. If you’re on the fence about building or buying a home right now, consider what the process of buying a house in this market might be like. Not ready for the bidding wars or settling at the higher end of your budget, consider building.
Builds Are Increasing Across the U.S.
More Americans are working from home right now than ever. Some companies are transitioning their workers to the office in shifts, with people working just a few days a week in the office. If you’ve found yourself thinking about your home as a place for your family AND your business, you’re not alone. Housing production is growing. In addition to concerns about housing prices and smaller inventories, people are opting to build because they are investing in their future. If you’re looking to make the switch to a new home, take the time to figure out what your family needs. Building your house allows you to create spaces that are perfectly suited to your needs, whether it’s a floorplan made for entertaining, a walk-out basement, or a quiet home office. Whatever you need, your newly built home can provide and historically low-interest rates may help your dream of building a new home be more attainable. Riverdale Pianist Delivers Instruments and Hope to the Underprivileged
3
By Steve Sears 1-year-old Dr. Patricio Molina has accomplished many things, including attending college classes for music at the age of four. However, perhaps his biggest thrill is getting instruments to individuals who want to learn to play them but can’t afford them. Molina is the co-founder and president of Notes for Growth Inc., a non-profit foundation that gives musical instruments to underprivileged children. He explains its purpose. “In 2018, one of the things I noticed is that a lot of people in this area want to get rid of their pianos, either because they want to play an electronic keyboard, which is easier to move and it’s more flexible, or because no one’s playing the piano, so they just want to get rid of it.” He also noticed that there were a lot of people that needed pianos, especially students that could not afford the instrument, so he wanted to find a way to connect both sides and has. “We’ve sent three shipments of pianos to Chile, we have given a few pianos here in this area, and we’re looking to expand with other instruments as well, which we will send to the Dominican Republic, to Puerto Rico, and hopefully will expand to the Middle East as well.” A Carnegie Hall concert is scheduled for October 15, 2021 to support the non-profit. “I was born in Chile, but my mom is from Syria, so I’m half Arabic, half Chilean,” Molina says of his background. “I learned how to write and read music before I learned how to write and read Spanish, which is my native language. So, my first language was always music, and even before I was conscious of knowing, I was already playing music.”
Molina was the first musician in his family. “There was a piano in the house - and I see this with my son, Tommy - we have all these toys laying around, but he goes to the piano. That’s what he wants, just to hear different sounds. And I’m told by my parents that’s what I did, and my dad wanted to take advantage of all the time that I was spending on the piano. I picked it up so quickly that, he began to look for teachers that would teach me music, and there were not many willing to take on a three-yearold student,” he says. However, the University of Chile was, and at age four, continued on page 4

“Laura was terrific! From the beginning she knew what the listing price should be for the property to sell. Unfortunately we did not heed her advice and listed for a higher amount. After Covid hit and a few months of sitting there we lowered to the price she originally suggested and we had several offers on the house. We are glad to say it sold for the asking price. Throughout the process Laura was there to help us with anything we needed. She was great to work with, and she knows what she is talking about. Thank you Laura.”

continued from front page the school gave him a full scholarship to study music and piano. “Obviously, all my classmates were a lot older,” he recalls, “but many of the teachers and the whole community were very laid back, because there were some terms I could not understand because I was too young. The teachers were kind, very nice to me, and they would spend some extra time trying to explain.” Molina, who serves as Music Director at Saint Thomas the Apostle Roman Catholic Parish in Bloomfield, has two doctorates, a D.M.A. in Piano Performance, and a Ph.D. in Music Composition, both from Rutgers University, a first in the history of the school. “I am surprised it’s the first one, to be honest with you,” Molina says. “No one has done two doctorates from it. But for many hundreds of years, that was the thing to do: be a composer, an academic, and a performer. I’m bringing all of that together (again). I’m hoping to help to change that.” Molina also has exciting career developments. First, he is collaborating with the New Jersey Youth Symphony Orches-
tra. “They’re phenomenal,” he says, “and the music that I wrote is not easy at all. And they’re really stepping up, you know, they’re little professionals. There’s two pieces that I wrote for them.” One is based on his Chilean culture, and the second one is Arabic. “I’m celebrating both of my cultures,” he says with a smile. Then there’s his partnership with the Nokia Bell Labs experiments in the Arts and Technology Department. “This honestly is a dream come true,” Molina says. “I never thought that I would be able to do something this exciting, and that is bringing the technology of the orchestra together with the current technology, which is a cellphone. You download an app, and you’re going to be part of the composition.” The premiere date is sometime in May 2021. Molina has been married to his wife, Mallory, for 1 ½ years, she a singer who has a master’s degree in Voice Performance and Pedagogy from the University of Connecticut, and he is a proud dad to Patricio Jr. (also known as Tommy). Autism Spectrum Disorder in New Jersey
A
Written By, Chris Bauer MD pril has been dedicated as World Autism Month and April 2 has been declared World Autism Awareness Day by the United Nations. According to The N.J. Department of Education, Autism Spectrum Disorder (ASD) affects 1 in 45 children in New Jersey. New Jersey has the highest rate of Autism spectrum disorder in the nation. In the last ten years, NJ has seen greater healthcare funding, more legislative measures, and more public advocacy for Autism research and awareness. In discussing Autism spectrum disorder, correct terminology usage is very important. Autism spectrum disorder (ASD) is a neurological developmental disorder with deficits in social communication and interaction with restricted and repetitive patterns in activity and behaviors. Intellectual impairment and delayed or absence of language development are often observed as well. The repetitive movements often include hand flapping, rocking, toe walking or swaying. As the name implies Autism spectrum disorder is a diagnosis that encompasses a spectrum of criteria and no two people are affected in the same way. Boys are four times as likely to have Autism spectrum disorder as compared to girls. In addition, there is also an increased risk of ASD in siblings born after a child has been affected by Autism spectrum disorder. People with Autism spectrum disorder are also more likely to have seizure disorders and as many as 50 percent have attention deficit hyperactivity disorder. To date, there has not been any agreed-on consensus on what the cause of Autism spectrum disorder is. A recent theory suggests that ASD is inherited genetically, and that brain development is affected i n the process. The inherited altered genetic material will then alter the neural pathway of
that individual. Exposure to environmental toxins, teratogenic material, and infections during pregnancy have been shown to increase ASD rates. Having a preterm delivery, low birth weight, being exposed to certain antidepressants, and medications used to treat seizures in utero or swallowing meconium at the time of birth will increase a persons’ risk of getting Autism spectrum disorder. Diagnosing those with ASD early is an essential step in obtaining support services for children. The American Academy of Pediatrics recommends screening for Autism spectrum disorder at 18 and 24 months. Children’s parents who have concerns that their child has ASD can go to their primary care provider for an initial evaluation. Other healthcare providers who can assist with a diagnosis of Autism spectrum disorder include child psychiatrists, developmental-behavioral pediatrician, child neurologists and neuropsychologists. When a child is initially evaluated for ASD by a provider, a thorough history and physical is taken. Then a diagnosis of Autism spectrum disorder is made using observation of the child’s behavior and history and aligning that with the diagnostic criteria. After the diagnosis is made, early intervention with programs tailored to assist a child’s language, social and behavioral skills have been shown to have a significant positive effect on a child’s future development. Examples of early intervention programs include, speech therapy, family therapy, physical therapy, hearing impairment therapy, and nutritional services. The goals of early intervention programs are tailored to each individual child and aim to assist with thinking, physical, social, emotional and communication skills. A complete listing of early intervention programs in New Jersey is available to families on the Department of Health in New Jersey website (www.njeis.org).

