Connectivity remains a top priority for Beverley Digital technology is transforming our economy, society and government. One of my top priorities is to ensure that people in Beverley and Holderness don’t miss out on the opportunities associated with this. Connectivity is a particular problem in some of the most rural areas of my constituency and I know how both individuals and businesses are frustrated by this. For this reason I was particularly pleased by some of the measures announced in the Queen’s Speech last month. Among the announcements made is that a new broadband Universal Service Obligation will be introduced to give people the legal right to have a fast broadband connection installed, with the initial speed being 10Mbps. As part of its reforms, the Government is also taking steps to revise the Electronic Communication Code so that communication providers are incentivised to extend mobile broadband coverage to those areas that are the hardest to reach. Providers will also receive the automatic right to upgrade their equipment to the latest standard (for example from 3G to 4G) without needing to re-enter

negotiations with landowners, which drives up costs. These announcements ensure the Government remains on track to deliver – and expects to exceed – its target of 95 per cent superfast broadband coverage across the UK by 2017. The Right Starting Line for Your Interior Design Brief Interior design guru Hilary Brien explains why every design project needs a tight brief. You know that great ’70s classic by the incomparable Shirley Bassey? The torch song inspired by the age-old question: Where do I begin? Pretty much every time I get asked that question, Shirley’s song runs through my mind. And, during a Q&A session or media interview, that song gets quite a bit of mental airtime. “Where do I begin?” seems to be what most people want to know when they’re thinking about redesigning a room, followed by “Should I start with a particular colour? What is the right floor? Which style is the correct one?” This is putting the cart before the horse. To start, and to succeed, you need to go back a step or two.

The first thing to think about before considering a project of your own is something every designer or architect does on first meeting with a client: define a brief. It’s such a simple and integral part of the design process, but most people don’t spend enough time on it – or indulge in the kind of drilled down attention to detail that is required at the beginning of a project. The design brief arises from that conversation between designer and client, but if you’re project-managing

House & Home Feature a job yourself, this will be a discussion between you and any other stakeholders (your partner and possibly children) and the lead trade (the builder). It should be a free-fl owing discussion about desires and challenges, outcomes and constraints. From this discussion, and with a reasonable amount of insight and intuition, the designer – or you – can elicit enough information to flesh out answers to the following questions: What is the space? What is it used for? Who will be using it? How many people use it and how many at a time? What are the ages of each user? What needs to be included in the space? What functionality is required? What are the maintenance and safety needs? What works in the space now and what needs to change? What are the must-haves and must-nots? What mood do you want to create, or how do you want to feel in the space? And finally, What is the budget? There may be more questions but this is a good

checklist to start with. The mood you’re after will dictate colour and material selection, and will stem from whether you want to feel warm and cosy or fresh and bright or homely or pristine – or whatever you want to feel when you and your guests enter and interact with the space. There is a good reason to consider these questions and do all of this work upfront: it will give you a clear idea of the likely outcome. Simply, if you don’t know where you’re headed you may find yourself in a place that’s very different to the one you had in mind. Or you may wind up totally lost. Your mantra should be: Start with the end in mind. By knowing what you want, you can then toss out anything that doesn’t work in with your ideal outcome, based on your initial brief. Then you can edit and tailor and seek out all the things that suit your circumstances, family, lifestyle and desires. With these parameters in place it’s easy to create a clear picture of what the room needs to do, what it should feel like and what needs to be acquired to bring your space together. This set of boundaries will give you the freedom to search far and wide for the things that will help you achieve the look you want. After that comes the sourcing stage – which means there’s shopping to be done! But that’s probably another article in itself.

Dining room dynamics I have clients who eat in front of the TV and others who entertain around 12-seater tables. The way you configure your space is up to you but consider the following: Number of guests Is your dining room for your family or big Sunday lunches? Table size and seating will follow. The mood Formal or more relaxed? The style and lines of furniture, materials and the colour palette will drive the mood. If in doubt, refer to your brief to be sure you’re on track.

People ask me ‘are we looking at another 2007 down turn in the housing market?’ Due to my background, I use data to make predictions of what might happened. So let’s look at the data. If we use Zoopla data to look back 3 months for all properties in the HU17, this shows the average price is lower by £5914 (-2.69%).

‘So why are prices down over 3 months’? people ask. Well there are a number of possible reasons. One such reason was the recent race to beat increases in stamp duty for BTLs. This may have resulted in price reductions and a number of unsold

BTL properties. Which could account for the recent down turn. However, if we look back to before the 2007 financial meltdown i.e. 2006, for all property types in the HU17 area the average price is up by 12.6%. There are a number of housing developments in and around Beverley. I know of investors who focus their rental portfolio based around the purchase of these new builds. I usually conclude with ‘people will always need good homes to live in and remember property is a long term investment’. Until next month take care. Michael Allison

How to add space and value to your home Whether you need more space but can’t afford to move, or want to sell your house on, it makes sense to make the most of what you’ve got. Ivan Plows of Bluecotes Property shares his big six tips for getting more from your property.

