Luxury Defined: The Luxury Residential Property Market in 2013 is the second report in the Luxury Defined series. This luxury real estate index looks specifically at how fluctuations in the global economy and international wealth flows affected luxury housing markets in 2013, and offers fresh insights into buying behavior, preferences, and the demographic make-up of high-net-worth individuals purchasing luxury residences. It explores trends in urban and resort market dynamics, examines factors that have driven the international luxury market to its strongest point since the global financial crisis, and details what $5 million buys in sought-after markets around the world. In this paper, 10 top luxury property markets—Côte d’Azur, Hong Kong, London, Los Angeles, Miami, New York, Paris, San Francisco, Sydney, and Toronto—were selected and compared using the residential data supplied by Christie’s International Real Estate Affiliates in each market. The report aggregates these statistics and gives each city a corresponding “luxury” ranking used to compare it against the other markets.

2014 Luxury International Residential Property Market Report
Key findings of this research report include: - If 2012 was the year when the highest end of the luxury market came back to life, 2013 was the year when the rest of the luxury market flourished with robust growth in the number of $1-million-plus home sales. - Limited inventory, low interest rates, and pent-up demand brought on three new buyer groups: local buyers, buyers from the millennial age group, and overseas buyers and investors. - Changes to tax laws impacted some prime property markets in 2013, but in general, these laws had little impact outside of Asia and France. - Luxury properties continue to follow trends in luxury goods, rather than the general housing market, and show strong correlations with the top end of the fine art market. - Of the luxury home markets that have rebounded, the strongest are in urban centers, although prized resort areas have begun to see some of the effects of the luxury residential market’s recovery.

Porcupine Creek, Rancho Mirage, California The Oracle Corp. CEO, Larry Ellison, paid $42.9 million for the property. Sweetbriar, Nashville, Tennessee Sweetbriar, the 135-acre family compound of Grammy Award–winning country-music superstar Alan Jackson, is set just outside Nashville, Tennessee. The sprawling estate was sold for US$28 million to an online buyer from California. The entire sales process, from the initial offer to closing on the estate and its furnishings, took less than 30 days.
Evermay, Washington, DC The iconic and historic property located in the Georgetown area of Washington, D.C., commanded a price, though undisclosed, that ranks among the highest ever achieved in the area. It was offered for sale at $25.9 million and sold for $22 million. The historic landmark property, nearly 220 years old, has been host to presidents, international diplomats, and world-renowned dignitaries. This estate, just a year younger than the capital itself, is sited on 3.5 parklike acres in the heart of Georgetown, with commanding views of Rock Creek Park and the Washington Monument.
Devonshire, Bedford Corners, New York The historic Devonshire estate features a grand 1901 Georgian manor house on 101 acres with peerless recreational amenities, equestrian facilities, collector’s garages, and extensive guest outbuildings. The property was purchased by an international buyer.

Christie’s International Real Estate Significant Sales, US & International (continued) Cumberland Apartment, Toronto, Canada This 1960s landmark condominium residence, created under the influence of Philip Johnson, has been meticulously expanded and restored. Now spanning more than 10,500 square feet complemented by over 5,000 square feet of terraces, the iconic home enjoys dramatic Toronto skyline views.
The Manhattan apartments of Huguette M. Clark 907 Fifth Avenue, Apt 12W, New York, New York Christie’s International Real Estate sold the New York City apartments of the late copper heiress Huguette Clark, while Christie’s sold jewelry from her estate, including the iconic Clark Pink Diamond. The stunning jewel sold for $15.76 million.
Kaiuso, Kyoto, Japan Designed by Ueji, the most famous gardener of Japan’s modern period, this serene garden sanctuary in the historic city of Kyoto is situated on the former site of a renowned Zen temple. Kaiuso was listed for sale at ¥8 billion, widely promoted at Christie’s auction showrooms worldwide, and sold to a major collector of Japanese art and client of the auction house.

Copper Beech Farm, Greenwich, Connecticut Copper Beech Farm, set on a magnificent estate of more than 50 waterfront acres in Greenwich, Connecticut, sold for US$120 million with international marketing services provided by Christie’s International Real Estate. The sale represents the second largest transaction in U.S. history for a single-family residential property.
Le Beau Château, New Canaan, Connecticut Christie’s International Real Estate provided international marketing for Le Beau Château, an exceptional estate owned by the late copper heiress, Huguette Clark, in New Canaan, Connecticut. One of Fairfield County’s last great estates, the 52-acre property sold for US$14.3 million.
Dollar Knowles Estate, San Francisco, California Built during the 1920s in San Francisco, the Dollar Knowles estate was decorated by acclaimed interior designer Michael Taylor. The Presidio Heights property was listed for US$11.1 million and sold with international marketing services provided by Christie’s International Real Estate. Christie’s sold contents from the home in Michael Taylor and the Alchemy of Design: The Diana Dollar Knowles Collection.