Wake Up Refreshed
Simple Ways to Begin Your Morning
R
eady, set, go. Just as you would set off at the starting line of a race, this hectic pace is how mornings begin for many men and women. Instead of waking with dread to face another hectic morning, consider these tips for a healthier way to ease into your daily rituals. While these activities may require you to allow extra time, you may be pleased with the productive results. Meditate. A practice that has been around for thousands of years may still be one of the best stress busters for hurried mornings. To start, find a place in your home that is free of noise and distraction. Practice sitting still, with eyes closed, and focus only on your breathing. Using deep, controlled breaths, try to steer your thoughts away from negative and stressinducing thoughts. Stretch. While the most health-conscious person may opt for a morning sweat-athon, working in some stretches can also be beneficial. When you awake, think about oft-used muscles and extend each one for 15-30 seconds. Activate. Give your brain some fuel in the morning while also doing something nice

for your mind. For example, journaling is a gentle way to ease into your morning and get your brain firing. If you can’t think of a topic, simply write down a few affirmations for the day, revisit a pleasant memory from your past or scribble down a goal for the week. Journaling can be an uplifting way to engage the mind and express gratitude for the day ahead. Find more tips for starting your day on the right foot at eLivingToday.com. (Family Features)

Get Your Dog in Shape
H
umans are not the only animals that may get a bit pudgy around the middle and tip the scale in the wrong direction. Man’s best friend can also pack on some extra pounds, necessitating a workout plan to get back into shape. According to the Association for Pet Obesity Prevention, fifty-three percent of adult dogs in the United States are classified as overweight or obese by their veterinarians. Yet, pet owners are sometimes unaware that their prized pooches are overweight. Overweight dogs and cats face some of the same health risks as overweight men and women. Musculoskeletal problems, such as degenerative joint diseases, and back problems have been linked to obesity, as have heart disease and respiratory problems. Diabetes and heat or exercise intolerance are other side effects of being overweight. But a pet’s weight is not the lone indicator of how healthy the animal is, and the ideal weight can vary from dog to dog. A body condition score is helpful in determining a pet’s ideal body weight. Some indications a dog may not be at a healthy weight include: • a belly that hangs below the rib cage area • a belly that moves when the dog moves, unless the dog
• a less active lifestyle, including avoiding exercise and play • excessive panting Keeping a dog in shape is one of the best things an owner can do for its’ pet. But what if the dog already has packed on a few unnecessary pounds? It’s time to start a canine fitness routine and follow some other guidelines. Talk to the pet’s veterinarian. Obesity could be the result of eating too much or inactivity, but it also can be a sign of a serious condition. If a routine exam and blood work come up normal, then a plan can be started for helping Fido shed the weight. Consider a new food. There are many different types of foods on the market, including low-calorie options. Some foods contain extra fiber to help the dog feel fuller without having eaten as much. 1. Statins reduce your chance of experiencing a CV event by up to 90%. False. Statins, diet and exercise can lower your risk by about 25-35%, but for many patients, controlled cholesterol doesn’t eliminate CV risk. This residual risk, or “persistent CV risk,” puts millions of patients at risk and has been the focus of therapeutic development for many years. 2. Managing high triglycerides along with taking statins is enough to reduce your risk. False. High triglycerides are a CV risk factor but lowering them won’t necessarily reduce your risk. For example, earlier generation medicines prescribed to lower triglycerides, like fenofibrates and niacin, failed to show clinical benefit when used with statins to reduce CV risk. In fact, the FDA withdrew approval for fenofibrates and niacin in combination with statins because they add potential risk with no proven benefit to heart health. 3. Fish oil supplements are a proven way to get protection from a CV event. False. Fish oil supplements are not FDAapproved medicines intended to treat or prevent a medical condition. Despite multiple clinical studies, these products have not been proven, to reduce CV risk on
top of current medical therapies including statins. 4. Having a first CV event, such as a heart attack or stroke, puts you at greater risk to suffer another. True. Having a CV event makes you more likely to suffer another. That’s why it’s important to protect against a first CV event or future events. To closely monitor your heart health, stay in close contact with your doctor and reduce your risk by keeping up with your medications, exercising and sticking to a healthy diet.

