Michael Saltzman, Managing Partner Consulting & Development
Michael manages the day-to-day operations of the company utilizing his diverse background in consulting, development, planning and architecture. He is a leader in urban redevelopment, town center and mixed use development, having guided many of the top developers and numerous public clients, in addition to leading the company’s development projects. Prior to starting Newwork, Michael opened and led an office of 65 people for a major architectural and planning firm in Newark.
Mustafa Kirwan, Partner Marketing & Media
Mustafa, is the creative leader of the company and leads international business efforts. He is a multidisciplinary designer with extensive experience in the fields of marketing, multimedia, architecture, information and graphic design, interior, environmental, product, and exhibition design. Mustafa has led a wide range of media challenges ranging from new town identity development to international marketing campaigns and new media installations. Prior to starting Newwork, Mustafa had his own multimedia firm after having worked with top international design firms including Sottsass Associati in Milan and Machado & Silvetti Architects in Boston.
Joe Bezzone
Downtown Development & Hospitality Partner Joe has been instrumental to all major development decisions in Newwork’s downtown redevelopment, mixed use and hospitality portfolio. A national leader in his field, Joe leads projects on behalf of investors, providing client rep services during development and asset management during operations.
David Bonomo Finance Director
With two decades of transactional experience in both the debt and equity capital markets, David provides financial leadership in the complete range of the asset lifecycle from feasibility to repositioning. While offering oversight on financial consulting assignments, David’s specialty is debt and equity placement.
Evan Glanz Legal Director
In addition to his duties as General Counsel, Evan provides consulting and legal services for Newwork’s clients, real estate development and investment projects. The 66,000 SF structure is similar to buildings in Hoboken, Jersey City and Brooklyn that have been successfully converted to “loft” style residential uses. These types of conversions reflect the national trend that coincides with a renewed interest in urban living. The Richardson Building is within walking distance to Newark Penn Station, with 20-minute access to New York City via PATH and NJ Transit and is minutes away from the ethnic restaurants and street life of the Ironbound, the world class cultural venues of NJPAC and the Prudential Center sports and entertainment arena. Newwork Real Estate is the developer working on behalf of its investment partners which plans to yield 67 rental units in 2009. Newwork’s LEED accredited professionals are also overseeing the certification of the building, ensuring a longterm sustainable redevelopment solution. It is composed of a mixture of intact brownstones, intimate neighborhood streets, historic landmarks and parks and thriving cultural and educational institutions including Rutgers University Newark campus, New Jersey Institute of Technology (NJIT), and the Newark Museum. At the edge of the district is the Broad Street Station which connects commuters to New York City and is the site of the new light rail providing transport downtown. Newwork has developed the Master Plan for the revitalization of The James Street Historic District and has worked in collaboration with the Gale Company’s Urban Solutions team to maximize the real estate potential of the district. The Plan delineates several major development clusters that address specific contextual solutions. These clusters include a mixed-use residential and commercial complex, a new renaissance school and a series of urban streetscapes and public green spaces that create coherence between the neighborhood assets ultimately producing a rich, urban living experience.

Development Management & Architectural Design Jersey City, New Jersey Project Description Situated in the center of Jersey City’s largest redevelopment area, the new “Communipaw Lofts” building, with easy access to retail, waterfront activities, transportation and recreation, is an ideal location for new loft construction. Suffering the same fate as many other downtowns did with the arrival of malls to the suburbs, Bloomfield‘s downtown was in need of a revitalization strategy. The goal was to capitalize on the unique access to NYC via the train station to establish a community driven revitalization plan for this vibrant and accessible downtown.

As previously mentioned, the floor plans show the hotel entry on Washington Street on the first floor plan above and the apartment entry off of Essex Street on the right side of the drawing. Besides a lobby entrance and security desk for the apartments, the entire first floor is dedicated to hotel use including a lobby, restaurant, lounge, business center and a small collection of meeting rooms. Master Planning / Architectural Design / Approvals & Expediting Belmar, New Jersey Project Description Belmar, a coastal New Jersey town, is undergoing a 75-acre mixed-use redevelopment that will improve its image and enable better use of existing realestate assets with the intention of spurring economic growth. The redevelopment consists of three underutilized areas of the downtown that extend to the waterfront. The new ‘destination’ town center development will include mixed-use, residential, retail buildings and parking structures that will enable more people to access Belmar’s waterfront / marina via the downtown and benefit retailers by bringing more shoppers to the area. Newwork worked as the lead planner, architectural designer and development advisor. Newwork developed a master plan that will enhance the existing Main Street and public plaza through innovative yet contextual design strategies that strengthen the pedestrian experience and architectural fabric of the town. Working closely with the developer, The Gale Company, Newwork’s goal was to introduce new housing types and mixed-use buildings that integrated with the surrounding Victorian single family home neighborhoods.