1. Extensions “A well-planned extension nearly always adds value,” says Ivan. “But look at house prices in your local area to gauge how much value another bedroom will add to your property - be careful not to overdevelop.” 2. Conservatory If you need more space another option is a conservatory. They can be a quick, cheap way to boost your home’s appeal, and generally you don’t need planning permission to build. 3. Planning permission If you are worried about paying for planning permission - typically around £300 - and not getting approval, do a little bit of research before you submit your plan. “Look at the other properties on your street, this will give you an idea of the type of projects that are likely to get planning permission as precedents may have been set by your neighbours’ developments,” says Ivan. 4. Internal changes Before you fork out for an extension, consider whether you can increase

the space and potential of your property by changing the internal layout instead. Removing or moving internal walls can make a big difference at a much smaller cost than an extension – just don’t start swinging the sledgehammer until you’ve checked whether your target is a load-bearing wall. 5. Side extensions Side extensions may not add much floor space but they are a lot cheaper and can make a big difference to how you use your space. 6. Gardens Don’t destroy your garden. “Building an extension at the expense of your garden can actually reduce the value of your home,” warns Ivan. “Outside space is always desirable for future buyers - it’s important to get the balance right.”

A must on your bucket list of places to visit in the world. An amazing country ideal for a first faraway holiday to the East. A 14 hour flight plus 8 hour time difference was easy to cope with as outbound it was overnight and returning during the day so was normal bed time when we arrived home. I am pleased to report we had 20 happy guests. Having travelled extensively in the Far East I was bowled over with Japan. The country is extremely safe & clean with super people and a wonderful culture. Strolling around and not having to watch your bag or be hassled by hawkers sounds good? Then Japan is the place for you. The Japanese are full of respect for everything and everybody. You will not encounter any litter or dirt and toilets are immaculate. There are plenty of quality hotels ours were all 4 star properties. Food in the hotels tends to be expensive but out and about you will find restaurants to suit all tastes and reasonable on the pocket too. You do not have to worry about the language as many of the restaurants offer pictures menus should they not have one to offer you written in English. Travelling around Japan by the bullet train is easy, fast and efficient and offers great views of the countryside. We were well cared for on our tour and our luggage was carried by road allowing us to hop on and off the trains with just an overnight bag. Japan is a large country for the size of the population which is concentrated in large cities on around 7% of the land due to much of the country being inhabitable because of the mountainous terrain. You will see Temples, Shrines and Churches all over and it is interesting that many of the Japanese practice all three religions centred around their festivals. Mount Fuji was a highlight of our tour as you can see from the photo above we had excellent weather to get such good views, which is not always the case. We enjoyed an excellent mix of sightseeing from the busy capital Tokyo where we enjoyed Temples, Gardens, fashionable shopping areas & a huge fish market to the sad memories that linger in city of Hiroshima. Kyoto, the old capital, keeps alive the romantic side of Japan with its old area of Gion, its Geisha’s and the option to wear Kimono’s. Here we stayed a night in a Royokan a must do but just for the one night! Sitting on the floor for meals & sleeping on the floor plus eating traditional food was a fun experience. This was an added extra to the cost of the tour. It is very popular and must be booked when paying your deposit for your holiday. As an idea of price, this 13 day tour runs from October through to May from £2999 per person sharing a twin room. It’s time to renew your insurance policy. Where’s your first port of call? A price comparison site? A logical choice perhaps, but do they still offer the best prices? With so many to choose from these days – compare the market, money supermarket etc, customers are finding that they are entering exactly the same details in multiple sites, but the same insurers are offering different prices. Whether it’s home or car insurance, more and more of the mainstream insurers are turning their back on the price comparison sites and looking at alternative distribution strategies, Aviva – the largest insurer in the UK – stopped offering quotes on comparison sites a couple of years back and since then the comparison quote medium has lost significant gravitas.

“A quote can initially look very competitive but often the excess quoted will be high – so, you will be encouraged to reduce it and that will increase the premium!” We also find that when customers fill out the details, they don’t always read the questions fully online. Knowing and Preparing Your Soil is Important Whether you sow your seeds directly in the ground or sow crops under cover first and then plant them out, preparing your soil in advance is crucial. Start by identifying your soil type and pH so you can decide whether you need to make any changes; some crops cope better than others in certain conditions. The best time to dig over your plot is between mid-fall and mid-spring—break up compacted soil, remove any weeds, and work in plenty of organic matter, such as well-rotted garden compost, to improve yields.

Understanding soil types The type of soil you have plays an important role in how well your crops grow. The soil you have also affects how you manage it for the best results and how easy it is to work with. The first step is to identify the soil type you have and to check it in different parts of the garden.

Clay soils Clay soils have the opposite qualities to sandy types; they are moisture retentive fertile, but slow to warm in spring and are heavy to dig. They are also very sticky when wet, often becoming waterlogged, and are prone to baking solid during summer dry spells. Moderate clay soils are good for growing most crops, especially if improved by digging in well-rotted organic matter. If the soil contains a lot of clay and drains very poorly, try growing your crops in raised beds.