When an Extension Makes Sense
W
hile most people should file a tax return by April 17th, you have the option of delaying your filing date until Oct. 15 with a tax extension. When to file an extension: • Missing or incorrect information. If one of the forms you need to file your return has an error on it, it is often better to receive a corrected form before filing. • Recharacterizing Roth IRA rollover amounts. If you’ve rolled funds from a traditional IRA into a Roth IRA, you may want to reverse it later if the investments lose value. This so-called recharacterization process can be done up to the extended tax-filing date of Oct. 15, and in many cases it makes sense to wait until then. Note that 2017 is the last tax year you can
use the recharacterization process, which was eliminated for future years by the Tax Cuts and Jobs Act. • For self-employed retirement contributions. The self-employed can use an extension to buy time to fund an SEP IRA. This extended time frame does not apply to traditional IRAs and Roth IRAs. • Avoid late filing penalty. If you fail to file a tax return, two tax penalties come into play: a late filing penalty and a late payment penalty. By filing an extension, you can push out the potential late-filing penalty for another six months even if you cannot yet pay the tax. • A separate New Jersey extension needs to be filed if there is a payment due to the state. Make sure your New Jersey tax liability is a minimum of eighty percent
paid or the extension will be retroactively denied. Penalty and interest will be imposed from the original due date of April 17, 2018. If you don’t owe New Jersey the Federal extension Form 4868 will cover New Jersey. Robert P. Grateful Dogs Grooming and Daycare Opens in Wayne
2
By Steve Sears 6-year-old Alex Mazur recalls that summer day on Lake George with his girlfriend, Kylie Freer. “We were sitting by the lake and I said, ‘I want to do it. I want to work with animals,” he recalls. Mazur was working as a UPS driver, delivering packages daily. “And I wanted to do something that I loved,” he says adamantly, “and dogs were it. If I was going to work that hard, I was going to do it on my terms. I knew I wanted to do it. I went to school to learn how to groom dogs, and here we are today.” Grateful Dogs Grooming and Daycare opened on March 8. Freer, 24, who works as a Project Manager in the horseracing industry and is getting her MBA at Seton Hall University, handles the finance end of the business, while Mazur handles the grooming side, where he is perfecting his skills at the Clip Shop School of Dog Grooming. Postschooling, he also worked at various grooming spots in addition to a doggy daycare facility. He was ready for this opportunity and, his schooling and skills indeed being stellar, here is the foremost reason. “I just wanted to work with animals. I had animals my entire life. My entire childhood growing up, I was always around canines, and especially when I met Kylie, I took her dogs and I just fell in love with her dogs, too. I felt like it was a good career for me to work with canines and give them a place to play and make them feel safe and keep them safe
as well grooming-wise with their grooming needs.” Freer, with her financial and business acumen, feels the fact that Grateful Dogs has a bunch of different revenue streams (“We have grooming, we have daycare, we want to offer retail, we eventually want to go into training, and we have some big ideas…”) is important in seeing the bigger picture. “With my expertise on the business end and looking at the finances and seeing the best phased approach to get to kind of our bigger goal, is what I think really complements my skills with Alex’s creative mind and his actual skill set with the grooming of the dogs.” The 3,000 square foot Grateful Dogs - which is open Monday through Thursday, 7:00 a.m. to 7:00 p.m. for daycare, and 9:00 a.m. to 5:00 p.m. for grooming, and Friday, 9:00 a.m. to 5:00 p.m. and Saturday, 9:00 a.m. to 3:00 p.m. for both daycare and grooming (closed Sunday) - offers an abundance of services. Included are bath, full grooms, de-shedding, de-skunking, nail trimmings, anal expression, and blueberry facials. Grateful Dogs also has a variety of daycare packages for all types of dog owners, including both full day and half day daycare. Daycare at Grateful Dogs is designed to offer a safe and fun environment for all dogs, and with indoor, outdoor, and small dog daycare rooms, there are options for all breeds. Here’s another asset. “The groomers that I have working with me as well have many years of experience,” says Mazur. “The groomers I have, as well as myself, have continued on page 15

We have tons of experience.” Freer piggybacks on Mazur’s comments, “Aside from experience, Alex really did pick pet groomers that really care for the pets and the dogs. They have their own approach, so they’ll have their own undivided attention, and they really take
their time. It doesn’t matter how long they take or what they need. They really will move mountains to make sure that dogs are safe and comfortable, and the owner is happy as well.” Per Freer, Mazur is also the creative mind behind the business, designing the logo and the interior of the facility, ensuring that the grooming room specifically was tailored to the comfort of the groomers so they can groom in the best environment.

