Dear Readers, Welcome to the Parade of Homes edition of the Central Keystone Living Magazine. This will be my last column in this magazine as the President of the Home Builders Association of Metropolitan Harrisburg. It was been my pleasure to serve as HBA President and to communicate with you, the residents of Dauphin, Cumberland and Perry Counties about home buying, remodeling and all topics that relate to home. Part of our mission here at the HBA is “serving as a respected community resource”. To serve you the people of this region with the best information possible to help you make wise decision regarding your Dream Home. That is why we publish this magazine. To provide insights from industry experts regarding the home. We want to make you the most knowledgeable audience in the state so that you can make sound decisions for you and your family. You will see outstanding craftsmanship, the latest designs and the use of materials in harmonious ways that make your dream home come true. You can talk to the Builders and their representatives about this product they are so proud of. You can literally “kick the tires” to see what home design, location and builder best fit you and your lifestyle. One other thing as I leave as the HBA’s President. I remain extremely concerned about housing affordability. It is our calling to provide safe, decent and affordable housing to you the resident of the Harrisburg region. But that calling is become more challenging each year, especially when it comes to affordability. A recent study shows that 24.3% of the final price of a new home is due to laws and regulations from all levels of government. And of that, 14.6% of the final house price is due to regulatory costs imposed during the lot’s development. Your HBA, with its members living beside you in our community, will continue to advocate for reduced regulatory burdens while maintaining high levels of safety. We want the school teacher, the policeman, the fireman, the store clerk to reside in the communities where they work. And we want our children to be able to live and work in our communities and find that affordable home that is appropriate for them. Best wishes – and enjoy the 2016 Parade of Homes

The Evolution of Residential Flooring

W

hen consumers think about purchasing new flooring for their home, what do you think is on the top of their wish list? Beautiful flooring that matches a specific design style? A durable material that will withstand the everyday challenges of an active home? Perhaps flooring that is easy to install and that has no maintenance In today’s flooring industry, there are a multitude of products that can meet all of these expectations. Residential trends along with other home design trends continue to play a fundamental role in the flooring industry. These style elements can remain constant in some areas while rapidly changing in others. Wood grains continue to be a driving force for all flooring products. The fastest growing segment of wood grain design is being offered across the board in all flooring catergories. We have gotten away from the standard, narrow strip oak look and have gone to wide widths with a variety of interesting finishes; hand rubbed, oiled, scraped, wire brushed, fumed and flamed. The rustic wood looks are becoming more sophisticated looking. Texture is so important to today’s consumer, not just for the visual effect, but people like to touch and feel a variety of different finishes. As the texture increases in wood grain products, the gloss level is decreasing. We are seeing very low gloss levels which give them a very matte appearance. The reclaimed, re-purposed, “Industrial Chic” style remains a dominant trend for both residential and commercial markets. This look is not as rustic as it was in years past as it comes with a refined wood grain with less knots and rich hand-rubbed finishes. This rich look of the new hardwoods has transcended into the very popular luxury vinyl plank category. One of the biggest reasons homeowners are attracted to luxury vinyl planks is its ability to replicate high-end looks of today’s popular hardwood and ceramic floors but with a much lower price tag. LVP manufacturers are able to use 3D technology and transfer images to a vinyl plank or vinyl tile products. The flooring not only replicates the look of real wood or stones but it also reproduces color variations and texture. From popular

gray tones to wider and longer planks that include hand-scraped and wire brushed looks, LVP and LVT products are the latest in flooring trends. Each season new shapes and sizes naturally emerge into the ceramic and porcelain tile market. We mentioned that wood look tile has been established as a favorite this year. The trend in the wood looks is shifting somewhat to incorporate multiple uses for this product line. No more do we just install it on floors. We are taking it to walls, ceilings, shower walls and shower pans. Look for these planks in interesting patterns, especially herringbone. Another tile trend that is here to stay is the cement-look tile. Cement visuals will take on a large format size, with rectangles being the driving force. Softer and warmer colors like gray tones and taupe make cement looks suitable for all types of design. Just like the wood looks, brick tiles are getting a facelift with painted looks. Painted brick has that retro look with a contemporary flair. This year we are not only seeing that brick look on walls but it’s been taken to the floors as well. Another classic high end look that everyone is after is the look of marble. Porcelain tile has come to play in this design trend with a variety of shapes and sizes from large format polished looks to small, unique mosaic shapes. This enduring classic marble look with its white background and grey veining has huge appeal for today’s consumer. The looks are more realistic than ever with a fraction of a marble price tag. Flooring is the single biggest visual element in the home today. It sets the mood for the home and ties the house together. Today’s home owners have endless choices. Do you fully understand the ins and outs of your homeowner’s insurance plan? What IS and IS NOT covered? It is important to understand your coverage before a loss occurs. The simplest things in life can have a major impact on your coverage. Be sure to take the time to sit down with your agent, and ask the important questions. Below are some common questions and concerns.