Sand, silt, and chalk soils Soils that contain a high proportion of sand drain very freely and lose nutrients quickly, although they warm up rapidly in spring. They are light and easy to dig but need regular

Gardening Acid and alkaline soils Even if your soil is fertile, the crops growing may not be able to absorb all the nutrients they need, which leads to deficiencies. A common cause for this is soil acidity, or pH, which can restrict the availability of certain nutrients to the plants growing there. While it is possible to alter soil pH to suit the crops you’d like to grow, it is a difficult and endless task that is rarely worth the hard work involved. Instead, check the pH of your soil, and grow those crops that grow best in the conditions you have. Brassicas, for example, crop better in alkaline soil, while blueberries must have acidic conditions. Alternatively, if you want to grow crops that don’t suit your soil pH, plant them into raised beds or containers filled with suitable soil or compost.

Your soil is likely to be a mixture of all three types, but performing this test will help you to tell which is dominant. Soil cultivation A final consideration is whether to dig the soil over extensively or not. There are two schools of thought, known as the “dig” and “no-dig” approaches. The argument for digging is that it breaks up compacted soil, removes pernicious weeds, incorporates soil improvers, and encourages the deep rooting of crops. A winter dig also exposes pests to predators and cold conditions and helps to break up heavy clods of earth. Most garden soils will benefit from an initial dig.

How to test your soil Soil testing kits are commonly available and are a quick, easy way to find out the pH of your soil (from very acidic (1) to very alkaline (14), with 7 being neutral). Simply shake up a sample of your soil with the testing solution, and then judge the colour against the kit’s pH chart. Perform the test in several places around your garden because the pH may vary greatly, even within one site.

However, there is also an argument for fewer cultivations after the initial dig. This encourages natural fertility to rise and soil structure to stabilise. Weed seeds aren’t repeatedly brought to the surface, and worms and other beneficial fauna are undisturbed. Mulches are simply laid on the surface for worms to draw down into the soil.

An easy way to check your soil type is to roll some between your fingers. Clay soils can be easily molded into balls due to their clinging, sticky

Ultimately, a combined approach is often best. It may be necessary to dig if compacted areas of soil form or if perennial weeds begin to encroach.

There is a growing trend for booking luxury cars such as Mercedes, Porsches and Rolls Royces for race days, proms, special events and airport runs but operators still have to adhere to the same licensing rules and standards as those who offer private hire, stretch limousines and novelty vehicles for hire. Operating any private hire vehicle without the correct license is a criminal offence with rogue operators facing a maximum fine of £1,000 while operating or driving without the required license may also invalidate any insurance. Councillor Shaun Horton, portfolio holder for community involvement and local partnerships at East Riding of Yorkshire Council, said: “Our message is don’t swap style for safety. “We have seen an increase in the number of people booking luxury cars to take them to events but people

Work starts on £5million scheme at Beverley primary school Work is getting underway on a £5million scheme to amalgamate a Beverley primary school’s infant and junior schools into a brand new building on a single site.

External works, including the demolition of the current infant building and nursery are programmed for completion by 27 September 2017. Headteacher Liz Pollard said: “We are delighted that the work on the new build is starting. A new school building amalgamating all the children on one site

The new school and nursery unit for St Nicholas Primary School is being built on the infant school site in Holme Church Lane. The new building will enable the school to accommodate 420 pupils, plus the nursery. The East Riding of Yorkshire Council project is being managed by the council’s building and design team and funded by the Government’s schools capital grant, a mixture of schools condition capital and basic need funding. The contractors are the Hall Construction Group Ltd, based in Hull.

TALKING AMERICAN

I don’t know about your children but if they watch American programmes on television like mine they start “talking American!” You know what I mean. Vite-a-min instead of Vit-amin, prive-acy instead of priv-acy, mob-ul instead of mobile. They also come out with “jelly doughnuts” instead of jam doughnuts. Of course, I now think they’ve just started to say things to wind me up because when I start correcting them they start laughing! Now you should never take yourself too seriously, and I don’t, but what they don’t realise is that I’m perfectly happy to laugh along with the joke because I also know they’re taking it all in!

NATURE’S FINEST

If you haven’t yet managed to get down to the first ever 38 Yorkshire Garden Festival at the Heritage Landscape centre and Seasons café/ restaurant in Melton, then you’re missing a treat. I was lucky enough to be asked to be one of the judges and I can tell you I was blown away by the thought and effort that both schools and community projects have put in. The festival, the theme of which is Nature’s Finest, is open until the end of August. The great thing is – you can also be part of the judging process! There’s a special “People’s Award”, judged by members of the public. Just grab a judging slip when you get there and pick your favourites! I found it’s also a great way to be inspired to get on with gardening at home. I’m currently thinking of adding a vegetable plot and a herb garden!