“The safest environment possible, yeah,” says Mazur. “And,” adds Freer, “to make sure that the dogs were comfortable as well. That’s kind of why we looked at the biggest space. So, he (Mazur) really has a knack for that aside from grooming. He really understands the industry and came up with the name ‘Grateful Dogs’ with the pun, and I think he really did a good job with that.” “And with her business aspect,” says Mazur of Freer, “I’ve seen how Kylie works all the time, with many different companies, taking on internships and everything. I think Kylie’s really qualified to help me run the business end of it and also,” “And Alex can teach me how to groom and really care for the dogs,” Freer interjects. “I actually sat in on a couple courses that he was taking just to sharpen his skills a little bit on the grooming side as well as the daycare just to make sure that the dogs are as safe as possible in group play and seeing what we can offer to stimulate their minds and get them excited
to be here.” Pairing their talents, Freer says she really believes that she and Mazur can make Grateful Dogs a success. “And you know,” she attests, “being young it definitely is scary and there’s a lot of things that we didn’t know about. But also, being so young, it’s kind of like, ‘Well, what do we have to lose? We have the support of our family, friends. They think we could be great at this. Let’s believe in ourselves.’” The duo plans on having events at Grateful Dogs and looks to get involved with adoption agencies. “We really want to see where we can make the most impact,” says Freer. “We really want to partner with one that we feel that we can help and really make an impact on these dogs’ lives. I think we have the space to do it. We’re looking into some things that we can do now, aside from just hosting events. We can offer donations or something along those lines. So that’s something on our radar right now.” Grateful Dogs is located at 1123 Rt 23NJ Wayne. Call 973-954-7703 and visit www.gratefuldogswaynenj.com.

Pompton Lakes High School Well Represented on the Goose and Doc Show
I
By Steve Sears t’s about sports – locally and nationally – and it’s about high-spirited banter and humor. Most of all, it’s about friendship. Every Saturday from 12:15 p.m. – 2 p.m. former Pompton Lakes High School football and basketball player, Ryan (Goose) Gosiker and current PLHS Principal of 16 years, Vince (Doc) Przbylinski get into some heavy sports talk on the Goose and Doc Show on WTBQ AM 1110 / FM 93.5, and WGHT AM 1500 / FM 98.3. Live streaming is available at www.wtbq.com for those outside the listening audience area. However, there is also the fun side, and you can tell both value each other as they trade barbs as well as team and player statistics and stories. And here’s a guarantee: even if you are not a sports fan, this duo might convert you. If not, they’re great company during your early Saturday afternoon. Gosiker, who also went to Wesleyan University and played football, is doing something that he loves. “I say every day ’I get to do a Super Bowl every week.’ I think we can go back to the first week in December. It kind of was sprung upon me…that demo tape that we were putting together, our
bosses Frank (Truatt) and Taylor (Sterling) said, ‘Put it on.’ And we put it on, and the show’s been great ever since.” Gosiker’s goal was always to host his own show, but “it’s hard to do by yourself. The Doc and I have stayed close since I graduated high school in 2016 – I can’t believe it’s going to be five years this June - but we stayed close. I reached out to him.” “Ryan came in and we sat in a conference room,” Przbylinski recalls, “and we were just talking about his career aspirations. As Ryan alluded to, we’ve been close really ever since I met him when he was in eighth grade, and I just said, ‘Look, if I was to do a show, I’d want to do it with you.’ And he said the same thing back to me.” Przbylinski also remembers Gosiker making a good point during the meeting. “He said, ‘You can’t sit there doing a show by yourself, and just laugh at yourself; you need someone to laugh with.’ And that’s what we’ve done. And for me, it’s an outlet from the rigors of the everyday job which I absolutely love. Born out of that was the relationship with Frank and Taylor of WTBQ and WGHT, which meshed with the relationship I have with Ryan, and born out of that is a show that’s a great outlet for me, and a great opportunity to continue to support a

continued from page 16 they’re giving us a report on their team - to get the fans more involved. We’d do it for our listeners; we just love having them be a part of the show as much as we are.” The duo would also like to get players into the studio. “We’ll learn a lot about them and their human side. We know what a lot of guys do can athletically, and we can find stats anywhere. But to see them in a human lens and have them laugh with us and just have some fun with us, blow off some steam, that I think is an obvious expansion for us moving forward.” Again, it’s a friendship. “I think you know the metaphor you hear with quarterbacks or pitchers: pretend like you’re throwing to your best friend or somebody that you’re close with,” says Gosiker. “That’s what this show is all about. I’m sitting across from a guy I know
I can always trust. We’ve come so far in such a little time, we’re excited to continue to build this, and were never going to be satisfied.” “We treat every show like a gift,” adds Przbylinski. “I will listen to what he has
to say, but he’ll continue to maybe value some of the wisdom that I might offer as someone who’s 30 years older than him. And that’s why it’s worked.” For more information, visit www.wtbq.com.