My landlord is requiring me to purchase renter's insurance. Why? Why does my landlord care if I protect my personal belongings or not?

I don’t live in a flood zone – I don’t need flood insurance.

Be careful what you post on Social Media…. Online reviews and comments are daily activities for most people today.

One in 5 people are under the belief that their homeowner’s policy will cover some water damage since they are not in a high risk area. Your homeowner’s policy does not provide coverage for any type of surface water, whether you are in a high risk zone or not. Even if you are not in a flood zone, you can suffer from water damage from sudden thaw of heavy snow, overflow from a neighbor's collapsed above ground pool, or a water main break. More than 20 percent of flood claims are from people who live outside of high risk areas. Those that are in a lower risk area can purchase a policy for significantly less than you would think.

Whether it’s a massage, a restaurant meal or a new car – there is no shortage of places in the digital world where you can share your opinions. Yet one potential consequence of posting a negative review may be an accusation of libel. (Making a false statement that is damaging to a person’s reputation, character, etc.) Businesses may retaliate against individuals who post false/negative online reviews about their business and bring charges. Does your homeowner’s policy cover that? Many policies do cover unintentional libel/slander under the liability section of the policy unless you knowingly or intentionally made a false statement.

Most renters do not realize that renters insurance protects their belongings, but in addition it contains important liability protection, for bodily injury or property damage to others. This is why the landlord cares. If you left a candle burning, which accidentally sets the building on fire, the landlord would have the right to recover any damages from you. Many times this provision is specifically addressed in your lease agreement. The renter’s insurance policy will protect you for certain damages to the building that you did not intend. Renter's insurance is usually less than $200 annually and will provide you with this very important liability protection, as well as protect your belongings. Without it, you could be forced to reimburse the landlord or the landlord’s insurance company out of your own pocket for any damages that you may have caused.


I only purchased my home for $200,000 – why is my insurance agent saying I need to insure it for $350,000?? When you buy homeowner's insurance, you’re not insuring the market value of your home. After a catastrophic loss you wouldn’t be concerned about the market value, you would want your home to be rebuilt, just the way it was before the loss. Most times replacement cost can be much higher than market value. Original construction of a home on virgin land can be much less expensive to build than reconstruction after a loss due to more aggressive time frames to get you back in your home, as well as debris removal costs and additional time required to work around existing structures, etc. Although you think you might save a few bucks by insuring at the lower amount, you could end up much worse financially if a disaster hits. 19% of homes are undervalued today. Your home is your biggest investment… isn’t it worth a few extra dollars to have the proper protection?

I just saved a bunch of money by installing solar panels at my home! Great – you saved a lot of money, but a claim hits and you call your insurance agent to replace the solar panels. Are they covered? They may not be and there goes your savings! Did you discuss this with your agent prior to installing the solar panels? It could affect the insurance value of the home, but also to determine if you have the proper coverage. Solar energy use has grown by about 20% each year for the past 15 years. Many solar energy users sell the generated electricity back to the utility company in exchange for a lower energy bill, or in exchange for cash. This creates a “business relationship” and most homeowner’s policies do not cover any business property or liability. Talk to your agent – make sure you are properly protected.

