When Daymon Worldwide, one of the world’s largest private branding companies, needed to furnish and relocate its regional headquarters in Jacksonville, a lot of decisions needed to be made in a very short period of time. Besides the tremendous cost of buying all new office furniture, the aggressive timeline did not allow the additional six to eight week lead time that major office furniture brands require. Jacksonville Office Market Overview The Jacksonville office market ended first quarter of 2015 with positive net absorption of 138,103 square feet and vacancy rate of 11.4%. Jacksonville’s total office vacancy stands at 7,044,403 square feet with 155,189 square feet of that offered as sublet space. One new building was delivered during first quarter with 24,041 square feet entering the market for the first time, and 214,552 square feet of new space under construction. The Class-A projects in Jacksonville reported a vacancy rate of 11.2% at the end of first quarter, up from the 10.8% reported at the end of fourth quarter. This rate is reflected in the 1,876,953 square feet of vacant Class-A office space including 36,936 square feet of vacant sublease space. Net absorption was negative (53,447) square feet in first quarter, compared to positive 71,612 square feet in the fourth quarter. The average quoted rate within the Class-A sector was $20.50 per square foot. During the quarter 24,041 square feet of Class-A office space was delivered with an additional 210,000 square feet under construction.
The Class-A office sector consisted of 16,686,511 square feet in 94 projects. There were 1,709 Class-B buildings totaling 30,698,338 square feet, and the Class-C sector consisted of 14,500,768 square feet in 2,570 buildings. Within the Office market there were 188 owner-occupied buildings accounting for 7,986,636 square feet of office space. Major Sales Transactions Include: ›1 35 W. Jacksonville’s Class-B office recorded positive 164,590 square feet of net absorption in first quarter. As a result, the vacancy rate was down from 12.4% at the end of fourth quarter to 11.8%. There was 3,636,576 square feet of vacant Class-B office space in the market, of that 115,028 square feet was sublease space. Net absorption was positive 164,590 square feet in first quarter, compared to positive 164,742 square feet in the
fourth quarter. The average quoted rate within the Class-B sector was $17.43 per square foot. During the quarter, there were no new Class-B office projects delivered, while 4,552 square feet remain under construction.

Jacksonville Industrial Market Overview The Jacksonville Industrial market ended first quarter of 2015 with positive net absorption of 19,239 square feet and vacancy rate of 8.0%. Jacksonville’s total Industrial vacancy stands at 9,919,809 square feet with 24,784 square feet of that offered as sublet space. One new building was delivered during first quarter with 5,000 square feet entering the market for the first time, and 878,312 square feet of new space under construction.