Security and Safety in Today’s Modern Life: By Richard Mabey Jr. Thomas Wolfe, in his first novel, Look Homeward Angel, continued to write the phrase, “a stone, a leaf, a door,” throughout his book. I think Thomas was using that simple phrase to emphasize the comfort and heart-felt warmth of stepping into one’s home, through the front door. For the past eight years, I have worked in the Security Division of a large, gated community in Central Florida. I have served in various capacities, from contributing to a weekly newsletter to managing a major gatehouse, to being a part of their public relations department. My purpose in writing this weekly column is to share the knowledge and wisdom that I learned from many classes, studying security manuals, and working in the day-to-day field of security. In this, my first column focusing on security and safety, I want to zoom in on the front door of your home. First and foremost, and I cannot stress this enough, please do have a window in your front door. The old peep hole is good. In fact, it’s better than having a solid front door, from which you cannot see the outside world from inside. But, it’s very important to be able to see who is at your front door. And, also to be able to see a wide range of your front yard from your front door. This was kept relatively quiet, but in Central Florida for a while, there was a situation where was this team of con artists and criminals who would knock on people’s front doors in various disguises and different pretenses. One classic situation, was where an elderly woman would knock on a
The Front Door
person’s front door and say that her car broke down and may she come in and use the phone. There were variations of this theme. But the main thing was for the stage person, the con artist of the group, to get into your house. That was the most important goal of all. Once a stranger, with evil intent, is inside your home, your defenses are cut down to bare minimum. For at that point in the game, they are holding the four aces. I remember back when I lived in Lincoln Park, it was around lunch time, and I was home alone. I was at my computer writing a newspaper column. This was around 1994 or so, just before cell phones were as widespread as they are now. There was a knock on the front door. I looked out from the living room window, there were two men at the door. Something about them, did not seem right. They had seen me from the big widow at the front door of the porch. Fortunately, the enclosed front porch acted as a kind of buffer between the outside world and the front door to living room. I thought if I ignored them that they would go away. They just stayed there, continuing to ring the doorbell. A good five minutes passed, and they were still standing there, continuing to ring the front door. And then something very strange happened, as if it was out of an episode of “The Twilight Zone.” One of the two men shouted out, “open the door, we know you’re home.” It scared me to no end. continued on page 22

The Front Door...
continued from page 18 I called the town police and explained to the dispatcher what was happening. I had been hesitant to call the police, I really didn’t want to bother them. Nor, did I want to come across as a worry wort. But I felt a sense of assurance when the dispatcher told me that I had done the right thing. That she was sending a police team out to drive to my home. The dispatcher also made it clear to me, not to go out and open the front door for these two men. Well, after I hung up the phone, I could easily see that the two men were still outside by my front door. They were continuing to ring the front door. Now, it was in a spirit of great impatience. The door bell would ring for long periods of time, with only a few moments of quiet, only to once again start ringing again. I was so very glad to see the police car slowly drive down Route 202 and turn down Mabey Lane and drive into my back driveway. Amazingly, the two men immediately left when they saw the police car come down Mabey Lane, as they were
parked along West Drive. Immediately after the two men left, I went outside and earnestly thanked the two police officers. They assured me that I had done the right thing. I told the police officers that I was hesitant to call because I just didn’t want to bother them. They also assured me that I did the right thing. The biggest thing to remember, especially if you are home alone, is that once you open your door to someone, you are leaving yourself completely vulnerable to them. Those of us who are good people, and do our best to live good lives, often lose track of the fact that there are very evil people out there in the world. The biggest thing to remember, when a stranger comes to your door, is always rule on the side of caution. And, follow your instincts. If something within you tells you that something is not right about a situation, by all means listen to that inner voice. Richard Mabey Jr. is a freelance writer. Hearty, Wholesome Dishes to Support Immune Systems
f feeding your family wholesome meals is a daily goal, keep in mind you can serve up tasty foods that also feed your immune system by including ingredients like mushrooms. With their earthy flavor, mushrooms – like many other fruits and vegetables – can also play a positive role in supporting a healthy immune system. Studies at Oregon State University concluded there are a variety of micronutrients important for supporting a healthy immune system. Consider that three of these nutrients (vitamin D, selenium and B vitamins) can be found in mushrooms, meaning these family-friendly recipes for Roasted Chicken Thighs and Veggies with Mushroom Orzo Risotto; Grilled Portobello Gyros with Yogurt Dill Sauce; Creamy Spinach, Mushroom and Lasagna Soup; and Asian Barbecue Sesame Salmon with Noodles and Veggies can help you add all-important nutrients to your family’s menu. The History of Jell-O
I
By Luigi Luciano have always had an interest in knowing when the products we use today were created. Most of us can’t imagine that there was a time without them. I wanted to take a look at some products and see what their history is. I start with Jell-O, a favorite of millions and as they say, there is always room for Jell-O!! HELLO “There’s Always Room for Jell-O.” This is the campaign slogan of a simple gelatin dessert that today is known as “America’s Most Famous Dessert.” The success story is one, the result of advertising and merchandising methods, new and different, never before employed. Salesmen, well-trained, well groomed, well versed in the art of selling went out in “spanking rigs, drawn by beautiful horses” into the roads, byroads, fairs, country gatherings, church socials, and parties to advertise their product. First came team-drawn wagons, to be followed by smart auto-cars. Pictures, posters, and billboards over the American landscape, as well as page ads in magazines, carried the Jell-O Girl and the six delicious flavors into the American home. In 1845, Peter Cooper dabbled with and patented a product which was “set” with
gelatin. Suffice it to say, it never did “jell” with the American public. In 1897, Pearle Wait, a carpenter in LeRoy, was putting up a cough remedy and laxative tea in his home. He experimented with gelatin and came up with a fruit flavored dessert which his wife, May, named Jell-O. He tried to market his product, but he lacked the capital and the experience. In 1899 he sold the trademark to a fellow townsman for the sum of $450. The buyer already had some success in manufacturing and selling. He was one of the best-known manufacturers of proprietary medicines. Orator Frank Woodward was born in North Bergen in 1856 and moved with his family to LeRoy in 1860. Life was not easy for the boy, but no job was too menial for him, because in his mind every opportunity was a step toward his goal. By 1876 he was making composition balls used by marksmen for target shooting. Then he engaged in the manufacture of a composition nest egg with “miraculous power to kill lice on hens when hatching.” This became a widely known and used product in the United States and Canada. On September 9, 1899 he purchased the name and the business of Jell-O from Mr. Wait. The bill of sale bears the name of Everett W. Bishop as witness. Manufacturing
was carried on under the supervision of Andrew Samuel Nico of Lyons, NY. Sales were slow and disheartening for the new product, but income from Grain-O remained steady. One day in a gloomy mood “O.F.” offered Sam Nico the whole blankety-blank business for $35. This story is vouchsafed by George McHardy. In 1900, the Jell-O name was first used by the Genesee Pure Food Company. The advertising campaign proved so successful that in 1902 Jell-O sales amounted to $250,000. Jell-O prospered and the consensus of the townspeople is carried in a colloquial expression heard in town “Grain-O, Jell-O, and Nico.”
From the beginning Jell-O’s advertising was directed by William E. Humelbaugh followed by Frank LaBounty. These men began the distribution of recipes and samples in 1904. A three-inch ad costing $336 in the Ladies Home Journal launched the printed portion of the campaign, and the first of the Jell-O “best seller” recipes rolled off the presses. In some years as many as 15 million booklets were distributed. Noted artists such as Rose O’Neill, Maxfield Parrish, Coles Phillips, Norman Rockwell, Linn Ball, and Angus MacDonald made Jell-O a household word with their colored illustrations. continued on page 28