I don’t need a $1,000,000 Personal Umbrella Liability Policy – that’s only for millionaires! ANYONE can be involved in a serious accident, or cause a serious injury to others. Most of the time incidents are caused by simple negligence like forgetting to lock the fence around a swimming pool, or being involved in an automobile accident. Accidents of this nature have the potential to cause significant injury to others, and subsequently financial catastrophe, especially to people with little financial means. Most policies that provide liability protection will exclude any injury arising out of liquor sales. If you are selling alcohol at your wedding then you must obtain a liquor license, and purchase liquor liability. BUT if you are providing free liquor, check with your insurance agent, you should have some liability protection for providing it free of charge. That way if your uncle had too much to drink and falls while doing the chicken dance, you will be better protected! It’s also wise to hire a professional bartender that has their own liquor liability.

You and your children can still be at risk for identity theft. Children’s identities are stolen 51 times more than adult's are. They are easy targets because they don’t open bank accounts, apply for jobs, or take out loans. This makes it easy for identity thieves to use a child’s identity for years, or even decades before it’s ever discovered. Does your homeowner’s policy provide coverage for identity theft??? If your insurance carrier provides this coverage, you will be surprised to find out how inexpensive it is to cover you and your entire family!

People love cool new toys! Golf carts, Boats, ATV’s, hover boards, drones, and new motorized bicycles!! They’re just household property…. my homeowner's will cover this!

My neighbor's tree fell on my house….I’m calling HIS insurance company!

Are you sure??? Many homeowner's policies and automobile policies specifically exclude or limit coverage for these items for physical damage (theft, collision, fire) as well as liability (injury to another person or property). Check with your insurance agent….you will be surprised to know that many of these items are not covered, but coverage can be readily available.

Trees can be tricky but for the most part homeowners are responsible for what falls into their own yard. So in this case, your own homeowner's insurance would need to respond for damage to your home, as well as debris removal. The same is true in reverse. If your tree falls onto your neighbor’s


property then the neighbor should file a claim with his or her homeowner's insurance. There are exceptions…for example, when a neighbor was fully aware that his or her tree was in jeopardy of falling, and did not take the steps to safely remove the tree before falling. Talk things out with your neighbor before things escalate to that point. Things like windstorms and heavy winds are unavoidable, but removing a dead or partially fallen tree is within one's control.

My water company keeps sending me information to buy insurance for the underground water pipes….They are just trying to sell me additional stuff that I don’t need – My homeowner's covers that….Doesn't it?? In most cases NO. There are insurance companies that are starting to offer some additional coverage to provide some reimbursement for costs associated with damage to underground utility and service lines, and cost of excavation. Check with your agent!

I have been making some great extra money with my at home skin care and makeup line consulting business!! I do this out of my home primarily, so my homeowner’s policy would protect me for that, Right? Wrong! All homeowner's policies exclude property and liability claims arising out of a business. There are certain situations in which a simple property and liability rider can be added to your homeowner's policy. Other situations would require a separate Commercial Property and Liability policy. So when you apply a new cream to your customer's face and a severe rash or irritation occurs – are you covered? Probably not! Discuss any and all business related situations with your agent!

The message is pure and simple. Read your policy declarations page and review the full policy, specifically the exclusions. It’s not only important to know what IS covered, but more importantly what is NOT. When in doubt, ask your insurance agent. It is highly recommended to schedule regular appointments with your insurance agent to review the policy coverages, limitations, and exclusions. Even minor changes in life can impact your insurance needs! Talk to your agent. Any good agent would be happy to schedule time on a regular basis to re-review your insurance needs and make any necessary adjustments. Homeowners’ Associations

W

hen shopping for a new home, buyers frequently ask whether a property is subject to a homeowners’ association, or HOA. But what does it mean when a community has an HOA? In its most basic sense, a homeowners’ association is an organization that has authority and responsibility over certain aspects of a community. It is created by a document, usually called a “Declaration,” that is recorded in the public land records. An association’s powers, duties and obligations come from its governing documents as well as Pennsylvania law. Homeowners’ associations have been part of residential development for decades. In Pennsylvania, most new homeowners’ associations are part of what are called “planned communities.” The Pennsylvania legislature adopted the law authorizing planned communities in 1996 as a way to standardize what, until then, had been a process with few rules. The Pennsylvania Uniform Planned Community Act sets forth the framework for modern planned communities and how homeowners’ associations operate. Planned communities take many forms in Pennsylvania, including communities with single family homes on subdivided lots, communities with attached homes (like townhomes and duplexes) and mixed use communities that contain multiple housing types along with commercial users. Despite these variations, all planned communities share the same basic structure. According to the Planned Community Act, if an individual homeowner is required to pay for the “real property taxes, insurance, maintenance, repair, improvement, management, administration or regulation of any portion of the [community] other than the portion or interest owned solely by the [homeowner],” that is, by definition, a “planned community.”

