Development Management / Architectural Design / Marketing Newark, New Jersey Project Description The Richardson Building is a 6-story red brick masonry building built as a jewelry factory at the turn of the 20th century. The 66,000 SF structure is similar to buildings in Hoboken, Jersey City and Brooklyn that have been successfully converted to “loft” style residential uses. These types of conversions reflect the national trend that coincides with a renewed interest in urban living. The Richardson Building is within walking distance to Newark Penn Station, with 20-minute access to New York City via PATH and NJ Transit and is minutes away from the ethnic restaurants and street life of the Ironbound, the world class cultural venues of NJPAC and the Prudential Center sports and entertainment arena. Newwork Real Estate is the developer working on behalf of its investment partners which plans to yield 67 rental units in 2009. Newwork’s LEED accredited professionals are also overseeing the certification of the building, ensuring a longterm sustainable redevelopment solution. This project represents the full range of the Newwork services platforms with contributions from our Planning & Design, Finance, and Marketing & Multimedia groups.

Development Management / Master Planning / Programming Newark, New Jersey Project Description The area is a national historic district in the heart of downtown Newark with world class transportation linkage to New York City and the surrounding region. It is composed of a mixture of intact brownstones, intimate neighborhood streets, historic landmarks and parks and thriving cultural and educational institutions including Rutgers University Newark campus, New Jersey Institute of Technology (NJIT), and the Newark Museum. At the edge of the district is the Broad Street Station which connects commuters to New York City and is the site of the new light rail providing transport downtown. Newwork has developed the Master Plan for the revitalization of The James Street Historic District and has worked in collaboration with the Gale Company’s Urban Solutions team to maximize the real estate potential of the district. The Plan delineates several major development clusters that address specific contextual solutions. These clusters include a mixed-use residential and commercial complex, a new renaissance school and a series of urban streetscapes and public green spaces that create coherence between the neighborhood assets ultimately producing a rich, urban living experience.

Communipaw Lofts Residential Development Real Estate Projects

Development Management & Architectural Design Jersey City, New Jersey Project Description Situated in the center of Jersey City’s largest redevelopment area, the new “Communipaw Lofts” building, with easy access to retail, waterfront activities, transportation and recreation, is an ideal location for new loft construction. Presently zoned as an industrial site used for large vehicle servicing and maintenance, the redevelopment of this former Bus Depot would entail the demolishment of all existing structures and the remediation of all soil contamination. Located along the eastern edge of the Bergen-Lafayette Neighborhood, this site is only steps from Jersey City’s Liberty State Park, the Liberty State Science Center, and the Liberty Station Light Rail stop, which is less than a ten-minute ride to downtown Jersey City with a connection to New York City. Newwork Real Estate, LLC is the principle developer of Communipaw Lofts. Their development plan consists of 60+ loft-style apartments approximately 1250 SF in size, 6000+ SF of retail along Communipaw Avenue and a 21,000+ SF half-levelbelow-grade parking structure.

Long Branch “Gateway” Area Development Real Estate Projects

Master Planning & Investment Packaging Long Branch, New Jersey Project Description The town of Long Branch, New Jersey initiated a revitalization of the downtown area hoping to stimulate economic growth in the somewhat depressed area through a mixed-use development plan. Long Branch, located in Monmouth County along the New Jersey Shore, is a popular summer destination attracting a large seasonal population while maintaining an established year-round community. The historic town, once had a thriving downtown and retail strip along Broadway, has deteriorated over the decades due to the growth and popularity of nearby suburban malls.

Master Planning / Architectural Design / Approvals & Expediting Belmar, New Jersey Project Description Belmar, a coastal New Jersey town, is undergoing a 75-acre mixed-use redevelopment that will improve its image and enable better use of existing realestate assets with the intention of spurring economic growth. The redevelopment consists of three underutilized areas of the downtown that extend to the waterfront. The new ‘destination’ town center development will include mixed-use, residential, retail buildings and parking structures that will enable more people to access Belmar’s waterfront / marina via the downtown and benefit retailers by bringing more shoppers to the area. Newwork worked as the lead planner, architectural designer and development advisor. Newwork developed a master plan that will enhance the existing Main Street and public plaza through innovative yet contextual design strategies that strengthen the pedestrian experience and architectural fabric of the town. Working closely with the developer, The Gale Company, Newwork’s goal was to introduce new housing types and mixed-use buildings that integrated with the surrounding Victorian single family home neighborhoods.