History of Jell-O... continued from page 27 In 1904, Jell-O introduces the Jell-O Girl, four-year-old Elizabeth King whose father, Franklin King, was an artist connected with the Dauchy Company - Jell-O’s advertising agency. In her right hand the little girl held a teakettle and in her left a package of Jell-O. Advertising kept abreast of the times and so in 1934 General Foods, a pioneer in selling by radio, signed Jack Benny and the whole world came to know “J-E-L-L-O.” To return to the early days, on November 5, 1923 the Jell-O Company, Inc. was organized and took over the entire assets of the Genesee Pure Foods Company with no change in management or control. The purpose of this change was to protect the value of Jell-O as a trade name by closely identifying it with the business. The intent was to keep it from becoming a common noun. The officers in 1925 just before it joined with Postum were: Ernest L. Woodward, James Gordon Gilfillan, Charles W. Metcalf, Frank L. LaBounty, Donald Woodward, and Miss Beatrice Curtiss. Succeeding years saw Jell-O change from a hand-packaged business to a highly mechanized factory and become one of LeRoy’s most important industries. The search for new products and unique advertising and merchandising breakthroughs developed a

phenominal record. On December 31, 1925 the Jell-O Company, Inc. was sold to the Postum Cereal Company, Inc. by exchange of stock, thereby becoming the first subsidiary of a large merger that would eventually become General Foods Corporation. And so, the little Jell-O package which was born in LeRoy in 1897 grew from childhood to adulthood. Jell-O left its hometown to make its way in the wide wide world in 1964. Today Jell-O is manufactured by Kraft/General Foods in Dover Delaware. Jell-O Trivia Fruits that sink: seedless grapes and fruits in heavy syrup such as apricots, cherries, fruit cocktail, peaches, pears, and pineapple. In 1909, the Genesee Pure Food Company posted sales earnings of over a million dollars. Four years later, that number doubled. The people of Salt Lake City consume more lime-flavored gelatin than any other city in the United States The first four Jell-O flavors were orange, lemon, strawberry, and raspberry. Lime was introduced in 1930. Fruits that float: fresh fruits such as apples, bananas, orange and grapefruit sections, sliced peaches and pears, strawberries, and fruit packed in light syrup.