All planned communities are divided into two portions, the “units” and the “common elements.” The units are the portions owned by the individual homeowners. A unit can take many different forms – it can be a subdivided lot with a home on it, like a traditional subdivision, an individual townhome without a subdivided lot, an apartment-style home or a variation of any of the above. Regardless of how the planned community is structured, just like the owners of a detached single family home on a lot, planned community homeowners are the sole owners of fee simple title to their units. All planned communities also have common elements. Common elements can include items as simple as a community sign, or larger facilities such as stormwater detention ponds, bicycle or walking trails or paths, private streets, open spaces or other amenities that are available for the use and enjoyment of all of the homeowners in the planned community. The number, type and configuration of the common elements vary by community. Because a planned community has common elements that serve several owners, if not the entire community, someone must own and maintain those common elements. That’s where the homeowners’ association comes in. The principal role of a homeowners’ association is to own and administer the common elements.


Homeowners’ associations can have other roles under the Planned Community Act. The Act allows a developer (called a “declarant” under the Act) to grant the association the right to regulate the use of the common elements. A declarant can also require that before any improvements are made to a unit in the planned community, they must be reviewed and approved by the association. The association can also create and enforce rules and regulations for the community. The members of the homeowners’ association are the unit owners. When unit owners purchase their units, they are also buying ownership interests in the association. The ownership interests are only transferrable with the units – the unit and the ownership interest in the association attached to that unit cannot be owned by separate people. As members of the association, the unit owners get to vote on the election of officers and other items of association business. In order to fund its operations, the association can charge assessments against the unit owners. The frequency and amount of these assessments depends upon the number and type of units and common elements in the community as well as the maintenance to be performed by the association. For example, a single family home community where the association’s only duty is to maintain the stormwater system may only have small assessments charged a couple of times per year. By contrast, a townhome community where the association maintains the

exterior of the units and several common element amenities such as pools and trails may need to charge larger assessments on a monthly basis to cover its expenses. In order to ensure that assessments are collected, the Planned Community Act imposes a lien against each unit for unpaid assessments for the benefit of the respective association, and associations also have the power to bring lawsuits. The Uniform Planned Community Act requires that the declarant provide prospective purchasers with a “public offering statement.” The public offering statement includes copies of all of the principal documents for the planned community, as well a narrative description of the community. When looking at a home in a planned community, it is very important that you thoroughly review the public offering statement to have a better understanding of the community. Homeowners’ associations are an important tool for building a great community – they can maintain important infrastructure like stormwater management systems and roads, operate community amenities and ensure that standards for use and appearance are maintained. S

hortly after you figure out which keys opens which doors on your newly constructed home, things start coming apart. Oh, maybe not today or next week but the bum genetics of bad design are poised to take things in a direction you certainly didn’t expect. Most off-the-shelf landscape plans seem designed as if the outdoor space is static and fresh. Plants are chosen for their contribution to the appearance of the house in the first months after construction. Walkways are sized and positioned so pedestrians can be reasonably close to the landscape plants. And downspouts are terminated as if the soil is infinitely absorbent and downpours happen only in the tropics. Here’s where it goes bad. The space created between the walkway and the foundation of the house quickly becomes inadequate to accommodate growing plants. The heat island caused by the beds being surrounded by masonry promotes the development of pests and disease more aggressively than in less confined areas.