Catherine McCall Keeps in Touch with Those Gone Before Us
C
By Steve Sears atherine McCall remembers, when she was a child, her aunt had bought a new house, and she slept over in her cousin’s bedroom. Both fell asleep, but McCall woke up and saw a man standing in the corner of the room. Both engaged in an all night long staring contest. The next morning, when she went downstairs for breakfast and told her aunt about the encounter, her uncle walked in and said he had been talking with his new neighbor about the prior owner, and the description matched the gentleman in the room with McCall. The man had recently passed away. “I never forgot that,” she says. “That was my first real knowledge that I was seeing a legitimate person. He was attached to that house that they lived in. He didn’t do anything; he just stood in the corner and stared at me all night.” It also was her first real knowledge of possibly being a Psychic Medium, although she didn’t know it at the time. McCall was born and raised in Dover, and she has an office there. She has been a professional Medium since 2007 and explains the realm. “Mediumship is communicating with the spirit world, and the spirit world is heaven, and when our loved ones pass over, they use people like myself to communicate
with their loved ones that they’ve left behind. The information comes through our senses, so we hear, we feel, we smell, we face empathy. All of our senses are in use, and we call them our ‘clairs.’ So, with clairvoyance, clairsentience, and claircognizance – this is all coming through our senses. I use all of them, but I use clairvoyance with the seeing, clairaudience - which is hearing, and the feeling which is clairsentience.” McCall, 52, finally got used to the spirit world when she started reading for the public. “I didn’t really understand much about mediumship, and I started to discover it and really started to look into it when I was in my mid-30s.” The experience that changed her life forever occurred when she was age 37 and enduring a challenging period in her life. She was in the shower when she heard a female voice that said, “You need to snap out of it. You need to get yourself together, and get your head and your life together, because you’re going to change.” “I remember looking around and thinking, ‘Who’s talking to me?’ I heard it; it was so clear.” She exited the shower and prepared to go out for the evening, but the voice kept talking to her, and she kept asking, “Who is this?” Finally, at day’s end and late at night, the voice was still speaking to her and she asked who it
was one final time. “And the voice said, ‘This is your grandmother, your mother’s mother, Henrietta.’ She passed when I was a year old, and she said, ‘The depression is going to leave you, you need to get yourself together, you need to stop feeling sorry for yourself, because you’re going to take care of and help lots of people in your life. And if you can’t help yourself, you’re not going to be able to help anybody else.’ And I said to her, ‘Why are you saying this to me?’ And she said, ‘You’re meant to help other people. But until you help yourself, you can’t help anybody else.’” Shortly thereafter, McCall started doing readings, began having more experiences while doing those readings, talking to people and giving them information, all leading up to her career as a professional Medium. “I love what I do. I guess that’s the easiest way to express it,” McCall says. “It saved my life. It brought me to a place to understand that my life is here because I’m supposed to help other people with their life. I give everything I am to this because this saved me, and I have to do as much as I can for others, because I’m grateful for what has been done for me and my family and my life.” She’s paying it forward. “Absolutely, every single day,” she says definitively. In addition to communicating with
people, McCall also can do the same with pets who have crossed over the Rainbow Bridge. McCall, who did an event for the Roxbury Arts Alliance on April 16, also works with charities (especially for children and for pets) and also does public and private events. Visit her website at www. mediumcatherinemccall.com or her Facebook page at “Catherine McCall Psychic Medium.” McCall can be contacted by calling her cell phone, 862-812-3094, or by email at paintpeace68@gmail.com.

Purposeful Ways to Style a Multi-Purpose Room
W
hether you call it a laundry room, mudroom or something else entirely, that multi-purpose space is likely a hub of activity in your home. For homeowners creating this utility space from scratch, the sky is the limit, but even if you’re updating an existing room, there are plenty of ways to add purposeful style and function. Homeowners are often looking for ways to use the rooms in their homes in multiple ways. With some thoughtful planning and the right materials, even a modest utility area can become a multi-functional space for the entire family. Take a utilitarian approach. When planning your space, put function front and center. There are plenty of clever ways to enhance the aesthetics, so focus first on how you want to use the space. It may be hard to conceive at first, but it’s possible to create a space that serves not only your basic laundry essentials, but also provides space for you to care for four-legged friends or enjoy a hobby. For example, you might add pet washing and grooming features, along with an oversized sink that doubles as a gardening and potting area. In a multi-use room, it’s also important
to be conscious of details like lighting and cabinetry inserts that can help bring organization and order to the space. Puck lighting and LED strips illuminate select areas while dividers, sliding shelves and custom pull-out cabinets ensure your items are stored out of sight but within easy reach. Be color conscious. In a high-traffic space that sees a fair share of dirt and grime, color is an attractive way to cleverly disguise what lurks in between cleanings. Gray tones are at the core of many contemporary interior schemes, and a mid-tone gray color palette is ideal to hide dirt and hair while providing a crisp and clean foundation for a cohesive look. For example, Wellborn Cabinet’s Shaker-style Hanover door offers clean, fuss-free lines ideal for a utilitarian space. Choose maple and finish the cabinetry with Ash stain, a trending mid-tone gray that emphasizes the detail of the wood grain. You can also bring additional character and personality to the space with accent color. For example, earthy green walls and tiling that complements the paint and cabinetry offer a subtle blend of colors that enhance the overarching contemporary
feel. Focus on ergonomics. A utility room is a place for working, so you’ll want to make accommodations to make those moments more enjoyable. For example, a raised large basin tile sink offers a spine-friendly alternative to bending over or squatting while washing a pet or potting plants. For
a larger dog you can’t heft into a sink, you might consider a washing station with tiled steps, a frameless glass enclosure and low-mounted, hand-held showerhead. Find more ideas an inspiration for creating a multi-purpose room that fits your lifestyle at wellborn.com. (Family Features)