Shrubs and more particularly trees, necessarily planted close to the building, begin to interfere with windows and gutters and occasionally promote mold and mildew on siding and masonry. Bad things happen aesthetically and functionally when downspouts end inches from the corners and in the beds rather than well away from the building, the beds and the bushes. Too frequently, bushels of mulch end up on driveways or in the lawn when an afternoon downpour carries it along in the flood. Where slope doesn’t encourage drainage, sometimes because of nearby walkways, homeowners find basement water breeches. The sad thing is that there is nothing tricky about avoiding these issues entirely (except finding a thoughtful designer and a willing contractor). Especially while a lot is under construction, it is easy to route drainage through underground pipe to discharge at a more appropriate location on the property. It’s also fun and easy to play with a can of spray paint and look at some variations of the usual foundation hugging walkway. This is also the time to get a wider walkway; a little more effort and material but a big payoff in appearance and function.

Given adequate room, plants can develop the way they were bred to look (as opposed to beating them in to little box shapes), and trees can express their form and mature sizes without interfering with gutters or pulling your children out of bed through the bedroom window. Moving planting away from the house reduces the size of the lawn but also gives even relatively small landscapes depth that suggests more substance with fewer plants. The genetics of good design are easy to acquire and well worth the time required to secure them. By simply turning the table and making a dry basement, secure mulch, unfettered development of plant material and safe walkways you won’t turn an ankle on a priority, it should be fairly easy to achieve an attractive, functional landscape that compliments rather than confounds home ownership.

What Home Builders Wish Every Buyer Knew

Finding an existing home that suits your needs can also be tricky; by building your property with a trusted builder, you’re guaranteeing your dream home will be a reality.

If you’re considering building a new home, here are some things your builder wants you to know:

Choose carefully.

Choosing a builder is a big decision. There are many variables… Large builder vs small builder? Can they build the kind of home you want? Do they have designs you like? How much experience do they have building what you want? Do they offer a lot of included features or will you have to pay out of pocket for certain items? Do they stand by their work? Do they have a good reputation in the community? If you can, talk to people who have built homes with them.

Don’t choose with your wallet.

Builders are always amazed when potential buyers walk in and only ask about price per square foot. While home buyers can’t be faulted for trying to get a good price on such a major purchase, it’s a mistake to use price alone as a deciding factor. Do your homework. If you find a builder who is cheaper, ask yourself why. Is he cutting corners? Using sub-standard materials? Price is important, but quality and durability are more important.

Visit a model or sales office.

If you’ve narrowed down your search, seeing is believing. There’s no substitute for walking through a builder’s model home and being able to see the quality of the craftsmanship. Or for that matter, getting an idea of what the home feels like. Do you feel comfortable in it? Is it too big? Too small? Now that you’ve seen it, is a cathedral ceiling still on your list? Do you want a dining room or would you prefer a study or extra bedroom? You’ll also get a good read on how the sales team operates. Would you be comfortable working with them for the next 6 months to a year? 18

Get your ideas together before you come for your first appointment.

Knowing what you want will help you communicate more easily with your builder. In turn, they will have a clearer idea of how to build the home you want. Visit design websites. Cut out stories or photos from magazines. Familiarize yourself with current trends. Building a home is a creative endeavor, so get your imagination going!

In-depth knowledge of building isn’t necessary.

You don’t need an engineering or architecture degree to build your home. The builder’s staff is very knowledgeable and will guide you from start to finish. Questions are welcomed and encouraged. And they will try their best to put you at ease so it will be an enjoyable experience for you and your family.

Setting up financing is crucial.

Seek out a reputable lender. Finding a local lender will make your process much easier. As this will likely be the most money you have ever spent, make sure the bank you choose works for you and gives you good service. You will need: 1. A pre-approval letter from your mortgage company. 2. An idea of how much you are qualified to borrow. It will help your new home search if you know your price range before you start. 3. To know your numbers – closing costs, mortgage payments, etc. 4.To find the best rates and programs to suit your needs.


Plan, plan, and plan some more.

Building a home from scratch takes time. Consult your calendar, and look at the long-range plan. How long is the build process from the initial meeting to moving day? What time of year will it be when you move in? Will your kids need to change schools? Create a timeline for the next few months.

Building a home requires communication on both sides.

Once you sign a contract, your builder will be required to do certain things, and so will you. You’ll get progress reports from your construction manager, and milestone meetings will be scheduled. But you need to be reachable if questions or problems arise. You expect your builder to be available if you need to talk to him, and he expects you to be available, too.