5 Ways to Design with Authentic Materials
reating a welcoming and relaxing space may be easier than you expect when you give natural materials a leading role in your design. Elements like natural stone, wood, fiber, metals and even plant life can allow you to express a sense of unique personal style that is broadly appealing. Most inviting rooms share one quality: ample natural light, which creates a subtly vibrant and energetic ambiance. Other aspects of an enticing design may be less obvious to the casual observer. Special touches like custom craftsmanship lend a special aesthetic to furnishings and decor, and bring authenticity to your home. Similarly, items that are made in America using an artisanal approach can elevate the character of a room when compared to things that are mass manufactured. For example, choose a single piece of artwork from a talented artist rather than multiple pieces of mass-produced art from a retailer. You can incorporate natural and hand-crafted materials into your spaces in countless ways, but these ideas can be achieved regardless of what your budget may be. Natural Stone: When many people think about designing with stone, features like countertops or flooring come to mind. Incorporating stone in more unexpected ways can make an even bigger impression. You might choose a coffee table or end tables that are made of stone or feature stone accents. Accessorizing with stone also introduces an earthy appeal; think agate bookends or decorative items like sculptures. Hardwood Flooring: The floor is often the largest design
element of a room, so utilizing authentic materials for your flooring makes a strong statement about the overall tone and feel of the room. An artisan-crafted hardwood flooring option like Carlisle Wide Plank Floors is crafted individually – one board at a time – so the emphasis is on the natural beauty of the wood. You can choose a completely custom look, from wood species and grade to texture and color, or make your selection from a collection of popular tried-andtrue finishes. Natural Fiber Textiles: Careful attention to detail is important for a cohesive design, so be sure to keep thinking natural when selecting textiles. Linen and rough cotton fabrics bring distinctive textures that maintain an organic vibe. Natural textiles can also be quite durable, making them practical selections for often-used spaces. Elements to consider include window treatments, fabric components of any furnishings and accents like pillows or throws. Jute or wool rugs and textile artwork may also work well with this motif. Plant Life: Vegetation is a central element to landscape design, so when your goal is to create an inviting indoor space with a connection to nature and the outdoors, it makes sense to incorporate plants as part of your design. Options vary greatly, so it may take some work to narrow your selections. If the rest of your space reflects a specific region, choose plants native to that area. You’ll also want to consider lighting and watering requirements as well as the level of care you’re able to dedicate. Metals: Adding metallic components like iron, copper, gold or silver to your space can bring everything from
We Recycle All Types of Material: Concrete, Asphalt, Roofing, Siding, Bricks, Sheetrock & more...
an edgy style to graceful beauty. While furnishings and accessories are common ways to incorporate metallic flair, also think in terms of lighting and hard features like railing spindles and window treatments. How to Fight Climate Change from Your Backyard
Y
our backyard or local park is home to ballgames and barbecues with family and friends. But did you know that it is so much more? The trees, grass, plants and flowers in your yard, local parks and ballfields play an important role in fighting climate change. The planet is growing warmer because there is too much carbon in the atmosphere, which acts as a blanket that traps greenhouse gases. Excess carbon is added to the atmosphere in all sorts of ways, but the easiest way to “sequester” the carbon (storing it in the ground) is through photosynthesis of trees, grasses and plants. So, the more plants, trees and grass you have around you, the more carbon is removed from the air, and the more oxygen is produced. Also, a properly landscaped yard, including trees for windbreaks and shade, can save energy by warming your home or office building in the winter and keeping it cooler in the summer. “Many people don’t realize the positive impact they can have by adding plants and trees to their landscape and maintaining a healthy lawn,” said Britt Wood, NALP CEO.
CENTURY 21 Crest Real Estate 142 Route 23 North
Pompton Plains, NJ
“Landscape and lawn care professionals help home and business owners create climate-friendly landscapes that clean the air and help save energy.” Help your yard become a climate change fighter Follow these tips to boost your yard’s climate change-fighting abilities. Add more trees and shrubs. When you plant more trees, plants and shrubs in your yard, you are not only sequestering carbon, you are also producing oxygen and cleaning and filtering the air you breathe. Ensure that your lawn is healthy. Turfgrass is excellent at capturing carbon and turning it into organic matter that improves soil quality. Keep your lawn healthy to capture more carbon and filter stormwater. If you aren’t sure how to improve your soil conditions or build stronger turfgrass, consult a lawn care expert who can help determine a care plan for your particular grass variety and soil quality. Plant trees in the right spots. By planting trees and screening shrubs that help block the prevailing winds, you’ll reduce the impact of the wind on your house, keeping it warmer in winter. And, by planting shade

What Homeowners Need to Know Before Refinancing
ith mortgage rates hovering near three percent, experts say there are still a number of homeowners who could benefit from refinancing. In fact, borrowers who refinanced in 2020 to lower their mortgage rate saved over $2,800 in mortgage payments annually, according to the latest Freddie Mac research. “While today’s low mortgage rates have fueled a refinance boom, it’s been driven mainly by higher-income borrowers. With millions of borrowers eligible to refinance, lower- and middle-income borrowers who could stand to benefit the most from refinancing might be leaving money on the table,” says Sam Khater, Freddie Mac’s chief economist. To determine whether refinancing makes financial sense for you, it’s essential to first understand the basics. Here’s what to know about the refinancing process: • Understanding refinancing: When refinancing your mortgage, you are essentially applying for a new mortgage with the goal of securing a loan with better terms than your current one. Primarily, people refinance their mortgages for three reasons: to lower their interest rate, to switch from one product to another (i.e. switch from an adjustable-rate mortgage to a fixed-rate mortgage) or switch to a loan with a shorter
term. • Determining refinancing costs: While refinancing can save you money, it isn’t free. Just as there are closing costs and associated fees with your current mortgage, there are related costs to refinance your loan. To get a sense of what refinancing could cost you, use Freddie Mac’s refinance calculator, which is available at calculators.freddiemac.com. • Knowing your options: The refinancing option that is best for you will depend on your financial situation and goals. The most common option is to refinance the remaining unpaid balance on your mortgage. Through refinancing, you can improve your financial position by shortening your term or locking in a lower interest rate. Your lender will be able to discuss refinancing options with you and help determine the best solution for your situation. • Closing your loan: Closing on your new loan is the final step in the refinancing process, a procedure that is almost identical to when you initially closed on your current mortgage. During closing, it’s important that you take your time to read all documents carefully and ask clarifying questions. Once all of the closing documents are signed, you will have a new loan. For more information on refinancing, visit myhome.freddiemac.com. (StatePoint)