Good things take time.

Be patient. Many things need to happen in order for your new home to be built. The foundation alone could take up to two weeks to complete before framing can start. At different times during construction, it may seem like nothing is being done, when in fact the electrical lines are being run or the HVAC system piping is being run. Lots of “behind the walls” items have to be completed before the finish work can start. It’s exciting to see your new home coming together. Enjoy the process.

Whether it’s changing the batteries in the smoke detectors when they chirp, or changing the filter on the furnace as recommended, owning a home means caring for it. And the better you take care of it, the longer your home and its systems will last. 1. Change or clean the filter in the water softeners 2. Clean out the gutters or put up Gutter Guards 3. Wise homebuyers and homeowners realize that a contractor’s verbal guarantee to come back to address any issues that they may experience is too often an empty promise due to the contractor’s busy schedule, their inability to bill for the extra work, or disagreements arising over what is “guaranteed.” Having an Express Written Warranty from the contractor removes all of these obstacles and provides clarity regarding the expectations and responsibilities of all the parties. An Express Written Warranty clearly enumerates, for all parties, what is and what is not warranted, how long something is warranted and who is responsible to restore the home to the published standards in the warranty. An Express Written Warranty offers homeowners peace of mind, because they know exactly what items or conditions are warranted, and exactly what to do if they encounter a defect. What Does a Homebuyer Receive In a 10-Year New Home Warranty? For years 3-10 of homeownership, an Insurance Company warrants specific load-bearing structural components in the home – concrete, masonry, wood, and metal components, from defects. In addition to these coverages, homebuyers also find comfort in the warranty’s arbitration provision. If an impasse arises between a homebuyer and a contractor, this dispute settlement provision brings in a third party arbitrator to hear the parties’ respective positions and resolve the impasse without protracted litigation and its associated expense. What is a 5-Year Remodeler’s Warranty? A standard 5-Year Remodeling and Addition Warranty covers many of the same things as a new home warranty, although for a shorter period of time. This type of warranty is for an older home which is having remodeling work done or is having an addition, such as a sunroom, installed. A Remodeling and Addition Warranty only covers the new portion of a home, not the pre-existing structure. During the 1st year, the contractor warrants issues with workmanship or materials. For years 2 through 5, an Insurance Company warrants specified load-bearing structural components. A Remodeling and Addition Warranty can be tailored to cover the specific work a homeowner is having performed. What is the cost of a New Home Warranty? A one-time premium for 10 years of coverage typically costs less than 1 year of a homeowners’ insurance premium or about the same cost as the front door on a house. Presently, homebuyers are not permitted to purchase a warranty themselves. Respected contractors provide the warranty as part of their superior service. If your contractor is a member of the American eWarranty family, he or she orders and pays for the warranty online and delivers it to you at closing. If your contractor is not currently a member of a warranty program, you may simply ask your contractor to provide the warranty. Compared to the cost of an unexpected repair, a warranty is a great investment. The one-time premium for the warranty, based on the sales price of the home, typically ranges in price from $300-$800. What if I sell my home before the Warranty expires? 10-Year Structural Warranties and 5-Year Remodeling Warranties are normally transferrable. Since the warranty covers the structure at a specific street address, if you sell your home during the warranty term, the new owners still have access to all the benefits of the warranty. This transferability of the warranty makes a house more marketable when it comes time to sell.

What are the approval process and homeowners’ association bylaws?

If you’ve lived in an HOA community you’re accustomed to living within bylaws and guidelines. Learn about what’s required by consulting with your broker and current residents. If you’re not crazy about rules, such as approved exterior colors or landscaping, etc., you may want to consider a living situation with less restrictions.

Is there a membership structure?

Full-service communities frequently offer specific club-membership structures. Read the requirements and options. In some communities, for instance, the purchase of an ownership stake known as an “equity membership” is mandatory. This investment may be more than you expected, yet its appreciation and resale value can be uncertain. Some communities also charge annual dues and food and beverage minimums as a way to assure that they can continue to deliver to the standards that were promoted when members joined. Are there deed or lifestyle restrictions?

Rental and resale restrictions are common in gated communities and condominiums. It’s better to know in advance what retirement communities disallow. Pets, cigar smoke, and car parking options may be the tip of the iceberg. If you decide to buy, know your restrictions and be prepared to get involved.

Who’s going to take care of your home when you’re out of town, ill, or just don’t feel like it?

Some active lifestyle communities provide low and no-maintenance living that covers home exteriors and landscaping, general repairs and security services. Predictably, well-staffed condos are easier to maintain than individual homes. However, it’s always best to ask in advance if caretaker and home-watch services may be available.

Are there purchase options?

For those interested in purchasing a home there’s a federally insured mortgage program that lets you purchase a home for roughly 50% down and does not require you to make any monthly payments. Bug Zappers Do Not Attract Mosquitoes

I

f you’re like most Americans, the only thing you really know about mosquitoes is how much you dislike them. From their painful bite to their annoying buzz, it’s no secret that mosquitoes are not very popular. If you’re looking for a way to keep mosquitoes away from your property, the first step is to learn a little more about these pesky pests so that you can outsmart them and enjoy your mosquito-free yard all season long. If you are ready to take back your yard, keep reading for some shocking mosquito facts and information that might just leave you itching to learn more.

Mosquitoes Are Attracted To Our Breath.

As strange as it sounds, the way mosquitoes find us is not by feeling the warmth of our skin, smelling the products we use, sweetness of your blood, or seeing our brightly colored clothing. Those are all myths which should be retired along with the countless bottles of bug spray, bug repellent bracelets, and repellent candles. Mosquitoes are actually attracted to the CO2 we exhale! That means that no matter how much repellent you apply, mosquitoes will find you and bite you. It’s that simple. In order to prevent mosquitoes from finding us, we must mask the CO2 in our breath. While that sounds complicated, a mosquito control that creates a border around your property can keep these flying nuisances out of your space.

This fact is not for the squeamish. According to Debbie Hadley, insect expert for about.com, “Bug zappers attract insects using ultraviolet light. Mosquitoes find their blood meals by following our trail of carbon dioxide. Does that mean bug zappers never kill mosquitoes? Occasionally, a mosquito will get curious about the pretty light and make the fatal mistake of getting too close.” In 1996, researchers at the University of Delaware tallied an entire summer’s worth of dead bugs from bug zappers in their study. Of a total of 13,789 insects killed in the bug zappers, a paltry 0.22% of them were biting mosquitoes or gnats. This study took the research a step further, and reported the incidence of beneficial insects killed. Almost half of the dead insects were harmless, aquatic insects, important food for fish and other stream inhabitants. A significant number of beneficial predators and parasitic insects were also killed in the bug zappers. These insects help control pest insect populations, meaning bug zappers could actually make pest problems worse. The bottom line is bug zappers are not an effective form of mosquito control and could have adverse effects on all vegetation.

A Mosquito Bite Can Do More Than Just Take Blood…

While a mosquito bite seems bad enough on its own, when a mosquito lands on your skin and bites you, it does more than just take some of your blood. When a mosquito bites with its needle-like proboscis, it first injects your blood with an anti-coagulant, keeping the blood from clotting so it can easily consume it. This chemical is the reason why mosquito bites itch and often result in an allergic reaction like swelling or a rash. Additionally, mosquitoes can leave more than a red spot; they carry diseases like Zika and West Nile Virus which can be transmitted in just one quick bite. Mosquitoes are associated with more deaths than any other animal on the planet. It is enough to make your stomach turn, but understanding the true impact of a mosquito bite might make you take mosquito control a little more seriously.


Mosquitoes Breed In Water.

If this fact has you breathing a sigh of relief because you don’t live near water, keep reading. Mosquitoes do in fact lay their eggs in water, but the kind of water they prefer is warm, shallow, and still, like the kind of water that can be found in gutters, pooling up on top of your swimming pool cover, in that used tire out back, or even flat or indented areas of your child’s swing set. Mosquitoes need as little as a few tablespoons of water to lay 150 to 500 eggs. A good first step is to walk around your property and locate any areas of standing water and remove the culprit as often as possible. The truth is, unless you can fly too, you’ll never locate all the places that mosquitoes are breeding. Chimney Maintenance H ere is something to think about… Nearly 95% of single-family homes in the Northeast have a chimney or vent. As with any service you have done (home repair, car repair, etc.), you should make sure you are as educated as possible so that you can make an informed decision and not be taken advantage of. Here are 5 things to watch for before you let someone into your home:

Don’t fall for too good to be true pricing.

A legitimate company won’t take a ladder off the truck for $49.95. Figure in equipment, payroll, liability insurance, gas… Depending on your area, an inspection and sweep can cost around $200.00 or more. If you were quoted something significantly higher or lower it should raise a flag. Scammers are famous for using a super low discount to get their foot in the door so they can tell you that you need something more, like selling you a $1,500.00 stainless steel liner for $5,000.00.

Don’t get pressured into fast action.

Professionals don’t use scare tactics. If you have had this problem for a year, two or three more days won’t hurt you. Shop around and get a few bids before you make your decision regarding which company to use. Don’t just go with the lowest bid either; check references. Cheaper isn’t always best.

A picture says a thousand words.

Most chimney sweeps are trained to take pictures from start to finish. “All of my technicians and helpers use digital cameras,” says Richard Anderson, owner of Anderson’s Chimney Sweeps. “We click a picture of their work order and the outside of the house and the next picture in line is their chimney. Its not uncommon to have ten or more pictures from top of the chimney to the firebox inside the home.” If your chimney technician tells you that you have a problem, he or she should be able to show you that problem as well.


Is their truck professionally lettered and are they in the phone book or listed in local Google search?

Many scam artists travel from state to state like Gypsies. A legit, local company will have signage on their vehicle that is not removable. Think about it, if a company is traveling from area to area it’s a lot easier to change a door magnet vs. professionally lettering (with a local phone number). Also, check your phonebook – are they listed? Or do a Google search for the company name and the town they say they are from. It’s the age of the Internet. If they have been around for more than 6 months, you can be sure you will find them via a Google search.

hink of a fireplace and your memory draws upon images of warmth, family, and even romance. Great movies always portray friends and family gathering around a cozy fire, or a couple snuggling with glasses of wine in hand, and the fireplaces are almost always solid structures with large mantels. Yes, that was living the dream. For purists, the dream remains the same; for the rest of us, the dream has been transformed. Choosing a fireplace today pits the classic battle between tradition and innovation. While some homeowners still clamor for the scent and warmth of wood burning in a fireplace, others are more drawn to the ever-increasing aesthetic evolution of contemporary fireplaces which has occurred over the past decade. Add the benefits of low maintenance, more efficient heating and more environmentally-friendly options and you’re likely to win more converts.

We’re not saying that traditional fireplaces are a thing of the past. Quite the contrary. hoosing a source of energy to heat and cool a home reminds me of the challenge of picking favorite children or opting to purchase organic or conventional (whatever that is). Assuming there is no intention to set a trend or make a political statement, the two relatively abundant, reasonably priced and reliable sources of energy are gas and electric. Using the aforementioned attributes, you could be talking about either if you don’t mention their name. Similarly, the same descriptors distinguish them from sources like propane, oil, maybe even solar. These days, the connections between gas and electric are even more intertwined owing to the conversion of coal fired power

plants to gas for generation. Once again heating and cooling appliances of all types generally require electric service to operate. In many ways, the factors that may affect your decision have to do with what you want from your equipment. Generally speaking, at your home, electric is absolutely clean, can support all the energy needs in a house and is 100% efficient. I can still recall the 1964 New York World's Fair that featured all electric homes and the promise of cheap energy from the abundant and limitless production of nuclear power. Unlike gas, electric can supply energy to every application that requires it; heat-pumps, cooking, lighting, and appliances. Gas can be used for refrigerators but most folks are familiar with it for commercial applications or in their RVs. Narrowing the discussion to Gas vs Electric for HVAC needs doesn’t necessary sharpen the distinction so well that a choice becomes clear. What does become clear, however, is that the nuances of making the choice are best made in association with folks who are familiar with modern equipment and who have no vested interest in the type of power that’ll run them.
